color and being specific specific to the
african american community the value of
home ownership the value of building
generational wealth and one of the key

care whether you selfishly building or you
building for your family I don't care why
you're building it.Right God is not making
any more dirt You all So those who own
some can have leverage That is the tool to
building wealth.And you don't have to be
abundantly wealthy in order to do it And I

our communities on the importance of home

what the time you were and still our
financial literacy through understanding
your credit and how credit works how to

mean you should Yes exactly Oh my
God.Understanding that man Because I know
during the create your future self time we
both talked about our journeys and how we

started out in real estate development
real estate investing where we came from I
can't remember you but I came from the
proverbial no pot and no window Yeah I was
backwards I was completely backwards.And
again you follow certain steps and stay
faithful and consistent And ultimately
doors open up for you but you got to be

courageous to take the step when the door
opens Right And that's the part I think
that I enjoyed the most about the platform
we were on with live bringing in other
people talking about their journey because
it looks different from everybody
Right.And so finding out that there are
others out there that have walked similar

(09:31):
paths or that have experienced the same
setbacks in life but still overcame and
that's what it's really about And being
able to share those stories and those tips
to help people to move forward So yeah
you're absolutely right So in your work
let's talk about it So let's start about
your work with young people I believe in

(09:52):
anybody with any form of I would say
common sense understand that when they got
together and sung that song and said the
children are the future truer words have
never been spoken Yes truer words have
never been spoken And that's one thing I
know that you're really passionate about
is helping our youth whether they're at

(10:13):
risk youth african american youth you
don't care Just youth Helping our youth to
understand financial principles
entrepreneurship principles life
principles in general.Because if you teach
them while they're young when they get to
be our age they don't have to go through
the struggles that we went through Talk to

(10:37):
us Take us on a know some of the things
that you've shared with the youth and even
when we're looking that our young adults
and the work that you're doing through
prosperity bank Absolutely So from the
youth perspective again that moniker that
tagline create your future self has never
left me.And I was able to spin off a youth
program So create your future self youth

(10:58):
program And it really initiated back 2019
At the end of 2019 we were I believe still
doing the lives or just about to wrap up
doing them if not And I had applied for a
request for proposal at RFP with Dallas
ISD Dallas independent School District so
that I could teach financial literacy some
a little bit of entrepreneurship.But

(11:19):
really it a about character building and
how to set goals for your life for these
high school age kids And so the a got
approved right around February of 2020 And
then three weeks later we had a pandemic
that got announced Right And so I was kind
of scrambling like okay so now that the

(11:41):
schools are closed how can I still impact
youth And I had that good friend reach out
to me who actually helped me with the
request for proposal and said hey look
here's another grant you may want to apply
for And I applied for that grant since I
already had the package the and I got
approved for that one as well And it turns

(12:04):
out that we did the first create your
future self youth program as had virtual
program and it was supposed to be for
Dallas county youth between 13 and 19 Well
when we started marketing that program for
the summer it as only going to be a one
week long program every day 5 hours a day
And we ended up having the kids and their

(12:28):
families sharing it out to their friends
and families not only in the state in the
country but outside of the country.Come on
We ended up having about 60 kids
throughout that week from 13 different
states from three countries from Africa
Canada and of course the US And we ended
up doing a virtual platform And I can tell
you for sure some of those kids are even

(12:53):
still in contact with each other now four
years or three going on four a later what
the program is And now through that grant
I get that grant every summer to do that
program.And of course since then we've
made it a in person program And I partner
with some great folks like all things made
new which is a group out of Irving and big

(13:15):
thought and Dallas city of learning a
these different nonprofits And so they
help some bring the kids together And then
I do a a thing where I'm bringing in other
experts from the community other industry
leaders in a variety of different career
paths And we teach kids about how to set
goals how to identify their passion their
purpose what's the difference between the

(13:36):
two How to shake a look people in the eye
how to project themselves and overcome the
fear of speaking in public which is a big
thing for me And the of course we go into
financial principles of rule of 72 what's
a checking account what's an IRA And all
of these different things in the course of

