maybe ten dollars and fifty cent But maybe a gust

We got tariffs on on spring acting the weather. Oh,

There are probably more people in the United States either looking, hearing,
or saying the word tariff than I would bet have
happened since I don't know time seventeen seventy six.

Oh boy, anyway, Yeah, that's putting. It's relevant news really
for the world of mortgages, because what's happening is our
people are selling their US Treasury bonds and massive numbers
there's even suspicion that China is systematically selling off its
treasury bonds, which they hold about thirty percent of their
holdings are held in the US, so that's making the

bond they're calling it tanking on the news. But what
it means is that people are selling their bonds, they're
selling their investment in the US, and it also affects
the strength of the US dollar. The US dollar figure
has been following over the last few days. But the
way it's you know, let's talk about me, the way
it's happening, the way it's affecting us and all of
you listening, if you if you have a house or

want a house, or a mortgage or helock or something
like that, is that it an it has the propensity
to push mortgage rates up when bonds sell off. So
we had a wild mister Toad's rye in, you know,
mortgage rates this week, starting out pretty good in the
beginning of the week and getting a really no bueno
by Thursday, and then coming back some on Friday. It's
just been a quite a roller coaster. A lot to

see what happens. I mean, some of the tariffs to me,
I don't understand, once you get over one hundred percent,
one hundred and twenty five percent, it makes the goods
almost not worth purchasing. You know, people aren't going to
pay two and you know two and a half, three,
three and a half times for something. So once you
get the tariffs over a certain point, it's just it's
not doing anything else. It's affecting the bond market, though,
when people are selling. It used to be up until

this I'd say this past week, it used to be
that people when they were worried about stocks, worried about
other things, they would take their money out and put
it into the ten year treasury bonds as a safe haven,
so to speak. It was considered a safe, you know,
sound and investment. But that has been changing some this week.
People have been taking their money out of the bonds
and moving it to other things. So we'll see how

it affects the rates. But as of now, you know,
we're still in the If you you can, you can qualify,
if you're well qualified, you can get a rate in
the mid to low sixes on a thirty year loan
on f ah loans done into the fives. Still, i'd
like to see it a little bit better. It'll keep
it'll keep improving. We'll see what's going to happen. What's so,

buyers and credit score wise.

You know, how about is that not great? I'm terrible.

I don't know. You want me to six' ten is. Doable,
yeah it's a doable, score is WHAT i would. Call
it is NOT i, mean anything over seven forty is
going to be a great. Score but ON facha loans
we could go down to a five eighty score if
they if you're putting down three and a half, percent
which is the minimum you can put down on AN
fa chase purchase for a, house and if you have

ten percent to put, down you can go all the
way down to a five hundred. Score so, yeah six'
ten is not a. DIFFICULT score i MEAN it's i
wouldn't any. Score difficult it's just it's not, the best
but it's. Certainly doable we, have many many people THAT
use fha loans and. Buy homes it's a very typical
first time home buyer scenario where, you know you you
come out of those twenties and thirties where you're figuring
out how to use credit and sometimes you might have

made a, boo boo and, you know your credit scores
working its way back up towards those seven hundreds that
you get, you know you get. To later but and
not everybody is, some people, but yeah if you've got
a score in the low, six hundreds we can definitely work.
With that the way that you get started is to
go to the website that mortgage guide don. Dot com
you hit the button that, says apply and you start
the a application for the. Pre approval what we're going

to do on our side is do a soft credit
report that makes it so that it doesn't hit, your
scores that it doesn't cause a, hard inquiry it doesn't
make your score, go down but it gives us the
information that we need to figure out if, you're preapproved
and to check all the first time home buyer type
programs and the down payment assistance programs and see if

you're eligible. For those and we go through, all that
collect your, income documents and then if at, the end
if all, is well we isssue you a pre approval letter, that,
says hey you're eligible to get a mortgage up to
four hundred and forty two, thousand dollars and we talked
to you about. The payment we figure out what the
what the rate may, look like and. That's it then
you connect with a buyer's agent and off you go

on your home shopping journey and you can do all.

