All right, and welcome to Jim Sells the Suncoast Today I'm
really excited to have CarolHaywood with me and Ginger Astel
with me.
Both have been in the industryfor a couple of years so we'll
just leave it at that.
But they've been working in thearea and we're talking about
Brighton joining the Venicemarket.
Carol's been with the companywith Ryan for 11 years.

So a big development, really getting into the Venice
area.
What kind of brought the teamdown to Venice and with what
you're doing and growing withBright,

Ginger (2) (00:32):
We were in Port Charlotte which isn't too far
away.
And I know that this an areathat they were very much
interested in.
This is the furthest south thatwe are.
I was super excited'cause I liveup the street, so I've been
waiting for this community forover two and a half years.
Yeah.
It's a great opportunity.
I think they were excited to trythis market.
We're close to the beach, closeto everything.

(00:54):
We wouldn't wanna live inVenice, so that's why we're
super excited about it.

Jim (00:59):
Fantastic.
So when did they break groundfor Brighton?
how long has it been started?

Carol (01:04):
We had our ribbon cutting ceremony on April 30th.
Okay.
And we built the model.
ginger and I are sitting andginger's in the office right now
in the Brighton model, which iscalled the Brooks.
And that model is a fullydecorated model.
It's a three bedroom with anoffice, very open concept,

volume ceilings, lots of naturallight and on the water view.
And that model was built andready to go when we opened.

Jim (01:34):
Nice.
So as we go into Brighton, howbig a community is this?
What's our build out gonna be?
How many homes.

Ginger (2) (01:40):
Yeah, so we have 84 home sites here in Brighton, and
then we share with anotherbuilder in here as well.
And they have 84 home sites.
So it's a relatively smallcommunity, which is amazing.
So it's going to be done, it'snot gonna be under construction
for years.
Yeah.
So that's exciting.
And it's a nice small littlecommunity close to everything.

(02:01):
No CBD fee, which is amazing inVenice because most of our
communities here are large andhave huge CBDs and a really low
HOA fee.
So it's a great spot.

Jim (02:14):
Nice.
How many different floor plansare available?
When we're looking in this andit, is it all single family
home?

Ginger (2) (02:19):
All single family, yep.
And we just revamped all of ourfloor plans.
So we are the first community inthe state to have these new
floor

Jim (02:28):
plans.

Ginger (2) (02:29):
Yeah, so we're super excited about, so people have
not seen them before, so this isit.
Yeah.

Carol (02:33):
That's right.
In fact, they've been working onthat five years to design brand
new floor plans for the state ofFlorida.
And Brighton in Venice is thefirst rollout.
So it's really nice floor plans.

Jim (02:48):
So how many different plans are available and what sizes do
they run?
Is it three one, the smallest?

Ginger (2) (02:54):
It's three bedroom, two bath, yeah.
The Aurora model.

Jim (02:59):
And how big do they get?
What's the largest you can goto?

Carol (03:02):
2,850.
Yeah.
Two story.

Ginger (2) (03:06):
I know.
I was like, I dunno if you wannasay something, right?
Yeah.

Carol (03:09):
Ginger, you go ahead and talk about all the floor plans.
Are you sure?
Because you probably got'em allright there.
So let's have Jim ask all thequestions and you answer'em all.
Okay?

Jim (03:20):
So then tell me about the floor plans.
What's available from thesmallest to the largest and how
many different ones areavailable?

Ginger (2) (03:26):
Hi.
So yes, we have five differentfloor plans here.
Our smallest is our Auroramodel, which is 1590 square
feet, three bedrooms, two bathsopen concept.
It's very nice.
And then our largest is ourSerena, which is 28 50.
It's a two story, so it's great.
A family home, for sure.
Four bedrooms with a loft and astudy, and two and a half bath.

Jim (03:48):
Okay.
And all two car garage.

Ginger (2) (03:51):
All two car garages.
Yep.
And we sit in our Brooks model,which is about 1833 square feet.
And it's three bedrooms.
With an office or can be fourbedrooms.

Jim (04:01):
Okay.
And what's the price point?

Ginger (2) (04:04):
The Aurora starts at 3 99.