(13:58):
those five days And so what happened from
there was it spun of into well I need to
spread this out to the school districts
because why should the kids in the
summertime be the only ones who get this
growth it And so I've been so blessed to
be able to now partner with different
school districts being contracted of

(14:19):
course to do it.But I'm giving way more
than I'm getting I can promise you But
it's one of those things where it's
partner gift that continues to give
contracted, gift that keeps on giving
because you see these kids come back to
you like Mr Johnson Oh my God Because you
introduced me to the mayor of the city I'm

(14:40):
now thinking about getting into ciVictor
responsibilities or all of these type of
things.So it's a blessing So now we do it
as a week long program And that has turned
into this year about program that we call
Pathfinders leadership program And
Pathfinders is dedicated to 8th a males
black and hispanic mostly in these
underserved communities And we're teaching
them those same principles.But I can a

hone in on what's important for young men
Hygiene These boys 13 and 14 many of them
are athletes how to wash up properly and
put deodorant on and keep your breath
smelling right And just things that
sometimes they don't get And so it has
turned into probably a bigger blessing for

(15:22):
me than even the kids because to be able
to see them engaging and starting to
communicate with each other on a different
level it has been an absolute
blessing.That's a speaks to creating your
future self because exactly That's what
you're helping these kids to do They're
creating and getting the building blocks
that they need to learn how to become the
person that they envision in their mind

(15:47):
Some of them may come from broken families
some of them may come from dysfunction
Some of the may come from perfectly
functional families.But if it's in
underserved communities there are still
probably a lot of financial limitations
And you're helping them to understand that
That may be your right now but that
doesn't have to be your future Absolutely

(16:10):
These are the in that you can do now to
set yourself up for the future you're want
to have.I know you're developing great
relationships with the kids and I can only
imagine that your are having some success
with some parents that are like you know
what Thank you Because I've been saying
that ain't nobody listening to
me.Oftentimes to their credit it's the

(16:32):
same things that they've been telling
their kids Right But it sounds different
It hits different when it comes to
somebody else that I'm not a teacher I'm
not their parent I'm just coming in as a
man that's gone through what they've gone
through or grew up in neighborhoods that
they've gone to.And think about this

(16:54):
LaQuita your 13 or 14 year old son comes
home and gives you guidance on how to
raise your credit score Your child comes
in and tells you mama that in that you had
tomorrow let me give you some tips on how
you can approach the boss or that person
to shake their hands properly That's
growing community For real For real.You're

absolutely right I get emails text
messages third party information from
principals and stuff like oh my God so and
so's mom said the are so thankful because
their son is now coming home cleaning up
instead of going straight into the room to
play the game you know what I mean Things

(17:35):
like that And so that really makes my
heart flutter when I hear those kind of
stories Oh that's the give back.That's the
win right there Yeah that is the win That
is the win We're on this journey If you're

happened but look that technology I hope
y'all got something to write with and
write on because we still got a little bit
more conversation left and you don't want
to miss out on these next bits We've
talked out how Victor is serving the youth

(19:26):
Now let's talk about how you're serving
that's serving the community too But how
are you serving our african american
minority and underserved community as it
relates to home ownership Absolutely
Building wealth building great credit
scores all of these good things So there's
two paths that that happens through So
we'll talk first about Prosperity bank

(19:48):
which is again are regional bank here in
Texas and Oklahoma 280 different banking
centers between the two states.And what
we're doing is great new community
outreach team that was put together in
2023 And it's myself and two other young
ladies down in Houston And we are going

(20:10):
through communities that are majority
minority census tracks meaning that there
are 50 or more minorities in those
communities mostly black a hispanic but
BiPoP so indigenous people in general And
we're educating on how to prepare yourself
for ladies mortgage a home loan how to
preserve the home that you got So we stop

(20:33):
selling big mama house.Like what can you
do to leverage the equity there improve
the values on those homes and be able to
turn them into either investment
properties or just a it to where you can
pass that down to the next generation and
have a nice sturdy safe home And so we
find out that there are three predominant

(20:55):
reasons that black people as a bigger So
it's 43 of black families own homes right
And 74 of it families own homes and about
60 of asian families own homes That's just
not cool right Not at all And so to close
that home ownership gap we find out that
there's three a reasons And if you're

