Hello, everyone. Welcome to the Danny Buys Housespodcast.
I'm your host, Danny Johnson, coming to you fromSan Antonio, Texas. Welcome to the show.
All right, if you've inherited a house and youfeel stuck, maybe it's a mess or probate's got you

(00:20):
spinning, this episode is for you.
Today we're talking about selling an inheritedhouse to a cash home- home buyer like Danny Buys Houses.
I've walked you through the situations heirs face.I will (laughs) ...
I haven't yet, but I will. I'll walk you throughthe situations heirs face, how
probate fits in, and how to sell a house fast andstress, uh, stress-free.

(00:42):
We'll hit some listener questions as well, solet's just dive right in.
(bell chimes) So you've inherited a house.
Maybe it's from a parent or a grandparent or anaunt you barely knew.
Uh, first off, you're probably working with a lotof emotions right now.
That's understandable. Second, I get it, this canbe overwhelming, especially, you know, dealing
with the house and dealing with, you know, thewhole situation.

(01:04):
I've been buying houses in San Antonio for over 20years, and inherited properties are some of the toughest
situations that I see. But let's break down what,uh,
you might be facing and, and how it's possible todeal with this.
Uh, you could be the estate executor
or executrix, uh, stuck with a house full ofstuff, old furniture, broken

(01:25):
appliances,
um,
decades of accumulating stuff, you know. Or maybeit's in bad shape.
You got a leaky roof, cracks in the walls, outdated appliances and fixtures, you name it.
Sometimes there's multiple heirs arguing over whatto do.
And I've seen houses sit empty while familiesfigure it all out, racking up bills
and stress along the way. It's always, it, it'salmost always the case that

(01:49):
the, the holdouts in the situations with, uh,several heirs, uh, to
property is, you know, that... And it's a shame, but, uh, the ones that never lifted a finger to
help the deceased or you dealing with the estateare usually the ones that end up being the
holdouts.
Uh, and go figure, you know. I know it stinks. Ithappens all the time.
We see it all the time where, you know, the ones

(02:12):
that know nothing about the property, all thesituation, all the things, you know, are the ones that are
holding out for the most amount of money and don'tallow you to sell it because they just want to make a
killing. And, uh, you know, it's really a shame. But, um, we're gonna walk some of...
through some of this and, and how that might beapproached so that you can help get everybody kind of what
they want and, uh, you guys can get everythingdone.

(02:33):
So
here's the good news. You don't have to fix thehouse. You don't have to clean it.
You don't have to fight over it. Selling as is toa cash home buyer like Danny Buys Houses can cut through
all of that mess,
you know. But what about probate? Can you sellbefore, during, or after?
Let's unpack that, all right? Let's go through it.
First,

(02:53):
probate is the legal process that settles anestate after someone passes.
If there's a will, it names an ex- executor or anexecutrix, right?
If not, the court picks one.
And probate can take months or longer if it'smessy.
Good news, you might not have to wait.
If the house is still in probate, you can oftensell it with court approval.

(03:13):
As the executor, you'd file a request and, uh, andthen the, the court can approve that
or deny it. So we bought houses mid-probate plentyof times.
It takes a little extra paperwork, but it'sdoable.
What if probate's done and the title's transferredto you? That's even easier.
Once it's in your name
or you and other heirs agree, you can sellanytime. No probate holdup there, all right?

(03:35):
And if the house hasn't gone through probate ve-uh, probate yet, like the owner just passed away, we can
still help. We'll wait until you've got the greenlight or buy it from the estate directly if the court
allows. Now sometimes, uh, and, and many times, this is actually the case, uh, a lot
of times, which is really nice, uh, sometimes theestate doesn't have to even go through probate.
So there are cases where an affidavit of heirshipwill survi- uh, suffice.

(03:59):
Now you should talk to a title company and anattorney to see if this is a case for your situation, because,
uh, there's, there's some rules that had to be metfor that to happen.
So
here's how it all works with us. You call us oryou visit dannybuyshouses.com and tell us about the
house.
You know, we then schedule to visit and see thehouse, see what it's worth as is,
and make you that cash offer. Probate or not, wemove fast.