Oh, okay.
That's great.
That's a great level, entrylevel families moving into the
area.
Perfect.
Tell me a little bit about whatare the other costs associated
with it?
You mentioned earlier the HOA,what is the HOA and what does
that cover?

Ginger (2) (04:21):
So the HOA in here is only$134, and it covers, we
have a little dog park, whichhas just been put in, which is
really cute.
And a gazebo.
It's low amenities, but peoplecan put their own pools in our
home sites.
Any of our home sites will fit apool.
So people are looking, to getout of these bigger communities
and get into something thatthey're not gonna have to worry

(04:42):
about the fees going up oramenities that they don't use.
it's a great spot if you wantyour fees to be low.

Jim (04:49):
Yeah, I think that's a big deal because some of these
communities have a hundreddifferent amenities, but if you
don't use them.
You don't wanna pay for'em, soyou're still paying for'em.
Everybody loves a dog park.

Ginger (04:58):
Yeah.

Jim (04:58):
So how big are the lots?
You said you could put a pool oneach one.
How big are the lots So thatpeople can mentally picture what
it is

Carol (05:05):
the home sites are.
You're looking at 52 feet wideby 122 feet long or deep.
Okay.

Jim (05:16):
Yeah.

Carol (05:18):
Nice size.

Jim (05:19):
Oh, go ahead.
Nice size.

Carol (05:21):
Yeah.
And I think Ginger mentioned,how you can have your own pool,
by the time A home buyer paysinto a CDD, especially the CDD
cost in the Venice, SarasotaCounty area, within four or five
years they could have alreadyhad their own private pool right
out their sighting glass doorsand be owning it.

Ginger (2) (05:40):
And not worry about, a new assessment or, fees going
up right.
In the next years.
Can we see a lot of that,different communities around us
that people are running out ofthem because they just can't

control the

fees.

Jim (05:54):
Any plans for future amenities other than the dog
park gazebo area?
Or that's really the centerlocation really for the people.
That's where they'll be able tohave group activities and do
those kind of things,

Ginger (2) (06:05):
right?
Yeah.
Then that's it.
And we are fortunate.
There's a really nice YMCAaround the corner, so people
really wanna use a pool or getinvolved with activity, work out
or gyms or whatever.
It's just literally around thecorner from us.
So that's a big plus here.

Jim (06:19):
Yeah, and I think when you mentioned your location by
Venice, you also have VeniceBeach.
You got the keys, you've gotdowntown Venice.
There's tons of areas to go andenjoy the lifestyle that's out
there.

Ginger (2) (06:30):
We're only 10 minutes from the beach in
downtown.

Carol (06:33):
And nice.
The other thing that's reallyunique is that this is located
right off Exit 1 9 3, right ontoJacaranda Boulevard, so it's
easy access onto I 75, like yousaid, to be able to go, whether
you're going to the Sarasota.
The UTC Mall Tampa, or you'regoing the other way towards the
Keys.
It's very easy access.

(06:54):
Not to mention, you also have abrand new Publix in that area,
restaurants and shops that youcan even walk to.
And ginger identified not toolong ago that they're putting in
a brand new coffee shop adjacentto the community as well as the
sprouts.
And you can take the golf cartover

Ginger (2) (07:12):
there.
We have a golf cart in here andwe, Carol and I drove over to
check out the sprouts Yeah.
What is nice.
If you can, that's the way to doit.

Jim (07:22):
Absolutely.
And I think too, you're locatedright between SRQ airport and
Southwest Florida.
Equal travel distance and itgives you the access to get
around anywhere you want to goin the country.

Ginger (2) (07:31):
And even Pan Gorda is not far the airport Panag,
Goda.
'cause we're right off of 41 aswell.
So we're in a great location.

Jim (07:38):
Nice.
So you said there gonna be 84homes that you're putting in
with another builder.
How big is the area as far asacreage and what kind of
Greenway does it have?

Carol (07:48):
I think Shore can share a little bit more about this.
It's the only community thatwe've ever seen that has its own
unique.
Island.
So you wanna talk about thatGinger?