to sell you a house for one hundred and fifty
that's worth. Three hundred that's always a nice thing to do. For,
somebody yeah and that's kind of the case where it's
definitely worth it to stretch and use your cash to
get into. That house but the good news is if
you've got, you know if. You qualify of course we
got we got to check. Your qualifications you got to have.
Some income we got to look at the debt ratios

jobs and they got stable jobs working. In stables they got,
good credit so it sounds like you should be able
to Do a there's probably three or four different ways
we could look at, doing it depending on how much
money you need and whether you need it all at
once or whether you, need it, you know bit. By
bit we could look at doing a home equity line,
of credit which allows you to just have a line to.
Draw from you have an initial draw of, fifty thousand

and then, after that let's say you do a line
of one hundred and. Fifty thousand then you could use
that to do the repairs and. So forth but they
also want to get some of their, cash back so
you can do that with. A helock but probably since
the house is free and clear with, NO mortgage i think,
the winner the one that's going to have the best
rate and, lowest payment is probably going to be looking
at a fixed rate cash, out loan and you can

go up to eighty percent of the value on that
on a. Conventional loan so if it's worth, three hundred
that would mean a loan amount of around two forty
would be the maximum on a. Conventional LOAN so i
don't know if you want to take that, much out
but you. Certainly could how do you, do, it well simple.

TransUnion can sell those leads that sell the information that
you've done a mortgage credit Poll to all these companies
buy these leads and then in the industry they're called.
Triggered leads they're triggered by somebody getting their. Credit pulled
and then, you know big Companies like national companies have
staffs of telemarketers that they pay to call on everybody
else who's looking into. His head they're, credit Pulled and

i've always thought it was kind of a it should
be the, other way you should have to, Opt in
but apparently the way that they have the rules, written
now so you've all you've already opted in and you
have to. Opt out so, that's like we have to
opt out so we don't want to. Be telemarketed we
have to be opt out so we don't want to. Be,

and the older, you are the better when you start a,
reverse mortgage because you get more of the. Equity out
but a reverse mortgage lets you take out the equity in.

clear There's seventy when do you Get? Social security how old?

Are you you can you. Can choose there's like a,
few breakpoints like you get if you get it when you're,
sixty two you. Get less if you get it WHEN
you're i think it's, sixty seven you, get more seventy
two you. Get more so if you, wait longer you.
Get more but if you, you know if that's your,
only income then you're probably going to start it as
soon as, you can which is age. Sixty two but
if you have a house it's free and clear and

you're over, sixty two you can do a, reverse mortgage
and that allows you to do a few. Different ways
you could set it up so that you just get
a monthly cash, every month like you could get one
thousand dollars a month towards your income that would come
in the form of a, reverse mortgage and it's applied to,
the mortgage but you don't have to pay that part
back the you don't have to pay a monthly. Mortgage
(33:56):
payment you still pay, your taxes, your INSURANCE, your eachla
that kind, of stuff but the actual mortgage payment you.
Don't pay you can also set it up so you
get to take like a big lump sum or two big,
lump sums or you can take the cash and on
the reverse mortgage and it can get held in an
escrow bearing home equity line of credit so that the
money will actually grow in a. Reverse mortgage so we're

a reverse. Mortgage experts we do so many. Of them
if you've got questions, about it definitely get with me
at that mortgage guide don. Dot com on, the website
there's a one page thing you fill out and from just,
that information it's like nothing like a. Mortgage application it's
so much simpler because we're not looking at, your income
we're not figuring out how long you've, been working where,
you're working we're not none of that stuff really applies

with a. Reverse mortgage credit score doesn't really. Factor in
it's mainly your age and the equity in, your house
so you can you can also set that up so
that it's, interest bearing you can get a, lump sum
you can get monthly payments out, of it and you
get to live in your house as long as you
want without making a. Mortgage payment so that's that's kind
of the gist of. A reverse but if you want
to find out more, about it you can do it
pretty easily at. The website then.

If you leave your house to, your heirs they just
pay off the mortgage if they want to keep, that
house or just like.

Any, mortgage yeah it's just like, you know if your
parents still owed two hundred thousand on their house then you, inherited,
it well there's still a two hundred thousand dollars mortgage.
On there the only difference between a reverse and a
forward mortgage in that sense is you know they have
to get paid off some on a, regular mortgage you're
paying it down to get it to zero over, the
years which this person sounds like. They've done their house
is free, and clear and then a reverse would add

back to the mortgage over. The years but you don't
have to make the mortgage payment and it can never
exceed the actual value of. The home so that's kind

within an insurance and taxes just. Went up the rate
is four point nine.