(21:16):
listening these are three reasons if you
don't own a home these are probably one of
the three if not all three that's causing
you to not get there Credit score is too
low And when we say too low below 620 is

(21:38):
too low.You can get approved for a
mortgage under 620 but it's going to come
at such an exorbitant cost that it just
almost is better just to do what you got
to do to get your score up above the 620
really over the 640 so that you can be
more financially stable when you do get
that home mortgage or that home loan The
second reason that we see declines in

(22:00):
mortgages is because our debt to income
ratio is too high meaning that the money
that we pay out every month on our normal
rent car note student loan credit cards
whatever is reporting to your credit or
that number is taking up over 40 of the
money that you are bringing home Got to
work that out Either you got to increase

(22:23):
your personal development so you can start
making more money or you got to find ways
to eliminate the unnecessary debt that's
on your credit reports Or how about do
both Right That way you really get where
you need to be And then Either third
reason that we find is that not enough of
us have put together enough dollars to put

(22:44):
down on a mortgage to your down payment
those closing costs And so again we've got
to do better about saving And so what I'm
doing with prosperity bank is going
through attacking those three tenants
particularly like what can we do to
improve our credit score reduce our debt
increase our income save more money and
really sharing with people what exactly

(23:06):
the banks are looking for and the mortgage
companies are looking for to approve you
for these mortgages and understanding the
whole process.So I partner with a lot of
local realtors know real estate
professionals that understand the home
buying process And we partner on that and
we educate people between Texas and
Oklahoma on how to get there and purchase

(23:28):
those homes And purchase those homes Okay
that's real good Like those numbers were
astounding.And I don't mean in realtors,
good Way not for us anyway right No I
don't mean in partner good way But I
remember several conversations that we had
on create your future self when we were
talking to people who were wanting to get

(23:49):
into the real estate investing space And
that is mean way to help increase african
american home ownership the traditionals
as well as nontraditional.So let's talk
about that a little bit because they
actually go together for me they actually
go together So let's talk a little bit

(24:09):
there about your program that you have
where you're teaching and training a
estate to on how to enter into the space
and enter in with nontraditional. good
foundation because you got a ton of social
proof because we're going to talk about
that spot you got because me a Bill need a

(24:32):
vacation Okay let's go So thank you for
introducing that opportunity So that's the
on pathway that I'm helping the community
with home ownership and a is through
teaching real estate investing
particularly buy and hold or rental
property investing.And that can be long
term renters meaning that you're buying a
property to put somebody in there for

(24:54):
yearly leases introducing place The
standard that's could be midterm rentals
where we see these traveling nurses or you
see those I call them nomads people that
all they need is rental phone and a laptop
and they can work anywhere meaning the
world anywhere set up these kind of longer
term situations where they can lease from

(25:16):
you for 90 days six months at a time and
then they off to another location Or the
more short term rentals which are becoming
a little bit harder to do because of
regulations in certain localities But
teaching people again through
BetheVictortor us you can find out about
my signature program It's called the
abundance program.And we're really
teaching the average person how they can

(25:36):
acquire some real estate and start
generating some income on the side And
little may be short small dollars as far
as the monthly cash flow that you earn but
you're building equity right You're paying
down principal debt you're getting equity
captured by getting these properties And
you still have your residential home but

this property is the one that's generating
that passive income that's allowing you to
kind of get over that hump that we just
talked about with credit scores and lower
income Now you got this extra income
stream coming getting and you have another
asset that banks look at and say oh you
got something else worth some one Okay

(26:19):
generating case you can't keep up these
payments we know that you that least own
more assets And so with that program the
abundance program I work with people close
I only take on probably five clients
another quarter with this program because
I'm giving so much in this program I can't
extend myself out beyond that But we work
for 90 days and they got to be vetted.They

(26:40):
got to be in a position where the at least
very serious about investing in rental
properties or real estate in general I
have some people that I coach them on the
in side of it But that's the way that as
you mentioned LaQuita that's what we was
always talking about in the beginning was
how you can get there And there's so many