Ginger (2) (07:59):
I had my computer over by the window.
I can send you some pictures,but it does, it's really cool.
It has a little island in themiddle.
It's like a land bridge theyhave that you can, so we have
some really nice home sites for,for pond views.
All the nature, all thewildlife.
It's been really fun just to seeall the birds and the, you got a
little alligator.

Jim (08:20):
You know what, if it's a body of water in Florida,
there's an Alligator.
That's right.
And so tell me a little bitabout the building and
construction process.
How much can a potential buyer.
Personalize it.
Is there room for them to comein and decide different fixtures
or different finishes?
How much leeway are they givenwhen looking at a home?

Carol (08:38):
Yeah, I can share a little bit.
So the uniqueness of thiscommunity is that you are able
to do customization everythingfrom picking out your.
Color palette, which allows youto decide.
Do you want granite or would youlike a white quartz.
And then there's severaldifferent kinds of quartz and
flooring.

(08:58):
Everything from tile to luxuryvinyl plank.
In addition, we also have tilethat looks like hardwood, and
many different design colors.
Ginger and I were excited aboutthe many different cabinet
choices.
We even have a two-one optionwhere there's white cabinets on

(09:19):
the one area and navy cabinets,which is perfect for the
beaches.
So we're beautiful.
Some of that color.

Ginger (2) (09:26):
And we have some brand new backsplashes that,
compliment beautifully with thecabinets, especially the Navy is
like one of my favorite ones.

Carol (09:33):
Yes, for sure.
And all with affordabilitybecause at this community you
don't have to go to a designcenter.
You get to pick everything outwith ginger and being able she
will do the semi customization.
Be able to put everythingtogether and you'll be able to
walk out the door knowing whatyour cost is, and not hoping, oh

(09:53):
gosh, I gotta go to a designcenter and come out$50,000
later, you're gonna actually beable to know your cost.
Ginger can do an estimate and beable to tell you what your
taxes, insurance, and everythingare as well.

Ginger (2) (10:06):
Nice.
And the nice thing in here toois the exterior color choices.
We have some really prettyexterior color choices, which is
different than a lot ofbuilders.
A lot of builders, it's justbrown or tan or ours are really
pretty, right?
You can choose and you can addstone to any of our homes now as
well.

Jim (10:23):
Okay potential buyers coming in, they're gonna sit
down with you, they're gonnatalk about the lot, and can you
put any floor plan on any lot?

Ginger (2) (10:30):
You can, that's the, yeah.
The beauty of it.
Okay.
Nice.
Yeah.

Jim (10:33):
And then do you have any that are inventory ready or any
that will be, or is everythinggonna be custom from initial
spot on?

Ginger (2) (10:40):
We do all of ours.
Custom.
We let you choose what you want.

Jim (10:43):
Okay.

Carol (10:44):
Yes.
Except for we will be having,and this will be something that
the listeners will wanna knowabout, we will be building.
So when we have five floorplans, we have a decorated
model.
The Brooks, you can come throughright now we're open.
Our hours, our Mondays from oneto six.
Tuesdays through Saturday, 11 tosix and Sundays 12 to five.

(11:06):
So you can come see our Brooksmodel right now, fully
decorated.
And then we're building thedecorated model of the
Caledonia, which is a one storyhome with a suite.
As a second story.
So you've got a, like a loft, abedroom, and a full bathroom on
the second story.
And that will be completed inthe next three to four months.

(11:28):
In addition to that, Ginger'sgonna be showcasing and
highlighting, and she's beenworking on this with our
construction team to bring outthe other three floor plans.
And those other three floorplans are the Aurora.
The Patterson and the Serena.
So we're gonna build what wecall a white model and it, we're

(11:49):
just gonna build the home.
It's not gonna be furnished, butwe are going to be able to show
it for six months.
And so whoever has theopportunity to buy these
beautiful white models, they'llbe able to get that at special
pricing and then we'll sell itto them at a delayed closing.
So that way we have one of everyfloor plan to show,

Jim (12:09):
Nice.
Sometimes it's hard to pictureexactly how it's gonna flow, so
being able to walk through andsee it can really help.

