Today I am very happy to haveMary Quaid with us.
She's with grand Palm by NeilCommunities and, down in Venice.

Fantastic.
I was hoping we could talk alittle bit about Grand Palm and
it's location in Venice.
What you have going on downthere.
I know it is, maybe let's callit a little more in our,
Developed, it's got some about60 homes left to go.
how big is the community?
How many homes, and then whereare we in?
Its build out.
Mary (00:30):
So Grand Palm, we are
about a thousand acres.
Just over 1700 homes and justlike you said, okay.
Jim moved out to our last 60.
So we are truly at the end,which is a little bittersweet.
'cause Grand Palm, we've beenbuilding in there for 13 years
this upcoming September.
We are centrally located inVenice, so we're very close to

downtown Venice and we're also,park adjacent.
We're about two miles off of 75,coming in from River Road, so
we're right in the thick of itand close to all that Venice has
to offer.
Jim (01:02):
Yeah, I really like the
locations that are, slightly
west of the interstate becauseyou have all of the access to
everything, but you don't havethe traffic or crowds that you
might have downtown.
As you start getting out by thewater, You can get to it all
pretty quick, but you don't haveto live through it.
Mary (01:18):
Exactly.
That's what makes Grand Palmsuch a gem.
Venice in general is such a gemin and of itself.
But Grand Palm is sofantastically located because
again, and Park is a five toeight minute drive.
You're maybe 20, 25 minutes fromSarasota.
And then just down the way is,downtown Venice, which is
historic.
And has great shopping anddining as well.
Jim (01:38):
And for those who are
Snowbirding or who are
traveling, you've got SRQSarasota, which is probably 35,
45 minutes away, and you mighteven go down to, the Fort Myers
Southwest Florida airport, whichis probably about the same
distance.
Mary (01:53):
Exactly.
I was gonna say, it's a greatlocation for either or, so it
makes it a pretty bigdestination for snowbirds
Jim (02:00):
Perfect.
So it's been there for, a coupleof years you said like 17 in
homes.
Is it single family, town, home,villa?
Some combination of each.
Mary (02:09):
So we've got quite an
eclectic, grouping of homes down
there in Grand Palm.
We have some of our smallerseries homes.
We have several variations ofour Villa Floor plans, which
we're still actively selling.
And then we have a range offloor plans from, anywhere from
2300 square feet to just aboutup and over 3000.

So we've got a lot to offer,different types of buyers.
Jim (02:34):
And what's the price point?
What are we looking at from thevery entry level, to going
expansive.
Mary (02:40):
Yeah.
So when I describe pricing, Iinclude the base price, a good
estimate Of what upgrades wouldbe, and then the home site
premium.
So with that, I would sayrealistically our starting point
is gonna be four 50, which wouldbe our villas.
And then you'd be just a littleover a million, maybe just not
touching 1.1 million for oursingle family.
Jim (03:00):
Okay.
That's a really big spread.
That means you have everybodylooking from snowbirds, first
time move up to those who areready for that kind of luxury
lifestyle to be able to step inthere.
Mary (03:13):
Absolutely.
We see all different types ofbuyer profiles.
Exactly what you just said.
First time home buyers to, Hey,I wanna test the waters down
here in Florida as a snowbird.
To, I'm ready to make thepermanent jump and I don't wanna
go back up north anymore.
I wanna stay right down here.
Yeah, we see a lot of differentwalks of life.
Jim (03:31):
When we're looking at what
we're building, are most of
these gonna be, inventory orspec homes, or is it custom from
the beginning?
What are the options availablefor a potential buyer?
Mary (03:42):
So with being down into
the last 60 homes, we do have a
majority of what we haveremaining is inventory homes.
But we do have like just about10 remaining opportunities to
build and personalize from theground up.
Jim (03:59):
Okay.
So inventory homes, meaning thatthere's a home kind of
designated for that particularlot already.
They could come in, they may notbe able to call it a custom
home, but they can certainlypersonalize it with, some of the
options or upgrades that areavailable within it.
Mary (04:14):
So a lot of our inventory
has been designed by our
interior design team.
We've got a lot of greatvariations amongst our inventory
to fit a lot of different stylesthat buyers are trending towards
right now.
Jim (04:29):
Okay.
And then that gives them theoption.
If they want a particular lot,that's what it's gonna be.
But if they want a particularhouse, they may have some
options as to where it's gonnabe located and can choose that
way.
Mary (04:40):
Or we have some great
opportunities in inventory where
we've done the hard part for youand you don't have to make all
those choices, which some peoplereally appreciate as well.
Jim (04:51):
Can you have'em?
I'm gonna assume probably invarious stages.
So if somebody says, Hey,listen, I need a home in two
months, or I need a home, in twoweeks, or I need a home in six
months, you've got'em stagedalong that way so they can pick.
Which one's gonna work for theirtimeframe?
Mary (05:06):
Yeah, exactly.
It would be rare that we don'thave an opportunity that fits
right now, if somebody wanted tobuild from the ground up, we're
anywhere from 10 to 12 months.
Which does fit a lot of people'sexpectations, They're planning
on a year from now, or we havesomething that's move and ready.
We definitely have opportunitiesthere too.
And of course, the inbetweens.
Jim (05:27):
Good.
So tell me a little bit, whatare the amenities available What
are people utilizing?
Mary (05:32):
Grand Palm, we're a really
amenity rich community.
We have, what I would say, we'vereally built a resort style feel
in our community.
we have the big items thateverybody wants and dreams of.
Like we have three resort stylepools, including two That have,
fitness lap lanes.
Jim (05:50):
Okay.
Mary (05:52):
we do have three community
pools, and within those three
community pools, two of themhave lap lanes for exercise.
We also have a lifestyledirector who puts on events.
We have a fitness center thatincludes four different rooms
for cardio group fitness,weightlifting, and then a yoga
studio.
And then we have some thatreally set us apart like we do

