have You out here?

(01:37):
Because to me it sounds like anightmare for from a In expat,
Mexico myself.

(01:59):
I've how uh, my dream, I'vealways been and making home
spaces comfortable and.
very cozy, so it's actuallyfunny how I got into this.
I married into it basically.

(02:20):
Um, this since So, and I met myhusband and then, uh.
At that time I had a cafe.
My original located down thehere.
So you here in Mexico?
Yeah.

(02:41):
Mexico?
Yeah.
Okay.
We gotta backtrack a second.
Okay.
Okay.
What brought you down to Mexico?
How about we start there?
Okay.
So, I lived in, I thought hebrought you down to Mexico.
No.
So, um, I'm from Florida.
I'm from Florida, yes.
Miami.
Yeah.
Yes.
Okay.
Mm-hmm.
uh.
I was living in St.
Petersburg, decided that Iwanted to sell everything and

(03:03):
kind of move to a Latin Americancountry.
I wanted to learn Spanish, Iwanted You know, we get fed
things on the news all the timeabout how things are.
South of the border, and Iwanted to know it for myself.
parents were both in the a bit.
We lived in Japan andeverything, so I was feeling
kind of closed in.
I was like, you know, I fever.
I need to get outta here.

(03:24):
So, started traveling.
I first went to Costa Rica, beautiful country, but the.
To me, the culture wasn'tnecessarily there.
The architecture, the coziness, you know, I wanted something in
the mountains that was a littlebit colder and uh, so then I
went to Guatemala and I went toAntigua and I there.
It was very beautiful.
These are wonderful Antigua.

(03:44):
Yes, very cool place.
We have some friends there now.
Yeah, so I actually thought Iwas gonna move and, um, uh,
messaged me and said they neededa house sitter here in Nahah for
a month, and it's in themountains and it's on a lake and
it's, uh, cool weather and it'sSo right, let me just go check
it out and see, see how it goes.
And I had a return ticket toAntigua.

(04:10):
doing, houses, and I was amuralist previous to opening the
cafe and um, doing murals here.
And then I cafe block and a halfdown.
It did really got to fail.
And super well our one year um,we, uh, COVID we shut it down

(04:35):
and we kind of closed the doors, but pr right, six to, I think it
was.
Seven mom.
They cafe and previous to COVID,we started kind of incorporating
both businesses together, marketing them, all of that.
shut it then, once reopeningcafe in here.

(04:59):
kind of started running the Mymother-in-law unfortunately
passed away about a year ago.
Um, but we took over maybe aboutfive.
ago for her, with we airconditioners new mattresses, all

(05:22):
of that.
And added the cafe now we'vebeen voted Best Bed and
Breakfast and Best Coffee andbest of Lake Chip Paul for the
last three years.
So that's great.
And um, yeah, so that's kind ofhow, how that happened.
But yeah, for, for ourrelocation clients ah area.
We're putting you up here.

(05:44):
we're putting you, it's aproperty.
You guys have done job.
Thank mother-in-law.
She, she's responsible for thepaint and, and the theme of the
place, but we just try to keepup with her vision.
So anything we add, change.
We try to keep, keep her it'sgot like authentic old style,

(06:14):
you know?
Yeah.
And people love that.
So I didn't know because.
Amanda channel for like a like,we need to meet it was brilliant
how you and your in the Uh, insmart.

(06:40):
I have to meet the cafe know, inMexico?
Oh, it was very easy.
And that's kind of do was starta in, landed.

(07:01):
Um, but it, easy.
I mean, you to the municipality,of, at time it was like a
hundred bucks.
And comes in to check, have yourfire right place and your
signage and everything.
then, you And, that's I mean,it's very a business here.

(07:25):
Yeah.
One of the things, uh, that.
We've example, friends thingsthat a lot of Americans notice,
traditional Here than it wouldbe It seems There's the US down

(07:55):
here, it's kind of like theopposite.
Yeah.
In a lot of ways it is, uh, verymuch like that.
And there are good things aboutthat, and there are bad things
about that.
Of course.
Yeah.
obviously it's easier, you know.
Uh, the bad things are anyonecan open any business.
Yep.
Yeah.
And, and they come and go veryquickly.
Yeah.

(08:17):
and probably Canada as well, isthat, you know, to make it, you
you want to open, this is thebusiness that you want, you're.
convinced that it's successful,you know?
there's a lot of competition inthe US and there's a lot of red
tape, like you said.

