She's been in Florida for abouttwo years in real estate right
around a year.
And she comes to us talkingabout the the company Simply
Dwell and what they're bringingto the area.

I am too.
I went to the grand open.
They had their a couple monthsago and very excited to see what
what they're bringing into theneighborhood.
I think it hits a spot that wehave been lacking in the area,
but we have a lot of reallybeautiful homes.
You get on the key and you getout into liquid ranch beautiful
homes, but some of them go.
10, 12 million.

Where are we going on the otherside of the market?
When you guys came in the low tomid three hundreds fantastic
price point what you have goingout there in the homes are big
for that price.
So excited to talk about thattoday.

Absolutely.
I'm excited.

So tell me a little bit
about Simply Build and Broadleaf
and maybe what sets them apartin terms of lifestyle and
community experience.
Alli (2) (01:07):
Sure.
So Simply Build Homes, obviouslywe're a new construction builder
in the area.
Our goal here, we work reallyhard to make the dream of home
ownership accessible for allwalks of life.
So you already hit on it.
We're extremely budgetconscious, but we're not
sacrificing our quality forthat.
Yeah.
So we're pretty unique.
I do feel like we can cater to alittle bit of everything and

work really well with all walksof life.
Like like I just said.
But yeah, that's our goal here.
Jim (01:36):
Great.
So what kind of what variety ofliving options are available?
Single family homes, right?
No, no condos, no townhomes.
Or at least not yet.
And what kind of floor plans doyou have?
Or what's the spectrum?
What's the range of what youhave going on there?
Alli (2) (01:51):
We have ten different
floor plans here in Broadleaf
alone.
Anywhere from a two bedroom homeat thirteen hundred and twelve
square feet, all the way up to afive bedroom home two story at
twenty five hundred and ninetyfour square feet.
And then everything in between,

So what's the starting
price point?
And what's the price point forthat five bedroom?
Alli (2) (02:10):
Yeah.
So our Smallest home is ourCasilla floor plan.
It's a two two plus a den.
It starts at two nine nine ninenine nine.
So that

Really amazing for
anyone who's looking to get out
of renting those people who arelooking to maybe downsize.
That's a really great startingpoint for them.
And then that five bedroom home,our juniper floor plan.
Currently I can get you into ourfive bedroom home by Juniper
floor plan at 417.
And that's going to have a pondview and, fully accommodate you

in that sense.

I think that's pretty good.
When you look at the two ends ofthe spectrum, a 300, 000 home
had been a rarity in the area,and the fact that a brand new
building can get in for thatprice.
It's a great opportunity forsomeone, buying their first home
or getting in there and then toactually be able to have a five
bedroom under five andsignificantly under five.

That's a fantastic deal for thefamily moving down here.
Anybody transferring in anybodymoving to that next step and
being able to get in and thenbuild equity after that.
I think those are great pricepoints.
Alli (03:20):

what other beyond the home
purchase?
What other costs or additionalfees are there?
Obviously HOA or maintenancefees.
CDDs.
What do we have going on inbroadleaf?
So

really exciting news.
We have no CDDP here, right?
Something that's awesome.
And then our HOA fees are here.
pretty accessible ranginganywhere from 91 to 113 per
month, just depending on thatlot size.
And that's about it.
Jim (03:50):
Does that cover any
maintenance around the house?
Or is it still to the homeownerto mow the lawn and do some of
those kind of tasks?
Alli (2) (03:59):
So lawn maintenance
will be the responsibility of
the homeowner.
Our HOA is really going to coverour outdoor amenity center.
And that's going to include likea community pavilion with picnic
tables, permanent cornholeboards a kid's pocket park
that's shaded, walking trailsthroughout the community, and
then a dedicated dog park aswell.
Jim (04:18):
Okay, so what else do we
have there?
Alli (2) (04:21):
So like I mentioned
all of those cool amenities in
the outdoor amenities center.
We do have that communitypavilion with picnic tables, the
event line that's available foruse too.
So if you guys wanted to have Abirthday party out there.
That's totally an option aswell.
A permanent cornhole boards andthen that kid's pocket park,
dedicated dog park and thosewalking trails throughout the

Nice.
How big is the development?
How many homes are you lookingto be once completely built out
and where are you in that buildthat process now?
Alli (2) (04:52):
So when we're all said
and done, we'll be 266 single
family homes.
Jim (04:57):