have.
Tennis, volleyball andbasketball courts.
We're also gonna feature bocceball and of course pickleball.
You can't have a community inFlorida without pickleball
courts.
I think my personal favoritethat I love talking about and I
like, Showing to our homeowners,our potential homeowners, I
should say, is we have a 40 acrelake in Grand Palm, right in the
center of the community, andthere on that lake you can

kayak, canoe, catch and releasefish.
There's this beautiful littleenclave island that we feature
within our 19 miles worth ofwalking trails.
I think that's so unique toGrand Palm because going back to
the size of it being a thousandacres, 33% of it is going to be
dedicated green space, and it'sso large and peaceful and

beautiful to walk through Ithink that's also part of what
stands out about Grand Palm, andit's almost like an amenity as
well.
Jim (07:07):
I think that's huge.
the water activities that youcan do on something like that,
you're not having to go down tothe beach.
You're not having to go to,someplace where you're paying
additional fees to go in and dothat.
Mary (07:18):
Yeah.
It's all right there in yourcommunity.
why leave?
Jim (07:21):
So what is the HOA, and CDD
that would go into something
we're buying there?
Mary (07:28):
So the HOA for grand palm
ranges from 3 0 7 per month in
our villas and can go up to five12 per month for this HOA year
of 2025 for the single familyhomes for the majority of grand
Palm, where we're still buildingand selling.
That HOA fee will include thelawn maintenance assistance.
(07:48):
So somebody coming in and takingcare of the basic necessities
that not everybody wants to do.
Especially this time of year.
So mowing your lawn once a year.
REM mulch and then a generalweeding and trimming.
And then, the HOA overall forthroughout the community covers
the use and the access of allthe amenities.
Jim (08:10):
That's pretty good because
when you're looking at lawn
care, that's probably, if youcan find it, 200 a month right
there.
You're getting a lot for what'sleft over, coming out of there.
Mary (08:20):
Absolutely that
Jim (08:21):
you said it's covering the
maintenance of, outside.
What about, landscaping, and howmuch freedom does a homeowner
have?
Are there certain things thathave to be in there or is the
maintenance gonna cover that?
Mary (08:33):
So the HOA fee does cover
the maintenance assistance of
it.
So just the general care for thelawn, but then Grand Palm's,
HOA, we are well established asa community.
We actually have.
Four pages of pre-approvedplants, shrubs, and trees that
homeowners can add to theirlandscaping.
(08:53):
To really customize and havetheir home stand out, show off
their personality a little bit,and that's something that
homeowners are welcome to add totheir landscaping.
Jim (09:04):
Oh, that's good.
I like to get in front of that,when you know what you can put
in your yard.
Mary (09:08):
Exactly.
Jim (09:09):
Then they're planned for,
the Florida weather and the out
scaping of what we've got goingon, and then the maintenance,
taking care of it.
That goes a long way.
Mary (09:17):
Oh, it's huge.
Especially this time of year.
I'm not really looking to asidefor that reason.
Jim (09:22):
You know what, I can watch
somebody else mow my lawn all
day long.
I don't wanna do it.
Mary (09:26):
don't need to.
Jim (09:26):
Yep.
So what other, policies are inplace?
the big ones typically are petpolicy.
Is there any kind of limitationon that?
Mary (09:34):
So we do have a pet policy
only in the sense of we ask that
it is a standard number of petsper home and the typical pets
that you would see in a home.
But we don't have any breedrestrictions.
We don't have any weight limits,and we don't have, anything that
stands out in that regard.
We do have the two dog parks inthe community, and grandpa is a

huge animal loving community.
There's several residents that.
Their animals are just a bigpart of their lifestyle.
Jim (10:04):
What rental limitations or
restrictions in the
neighborhood?
Mary (10:07):
Yes, we do have those
because at the end of the day,
we want this to be a communitythat's not turned into an Airbnb
hotspot.
We want this to primarily beresidents of Grand Palm.
So you can rent out your home, Ibelieve it's twice per year at a
six month minimum.
We would, of course, prefer yearlong leases.
Because that tends to draw intenants who want to be a part of