(08:37):
And I think that's a good mean,Joe Schmo down the street isn't
opening a business, you knowwhat I mean?
Pros and cons, like you said.
Yeah, exactly.
Yeah.
Yeah.
come and go because you can justpop one up on the street.
You know what I mean?
Yeah.
Would it United States orCanada, apply those principles

(09:01):
that you guys run this in theUnited States in a lot of ways.
here, I would assume that's anadvantage.
ways.
Yeah.
Absolutely.
I mean, that's probably one ofthe main reasons.

(09:22):
And the younger than the averagecrowd here, and we still have
that energy, we're still, I toldyou before, running a race.
So, um, certain standard thatcomes with, with that and, and I
was actually thinking about thatthis morning about how.

(09:43):
You and I were talking yesterdayabout how in it's easier to find
certain to find It's um, youknow, just, it's to be there,
more to Um, here like that, but,but it's said, the red tape and,

(10:07):
and everything like advantage ofthat Um, mentality.
mentality you, know?
Um, advantage.
And shop.

(10:34):
do you think is probably.
dream, right?
would be ideation phase.
What successfully?

(10:58):
Um.
not much needs to be than justyou know, how do you pay taxes,
how do you pay bills, immigration and everything.
I mean, you or permanentresident businesses here and pay
taxes.
Um, you have I wouldn't knowSpanish because you

(11:26):
conversational Spanish.
So that's not necessary, recommended Spanish and um, you
know, assimilate and all ofthose things.
But one thing that I've noticedis that I feel bit better

(11:48):
because.
immersing yourself into theculture.
Ahi is a very for people toMexico, so learn Spanish get
here, here, I mean, You you haveto learn Spanish, you know?
Right.
You have to.

(12:12):
working more with cause a lot ofpeople, I don't know.
show up to another country on atourist visa and figure out how
to work.
And we're like, yeah, thatdoesn't quite right.
Work that way.
Right.

(12:32):
So the residency.
Correct.
I mean, I mean, you can comedown and start renting a place
tourist visa and, and rent yourplace out.
the, process.
But I don't recommend it.

(12:57):
else's paying taxes.
And you should probably belegal.
Legal legally.
Legally there.
Yeah, of course.
So, um.
And have tax advantages taxWell, one of them that I work
with closely in real estate iscapital here.

(13:20):
can only get those are aresident or a citizen.
are buying a house on a touristyou have to pay tax, uh, capital
gains tax.
Yeah.
But get only just came up whole, you and two very popular didn't

(13:52):
require the who'd gotten Yes.
Mm-hmm.
those banks to buy majorproblem.
access to their from the get Ascaught up in like a lot of

(14:18):
crossfire, right.
That Yeah.
Because the, the ones you'rementioning, bank accounts
without residency.
Without residency, yeah.
But of friends who've presentingvehicles to us.
Mm-hmm.
Uh, like the timeshares or the,you know, overdeveloped areas

(14:42):
like Tulum or anything likethat.
Yeah.
stuff residency.
It's impossible to get a lot ofpeople happy to partner with
people like sorted out and thereare no surprises later.
Yes, exactly.
There's there's tax write offshere too, just like the us So

(15:10):
offs as well.
Yeah.
property taxes aren't as highhere No.
Property taxes, you can accountfor property taxes being about.
Um, how I factor dollars perevery a hundred So property,
you're paying$500 a year low.

(15:30):
Very, very low.
Okay.
your husband, you guys are readybuying the Yes.
But, um, of sentimental value inthis property and we.
You know, it's our baby.
Um, our uh, pretty high.

(15:55):
Yeah.
So it wouldn't be, I necessarilybe us to step off the property.
it would've to be the rightbuyer.
And it would have, well, Idon't, not I don't uh, I believe
in.
Having the right buyer for aproperty.

(16:16):
Like if I'm selling a propertyand I'm like, oh no, you can't
this Or, you know, someone who'sgonna turn this modern, like,
that's not my business.
I don't own it anymore, youknow?
Oh, that's fair.
Yes.
Um, so, like me necessarily, butthe person purchasing it, it has
to be right for them.
In the sense that we're notgonna sell uh, because it it's

(16:43):
kind of a destination place, youknow, our bed and number one bed
and breakfast in Yes.
Yes.
So, uh, if, if they're, ifthey're paying a price higher
it's because they've walked inhave to have it.
Yeah.
So, so like a great Because Iknow there watching that,

(17:04):
they're like, that's my dream.
I've always wanted that.
Mm-hmm.
You anything like that, sometimes they buy'cause it's in
real estate, things Uh, whythere's somebody watching who's
like, you know, I was thinkingabout buying a house, but I
would rather have, you out thevisa watching the right Mm-hmm.