(04:22):
Now after you say yes, we handle the titletransfer through a local San Antonio title company.
We use Old Republic Title. Uh, you sign, you getcash, you walk away.
No repairs and no hassle.
Sound good? Cool. So here's an example. I wannawalk you through this with an example.
So let me tell you about Lisa. She inherited herdad's house last year, old place in Salud 410.

(04:43):
Roof was shot, yard was a complete jungle, andprobate was just dragging on.
She didn't live there, didn't want to deal withit, and, uh, we helped her out by submitting a cash offer,
got court approval during probate, and closed intwo weeks.
She said, "Danny, you made this bearable." Uh,that's what we're here for, to lighten that load.
Selling to us skips the estate sale chaos, nolisting it, no strangers tromping through,

(05:06):
no clean out, no waiting for a buyer. Whether it'sin probate or it's yours free and clear,
we buy it as is, cash in hand, stress gone.
All right. So let's jump into the part of theepisode where we ha- answer
listener questions. First one we've got here
is, "My mom's house is in probate. Can I sell itnow?" This is from Karen in San Antonio.

(05:28):
Karen, absolutely. If you're the executrix, talkto your attorney about court approval.
We've done it before. It takes a few extra steps, but we'll help you and, uh, you don't have to wait months
most times. All right, next letter. "I inherited ahouse with
my siblings. They won't agree. What now?" That'sTom in Seguin.
Tom, ooh, tough spot, right? Like y- i- if, if allyour heirs are on

(05:51):
title, uh, you know, if you're all heirs or ontitle,
uh, everything, everyone's gotta sign off. The,there's no other way around it.
Um, selling a share typically doesn't work.
You know, sometimes having a cash offer in, inhand with a quick closing gets everyone on board
quickly.
Uh,
we'd be happy to help. Like I said many timesbefore, uh, there's no obligation for cash

(06:14):
offers. There's no cost to get one.
Uh, so even if you guys are arguing about what todo, it doesn't hurt to get that cash offer.
We could get you a cash offer,
um, quickly, and then you'd have something inwriting that you could show them and say, "Hey, look, we can
have this thing done
in two weeks, uh, cash in hand, split this moneyup, and be done with all of this."

(06:35):
And sometimes that's all it takes. So you can giveit a shot. Just give us a call or visit the website.
All right, if anybody else... That's all thequestions we got this week, just two.
So anybody has another question, just send it tome.
Be happy to, uh, to read it and answer it on airhere. All right.
So do you have, uh, an inherited house that you'dlike to sell? Here's how to get started.

(06:57):
Go to dannybuyshouses.com. There's a fast cashoffer form right there on the homepage
and on every single other page (laughs) . Youcan't miss it. Fill it out. Takes like two minutes.
Tell us about the house, probate or not.
Submit that information. We're gonna give you acall.
We're gonna set up an appointment to go see it,and we'll make you that cash offer.
There's no obligation, no fee, no pressure. It'snot for you, no sweat, no problem.

(07:20):
Um, it's, it's really not an issue,
all right? We don't make... We don't buy everysingle house we make a offer on. We don't expect that.
But, um, we do buy quite a few of them. Peoplereally like the speed and ease with which,
uh, they can sell their house. So what happensnext?
Um,
you know, once, once we get that... Like, it wasthe last episode we did actually, Episode, uh, 4

(07:42):
of the Danny Buys Houses podcast, we talk, walkyou through the exact...
You know, what happens at those appointments, howdo we make our offer, all that kind of stuff.
So check out that episode if you are interested inthat. Closing is, is usually pretty quick.
We do
it on your timeline, what, what suits you. If youneed a fast closing, we can do that.
If you need more time, we can do that.
All right. Look,

(08:03):
inheriting a house can feel like a blessing and acurse.
You know, I've seen it weigh on folks and, uh, youknow, empty properties, family fights, repair
bills, taxes, all that kind of stuff. I startedDanny Buys Houses to help people like you.

and a fresh start. That's what we offer. So ifyou're interested, head to dannybuyshouses.com.