So plenty of room to, to get inthere and grow with it as it's
going.
What do you, what's the idealbuyer or resident for this
community?
Alli (2) (05:07):
That's a great
question.
I would say that, you're goingto hear me say it a thousand
times.
We really do have something forall walks of life.
I would say that our innatefocus just being simply dwell
homes and keeping the processsimple and the prices
affordable.
We really do care about ourfirst time home buyers and
keeping that process simple.
(05:29):
So that's our heart and how wegot started just dealing with
that first time homebuyer, buttruly I'm sure this better than
any first time homebuyers are,ranging all ages now,
Jim (05:40):
right?
Alli (2) (05:40):
So I do think that we
have some, a little bit
Jim (05:44):
of something for everyone.

Can you outline the constructiontimeline for completion of the
development looking at one, thewhole development, are we,
what's the projection there?
Is it another three years fillit up about a quarter of it per
year?
And then what's the constructiontimeline on the homes?
And I'm sure you have homes indifferent stages.
But beginning to end is taking,I'm going to assume, six to nine

months.
Alli (2) (06:06):
So we are estimated to
be completed by the end of 2026,
maybe.
And then our build time,typically, we don't even list a
home until it's been through thedrywall phase or about to go
into drywall.
To give you an example, any ofthe homes that we have available
right now would close anytimefrom a quick move in.
All the way to the end of theyear.
(06:27):
That's our focus at this.
I'm sure as we get closer to theend of the year, we'll have some
come up available early.
Jim (06:34):
But that gives enough
variety to the person who needs
to move in now or the person whohas a month or two left on their
lease or they're moving down.
There's some processes going onand you can look at what's going
to work for them.
What options do the homebuyershave?
I know it's a you're buildingwith the new construction and
it's not a custom build,
Alli (06:54):
but I

like to think of it as how
can they personalize it if they
can't customize it?
What can they do?
Alli (2) (06:58):
So we keep it pretty
simple.
There are no upgrades or optionsin our homes.
That being said, we're able togive all in pricing, when we are
talking about going forward on ahome, we're not tricking you
with any pricing.
There are no hidden fees.
I'm able to tell you truly.
Hey, this home is at 417.
How do you feel about that kindof a deal?
(07:21):
All that to be said, there issomething to be said about that.
We are truly a blank slate ahome.
Getting in at the price pointyou're able to get in at, you
truly have.
The ability to make the hometruly and exactly what you want
it to be.
We don't put our own, we'vecurated a beautiful home in the
upfront, but we don't put ourown design preferences in there,

if that makes sense, beautifulhome, but it's definitely one
that's.
Available for you to make yours.

And I, I heard it from
somewhere and I'm gonna steal it
and say it shamelessly, it'spersonalized, not customized.
Alli (07:57):

How does developers support
homeowners after the sale,
including warranties or ongoingmaintenance?
So when
Alli (2) (08:08):
you purchase with us,
you're gonna get a really nice
warranty.
It's called a 1 2 10 warranty.
One year for, builder issuesthat you might find as far as
like cosmetic things paintyou're there And then you'll
have a two year mechanicalelectrical and plumbing warranty
and a 10 year warranty.
Jim (08:24):
Okay Having looked around
the area What do you see going
in that's going to make it nicefor that new home buyer?
I know your location We're rightthere really almost the heart of
Parish.
You've got access to the outletmall.
You're not far from U.
T.
C.

We're 30 minutes, 40 minutesfrom the beaches.
What else do you see going inthe area that's gonna be that's
gonna help drive that appeal?
Alli (2) (08:51):
I think the biggest
thing right now is that brand
new part that they're doingright across from Parish
Community High School.
It's 15.
4 million dollar park.
It's going to have splash pads,water features, all kinds of
sports courts.
And it's going to be a reallycool option for our buyers feel
a cost effective option.
Jim (09:10):
How did this development
integrate with the local
community?
Alli (2) (09:12):
We do several things
to get integrated within our
community.
One of which I could tell youthat we're about to meet with
Mantee County and discuss what'sgoing on in their schools.
And then we're gonna take all ofour teachers on a tour and show
them what's available to them.
We are extremely closely locatedto any Lucy Williams.
That's a great option forteachers in the area.