(17:44):
think, uh.
The thing is all of our systemsin place, so we have the cafe
kind of attached to it, thatalso acts as a front desk.
day, 8:00 AM to 8:00 PM uh,they're to go.
Basically, if you wanted to kindof leave the property for a day
or two and just like it couldrun itself, um, all the rooms

(18:07):
basically run themselves.
it's not that difficult.
Uh, the for this somebody who'screative.
Someone who like vision uh,interested creative with this
place.
It's not cookie cutter.
The furniture doesn't match, butit flows scenes.

(18:30):
a good property.
Thank you.
Has done Um, and so, so someonecreative and also somebody who
enjoys working with the public, you know, um, I'm I wouldn't say
introvert, but I'm, I'm more oflike a back of the house type of
person who puts the systemsproperly.
My people person.

(18:52):
He'll sit for three to peopleevery day you know, like sounds,
it's like the reverse of me andJustin.
Yeah.
So, uh, so he's like that.
So and, and this it destination.
Chip.
But it's more of like a, peoplearea out and see if it's right

(19:18):
that they meet when they comehere.
I mean, building from First Stepis something that's, that's
great here and, and who wants tobuild involved in the next door
to the Lake Chip Paul Society.
Oh yes.
Yeah.
kind of like hub.

(19:41):
where people first go when they, when they move to this area or
they're checking out the So, um,uh, feel like the perfect person
would be someone who's creative, someone and someone who, who
wants an income but also becausethan, a hobby at this location,

(20:07):
but somebody who just but notnecessarily retire, you know?
Yeah.
It's, it's kind of all set up,but everything, all the rooms
are order.
All of the air conditioners, allthe because a lot what they'll
do like a more here it's kind oflike.

(20:29):
Everything's ready to go.
Yeah.
Everything's ready to go.
done.
You're buying a business.
Yeah.
Yeah.
All your employees are here.
all of everything.
to go.
There's huge value can just comeand buy it, enjoy it.
Everything's already running.
It starts to cash flow andyou're done.

(20:51):
Yeah.
And then you get a visa.
Yeah.
In the process.
Oh, yes.
Yeah.
Because we This buying Um, couldcould facilitate residency.
Yeah.
think it's a I,'cause sometimesJustin and I think you really

(21:11):
wanna buy a single lifestylechoice.
Like, businesses are so muchmore interesting.
And then you can live at thisbusiness.
Yes.
So it kind of, actually we havea.
So we have on this property.
And one of those casita in theback.
Yes.
Which is huge.
Yeah.
So that's a, that's a twobathroom, two level with a
mirror door kitchen, fullystocked uh, basically did some,

(21:43):
uh, shots of the Oh, you By now.
Oh, that's the one You mean whenI left you guys in the casino
people are like the view, andI'm like, that's the view at the
breakfast.
Okay.
Yeah.
there.
You can here.

(22:04):
now it's rainy like, oh my God.
I know.
so everywhere in you Maybeinstead of just of people like

(22:25):
we talk to will tell us, yeah, you and like, we're retired, you
know, but we're not dead.
No, this would be great because, because then if you live, if you
live in the casita.
uh, you have the six otherincome.
You have the cafe producing youincome that's great.
And door to LCS.
And this is right smack from theMalon from ah, You wouldn't even

(22:53):
need a car your car's needed inthis area.
location is like of Yeah.

(23:15):
I think it's a great investment.
Yeah.
For that I might be that person.
entrepreneur Expat slash and.
can sell this place for you.
Maybe.
Let's see what happens.
It's gonna be high price.
It's gonna, it's gonna be prettyhigh.
So, um, it might be a lifestyleinvestment for somebody.

(23:37):
Yeah.
I if, if there's anything inthis area you were to buy and
it'd emotional investment, likemonetary thing.
Like is the The business to buy.
Yeah.

(23:59):
ended up the channel.
She ended up buying JuliaChild's property.
Oh, yeah.
In France.
Oh, nice.
Yeah.
stunning.
I should probably and interviewher on the channel, French
countryside, she was a cook.

(24:19):
That's what she does now.
That TV show.
there.
Yeah.
there, is that to it.
Right?
It's in some way Where justlike, I I, you know, someone
coming down who's like, I to do,but also I need a really cool
place.

(24:40):
want to, I want people to talkabout now is like people talk
about.
This place.
They come here just to takephotos for Instagram, just to,
you know, be in this atmosphere, cozy, you know, uh, and you guys
put a lot of to make sure ourstaff, our staff, our staff is
all great.
They're, they're bilingual.

(25:01):
They're, they're very helpful.
We do a lot of training withthem.
Yeah.
Um, so yeah, people love thatproperty.
Yeah.
All right guys, so once slashAmanda, more about real estate
