For many in Gen Z, homeownership feels more like a dream than a milestone. On Boston’s South Shore—and across the country—this generation is facing unique headwinds that make the path to buying a home more complicated than it was for their parents or grandparents

Financial barriers are the first hurdle. Many Gen Z buyers are burdened by high student loan debt, limited savings, and rising rents that eat away at their ability to save for a down payment. Pair that with rising home prices and interest rates, and affordability challenges become even more pressing. Younger buyers often don’t have the equity, credit history, or long employment track record that lenders want, which means stricter lending standards and higher rejection rates

On top of that, discrimination and fair housing concerns can create invisible roadblocks. While the Fair Housing Act protects against bias, in practice, younger buyers sometimes feel marginalized. Lenders may view them as higher risk, while stricter income requirements from landlords or sellers can disproportionately impact first-time buyers. Many Gen Z consumers don’t fully understand how to recognize or report violations, leaving them more vulnerable to unfair treatment

Another factor? Market competition and generational pressure. Gen Z is fighting for the same starter homes as Millennials and Baby Boomers, who often bring cash offers or significant equity to the table. Sellers lean toward stronger financials or fewer contingencies, making it tough for younger buyers who rely on financing, inspections, or down payment assistance. The frustration is real: Gen Z wants to build wealth through homeownership but often feels locked out

Then there’s the education gap. Many Gen Z buyers are first-generation homeowners, without the guidance of parents who’ve gone through the process. Complex mortgage terms, misinformation online, and uncertainty about their rights under Fair Housing laws can leave them feeling intimidated or unprepared

Finally, lifestyle preferences create another challenge. Gen Z values walkability, sustainability, and inclusivity—features often found in higher-priced neighborhoods, particularly in South Shore towns like Duxbury, Marshfield, and Scituate. With limited affordable inventory in these areas, compromises on location, quality, or budget are often unavoidable
