elevate your spaces to a newpeak in quality.
Hosted by David Nanega, president of Mile High Coatings,
this podcast explores howexpert residential painting,
concrete coatings and epoxyflooring can transform garages,
basements, patios and commercialspaces across Colorado's front
(00:25):
range.
So grab your favorite beverage, sit back and dive into the
world of high-quality coatings.
Speaker 2 (00:40):
Epoxy floors are
durable and beautiful, but how
long does installation reallytake and what does it take to
keep them looking great?
David Nanega breaks down thetimeline and shares expert tips
for maintaining your investment.
Welcome back everyone.
I'm Millie M, co-host andproducer, back in the studio
with David Nanega, president ofMile High Coatings.
How's it going, David?
Speaker 3 (00:59):
Going pretty good
today.
Speaker 2 (01:01):
Awesome, glad to be
back.
Let's talk timelines andmaintenance so folks know
exactly what to expect withtheir new floors.
How long does an epoxy floorinstallation typically take and
how do I maintain my newlyinstalled concrete coating?
Speaker 3 (01:13):
So we always say that
most we can typically do a
three car garage, a standardthree car garage, typically in
one day, you know, during mostseasons you know, spring, summer
and fall, and occasionally inwinter too.
So things that can alter that,of course, weather.
(01:37):
If it's really cold it mighttake us an extra half day, for
instance.
That's just because in coldertemperatures the coating may
take a little bit longer to dryto be able, you know, for us to
be able to walk on and get tothe next step.
The polyaspartic that wetypically use in the coating
(01:57):
process is kind of the creme dela creme of coatings, so it has
some really nice features inthat it cures really fast and
walk on time is very good.
They say that the walk on timeat 50% relative humidity and
room temperature is about twohours.
So that's pretty quick.
So that allows us to, once weprep the floor, get that first
(02:20):
coat on, and then it doesn'ttake long for us to be able to
walk on it and get to the nextstep.
So again, most standard garageswe can complete in one day.
Of course there are things thatcan extend the installation
period.
It could be maybe extensive, decreasing or crack repairs,
(02:41):
coating removal.
We do a lot of garage floorsthat someone else you know has a
coating or paint on the floorthat takes some extra time to
remove.
It's not, as you know, it's notas fast as just diamond
grinding bare concrete, and soyou know that may extend it.
And then of course you have, you know, any more.
You know, just bigger, biggergarages, four or five, six car
(03:03):
garages, garages that are over athousand square feet, you know
obviously are going to just takelonger to do.
I would say probably 90% of thegarages we do take probably a
day.
And then of course you get yourvery ones where you know they
might take two days.
Speaker 2 (03:20):
So Sounds like time
is not a big issue doing a big
project like this.
You talked about things thatmight extend the installation
time.
Are there any?
Is there anything that canspeed it up?
Speaker 3 (03:32):
Oh, you know, we try
not to rush through the process
Typically.
I mean, we do a lot of garagefloors where we kind of are
walking into a relatively idealscenario, scenario, meaning the
garage is empty, clear it outfor us and we can essentially
just show up and start the prep, the diamond grinding of the
(03:53):
floor.
And so you know, yeah, I'd sayprobably the only thing that
would speed it up would behaving a clear floor and and
then from it just kind of takesas long as it takes.
You can only grind so fast, youknow, you can only apply the
coating so fast, and then you'rekind of left with you know,
(04:17):
temperature or whatever otherconditions for the coating to
cure and dry.
Speaker 2 (04:22):
Homeowners need to do
their part and make sure that
you all have a clear space towork with.
As far as the grinding it takes, as long as it takes, I can
understand that.
So what kind of cleaningproducts or tools do you
recommend for long-term care?
Speaker 3 (04:36):
So I just use dish
soap on, you know, a micro-on.
It's widely available, easy,simple.
Everyone knows how to use dishsoap.
Another kind of common productis Simple Green.
It's a kind of a householddecreasing kind of product used
for these type of applications.
They're eco-friendly and allthat.
(05:06):
So like when I, when I clean myfloor, I know I'll just get it
wet.
You know usually, usually, youknow, especially in the winter,
you got all the gunk and stuffthat melts off the car, dirt, my
whatever, and then you know Ijust get it wet.
There's a stiff crystal broomand just dump a little bit of
soap on there kind of kind ofwork.
It work it loose with the broomand then just squeegee it out,
(05:27):
rinse it off, and that usuallydoes the trick.
Speaker 2 (05:31):
Sounds simple and I
hope the executives at Dawn hear
that and maybe we can get asponsorship going.
So how often should clientsreseal or refresh their coating
to keep it performing well?
Speaker 3 (05:44):
Typically the
coatings don't really need to be
resealed, you know, in thegarage floor space.
Once they're down there they'repretty well, they're good to go
.
We occasionally get people thatjust, you know, after, say, 10
years, they just want it, youknow, looking brand new and
shiny again and that's fine, there's typically.
(06:04):
I actually just visited oneyesterday that was there's no
issues with the floor itself.
It just over years, um, youknow, got dull and he just
wanted it looking looking brandnew.
We can certainly do that andthat's not.
That's not a difficult thing todo and if the coating integrity
is still there, assumingthere's no peeling or flaking or
(06:25):
deamination of the coating fromthe concrete, we can typically
clean it and scuff it andreapply and go right over the
existing coating.
So it makes it look a littlebit faster.
Speaker 2 (06:34):
Appreciate the
breakdown, david.
Clear timelines and smart caretips make all the difference.