(27:02):
ways to invest investing real estate but
that's the impetus of that program is
buying holding rental properties Not fix
and flip.Not fix and flip Yeah Ben and I
do the buy And also because there are a
plethora of different ways that we do it
and we do it a little bit differently many
little bit more Non traditionally all
roads will eventually end in that

traditional mortgage if you're going to
hold it for any amount of time But there
are so many ways that you can enter into
there space.But the number one thing you
have to be is educated That's it The
number one thing you a to be is educated
And I love that you said that the students

the clients are vetted I believe that
every person on the face of there planet
regardless of age creed religious
affiliation all of that every person on
the planet needs to own a piece of
property period period.Business and a
business You need to own a piece of
property and a business period period With
that being said those that do own it are

more dedicated to obtaining the education
in order to get it Doesn't matter where
you come from does not matter where you
come from Doesn't a the amount of money
you may or a not have in your pocket right
now.You can have and 0 net value net worth
You can have a negative net worth But if

(28:26):
you are dedicated to obtaining the
education that you need what I found is
those that are committed including myself
when we're committed to the education the
byproduct of that the fruit of that is
then I'm committed to the application Yes
I get the education and then I get the
application of the things that I've

(28:48):
learned And the application of the things
that I learned give me success.And that
success might not mean I immediately
change myself, net worth but it does mean
I immediately change my habits That will
result in then change in My net worth
absolutely every time And I love that you

(29:09):
said that Because when I say we I've mean
in our culture we have been brainwashed to
think that we can't invest in ourselves.Or
if somebody is offering you guidance and
they're further along you that they're
trying to sell you on something If we can
just change two words in our vocabulary
from cost to value then we'll see our life

(29:32):
open up so much better You have to look at
when you're investing brainwashed yourself
what is the outcome that you expect Is
this person somebody who is already doing
what you've been dreaming about doing And
that's why I say vetted because so many
people reach out to me because they've

(29:52):
been scrolling on TikTok and Instagram
like I want to be an investor.Hold up man
Answer this questionnaire and it's going
to let me know if you got the stomach to
do what it's going to take Because this is
not an overnight process This is something
that you're building for your family for
yourself whatever again your reasons are

you've got to start with being courageous
enough to say I'm going to investor. in
myself And sometimes it's not even
monetary.Sometimes it's just I'm going to
invest the time that it takes daily hour a
day to reading researching watching
podcasts like this from people who have
proven that they can overcome whatever
state financially they were to the point
that they are now And to your point I'm

not ashamed to brag about that Me and my
family bought cash a condo down in Punta
Cana Dominican Republic invest January of
2023 But you know what We collaborated.Me
my sisters my wife we decided we wanted to
level up our family And rather than us
trying to take it down by ourself we

(30:56):
decided hey you know what It's going to
cost us this amount of money It's going to
take us this a of time but we will own
this property outright in our family And
so that's what it takes.It takes what it
takes You just got to be willing to do the
work Come on now Talk about it Listen you

(31:17):
said something right then a few minutes
ago you talked about time.Money isn't the
biggest thing that separates us from our
wealth And I say our wealth because we in
the body of Christ have been promised by
our father who owns a cattle on a thousand
hill that the wealth of the wicked is laid
up for the just The wealth is mine I just
have to go a it The money doesn't separate

me from my wealth.It's my ability to
dedicate myself and give my time It's the
time people don't want to consistently
give themselves to the study and to the
consistent application of the things that
will a their habits that will change their
lives And you said something else too that
was really powerful mine. our communities
And when I say our communities yes within

the african american communities but also
in the communities of the lower middle
class and the poor And I'm specific with
the lower middle class and the poor in
those communities.We always think somebody
trying to sell us something when what

has what I want I don't just want you to
give me the stuff.I want you to teach me
how you got that stuff And better yet a me

tripping because that's what we're talking
about going from important, poverty
mindset to a growth mindset She's giving

