Neighbor Podcast, the place
where local businesses andneighbors come together.
Here's your host, Nick George.
SPEAKER_01 (00:12):
Welcome to the Good
Neighbor Podcast.
Today I have the great pleasureof introducing Camera Feldman of
Biddo S with Biddo Sunshine.
Cameray, how's it going today?
SPEAKER_00 (00:22):
Good.
SPEAKER_01 (00:24):
Bid O Sunshine's a
mortgage company, right?
SPEAKER_02 (00:27):
Yes.
SPEAKER_01 (00:28):
Well, tell us all
about it.
SPEAKER_02 (00:31):
Yeah, so um I'm a
mortgage broker.
I'm licensed in all of Coloradoand all of Wyoming.
Um, so I go to wholesalelenders, find the best rate, the
best program for the client, andthen work with them to get to
closing.
SPEAKER_01 (00:43):
Awesome.
How'd you get into the business?
SPEAKER_02 (00:46):
Uh I used to work
for the federal government, and
then I got a job at a realestate office and uh started uh
working there.
I they wanted an outgoingaccountant.
Um, so that was my my title.
And I got to know the realestate agents, the process, what
they went through, and sort ofmy skill set is the detailed
(01:06):
systems and processes.
So I started working with agentsto help get them paid on time,
do their compliance, paperworktype stuff, which is kind of how
I got into transactioncoordination.
And um, then I just found a goodspot with mortgages, which is
very similar in that capacity.
You follow a lot of the samestuff, just a different side of
it.
SPEAKER_01 (01:26):
Absolutely.
What are some myths ormisconceptions in mortgaging?
You're niche.
SPEAKER_02 (01:32):
You know, there are
a lot of people who will call me
because their current servicerreached out to them or somebody
cold called them and you knowtried to sell them a mortgage
that really wasn't great forthem, you know.
So a lot of people think, youknow, that everybody's just
trying to make a quick buck offof them or something like that.
And I don't run my business thatway.
(01:53):
I'm there to make sure that itmakes a benefit for you, right?
It's usually the largestpurchase you'll ever make, you
know, is a house.
So um, you know, I'm there tokind of make it as a stress-free
process as possible and youknow, make sure that it makes
sense for you.
SPEAKER_01 (02:06):
We know that
marketing is the heart of every
business.
So how do you market yourbusiness and who is your target
client?
SPEAKER_02 (02:13):
Yeah.
Um, I usually market a lot torealtors just because we work in
partnership really welltogether.
You know, they're helping peoplefind the home so I can help them
find the financing side of it.
Um, you know, so my clients areusually, you know, first-time
home buyers, investors, peoplelooking to refinance, um, anyone
(02:35):
that owns and wants to, youknow, have somebody on their
side when it comes to thefinancing of their home.
SPEAKER_01 (02:42):
Have you ever
thought about starting your own
podcast to reach people thatway?
SPEAKER_02 (02:46):
You know, I
certainly have thought about it.
I I never have gotten that far,you know, through the process,
but it's definitely somethingwhere I think the information
would probably be really helpfulto people.
SPEAKER_01 (02:59):
What um what is the
the takeaway that you would like
for people to remember about ourinteraction today and a bit of
sunshine mortgaging?
SPEAKER_02 (03:08):
That's a good
question.
I think if you're trying tofinance your house and you're
trying to, you know, buysomething and something feels
fishy or something doesn't feelright, follow your gut and
maybe, you know, think aboutthat more, get some second
opinions, try to, you know, really dig into what those
(03:29):
numbers are and someone who willexplain it to you and will let
you know what you're doing anddoesn't rush you through the
process, you know, and make surethat you are kind of at the
forefront of that.
So I would just say that, youknow, my advice would be to make
sure you feel like you have thepeople working with you that are
in your corner and that youtrust them, you know, because
it's a lot of money and it canget you into a lot of trouble
(03:51):
later.
So, you know, just making surethat you work with people you
like.
SPEAKER_01 (03:55):
Cameray, what do you
do for fun outside of
mortgaging?
SPEAKER_02 (03:59):
What do I do for
fun?
Um, I like to read books.
I really enjoy swimming, I enjoyanything outdoors, camping,
hiking, you name it.
Um, and I enjoy house projects.
I really enjoy making my homespace as welcoming, inviting,
unique as possible.
SPEAKER_01 (04:20):
What are the best
ways for people to find out more
about Bit of Sunshine online ata website and social media?
Um, how can they get theredirectly?
And and then what's the phonenumber?
SPEAKER_02 (04:31):
Yeah, so my website
is bitosunshinemortgage.com.
Um, my all my information isthere.
You can book a calendar eventwith me if you know you want to
just talk through what youroptions are.
