ready to sell because we'recoming up to the spring market.
I'm not sure why you'll waitfor the spring market.
You've been hearing me say thatfor 12 years.
There's not much competition outthere right now, which puts you
in an amazing spot.

Why?
Because we're in this weirdmarket where there's very little
out there on the market,although we help buyers all the

water, so it really does eek atall of the bumps and the corners
that it comes across and itstarts flowing faster and faster

So you know, right now you havea really good spot to be able
to get your house out there.
So you know, as usual, I'mgoing to say quit waiting around

But at the same time, I am bigpreparation girl, right.
So I've been running certifiedpre-owned experts since 2007.
I've been teaching agentsaround the country how to do
that.
That's basically where, as aseller, you get your inspection.
So let's talk about that alittle bit.

We're talking about navigatingthe whole closing process today,
but I want to go through whycertified pre-owning your house
is so important.
Forget cash CPO, forget all ofthat.
Just you doing CPO, whetheryou're a FISBO or you're
thinking about selling.

even have the borders of littlehorsies around the top.

I love those.
When I go in a house and seethose and it's full of emotion,
right, and you can see that thatwas a little girl's room or a
little boy's room, and as abuyer, that's really hard to
look at.
It tugs at your heartstrings.
It tugs at my heartstrings whenI go in to list the homes.
So you really want toneutralize all of that.
So I agree with you.

(05:40):
However, the real kicker is thethings that are going to come up
on the inspection report.
I've been telling you thissince 2007.
So, with a car you've all heardof CPO cars or certified
pre-owned cars.
If you know somebody that runsa CPO car division.
I want you to have them call inand we'll do a whole show on

CPO cars.
That would be fun, wouldn't it?
Yes, it would.
All dealerships have certifiedpre-owned cars, so we do that
for a $20,000 car right or a$10,000 car.
They have minimum of all theones I've seen, whether it's BMW
or Mercedes or Kia, or keepgoing.
Toyota give me some Randy.
Lexus, chevy, ford Dodge mesome Randy.

Lexus, chevy Ford, dodge Ford.

Dodge.
All of them have a CPO program.
So minimum they do 156-pointinspection.
That means they look at 160points on a car.
Do you think a house has morepoints to inspect than a car?
Definitely With all theelectronics and all the
mechanical workings and thestructure and the roof, all

those things and all the littlenitpicky things.
Sometimes you guys call themand I get it.
You know, need some cork behindthe sink, like that's so easy
for a homeowner to do or so easyfor us to get a handy person in
to do it for you.
So go ahead and get thatinspection.
So the way to start thisprocess.

Well, you've probably heardthere's a lot of things changing
in real estate and, yes,actually, traditionally the

buyer has paid for that Onceyou're under contract.
That's the difference.
Once you're under contract,you're basically over a barrel.
Here's why You're all saying no, we're not, we drive it.
Well, I want to put you in thedriver's seat.
This is how you do it.
Have the inspection up front.
It'll cost you up to 500 bucks,pretty much anywhere in the
country, and they will find allof those things.

(08:36):
Now you can choose to donothing, which is fine.
We can disclose those items.

Ah, you say see, I've heard allof this.
I've been doing this since 2007and helping people around the

So back to why it's so importantto get the inspection.
Yeah, the buy pays for thatwhen you're under contract.
That's the difference.
So if you do it beforehand, youare totally in control.
You can choose not to fixanything.
We can, in fact, we can justchoose to give them the
inspection report and people sayoh no, that would be terrible.

(10:14):
Then they'll know what's wrongwith the house.
They're going to know what'swrong with the house anyway and,
like I said, I was presentingthis in charlotte one day.
There were a few hundred agentsin the room and somebody very
well known, who's actually inthe current book, I'm not going
to call you out there said itwas so great.
He said this was about gosh.
It's probably eight or tenyears ago.

(10:35):
It's all the same guys, if noteven more critical now.
So he said I can't advise mysellers to have inspections
because I'm going to have 25listings.
He had 25 listings that haveproblems and the room went quiet
and I had lunch with that sameguy and then he became a massive

(10:55):
proponent of CPO because herealized he had 25 listings of
problems.
It's just that those problemsweren't going to come up until
they go into contract.
Now what's the problem there?
That means over a third of themfall out when they're under
contract.
A, that's not fun.
B, it's what a mess.
So the buyers are buying yourhouse, or you may be the buyers

(11:19):
buying the house.
You have got your forwardingmail set up, you've got money in
escrow.
You've probably got duediligence put down.
You're getting the schoolsorted out for your kids, maybe
you're figuring out the movingtruck, you're packing everything
up and then, ah, halt, it stops.

