And um, we set out to be a smallboutique company that we could
cater specifically to the needsof our clients.
And as part of that, we arepartnering with an amazing
brokerage, another boutiquebrokerage in Sarasota.

And today we have one of theowners of that brokerage with
us, Wendy Dowing.

So we're gonna do the usual andget a little bit more
information about you and thenwe'll talk a about what our
partnership means.

Okay.
That sounds good.

Speaker 2 (01:27):
So tell us, where did you come from?
Obviously we love the accent.
So where are you from?

Speaker 3 (01:34):
So I'm originally from the UK and uh, as you can
hear, I still do have my accent.
I've been here in sunny, Floridafor probably about, uh, since
2000, so quite a few years anduh, brought my family over here.
Uh, I've got four children, uh,and now several grandchildren as

(01:56):
well, but um, yeah, so I justabsolutely love it.
It's great.

Speaker 2 (02:01):
That's amazing.
Yes.
Tell us about your real estatejourney.
How did you end up in realestate?

Speaker 3 (02:09):
Okay.
Yeah.
So, um, how I ended up here was,uh, in, in the UK I had a, an
international, um, company thattwo companies, actually one that
trained investors or people thatwanted to invest in property
really so that they didn't gettheir fingers burned.

(02:30):
And uh, they, they did, um, acourse, you know, with us and,
uh, full support where they, uh,learn really how to purchase
because it's very different inthe UK.
There is no MLS.
There is no, uh, the agentsdon't write contracts, um, takes
about six months to buy a houseso completely, completely

(02:51):
different.
And um, so really about tenantmanagement and things like that,
cuz knowledge is power.
And the other company that Ihad, which really grew out of
that was where I had, um, peoplethat wanted to build property
portfolios all over the world,but they didn't want to do it
themselves.
They wanted the experts to doit.

(03:12):
So, um, we ended up with officesin the UK Ireland and though in
Dubai, before Dubai was a reallybig thing.
So, um, we would due deals allover the world.
So lots of traveling and that'swhat brought me to the us, uh,
to Florida.
Um, we had customers that didn'twanna buy in Orlando

(03:35):
necessarily.
They really wanted to be on theGulf host.
And uh, so we, uh, struck a dealwith some, uh, builders over
here.
I came over to check it out, um,fell in love with it and it just
always felt like home every timeI came here.
And so I decided to buy a housemyself and serviced my customers

(03:58):
over here and, and that, that'smy story.

Speaker 4 (04:02):
That's amazing.
So your brokerage, you have inSarasota, you also, your son
does it with you, correct?

Speaker 3 (04:09):
Yes.
So, uh, the brokerage that wehave in Sarasota, my son, Darren
, is my partner in that.
And uh, we it's called beyondRealty and we absolutely have
been going gang busters this,this past year.
I'm sure a lot of real estateagents have, but um, yeah, the,
the brokerage is there.

(04:29):
The whole idea of it is to be,um, agent centric.
We have culture is veryimportant to us.
Um, very, very important.
And we like to work with mind,uh, people, we also really value
, um, sharing, um, information,especially in this current

(04:51):
market where it's, so bananas isthe only word to only way to
describe it.
So, you know, people have topivot agents have, have to pivot
very quickly to navigate thisnew market and to give the best
service to our customers and,you know, without boots on the
ground, really, really, um,doing lots of transactions and

(05:15):
being able to understand what'sworking, what's not working so
that we could give the best ofadvice to our customers then,
um, you know, it's just, it'sjust not successful then.
So, um, it's very important forus to have agents that work with
us and partners that work withus that really, um, share

(05:37):
information, uh, help oneanother and together everybody
is much, much stronger.

I think that's a lot of why we gravitated Mary,
especially gravitated to yourreal estate companies because
you guys, that's how we think wewe're.
We like to be a team and work asa team.
Yes.
And I think that's what

Speaker 2 (05:56):
Gravitated us to you and make us feel a bond between
you guys and

Speaker 3 (06:00):
Us.
Yes.
And I, I, I think that's soexciting and um, I, I, I just
love all the personalities withit.
It's, it's really great.
And, and to be able to share, Imean, I, I love helping people
it's, what's made me successfulin my career and I think it
really makes other peoplesuccessful if, if they can do

(06:20):
that.
It's um, I, I, I just, I justreally believe in that and the
culture.
I think it, it, it exudes thatconfidence and, and knowledge
out to the customer.
And at the end of the day, theyneed all the help they can get
right now because there's a lotof miscon.
Um, what happens in otherstates, especially we've got so

(06:42):
many people moving fromCalifornia and, uh, the Northern
states, but, um, it's, you know,every state is different the way
that they transact their, um,real estate journey is very
different.
And so education and knowledge Ithink is, is just incredibly
vital, uh, to, to ensure theirsuccess.

