Miami Condo Inventory Poised To Surge 50% To 14,000 Units In CBD Submarket

This episode explores the condo market in the Central Business District (CBD) submarket of Greater Downtown Miami in the first half of the 2025 Summer Buying Season that stretches from May through October.

Zalewski and Huertas explore the past, present and future of Miami’s Central Business District. The market is defined as a 16-block stretch from the Miami River north to the Gen. Douglas MacArthur Causeway, and Biscayne Bay west to Interstate 95.

During the 70-minute podcast, Zalewski and Huertas delve into the surging number of new condos - nearly 4,800 units - being developed in a market that currently has less than 9,300 units.

The jump in the new CBD condos that are planned and under construction would increase the submarket’s share of Greater Downtown Miami units to about 24 percent of the nearly 59,000 total units.

For context, the Biscayne Boulevard Corridor submarket that includes the neighborhoods of Edgewater, Midtown and Wynwood accounts for about 26 percent of the total units in Greater Downtown Miami. The Brickell Avenue Area submarket accounts for the remaining 50 percent of the total units.
