27. Norwell Market Update – August 2025: Luxury Listings Surge, Fast Sales, and What Buyers & Sellers Need to Know

The Norwell real estate market continues to heat up, with August 2025 data highlighting both record-setting prices and lightning-fast sales. The median sold price hit $1,250,000, climbing 11.6% from July and up more than 31% over the past three years

NORWELL Market Activity. Homes are moving quickly—median days on market is just 6—and buyers are paying an average of 101.6% of list price, which means multiple offers are still the norm

Inventory sits at 2.54 months of supply, essentially flat month-over-month, which keeps Norwell firmly in seller’s market territory. At the same time, the median list price for active homes jumped to $2.45M, an 8.9% increase from July, underscoring the strength of the town’s luxury segment

NORWELL Market Activity. New listings include estates priced north of $2M and larger family homes in the $800K–$1.2M range, while pending sales reflect demand across every bracket—from $849K colonials to multi-million-dollar properties closing in under 10 days.

Closed sales in August tell the same story. Transactions ranged from $795,000 for a three-bedroom Cape to $2.2M for two separate luxury single-family homes. Nearly all closed within two weeks, and many sold above asking. Over the past year, the median estimated property value has climbed 11.8%, with three-year gains of nearly 22%

The market’s pace isn’t without challenges. Buyers face affordability pressures, and while inventory is slowly improving, competition remains intense. Distressed filings, though minimal, are emerging, showing that not every homeowner is immune to rising costs

Looking ahead to fall, expect inventory to expand slightly, but demand in Norwell—fueled by its top-rated schools, suburban charm, and easy access to Boston—is unlikely to slow. This remains one of the South Shore’s hottest, most competitive markets.
