What Are The Benefits Of Epoxy Flooring Compared To Other Options?

Ever wondered if those stunning epoxy floors you've seen in commercial spaces could transform your home? The answer is a resounding yes! Residential epoxy flooring has become a game-changer for homeowners looking to elevate their garages, basements, and patios with durable, low-maintenance surfaces that don't sacrifice on style.

David Nanninga, president of Mile High Coatings, breaks down why professionally installed epoxy systems have become so popular in Colorado homes. Unlike DIY kits that peel within months, professional applications start with diamond grinding—essentially sanding for concrete—creating the perfect surface for adhesion. This meticulous preparation allows Mile High Coatings to offer lifetime warranties on garage floors, many of which can be completed in just one day.

The customization options alone make epoxy worth considering. From endless flake combinations to custom color blends (some customers even choose Denver Broncos colors!), these floors become a design feature rather than just a utilitarian surface. What surprises most homeowners after installation? The incredible durability and easy cleaning that keeps floors looking brand new with minimal effort. It's why so many customers make epoxy flooring a non-negotiable feature when moving to their next home.

Colorado's climate presents unique challenges, but properly installed epoxy systems handle freeze-thaw cycles remarkably well, thanks to concrete's natural insulating properties. The bigger consideration is actually UV exposure, which Mile High Coatings addresses with appropriate product selection for each specific project location.

elevate your spaces to a newpeak in quality.
Hosted by David Nanega, president of Mile High Coatings,
this podcast explores howexpert residential painting,
concrete coatings and epoxyflooring can transform garages,
basements, patios and commercialspaces across Colorado's front

(00:25):
range.
So grab your favorite beverage, sit back and dive into the
world of high-quality coatings.

Speaker 2 (00:39):
Think epoxy flooring is just for factories and
showrooms, Think again.
In this episode, we explore howepoxy is transforming
residential garages, basementsand beyond.
Welcome back everyone, NickGeorge, co-host and producer,
back in the studio with DavidNanenga, president of Mile High
Coatings.
How's it going, David?

Speaker 3 (00:57):
It's going pretty good, Nick.
How's it going for you?

Speaker 2 (01:00):
Excellent, always excited to dive into these
conversations with you.
Let's bring some clarity to theworld of coatings.
Can epoxy flooring be installedin residential homes, or is it
only for commercial spaces?

Speaker 3 (01:15):
It's certainly for residential applications and
actually translates very wellover to garages, basements,
patios.
I think a big part of it isbecause of the durability and
the ease of cleanliness, especially when it comes to a
garage floor.
We do a lot of fairly largecommercial and industrial

(01:38):
applications with ourpolyaspartic coating systems,
whether it's just solid color ordoing a flake or quartz
broadcast, and those are theapplications that we commonly do
on a garage floor.
And so, again, we really treatthe concrete the same way In a

(01:59):
garage floor.
We repair cracks, we diamondgrind to prep the floor, and a
diamond grinder for those peoplethat may not know what that is
envision it like a sander forconcrete.
So most people are probablyfamiliar with sanding, say,
hardwood.
So if you think about it in thesimplest term.
It's a sander for concrete thatscratches up the concrete to

(02:20):
promote adhesion and that's howwe get that long-term adhesion.
We can do a lifetime warrantyon a garage floor and so, yeah,
I mean we do way more garagefloors.
We do probably 10 to 15 garagefloors a week and typically we
can do most garage floors in oneday, obviously a larger garage
takes longer just because by thesheer size of it.

(02:44):
But yeah, and then again, withrespect to basements, we have
other applications that arereally great for basements dye
and seals, grind and seals, concrete stain applications and
other epoxy types of coatingsfor basements.
So yeah, translates very well.
The resistance to chemicals, the ease of maintenance, easy to

(03:05):
clean, are all reasons whypeople end up choosing concrete
staining in a basement or thepolyspar coating in a garage
floor.

Speaker 1 (03:16):
And not only that but cost.

Speaker 3 (03:18):
With patios, again, you have durability
aesthetically.
There's some different optionsthat we typically explore with
patios.

Speaker 2 (03:25):
Are homeowners often surprised by the customizable
aesthetics of epoxy.
Is there anything new andexciting out that they may not
immediately know about that?
Maybe you looked at this 10years ago.

Speaker 3 (03:36):
Yeah, I think at times I always approach it as
less as more.
Sometimes the number of optionsfor some can be overwhelming,
and so that's why doing anon-site consultation is really
beneficial, because it gives mea chance, or a salesperson a
chance to really find out whatthey want it to look like.

(03:56):
Maybe they've seen a neighbor ora friend or a relative's
project or they've seensomething on Instagram or
wherever, and that's the lookthey're going for, and so it
always helps to be able to dialthat in.
But I think, yeah, sometimesfor people that don't know it's
a very abstract concept and thenyou start presenting them with
a few different options and itcan be overwhelming and probably

(04:18):
surprising at the number ofdifferent options.
I mean, you know, a garagefloor, for instance, the number
of flake combinations isessentially endless that you can
actually customize your flakeblend if you wanted to.
I've had customers that havedone Denver Broncos flake colors
and whatever you know, teamsupportive or whatever, just
different color options that maynot be available, you know, as

(04:41):
a stock color blend.

Speaker 2 (04:43):
Yeah, there's a lot of options for sure.
What are some unexpectedbenefits homeowners and people
that own commercialestablishments discover after
the install that maybe they callyou back about and go wow, I
would have moved faster if I'dknown it was going to also
provide this benefit.

Speaker 3 (05:01):
I think probably durability.
We have so many repeatcustomers that we do a garage
for and then they move two yearslater or five years later or
whatever, and then immediatelythat becomes one of their
must-haves.
It's one of those things thatonce you have it you don't want
to not have it in your next homebecause I think probably how

(05:22):
easy it is to clean and when itis clean essentially looks brand
new.
So I think probably people knowit's durable, but I think even
that still surprises them likewow, it really is durable and I
think maybe part of that comesfrom maybe people that have
either tried or seen a DIYapplication those don't last.

(05:45):
We redo a lot of DIY floorapplications because they peel
and they look terrible after sixmonths or a year, and so I
think maybe that surprisespeople that, wow, it really does
last.
You know, when you have itprofessionally done, it looks
great, for, I mean, as long asyou're on the home.

Speaker 2 (06:04):
How does epoxy handle Colorado's climate, especially
the freeze and thaw cycles?
A lot of people wonder ifthere's a different approach to
this in Colorado garages versusFlorida garages as far as the
thickness and the content of thecoating, Is it all the same and
it just handles it just as well?

Speaker 3 (06:22):
Yeah.
So that's a good question.
I think maybe during theinstall that's certainly a
consideration, but once thecoating is cured it handles it
very well.
Concrete is a really goodinsulator and so you have.
So of course you have freezethaw.
A lot of times the freeze thawhappens in the ground.
Again, the concrete being agood insulator, it doesn't have

(06:44):
that wide of a temperature swingas you would.
You know air temperature orground temperature, and so once
the coating is cured, it'sreally probably no different
across most climates.
I will say probably the biggestdifference maybe is the UV
intensity that that we have incolorado, you know, uv

(07:06):
ultimately, the sun is going tobreak down anything if you leave
it exposed long enough.
So we usually talk through thatwith people and make sure that
they have the right applicationfor their project, and we always
take that into consideration.

Speaker 2 (07:21):
So well, david, we really appreciate the deep dive.
Again today, you made it clearthat epoxy isn't just tough.
It's versatile and stylish, forthe home too.
Until next time, have awonderful day.