Ginger (2) (12:15):
Yeah.
It's nice to be able to lookthrough them and they sell
themselves.
Once you can walk through it andsee how

Ginger (12:20):
we've

done all of our models, they're beautiful.
Everything that everybodywanted, we've changed and now
this is where we are with themhere in this community.
So we're super excited.
Tell us more about

Carol (12:30):
that teacher.
What do you mean by that?

Ginger (2) (12:32):
Probably what I say, we'll have to take this out,
Jim, but probably what I say is,like with the Brooks model, it
used to be the Baymont peoplewanted, the windows to be raised
up.
They wanted, actually closets,that kind of stuff.

Jim (12:43):
taking the feedback from people that have come through
and said, Hey, here's reallywhat we want, as opposed to.
This is what you get.
We're just gonna build it andyou don't have a choice.

Ginger (2) (12:52):
We've done double sliders, we've done bigger Lan

Carol (12:54):
eyes, we've done and volume ceilings.
We have the Patterson.
The Patterson has 11.
It's a one story home, fourbedroom, two bath, two car.
But it has 11 foot four ceilingsin the great room with two
beautiful sets of sliding glassdoors that open up to an
oversized lanid that you can putyour own pool on.

Jim (13:15):
Nice.
What's the build time then?
So somebody comes in and says,Hey, I wanna buy a house.
How long till they're walkingthrough that front door.

Ginger (2) (13:23):
We, our build time is about six months from sign.
When you sign the contract.

Jim (13:26):
Wow, okay.

Ginger (2) (13:26):
Yep.
You'll be in for the holiday.
That's pretty quick.
Buy something now.

Jim (13:29):
that's right.

Carol (13:30):
Yes.
Purchase in the month of Juneand be living in your home at
the end of November and enjoyall your family and friends for
the holidays.

Jim (13:38):
What kind of warranty is coming with the homes?

Carol (13:42):
Ryan Holmes offers a one year warranty on everything
except for Asad, two yearsbehind the walls, your plumbing,
your air conditioning, yourwiring, a 10 year structural
warranty as well as manufacturerwarranties.
For the home and one of thethings that make Ryan Homes

(14:02):
different is that Ryan Homes, wego above the county code.
Like for example, the countycode is our 30 in installation
for the county.
We know to be able to get itabove Energy star into the hers
rating, the Home Energy Ratingindex, we need to blow in R 38
insulation.
Into the ceiling.

(14:23):
So we're going to do that.
We have every single windowtested for air leakage making
the home a very energy efficienthome.
And that's something that ourhome buyers over the years have
enjoyed.

Ginger (2) (14:38):
We're also offering impact windows in this
community.
Some people like the impactwindows or want impact windows.
So that is something that is anoption now for us in here.

Jim (14:48):
Yeah, that's a big option in down here.
And I think to your point withthe energy efficiency, we're in
Florida where you're gonna runthat air conditioner and if it
can keep it cool, you can do itat a reasonable cost.
That's a big deal going forward.

Carol (15:00):
That's right.
The other thing, Jim, that wewanted to share with you and
your listeners is that we areprobably one of the only
communities in that area thathave a floor plan for families
and this particular floor plancalled the SER has put the
owner's bedroom downstairs.

(15:21):
So instead of having to have.
It upstairs, like so many floorplans.
This has the owner's bedroomdownstairs plus another bedroom.
this floor plan is very special.
It offers a gourmet kitchenupgrade which if the home buyer
takes, it even has a winerefrigerator included in that.

Jim (15:44):
It's hard to get through a summer without the wine
refrigerator.
I'll be honest with

Ginger (15:47):
you.
Especially with all the kids.

Jim (15:51):
So tell me a little bit, does Ryan have a preferred
lender title?
Is it vertically integratedthrough that way?

Carol (15:57):
We did.
So Ryan is owned by NVR,Northern Virginia Ryan.
We are on the New York StockExchange, and NVR has owned
their own in-house lender forover 73 years.

Jim (16:12):
So it can really set up for a nice, easy one.
Stop shop, come in, work througheverything, and then you can
step out without having to worryabout calling somebody else and
making whole new arrangements.
Plus the communication can be apositive fun outside.