(07:04):
And I think if you set theirexpectations correctly, then the
, uh, the turbulence of anytransaction is, is, is a lot
less, um, uh, a lot less.
And you know, you're gonna havea smoother transac.
Absolutely.

Speaker 2 (07:19):
Well, and I, I love the concept.
It's great for agents working inthe environment that you
provide.
That's a great opportunity foragents.
It's a totally different thoughtprocess, but it's also
translates to the client because, um, no matter how long you've
been in real state, you're gonnacome across something that

(07:40):
you've never seen before.
And if you have people that youcan work with really well,
there's a chance that they'vebeen through it.
And so you have a deeper, um,repertoire of what you can
accomplish.
The more agents you have thatare all working

Speaker 3 (07:58):
Together.
That's exactly right.
And, you know, I think thesupport also, uh, for the
agents, I mean, I, I think, Ithink a lot of agents join a
brokerage and they, they don'tnecessarily, and, and it's a
two-way thing sometimes, butthey don't necessarily get the
support.
They're, they're not, not reallynecessarily a person, you know?

(08:22):
And, um, I think the, the greatthing about, um, what beyond has
done and, you know, translatinginto our partnership is that a
lot of the busy work is takingcare of for the agents so that
you can do what you do best,which is, you know, um, finding

(08:43):
homes, finding listings andspending more time and attention
on behalf of, to, and on behalfof your client.
So, or your customers.
So that I think is, is reallyimportant because we didn't
become real estate agents to bedata entry clerks, or, you know,
there's so much that the generalpublic doesn't really understand

(09:05):
, uh, with regards to theamounts of things that we as
real estate agents do, it'ssimply not, um, opening a door
and, and hate press.
I mean, our, the, the, the realwork starts once we do have a
contract and, you know, we needto get it across the finish
line.
Um, lots of moving pieces, lotsof emotions and things like
that.

(09:25):
So we are, we're, we're allsorts of, we have to have all
sorts of talents as a realestate agent.
And I think, um, you know, somany things people don't really
understand, and if the more thatwe can, you know, shift our busy
work, um, and be supportedthrough the company in, um, in
that it, it just makes you thatmuch more effective

Speaker 2 (09:48):
That's for sure.
Absolutely.
So anything that you have as faras for our listeners when they
are house hunting or in theprocess of some real estate
state transaction?

Speaker 3 (10:05):
Yes, I do.
So this is as we've spoken abouta really crazy, crazy market.
So it's, you know, much as wedon't want anybody to over pay
for anything, we have to berealistic, and we have to be
honest with people.
So, um, get yourself a reallygood realtor.

(10:26):
One that I knows the market realestate is local.
So yes, the whole of Florida,and I'm sure a lot of the
country is suffering frominventory.
Um, you know, the lack ofinventory, however, it's
different in different markets.
So, you know, in, in portCharlotte and Sarasota, for

(10:48):
instance, you know, we have likethree weeks of inventory, which
is incredibly low.
Um, you know, that's, that'sdifferent in Miami, the Miami is
hot, but it's, you know, it hasmore inventory, same, same for
Orlando, Jacksonville, Tampa,you know, every everywhere is a
little bit different.
So please, please listen to yourreal estate agent because they

(11:10):
are boots on the ground.
They are local, they know what'sgoing on.
They know whether you are gonnahave to pay, um, over list price
for the property.
They can give you the very bestadvice.
Um, so, you know, if you seesomething that you really like
that ticks a lot of the boxes,uh, might not tick all of them,

(11:31):
but ticks a lot of the boxesstrike while the iron is hot
strike quickly.
And, um, you know, listen to theadvice of your real estate agent
to, um, to guide you on that,um, with the different terms and
things that we weren't doingnecessarily a few years ago,
that now are, you know, reallyimportant, um, make sure that

(11:56):
you, because, you know, if yousleep on it, somebody was
sleeping on it yesterday, andnow that that's gone.
So a lot of the homes are goingin multiple offers that people
are making, having to makedecisions very fast.
I know that they like to thinkabout it and everything, but
that just isn't the market rightnow.
And it's not that the agents arepushing you, it's just that they

(12:17):
don't want you to miss out.
And then you've got the, theregret of, I wish I, I wish I
had, you know, the, the, andthen you are always pondering on
the ones that escaped.
So, um, that's that also makesure that, you know, if you
you've got cash, that's great.
Um, but if you need to get,pre-approved make sure that you

(12:38):
are pre-approved, that you haveall of your documents in, and,
um, you know, if it is amultiple office situation, it
really is helpful if the lendercould, um, support your realtor
in, um, making a call you thelisting agent.
And, uh, just letting them knowthat you are very well qualified
if you're financing, becauseobviously, you know, you may be

(13:01):
competing with a lot of cashoffers.
So, um, that's the more that wecan do to really help, uh, you
know, strengthen your case, uh,the, the better it would, the
better it would be.
So, um, yeah, just take theadvice of, of your realtor and,
um, just be prepared, beprepared to act.
And as I say, it's not thatanybody's trying to push you or

(13:24):
pressure you, it's just, we arelooking out for your best
interest.
And in this market, we've had topivot, learn new skills, do
things a different way.
And, and that's, you know,that's just the way it is so
that you can get the bestservice and have the, the best
chance really of, of, of gettingthe keys to your new home.