It starts way early in our lives at two

years old The first little toys or marvel
comics you see is teaching you that
wealthy people are scammers and this and
that type of thing But look turn the tv
off Pick up some books.Redefining success
Proven pathways to wealth and a Come on

off of the bench and get in the game Get
in the game They will continue to feed you
that way.Because if you are lower middle
class and poor that's the testing ground
for every consumer product or serVictore
out there Why are you paying more for milk
than they paying for up in the upper

middle class and affluent neighborhoods
Why are you paying more Why is there even
a check cashing place in your neighborhood
But it ain't one.When you go to visit your
older uncle's house in whatever community
right You got to see this stuff And if you
don't see it get these books listen to

these pieces of information and start
changing on a daily basis your mindset and
watch how your life changes My son and
changing my mindset on paying lot of
different things And here's the
thing.Changing your in isn't a one time
thing It's a lifetime thing It's a growth
thing It is a growth thing My oldest son
and I just today was having this

(35:01):
conversation.He walked in and I was
watching a YouTube video on how to make
your own a detergent And I'm going to get
to why I'm doing it He said because I'm
cheap I a no I changed the way I think
about some.Me and Ben had looked at it and
many people don't know but I've become an

avid gardener for several different
reasons The number one reason is and it's
not money Money is one of the reasons
because when eggs went to cost them more
than my chicken it got problematic When
eggs started costing more that was
problematic Like wait said, minute.But I'm
was already an avid gardener because I
realized that the foods that we're eating
are not good for us I'm going to leave it

(35:47):
at that You do your research The foods
that we're eating I don't care whether
you're getting it fresh or frozen right
It's not good for us.So I grow my
groceries And in doing that it made me
start to think about a lot of things that
my grandparents a and did and how life was

(36:09):
then And I realized now that 40 plus tap
dancing on 50 it's not about the money
It's not about the money Yes you can.And
in some things it cost me more to grow my
groceries than what I would spend But my
longevity in the health changes A lot of
listeners don't know that October through

(36:31):
February October last year through
February of this year I had that breast
cancer scare and I was freaking out My
whole family was freaking out.And there
were some other health issues going on and
I was already one who was conscious of my
diet But I became even more conscious of
my diet then That turned some light bulbs

(36:51):
on It's like oh I was in a couple of
things I need to grow a whole lot of
different things.And that's how that
laundry soap theme came in As women we use
scare whole lot more chemicals on a daily
basis than men from all there things that

(37:13):
other world says we need to be cute right
And learning how to make my own laundry
soap I control what goes into my soap and
therefore I control the health in my body
because there's was lot of carcinogens in
things. that we use on a daily basis from
our makeup our face wash our everything
And yes the money did matter Like the

(37:34):
things that I bought to make this soap may
have cost me 20 and I can spend 20 on some
good laundry detergent but this five
gallons of laundry detergent that I made
today actually goes out to ten gallons of
laundry detergent that I use because I
made a concentrate.And I spent 20 on one

(37:54):
in for sensitive skin people Or I can
spend that same 20 and get ten gallons for
sensitive skin people A shift in mindset A
shift in my mindset No I didn't do this
because of.I don't want to spend the 20 I
spent the 20 Victor regardless right
Regardless I spent the 20 But this
impacted my overall health This impacted

(38:14):
my family's health.It's a part of my
generation I got to live a be here in
order to build So that mindset shift on
how we do things and why we do things in
our communities But when you go into
affluent communities they do a lot of
these things The people that you see that

(38:37):
says oh and we've seen it.When you are
poor why these rich people just wear
wranglers Or why do this Or why are they
mad Because the price of this pack of pork
chops was x amount but they got and farm
That's why they mad because they
slaughtering their pig and they might have

(38:57):
got caught slipping.So that's why they're
in the grocery store Right And they're mad
because they know that it don't cost that
much for real Right So it's that mindset
shift in so many different When we want to
obtain and maintain wealth we've got to
change our mind and change the way that we

(39:19):
see and understand the power of our dollar
You said something that was very key Every
product known to man is tested in poor and
low middle income communities Not just in
America Not just in America.Because in
those communities We attribute the ability
to buy an item to wealthy to status in
communities Upper middle class and rich a

