Hey Millie, how are how you doing today?

Doing great.
Let's kick things off with thisone question.
Do coatings improve the resalevalue of a home or business?

SPEAKER_02 (01:04):
Yeah, that's actually a really good question.
I think that oftentimes resalevalue gets focused on, you know,
things like a kitchen,bathrooms, things like that, you
know, inside of the house.
But certainly I think that a lotof people think that, you know,
a garage floor coating is isoftentimes maybe just for looks,

(01:25):
but it's really not just youknow for aesthetic reasons.
Um, you know, I personally Ithink the the primary function
of a coating is to protectconcrete, you know, from
deterioration, from you know,stains, oils, chemicals, and
probably, especially inColorado, salt attack, you know,
from the road salts that thatthat get used in the winter that

ultimately end up gettingdeposited on your garage floor
when everything melts off.
And so uh so I think that itdefinitely will obviously it's
not gonna devalue the home.
I I think it can only increasethe resale value.
And certainly, you know, theappeal if you're looking at two
two similar houses, you know,one has a has a has a nice

(02:10):
coating on the floor and isprotected, that might may be
more appealing for for apotential buyer just because it
also kind of gives that feelingof oh, the homeowner, you know,
cares, you know, maybe a littlebit more, you know, for for
their home and and want wants itto last, you know, and and see
that value and having a coating.

(02:30):
And so with that said, I thinkit also kind of creates like an
opportunity for a for a finishedspace.
You know, you can't really havea finished room without having
you know a floor finish.
And so uh a coating certainlygives that gives that feel of of
creating a finished space.

(02:50):
And a lot of times people haveus come in and you know paint,
you know, the garage.
I mean, some people take itfurther and they they they you
know come you know, finish thedrywall and they they texture it
and they you know install trim.
And that's another thing that wecan do to create another added
benefit, you know, as far as youknow, aesthetic appeal in a

garage, is we we install a oneby six baseboard, so so we
supply it, install it, and coatit, and it creates a nice, just
it really kind of amplifies thatthat finished space, even in a
garage, and it just feels morewelcoming when you come in.
With respect to coatings inother areas, you know,
basements.
You know, obviously we we do alot of concrete staining in

(03:34):
basements as as finished floors.
I mean, that that is the pointof a finished floor as far as
you know finishing a basement,you know, you stain the
concrete.
We have a couple different waysof doing that.
And then of course there's youknow porches and and patios and
and front walkways that thatreally can benefit you know from

(03:54):
from being coated because itenhances your curve appeal.
You know, as you're walking up,you know, that's literally, I
mean, the the you know, they saythe front door is very
important, you know, your frontporch too, you know, obviously
is gonna be the first thing thata you know potential buyer is
gonna is gonna see as they enterthe home.
So so certainly I I think thatyou know all those different

(04:17):
sort of types of coatings thatwe do uh all have their own
place and and and and value andin creating uh you know a better
resale value.

SPEAKER_01 (04:28):
I think it's important as people get down to
nipping between two differenthouses, and you just never know
how those finishing touches canput your home in a better
position than another one that'sreally, really close.
And even what you were sayingabout the garage, how it makes
sounds like it makes it feellike more of an extension of the

(04:49):
house as opposed to just, youknow, sometimes garages can feel
very separate and very distantfrom the warmth of a home.

SPEAKER_02 (04:58):
Yeah, I mean, a lot of times you know, you think
about it, a lot of times the thegarage for many people kind of
ends up being the destination oflast resort.
You you you're like, oh, I havethis this item that I don't want
sitting on my countertop or inmy house.
Let's just go throw it in thegarage and set it on the floor
or set it somewhere.

SPEAKER_01 (05:16):
And so forgotten space a lot of times.

SPEAKER_02 (05:18):
Yeah, and so you know, with that said, too.
I mean, you know, not just thecoating, but we do, you know,
cabinets too and and andorganization for for garages
also, and that just takes it toa whole nother level of feeling,
you know, finished and organizedand kind of refreshing, you
know, it kind of inspires you tomaintain that space like you

(05:39):
would the inside of your home.