To nine that's a tough situ situation to. Be in
their income was two thousand and their house payment is.

This out so there's one part for sure that you,
can do which is to go to your your county.
Tax assessor because you can get a you can get
a there's a. Homestead exemption there's also an exemption on
taxes that would lower your taxes for being. A widower
you if you if you, become blind if you become,
a widow or a widower if you become and there's
(40:53):
also a tax exemption for people that are on a really,
small income so You really step one would be to
go to the county and see if you can't get
your tax bill down by telling them about your you know.
Your scenario if you're, a widower if you're under a
certain level. OF income i believe the income level it
depends on, the COUNTY but i believe that if you're
under twenty eight thousand and over the age of, sixty
(41:14):
five then there's another exemption that you can get for.
Your taxes so you might be able to get the
tax bill back down. A bit but as far as
only having three hundred and fifty dollars a month in,
DISPOSABLE income i don't know how you're even doing that
between groceries and, you know electric bills and that kind.
Of stuff reach out. To me we can talk about a.
REVERSE mortgage i don't know if you've heard, about it
but that's a way where you can tap into the
equity that's in your home and give yourself some more
(41:35):
income and get rid of that sixteen hundred and fifty,
mortgage payment not all. Of it you can get rid
of the part that's, you know the principle, and interest
which is probably AT least i, would say probably at
least a thousand, of it, you know. Rough guess but
if you can get, that down and then you can
also get income from your house on a, reverse mortgage
you have to be over. Sixty five, i'm sorry over.

Sixty two it doesn't really. Tenenty, five yeah it doesn't
really if your credit score doesn't really matter. On it,
so yeah hit me up if you want to chat,

numbers see if that might be able to get you.
Some relief it's not sustainable to try and live on

go to the website that Mortgage, Guy don you hit
the compare, quote button you type in, your name tippity,
tap type you type in your. CREDIT score i don't
need to pull, your score and then you upload the
quote that gives me basically all THE information i need
to tell you what you could do or what, you
know what that quote is doing for you without having
to go through the application and pull your credit and all.

OF that i started it because there was a there
was a study that came out a couple of years
ago that said less than two in ten people compare
their quote after they get their. First quote that's. A
mistake that's a. BIG mistake i can. TELL you i
see quotes where people, are vastly vastly overcharged or have
rates half a point three quarters of a point higher

than what. They needed and then you know they, ask
why why why would that, Be, higher well they make.
More money that's how they make money by, you know
charging fees and doing. The rates some of the big
national companies can be some of the highest rates and
some of the. Highest fees so you definitely want to
take a look. At it, it's easy, it's free it's,
no hassle there's no hard. Credit pull you do it.
Right there, this week this one's a. Little different this
(48:24):
was someone who had to take money out of their
house because they needed to pay their ex husband proceeds from.
The divorce so a lot of times when you, get
divorced there will be something, that, says okay one person's,
moving out there's this much equity in. The house you
have to do a refinance to give them. Their equity
you have to give them, forty thousand or you have
to give them a hundred thousand or whatever it is
that you. Agree upon and usually they'll have a. Time
(48:46):
limit you have to do it within two years or
three years or five years or sell the home is
what a lot of. Them see that a SHOW that.
I see in, this case this woman had reached the.
Time frame she had about thirty five days left until
they were going to be up against a court order
where she wasn't able to refinance and get enough equity
up and the reason was that she had to get
(49:10):
one hundred and fifty thousand dollars in proceeds out of
the house to satisfy the divorced terms and buy out
the ex. Husband's equity they shopped around the several different
lenders in the highest she was able to find that
they would take out, percentage wise is eighty percent of.
The value and that's your Normal conforming fanny. May loan
so when you're doing a cash, out loan the most
you can take out of one of those is eighty
(49:32):
percent of. The value so if the house is worth four,
hundred thousand then three hundred and twenty thousand is going
to be the biggest loan you're going to be able.
To do and she had talked to a couple other
lenders that had given her quotes for, eighty percent but
that was only getting her about one hundred and fifteen
thousand out and she had to get one hundred And
fifty so she had heard us on the radio decided
to compare. That quote so it wasn't the usual quote where, people,

say hey can you get me a. Better rate it
was a different kind of quote where, she, SAID hey
i need to get more. Cash out SO because i
don't want to sell, MY house i don't the kids,
LIVE there i don't want to. Sell, it well as a,
mortgage brokerage we have different programs than you'll have at
the banks and the conforming, retail banks meaning that we
have one that allows you to take out ninety percent of,
the value and she had. No idea those other lenders