We've done a couple outreachevents.
We went to the parish chili cookoff actually This past year and
that was a lot of fun So justgetting to know our neighbors
and working hard to let themknow that we're here to be a
solution for them
Jim (09:50):
Nice tell me a little bit
about the environmental
considerations as we build itout there, meaning you mentioned
trails before I'm assuming greenareas that are going to be set
up stationed throughout the theproperty how many lakes, ponds
and what kind of greenway areasdo you have?
Alli (2) (10:07):
So we'll have 8
different ponds and water
features in the community andthen multiple different green
spaces.
I don't know the exact numberoff the top of my head, but
multiple different green spaceswith those trails throughout as
well.

Extremely considerable, butconsider it trying to maintain
as much as the vegetation aspossible in the area.
Jim (10:27):
Okay.
What kind of financing optionsare available through you or is
it outsourced to a third party?
Alli (2) (10:35):
So when you purchase
with us, you actually have the
ability to handle your mortgagetitle and insurance all in house
with us, really streamline thatprocess and keep it simple and
easy for everyone.
Jim (10:46):
Fantastic.
Alli (2) (10:48):
Any
Jim (10:48):
guidelines or restrictions
homeowners should be aware of
such as pet policies or rentalregulations?
And what about a pool?
Is there room for a pool?
Alli (2) (10:59):
So great question.
As far as restrictions, we don'thave any restrictions here.
Clearly, you can't have agiraffe in your backyard, but as
far as your dogs and your cats,we'd love them up here.
In terms of rental restrictions,we do have a restriction there.
It's a minimum of six monthlease.
If you're going to rent out yourhome just to, stray away from
those Airbnbs and things likethat.
Jim (11:21):
Is there a minimum time to
own before you can rent?
Okay.
And what about a pool?
Is that an option for the homes?
Is there room?
Alli (2) (11:30):
Yes.
So we don't have a communitypool as you picked up on, but
all of our lots areapproximately 120 feet deep,
giving plenty of space to have ayard and a pool.
Jim (11:41):
How has the local real
estate market influenced what
you're seeing coming in?
How are sales going now?
And then what do you see goingforward?
Alli (2) (11:50):
That's been great
here.
I think just being thataffordable option and having
that quality bill at a pricethat makes sense has really.
benefited us.
We work closely with a lot ofour relatives.
I'm pretty close to some in thearea and I think fostering those
good relationships also reallyhelps to let them know that we
care about their buyers.
We care about them and we wantto work together.

So we've been doing pretty goodhere.
Jim (12:13):
Oh, fantastic.
Can you share any story ortestimonial from current
residents to highlight theirpositive experiences and
satisfaction?
Alli (2) (12:23):
Yeah, I could tell
you.
We just had some homeowners movein.
It's their very first home.
And they were able to get in.
It was a 3 to 1400 square feet.
They wanted to get out ofrenting and they let us know
that We were one of the onlyoptions that could work for
them.
They loved the home.
It had that modern look thateveryone's looking for nowadays.

And they were just reallyappreciative of the fact that we
were able to accommodate them,which was amazing to hear
because, in my heart, I'm just,I

helping them.

So as we wrap up, tell me whatis it you want to bring up about
Simply Dwell or Broadleaf toshare with anybody listening?
Alli (2) (13:02):
I would say that
Broadleaf is just such a fun
community here.
We're 90 percent youngprofessionals and young
families, so everyone's reallygrowing up together.
All of the kids are playingtogether.
And we're just pretty unique inthat sense of, we've got a good
community built here whetherit's, coming in and seeing us
and trying to figure out wherethe right fit for you or
receiving your weekly updates.
(13:24):
Once you're under contract allthe way to, I have homes close
that we talk all the time.
The goal here is for simplyemployees to be by your side
before, during and after theprocess.
Which is really cool to, be apart of that.
And then I'll see the communitycome together and bond as well.
Jim (13:43):

thinking of it, what else doesSimply Dwell have coming to the
area?
Do they have any otherdevelopments planned?
Alli (2) (13:56):
Yeah, so we're
actually, we have a community in
the Sarasota area near BookerHigh School.
Okay.
I want to say that's seven lots.
I believe we've sold four ofthose slots already.
Get them while they're hot.
That's right.
That's right now.
And then we do have some plansfor the future as well.