the grand community and, wannaenjoy it respectfully.
Jim (10:36):
right.
It makes it less of a transientfeel.
You get to know your neighbor,you have that kind of lifestyle.
Mary (10:41):
Exactly.
Jim (10:43):
So are there any current
incentives, or special offers
that prospective buyers shouldbe aware of?
Mary (10:49):
Absolutely.
Meal communities, we, inresponse to the market and where
buyers are at with interestrates and that being a massive
conversation.
We do have two loan programsthat we're currently running,
which that's across all of mealscommunities.
And with Neo communitiesfunding, I also love to mention
(11:10):
too, because I think sometimesbuyers don't think to use us.
We do offer both VA options andconventional loan options.
Jim (11:19):
Okay.
Mary (11:19):
So we do offer both.
We can cater to both of those.
the red tag sale is still going.
So definitely ask once you comein, but
Jim (11:27):
Right.
Mary (11:27):
We a lot going on all the
time.
Jim (11:30):
so it sounds like it's
vertically integrated, right?
That you have, a mortgagecompany or something within
their title company.
So they really can do a one-stopshop, come in, talk to you and
everybody involved, and thenthat kind of synergy will help.
Mary (11:44):
That, and I think it just
streamlines the process for
buyers.
I think when you can one stopshop exactly what you said,
where you purchased the homewith us, but then on top of
that, you're also financing.
So you have this whole family ofcompanies That are geared
towards helping your buyers, orbuyers in general make this as
smooth of a transition aspossible.
(12:04):
And then that is really, that'spart of the deal difference.
Jim (12:09):
So what kind of warranty
comes with a home purchase in
there?
Mary (12:13):
So I am a new homeowner so
I can speak to this a little
more personally.
We have a 10 year structuralwarranty, and then we're gonna
have a two year mechanical, andthroughout your first year as a
homeowner, we meet with you 30days after you close, six months
after you close, and then 11months after you close as well.
So throughout your first year ofbeing a homeowner, we are
(12:34):
consistently talking to you.
We want to know how yourexperience is going, living in
your community and your home.
And I think that has always beensomething that really Makes Neil
community stand out as a companyas opposed to some of the other
options that buyers have.
Jim (12:50):
So you've been there for,
you said about six years.
Yes.
Tell me about some of the peoplethat have moved in I guess you'd
call it testimonial, stories ofwho's come in and what done or
what they've come back and toldyou about their experience.
Mary (13:03):
I have had a fantastic
experience.
I always feel really lucky.
Everybody's always gonna say howmuch they love their buyers, but
I think grandpa really doesattract some fantastic people
because being how long we'vebeen building in grand, we're 13
years old.
I can't tell you, Jim.
I have so many repeat buyers andthey just tell me how much they
love it.
(13:23):
In Grandpa, they might havestarted off as second time home
buyers, and now they're like.
This is where I wanna be.
I don't need to go back.
And that's always fantastic tohear and see their journey of
what product line they startedwith, where are they now?
And then recently we've had alot of first time home buyers
coming in, which is always soexciting because they're either
(13:44):
just starting their family orthey're moving and they're
getting ready for a brand newchapter.
being able to be a part of thatis always so thrilling.
Jim (13:54):
What do you think is your
favorite or even the community's
favorite thing to do in thatarea?
Mary (14:00):
I.
So favorite thing to do aroundGrand Palm right now?
A lot of people have beenenjoying downtown well and Park
because downtown Park has a lotof dining shopping, especially
here in the summertime.
They do these great, right.
Movies on the lawn and all thesereally fun events, farmer's
markets of course.
And then we're just seven milesfrom some of the best beaches
(14:23):
that this west coast has tooffer, The Comas Beach is maybe
a 15 minute drive from us.
Venice Beach is just over sevenmiles.
It's a fantastic location.
Jim (14:35):
What would you want to tell
anybody that's listening, why
they should come down to GrandPaul?
Mary (14:42):
Grand Palm is a unique
property.
I've lived in Florida foressentially my whole life.
I was born in Lakewood Ranch.
I'm from this area and I'venever seen a community quite
like Grand Palm.
Truly, driving down.
Our main drag through ourcommunity, just the old Florida
feel, the taking a step out ofthe hustle and bustle of.
(15:05):
The rest of Florida and thisarea.
And just really getting toimmerse yourself in the nature.
I can personally tell you'rejust not gonna find that
anywhere else.
It's such a unique feature,especially when you know there
are some new communities in thearea that are just getting
started and they don't have thematurity that we have and just
(15:25):
the fantastic amount of green.
I can't tell you enough howgreen and lush it is in Grand
Palm, and that's truly unique tous.
Jim (15:33):

It is, a great location, alittle bit of the South County.
It's really, mid-county becauseof the way, the shape of it is,
but we hear a lot abouteverything going on in Lakewood
Ranch, the hustle and bustle tobe able to be close to that, but
a step away and enjoy, the,countryside of Florida.