(11:40):
And the same for the sellers.
You know, you're packingeverything up, you're getting
ready, finally it's sold, andnow it halts.
Now the problem is that the twothirds that go through most
people aren't saying, oh well,no worries, we've got through.
Most people aren't saying, ohwell, no worries, we've got.

(12:00):
You know, 50 items on thisinspection report.
No worries at all.
That's probably 2%, if that.
So the next group are saying,well, okay, we'll still go ahead
with this, but it's making usvery nervous and we want $10,000
, $15,000, or $20,000 off theprice.

Speaker 3 (12:19):
Off the price.

Speaker 2 (12:19):
Oh yeah, or we want you to fix it.
I'm not sure which is worse,honestly, Because if they say we
want you to fix it, by the way,if you're a buyer, I very
strongly suggest you don't dothat.
Here's why Not all sellers arebuilt equal.
Some will fix it at a verybasic level.
Some will be builders I know alot of you listening around the

(12:42):
country are builders.
You listen in.
They might be fixing it at ahigher level because they know
what they're doing.
Some people, just you know,want to do the right thing and
they'll fix it at a very highlevel.
However, there may be otherthings built in that you want to
do, like maybe changing thebathroom floor, where you can
fix that item at the same timeas fixing the bathroom floor.

(13:03):
Also, as the person who's goingto be the owners of the house,
don't you think you're going todo the fix at a higher level
than the current seller will?
I mean, that's just commonsense, isn't it Sure?

Speaker 3 (13:15):
sure yeah, that makes perfect sense.

Speaker 2 (13:17):
You know you're not going to do it in the basic way,
as the current owner, theseller, probably, is going to do
it in the basic way.

Now, yes, there is a cost.
So you're going to pay about500 bucks, sometimes 350 in

different parts of the country,sometimes 600 in different parts
of the country.
But that money think about thatfor a minute that's an
investment into getting yourhouse properly prepared.
It's way more important thanpainting that lilac wall, I
promise you.
Way more Way more important,because this is the key thing

(13:59):
that will have it drop out.
Now we're talking aboutcertified pre-owned today, not
cash CPO.
I'll throw in how that's alittle bit different, where you
can use somebody else's money todo it for you.
That's pretty cool too.
So now you have this inspectionreport.
What are you going to do withit?
Well, you can disclose theitems.

(14:20):
That means, hey, you know,here's our inspection report.
We took the price into accountwhen we got the inspection.
That's really, really important, because you don't want the
buyer saying to you well, weknow all these things are wrong
with it, so we're going to giveyou 580 instead of 600 so we can
fix the items.
No, we took the price intoaccount, whether it's 300, 600,

(14:44):
a million, 3 million, whateverit is.
We took the items because weprepared it properly, like all
homes should be prepared.
Oh my gosh, I heard some horrorstories this week Mold in the
basement, not from our homes.
I hear this from other agentswho are listing agents that go
through all of this, and I justkeep saying and I'll keep on

(15:06):
saying, because this is mylegacy piece, this is what I
want to be remembered for inreal estate.
Prepare the home properly.
It's such a small investment,but not only that, it's the gift
that keeps giving, because thedropout rate when you're not
inspected, you're not appraised,you're not offering a home
warranty is over one third.
Ours is about 7%.

(15:28):
That's how much it takes itdown.
We can't fix stupid.
Sometimes, as a buyer, you goout and lease a car or buy a car
or buy.
Don't buy anything.
You go out and lease a car orbuy a car or buy something.
Don't buy anything.
If you're in that buying mode,shut your wallet.
Just do the necessities.
Don't open store cards, all ofthat stuff.
All you need to do right now istake your credit report down

(15:50):
just a little bit.
It's going to cost you more ininterest or you may not be able
to get the loan.
That more in interest willaffect how much you can actually
afford.
So remember that.
Don't do it.
Get the home prepared properly.
It's so much easier for buyers,buyers' agents and for you as

(16:13):
the seller.
Why wouldn't you want to dropyour dropout rate from a third
to 7%?
Now, that's just the dropoutrate.
So what does that mean?
Everybody around the countrycalls and says what's wrong with
it.
People don't want somethingthat's been discarded by

(16:33):
somebody else, or they want todo a lot of research.
Remember, everything's onlinenow.
Everything's online so they cansee that it's dropped out on
any one of our websites, whetherit's our website or somebody
else's website.
So what are your choices whenyou have that inspection report?
So we already talked about one.

Your second choice is toactually attach the inspection
report to the MLS.
We don't tend to do that in ourmarket right now.
We keep it in a drawer, andwhen somebody's really

interested, we don't really keepit in a drawer, it's electronic
, it's an electronic drawer.
When somebody's reallyinterested in purchasing the
home, we send that inspectionreport before they get into
contract, and I don't rememberthe last time someone said no,
okay, now we're not buying itbecause we've seen the
inspection report.
It barely ever happens, andthat's the mind shift to make.