Speaker 4 (13:41):
That's a good tip.
What do you, what's yourpersonal tip?
What do you like to do?
And when you're in SouthwestFlorida and people come to visit
you, what's your go-to place togo to?

Speaker 3 (13:53):
Oh, that's a tough one.
Uh, we have so many, so manyawesome places.
Um, let's see.
Gosh, I don't know.
That is a really difficultquestion, um, for me, because
there's so many good places to,to take people.
I mean, um, marina jacks inSarasota is awesome, cuz it's

(14:17):
right on the right on the, youknow, where we've got all the
beautiful boats and yachts andum, there's a Tiki bar down
there with, on like a beacharea.
I, I really like, it's just,it's just fun.
It's just really fun.
Lots of great places, downtownSarasota to eat.
Uh, um, there's such a varietyand, and things to do.

(14:40):
I mean, you know, there's a lotof culture there.
You've got, um, the Ringlingmuseum where it's got great art
gallery, lots of, um, fabulousrestaurant, by the way.
Um, also the, the beautiful bighistoric house or the circus,
um, things, because that's whatRingling was Ringling circus.

(15:01):
Uh, so Sarasota's got a lot ofcircus things.
Uh, we have the ballet, theopera, I mean, there's, there's
lots of things for people toenjoy.
I mean, and all age range istoo.
So it's really good.
I didn't know about the circus,the ring circus museum.
Oh, you have to go.
It is so cool.
They have all the miniatures,they have all the old wagons,
you know, from the, the trainstation and, um, just, and the

(15:24):
house is fabulous because it's,you know, uh, I, I love looking
around old houses.
It's my thing.
You a history England, justsaying, so, uh, I love it.
You know, you can see it's alljust as it was and, and, uh, the
rose gardens and everything likethat.
Just fabulous.
So, yeah, that's great.

(15:46):

A great tip.
Yep.
Definitely.
And Sarasota is not that far ofa drive as we've found out.
Um, and for our listeners thatare local, it it's a, you know,
a day trip you can go do and oh,sure.
Visit some of these things and,um, expand your, uh, trip
options when you have guests orjust your family.

(16:06):
If your family's looking forsomething new and make sure that
you stop by beyond and say highthey're, they're in a beautiful
setting, um, right on the cornerof

Speaker 3 (16:18):
Main street and Gulf stream five Gulf stream, um,
south Gulf stream avenue.
So really opposite.
Um, opposite marina, Jack saysit happens.
And so our view is, is gorgeous.
We've got all the greenery andthen we've the, the bay.
So it's, it's a really nicesetting, but yet we're right
downtown.
So it's, it's, we have a lot of,you know, traffic walking past

(16:42):
and go and get their coffee.
We got coffee shop two co abouttwo coffee shops around the
corner, a big, uh, wonderfulsandwich bar.
Um, and, uh, as well as, youknow, it's all about food, isn't
it let's face it and everything.
Absolutely.
Uh, but yeah, no, it's, it's,it's a great location.

(17:03):
We, we love it.

Speaker 2 (17:05):
And it's, it's a great opportunity, I think for
those, um, locally who may belooking for an investment
property close so they couldmanage it, but, um, a little bit
different area.
Yeah.
Um, that would be a great optionfor those who are looking to
invest in an Airbnb or an annualrental.

(17:25):
So, um, we have a great partnerup there now that we can send
you to, and bill, they know thearea, they know all the details.
I know all the, you know, one ofthe things we're running into is
lease, uh, rules.
So making sure that youunderstand the lease rules, um,
a local realtor makes all thedifference in all of

Speaker 3 (17:46):
Those things makes a huge difference.
And you know, some of our otheragents, we, we really go from
our office, you know, and, andour agents really, and, and
partners go from, you know,Bradon, um, Sarasota, Venice, uh
, aray, we've got KC key, whichis beautiful, beautiful beach
and everything, lovely, lovelyhouses, uh, quite expensive

(18:09):
ones.
But if you're in the market forone of those, that is a, a
really, a nice place, cuz it'slovely and quiet.
Um, then, you know, go runningdown to Englewood port
Charlotte, which has got a hugeHarbor, great for boating and
fishing, you can still get homeson the water, uh, for under, you
know, a 400, 500,000, um, withgolf access, which is amazing.

(18:35):
And um, then you know, down intoPunta order, which is, you know,
got a lovely historic part toit.
So yeah,