Carol (16:25):
That's

right.
Absolutely.
It's a smooth transition forsure.

Carol (16:29):
Yes.
And in addition to that, it's areal big win for the home buyer
because not only are they gonnaget an amazing home, beautiful
home with design finishes and beable to semi-custom and pick all
these things out and do it at anaffordable price, but they're
also going to get from ourin-house lender a nice closing

(16:49):
contribution to help them payall their closing costs by down
the rate.

Jim (16:54):
Fabulous.
Are there any particularrestrictions homeowners should
be aware of, such as petpolicies or rental regulations?

Ginger (2) (17:03):
I.
The rental policy is yearly,which is nice.
So it keeps the Airbnbs out andall the

And then no pet policy.
And you're allowed to havefences in here as well.
Now if you're on the water orthe pond, it's a rat iron fence,
but you definitely can have

Lady, tell me, if somebody'smoving down to the Venice area,
why do they need to come toBrighton?

Carol (17:30):
the reason you'd want to look at Brighton is it's a
community that you're not gonnahave to be living around
construction forever.
It's got the best location.
You're 12 minutes from thebeach, 10 minutes from Venice
downtown.
You can walk.
To the grocery store, to therestaurants it's location for

(17:51):
affordable living as well asbeing able to have a big,
beautiful home in five differentdesign choices and floor plans.

Ginger (2) (18:03):
we also have wonderful schools here too.
So a lot of people like thisarea for the school system

Jim (18:08):
Absolutely.
I know Venice was state champslast year, so I

Ginger (2) (18:11):
know they're very good.
Their high school team is reallygood in sports for sure.
It's fun to follow.

Ginger (18:17):
Yep.

Carol (18:17):
And it's very community oriented.
I think Venice is a specialplace, right?
You've got people that come fromall over the United States to
move to Venice and what's theirnot to love about Venice.
I haven't found anything not tolove about it.
No flood zone, close to thebeach, close to, golf courses
and easy access, like you said,Jim, to the Keys and to Tampa.

(18:43):
What's their not to love?
And the downtown is

Jim (18:45):
right.
You know what,

Carol (18:46):
Sorry.

Jim (18:46):
absolutely.
The architecture and the thingsgoing on downtown, so you're a
little bit removed from thetraffic and crowds, but close
enough to hit everything.

Carol (18:55):
Yeah.

Jim (18:55):
You're right.
What's not to love about it?

Ginger (2) (18:57):
Yes, we do love

Carol (18:58):
Venice, and I think we should, we, one of the things we
didn't mention, just I thinkGinger.
Why don't you tell us a littlebit about that farmer's market?

Ginger (2) (19:06):
market, so every Saturday morning there's a huge
farmer's market downtown andthey do a lot of arts festivals
down there as well.
But every Saturday is thefarmer's market and they bring
in fresh produce.
Everyone shows their arts andcrafts.
They have, differentrestaurants, have their food.
Yeah.
It is very community orientedand it's fun.
Everybody brings their dog andit's just a fun little event.

(19:29):
Music always playing, all sortsof food being prepared.
It's just it's a really funcommunity event.
We loved it even before westarted coming here.
That was one thing that reallydrew us to it, is we're beachy
people and we love the beach anddowntown vibe and it's just,
it's really got like an islandvibe.
It's definitely a fun littlespot.

Jim (19:46):
That's the one where they just block off the street and
it's just The farmer's marketall the way through.

Carol (19:50):
And Ryan Homes at Brighton.
We, it's very important to us tobe part of that community and be
able to give back as well.
we've done a lot of grassrootsmarketing and we really care
about the community.
So we've done quite a bit inthat community and we'll
continue to do I know Gingerworks real closely with the
Chamber.
We've also partnered up with bigMike's Pizza.

There's just so many businessesthat have shared their
patronage.
We've really enjoyed thedifferent opportunities to get
to know Venice and the differentpatronage and vendors.

Ginger (2) (20:26):
And it's fun.
And everybody, works together,which is really nice.
And you can tell people loveliving here, it definitely
shows.