SPEAKER_01 (05:41):
I think organizational tools in the
garage are the best kept secretin the world.
So you talked about differenttypes of art coatings.
Are there different types ofcoating that differ as far as
the highest return oninvestment?

SPEAKER_02 (05:57):
That's a good question.
I I don't know that I couldnecessarily speak to that.
I've I've never really done thatmaybe level of of research or
thought about it that deeply interms of how a specifically
different type of coating couldaffect it.
But certainly I think thatagain, if you're talking about a
basement, you know, sometimes,you know, I go into basements

(06:21):
and people just literally havelike a painted concrete floor,
and they're like, we want, youknow, we're gonna finish it or
refinish it, we want somethingbetter.
Okay, well, certainly painting afloor can help with dust
proofing it, but it kind offeels cold and maybe not so so
welcoming.
So if they're looking to finishthe space, we might we might opt
to go with with what we calllike a uh well, we could do a

(06:42):
few things.
We could do a concrete polish,we could do a dye and seal, we
could do an acid stain, and sodepending on again their
aesthetic, what what they'regoing for, you know, as far as
the look the look and the feelof the basement space, you know,
there's there's differentapplications, and so so those
different, you know, whetherit's polishing the the dye and
seal, which involves diamondgrinding the floor, and a

(07:05):
polyaspartic top coat, thatdiffers even from an acid stain.
So they're generally similar,but but still different.
And so I don't know that any oneof those would necessarily have
maybe a better resale value oror or influence it in a

(07:26):
different way.
I think that at the end of theday, it's you know, it would be
considered finished, and and italso gives a future you know
buyer versatility.
They may not necessarily want astained or polished floor.
The nice thing about that isthat they don't like the
selections of a previoushomeowner.

(07:47):
You can literally just cover itup.
I mean, you could put you know alaminate floor or or you know a
carpet down right over any ofthose finishes and not have to
remove, you know, you know, soas opposed, you know, think
about it like say, you know, saythey you know put tile in the
bathroom and you thought thetile was really ugly.
Well, you gotta remove that.
Removing tile sucks.

(08:09):
It's it's not an arduousprocess.
Totally.
And so, you know, a a coating,you know, can you just literally
go, there's no removal of it,you can just go right over the
top of it, you know, with withwith with tile or or again
laminate carpet, whatever it is.
And so it kind of offers somefuture versatility, and so it it

(08:29):
can also be kind of maybe viewedas maybe a little bit of a safe
bet for a current owner if theyif they're thinking ahead to
maybe a future potential buyer.

SPEAKER_01 (08:38):
Makes it look nice for now, but also gives them the
opportunity to do what they wantto do in the future.
So, what advice would you givesomeone considering codings
purely a resale process?

SPEAKER_02 (08:48):
I would say, you know, probably first and
foremost, you know, start withthe garage, just because that's
often probably the the easiest,kind of best bang for the buck
in terms of dollar, what you'regonna return.
And and again, and not thatnecessarily people are focused
on the on the garage whenthey're looking at a home, but

(09:09):
some people are.
Some people want you know abigger garage.
You know, they may be movingfrom a two-car garage and they
want a three or a four-cargarage bigger.
And if they go in and you know,again, they're looking at a at a
home, and wow, this this garagefloor is is done, it's like
mentally, okay, I can check thatoff my list.
I know that's not something I'mgonna have to worry about.

(09:30):
The floor is protected, like itjust gives that that that
instant, you know, uh appeal.
And so I think probably a garagefloor, and then and then second
might be you know a front orback patio space that that maybe
if if neglected or just kind ofugly can be really enhanced by

(09:52):
by a coating and and really giveit, I mean, it it can we can
make ugly concrete look lookpretty good.
We don't have magic in a can,but we can do some pretty cool
things, you know, to to reallyenhance you know the appeal of
ugly concrete.

SPEAKER_01 (10:09):
The closest thing to it.