(39:41):
wealthy communities in things and stuff is
not what they see as wealthy Buying land
buying thousands of acres at a time buying
islands buying and flipping
businesses.Let's talk about that We're
flipping houses they're flipping
businesses I'm investing like I want to
have a shark tank Okay how about that
Where I'm investing income people's

(40:01):
businesses and in paid out and in the
business in the business just for the
purpose of selling it.Different mindset
And you don't find that mindset in low
income and impoverished communities high
middle income communities and above you do

(40:25):
So they not testing them they're testing
us.And we come from at much richer culture
than that But over time generation after
generation we keep taking in this
information that they feeding us instead
of really being open to really researching
what's best for me and my family Like this

(40:46):
ain't it Living paycheck to paycheck
That's the whole principle behind my book
is that I was living paycheck to
paycheck.I was making 80 90 grand a year
1012 years ago which was a good dime for
me at that time You know what I mean But

(41:06):
why was I broke full five days before
every single payday And it just made no
sense I'm driving nice cars.I'm living
where I want to live but my spending
habits were atrocious And one thing I'll

(41:26):
tell you if you're watching listening out
there and you want to get out of that
paycheck to paycheck cycle just take a
look at the last 90 days of your bank
statements print it off get you ago,
highlighter and go through everything that
you really didn't have to have over that
period of time And it's really going to
look ugly for this Last November December

(41:47):
as you was preparing to buy people stuff
that they don't need and don't want so
that you could look good you know what
I'll mean But people you're don't get out
of that.We got to get out of that I know
we probably cramp a time The other thing I
want people to understand is that just

like Steve Harvey always talks a we were
all given gifts more than one multiple but
there's really one or two that just really
stands out And if you can find ways to
generate business income and really
cultivate that gift you'll find that you
will be happier you will make that lot
more money and you will be thriving and
flourishing in life instead of being all

sad and beaten downtrodden going to this
job which is what's causing you to have
high blood pressure and heart attack It's
all tied in you know what I'm saying It's
all tied in So anyway I get on a soapbox

communities we don't even realize that
we've allowed outside individuals entities
to define success for us We don't even
have our real true definition of what
success looks like to us If it's just the

things and the stuff the things and the
stuff we are allowing other people to tell
us what success looks like.That's why we
spend money unnecessarily But when we
truly define success for ourselves it will
change the game It will absolutely
absolutely change the game I know For me
and I'll ask Victor this too what does

success look and feel like for you today
For me success looks and feels like me
spending time in my garden with my
grandkids Best feeling definition the
world is to watch my granddaughter If was
telling my daughter watch my granddaughter
when she thinks nobody's looking Go into
the strawberries and eat all the

strawberries She looked like. That's
chipmunk just full.And she loved cherry
tomatoes Don't even realize it's healthy
She got a jaws full of cherry tomatoes or
strawberries and she's three So watch her
To go back there and just pick it in the
strawberries the size of her hand and she

don't plop it in.That's success That is
success for me That's success I'm here to
enjoy that So I'm going to do everything I
can to make sure I stay here to enjoy
seeing my grandchildren's children.Come
steal strawberries out of my strawberry
How about that That really touched my a

right there Them grandbabies like what are
you doing this for That's your why right
Absolutely And you said something that I
heard another person say that just really
resonates People got to ask themselves
this What if everything that you thought
was correct is wrong Everything that you
believe about yourself what if it's wrong

is wrong What if you could rethink that
whole thing What if you really can be
healthy and in good shape What if you
really could not have to live Check to
check anymore like you said where did you
get that And who said it was right And if
it was right at that time who says it's

right for you today Just rethink the way
that your life is and question everything
and be inquisitive about do I have to be
like this No limits There are no limits on
you life but we put them on ourselves And
that's the first piece that has to change

is stop limiting you worrying about what
other people are going to think about You
get after it You are not given infinite
time here No Every time that you with
somebody even every time you it your
family your kids that's one less time
you're going to be with them.Yeah So start
appreciating the time that you have and

figuring out where you're supposed to be
And just again rethink some of the
concepts and mindsets that you've been
taught by other people in your life or
experiences that you've had It doesn't
have to be that way going forward So that