didn't have the option, of it and so as, a
result we were able to get the loan done and
get her one hundred and fifty thousand out so that
she could PAY the x and not have to be
forced to sell her house and for her and the
kids to go find. Another place and that's. The story
so even if it's not about, the rate sometimes we
might have programs that others. Don't have so if you're

getting to know somewhere else and you want to compare that,
with us or you're getting one hundred and, fifteen thousand
but you really need one hundred. And fifty then go

hit the compare quote and we'll see if we can't figure.

what is what is the home warranty situation on a?

Reverse, mortgage no you don't have to have a. HOME
warranty i don't know of any mortgage that requires you
to have a. Home warranty home warranty is like, you
know if your stove breaks or your air. CONDITIONER breaks
a lot of a lot of companies will do an
overall home warranty on your appliances and your air conditioner
and stuff that you can. DO one i mean if
you don't have a way to, do REPAIRS but i
haven't seen one where. It's required you may. Have to

in some cases you can be required to put the
money in for the. Escrow accounts in others you can
be responsible for your. OWN escrows a lot of that
depends on the. Credit score that's where credit score. Can
affect your credit score doesn't usually prevent you from getting a,
reverse mortgage but it can if it's in a, certain
place or if you're way behind on your taxes or something,

like that then they may take money from the verse
and hold it an account to pay the taxes for
five years or something. Like that but that's just to
help you make sure it's manageable. For you that you
don't want to not be able to pay, your taxes
because if you don't pay your property taxes for three
years and then somebody else can try and foreclose on
your house if they buy the. Tax certificates so people like.

FIRST time i recently inherited home with. My sister i've
been living here for ten years taking care of, my
mom who. HAS passed i need two hundred and fifty
for my sister to get her. HER share i make
about one hundred k per year and have a, good
Credit but i've never had. A mortgage what DETERMINES if
i get approved. Or not the house is worth about
five hundred. Thousand dollars when.

We're looking at, a mortgage we're going to look at your.
Credit score, of course you know the minimum credit score
we can work with on a cash out loan is
probably about a five hundred and eighty, Credit score so
if you've got, good credit you're going to get a
better deal a, better rate but it can be done
all the way down to like a five. Eighty score
we also you have to, have income and then there's
a formula called a debt, ratio formula which looks at

the amount of money, coming in, you know which would
be your gross income versus the amount of money, going
out and that would be the new, mortgage payment, you
know the, property tax is, the INSURANCE the, hoa fee
any other, car payments, credit cards, installment loans that kind.
Of thing and then there's a formula and as long
as your debt ratios are, low enough then you would
(54:17):
get approved for. The loan it's pretty so we'd do
an appraisal in. The house, you know if it's in,
good shape then. That's great if there's anything that would
need to be repaired to be a, satisfactory appraisal then
we might have to. Do that but outside, of that
that's kind of. The process usually takes us about three
weeks to run. Through that i've been getting a lot
of appraisal waivers lately too, mean yeah when we try
and do the Refinance With fannie May Or, freddie mack
(54:38):
they'll come back, and, say yeah you don't need to do,
An appraise like we'll put in. The value we'll say the,
value is, you know four hundred and. Eighty thousand And
If fanny may accepts that, and, says yeah you don't
have to do, An appraisal we're cool with, that value
then you get an. Appraisal waiver and what that means
you don't have to pay the five or six hundred
bucks for. An appraisal it also means that you don't
have to wait the two weeks for an appraisal to.
Come back so the ones where we're getting appraisal waivers

were is't in like ten days twelve days.

On refinances what how do they make just they do
a look up and say, that's right.

Or they don't tell us specifically what their formula or
their formula. Area is But what i've seen is if
they think it's within twenty plus or minus of the
value they have, for it what, you know maybe what
was done on that now a couple of, years Ago
the fannie may have, for properties and that they have appraisals.
For us then they determine that that it's also based

on the empty you're, taking out so you have a
better chance of getting an. Appraisal waiver if you're taking
out like that am is, EIGHTY percent ifunt fifty percent,
of it then you have a better chance in an
appraisal waiver because they have, you know that room on.
The property we are seeing the appraisal. Waivers lately that's a.
