or a tax ID number.
And so that's part of theprocess that we have.

Important disclaimer.
Okay, so first thing.
That, uh, we're gonna talk abouthere is real estate.
So this is the most obvious andalso the most well known for

(02:27):
foreigners investing in Mexicobecause depending on the area,
you can get some really, reallygood returns.
Uh, in terms of appreciation ofproperties, you can also get a
lot of cash value throughrentals.
In fact, right here in our, uh,condo complex, we've got people
that we're helping manage shortterm and midterm rentals for.
So if you've got, uh, if you'vegot income right now, maybe it's

(02:50):
not passive income, you know,you're just making money from a
high paying job.
You've got a, a six figure oreven a seven figure salary, or
you've got a business, you canstart to.
Put a lot more of that cash flowon autopilot if you invest it
into real estate and you can dovacation rentals and things like
that.
And even have people like us oruh, others that are in different
areas help manage those thingsfor you and make those things

(03:12):
cash flow.
So obviously you need to do theproper due diligence.
This is super, super important.
We've actually heard of a lot ofpeople that had issues that have
potentially lost.
Hundreds of thousands of dollarsbecause they bought a property
that literally the person thatwas selling it did not have even
the title to, they could notsell that property yet they,
they claim that it was theirproperty and these people got
screwed out of a lot of money.

(03:34):
So one of the things that weactually include in several of
our white glove relocationpackages is legal consultations
with.
Attorneys based here in Mexico.
In some cases they're inGuadalajara, in some cases
they're in other citiesdepending on where you're
looking at investing.
But they're gonna help youactually do the title searches
and work with notaries locallyand things like that to make
sure that you don't get scammedbecause you can get scammed on

(03:57):
real estate anywhere.
But in the US there's a a lotmore regulation, and that's good
and bad for different reasons.
But in Mexico, you have toreally cross your T's and dot
your i's and make sure thatyou're.
Finding opportunities that areactually legit.

So have the right team in placeto do the due diligence.
Uh, obviously you, you know,you've gotta make sure that the
paperwork is in the right place.
You don't want to cheap out andjust say, you know what, I'm
gonna do it myself and I'llfigure it out and I'll Google
and chat GBT and whatever.
It's not a good idea.
You wanna work with our trusted.
Real estate and profess, uh,professionals and lawyers and

(04:40):
notaries and all that.
So you don't need residency tobuy a property in Mexico.
This is one of the things, oneof the few things we'll talk
about where you actually don'tneed residency necessarily first
before you buy a property.
Here, you definitely can buy asa tourist.
Obviously, there are somerestrictions.
If you're near a eNote or aor,an international border or a

(05:01):
coastline, uh, specifically theocean, then you're gonna need to
have either citizenship inMexico or you're gonna need a
bank trust of fiso.
But most other real estate youcan buy as a tourist.
Now, the challenge with thatthough is that you're gonna end
up potentially paying taxes onthe entire value of the property
when you sell it because unlessyou have residency or

(05:23):
citizenship and also takeadvantage of certain tax
write-offs and deductions andthings, the Mexican government
is going to give you a hefty taxbill when you sell.
That's another reason that wehighly, highly recommend talking
to professionals about this.
And the other thing is when youactually do become a Mexican
citizen, which we also helppeople do, especially if you've

(05:43):
got, let's say a parent or aspouse that's Mexican, you can,
you can get your citizenshipfairly quickly and, and as
little as, as a few years infact, uh, as little potentially
as, uh, as, as two to threeyears or even sooner than that.
So you can buy international,uh, properties here on the coast
and around certain restrictedzones as a citizen without

(06:03):
needing to pay a bank trust.
Anything like that so we canhelp you get that citizenship.
Or if you're just American, youcan still get Mexican
citizenship in about five or sixyears, just like we're planning
on doing here soon.
Um, as always, you know, consultyour advisors, consult your
professionals.

And you really want to be in aposition where, let's say you

(06:27):
buy a property overseas.
Um.
You wanna, you wanna live there.
If there's another thing thathappens, for example, a another
global pandemic or similar typeof scenario where people are
getting locked out of countries,you want to have residency
because owning a property inanother country alone is not
enough to let you have you belet into that country in the

(06:47):
case that things do get shutdown.
Now the cool thing with Mexicois that even during the
pandemic, they did not reallyclose the borders much.
Uh, but you never know, right?
So it's, it's better to haveresidency.
We can actually help you getthat, like I said.
Always better to be safe thansorry.
So another thing, and not toomany people talk about this
because in fact a lot of peoplein Mexico don't even know about
this because it is, it's alittle bit less of a commonly

(07:10):
known thing, but interest onbank accounts and especially
the, the FinTech brand.
So for example, new is a bankthat, uh, we personally have and
they're giving interest as highas 15 or 16% up to a few
thousand dollars, uh, of, ofinvested capital.
And then it's something like 9%after that.
So there are bank accounts andfintechs here paying double

(07:30):
digit percentages up to 15% orsometimes even higher.
You can compare that to three or4% in the US if you're lucky,
and have an online savingsaccount.
So new is recommended highly bya lot of our Mexican friends who
we're checking that out.
They're based in Brazil, butthey're, they're in the process
now.
They've got the, the financialservices registration, but
they're in the process now ofgetting the proper bank.

(07:51):
Registration in Mexico.
So it is a reasonably securething.
As always, consult your, yourprofessionals, your advisors and
whatnot.
But, um, that's one of the, thesafer investments.
Uh, another thing that worksreally well here is peer-to-peer
lending, because the capitalmarkets are so much tighter here
in Mexico than in other parts ofthe world.
You can get up to 16, 17,sometimes 18% through platforms

(08:12):
like jote, Bristo.
Uh, we'll include a link, uh, anaffiliate link for that in our,
uh, in our video here.
But we'll get like a smallcommission.
They'll, they'll give us, Ithink it's like 15 or$20 if you,
if you sign up for that, thatpeer-to-peer lending platform.
Um, but Jote, Preto is, is, isone for sure.
And there's other peer-to-peerlending platforms in Mexico and
in other countries for sure.

(08:32):
Um, but these are some of theplatforms we've seen pay the
highest.
Sure there's a little bit ofrisk as always, you wanna
diversify and, you know, put 30or$40 into a hundred different
loans and you do need residencyfor this.
Uh, in order to have that newaccount and in order to have the
peer-to-peer lending, like wementioned, silver is another
thing that sometimes isoverlooked, but it's very

(08:53):
accessible Here.
You can get access to silverbecause it's so readily
available.
You can actually have silvereither stored for you, like in a
vault, uh, where you can buy andthey'll, they'll store it for
you.
Obviously you can buy thephysical coins as well.
Uh, they, they tend to mine alot of silver here in Mexico, so
there are places to get that.
And the next thing is theMexican peso itself.

(09:13):
So the Mexican peso has been oneof the strongest performing
currencies against the USD inthe last few years, and in 2024,
it was named the best performingcurrency in the world by
Bloomberg, which is pretty darncool.
Uh, for those of you who like tohold currencies, this might be
an interesting pick.
You know, something you wouldn'tthink about every day buying the
Mexican peso.

(09:34):
But hey, uh, it, it's beenperforming quite well.
Other opportunities for sureare, uh, in the stock market.
So whether you're going to buystocks here in Mexico or there's
some companies here that we'reaware of, that we're looking at
potentially partnering with inthe future, that trade stocks
for you.
And because it's a little bitless regulated, there's access

(09:54):
to opportunities and basicallyfunds where you can invest your
money, they'll trade it andactually diversify it between
multiple countries, exchanges.
But they're here in Mexico andthey're, they're paying taxes.
It's legit, it's registered,they're paying taxes on your
behalf for whatever the capitalgains are.
But some of those opportunities,uh, that we've come across that

(10:14):
we're gonna be putting our moneyinto as well, are paying as much
as 25% after taxes.
So they're actually gross.
Uh, they're grossing about 30 to36% per year.
So you're getting almost 25% aPR, um, after taxes, which is
really, really cool.
So those are some of the mostcommonly known, and in some

(10:35):
cases not quite as commonlyknown investment opportunities
here in Mexico.