(17:45):
That's the piece to reallyunderstand.
So we get so worried that ifwe're honest about what we've
been through and, in this case,what our house has been through
or what it's going through.
The people won't want it.
But that's not the case.
It's like a dating site.
Most people appreciate honesty,you know so the fact that

(18:07):
you're laying it all out thereand everybody goes in eyes wide
open.
And I have proof of thatbecause one buyer after another
says, ok, you know.
They also know that we've takenthe things that need doing into
account in the price.
That's why CPO homes are sopopular.
I'm surprised that every singlereal estate brokerage doesn't

(18:31):
have a CPO division.
We have new homes divisions.
Why on earth don't we have aCPO division?
I just realized that we'reselling new houses all the time,
just like car dealerships areselling new cars.
We should have a CPO division.
Yeah just like they have a usedcar division.
Exactly Well, your CPO divisionis called cpoexpertscom.

That's a genius idea.
Just restructure the whole realestate firm to have a CPO
division.

But you've really got to knowhow to do it, because a lot of
agents don't.
And they help you with findingthe inspector, they help you
with how to the inspector, theyhelp you with how to interpret
that, they help you getting theappraisal, they help you putting
the home warranty in place andyou don't pay for the home
warranty in most cases until youactually close.
That's the trifecta.

So you know it's really really,really worthwhile getting that
inspection and, like I say, wecan get you going with that
anywhere.

It takes a while to get yourpassport.
I got a new one in, I don'tknow, six or eight weeks, man.

Yeah, and this was during covid, when everything
slowed down and it seems to slowdown for good.
But we won't go there becausethat that's a whole other show.
So if you're a for sale byowner, if you're thinking about
checking it out as a for sale byowner now and I always say yeah
, go for it.
And honestly now, because themarket crested over a year ago

(23:37):
I'm writing cash offers all overthe country every single day
and I look at what's happeningwith the price and I'd say 95%
of the time we've lost money inthe previous month at this point
, oh wow, by everything that'sanalyzing of the price of your
home.
Now it might only be $5,000 or$10,000, but $10,000 a month

that's a lot of money and thatstarts ratcheting up.

Yes.

The other issue with that is that some people really
need to move.
You may not be one of thosepeople, but if you really need
to move and you see your homegoing down, you're going to take

And guess what that does toyour appraisal?
It starts to be harder andharder to get those offers to
fly all the contracts to fly,and that's how prices decrease

because some people have to move.
As the economy is gettingtougher and tougher, you'll find
people.
I also watch the.
I have a lot of people enterinto my black book who are late
on payments.
Because I like to help peoplethat are late on payments,

(24:47):
because what I often find is andI've done this in my life
before you stick your head inthe sand and we have a program
for you that can save you fromforeclosure and you do not want
to go into foreclosure and getmoney out and everything else.
So definitely reach out ifthat's going on.

different situations, right?

So if you're going through adivorce or you're going through
a difficult relationship, oftenthe reasoning is finances, or
you're just depressed becauseyou don't like each other
anymore and you might have beentogether for years.
That means your house usuallysuffers.
It's got a few dings here andthere, yeah, and most of us
don't maintain our homes likewe're supposed to, including me.

It's a never-ending job.

Speaker 2 (27:21):
Yeah, I don't even take my car in for servicing on
time.
Don't tell BMC, don't tell them.
No one's going to tell them,right?
Oops, never mind.
You know, maintain my home likeI should.
Get the gutters cleaned outonce a year and, you know, pump
the septic and all that goodstuff.
Most of us don't do that.
So there are going to be thingsthat come up even in what we

(27:44):
think is a perfect home, andthere's going to be at least 40
or 50 things, guess what.
They pay for the inspection,they pay for the appraisal and
then we use their money to putall that stuff right Up front.
It comes off the profit at theend when you present your house
in that way.
You make a lot more when you'renot in the house, sorry to say

You make a lot more when yourpets aren't in the house, when
you know maybe you're oldersellers that are thinking about
going into assisted living andyou're waiting for that call
from the assisted living placethat calls you and says, hey,

want them to have it anymore,your kid's phones when you want

certificate, your naturalizationcertificate oh, I wonder where
mine is.

And you know you're definitelycoordinating with your real
estate agent at this point,because they're used to looking
at closing disclosures and whenyou look at them, even though

they've been simplified andfederally they've been
simplified now when you look atthem, it'll look like
gobbledygook.
For a lot of people It'll looklike Latin.
So have your agent, you know,walk you through that and then
there's the final walkthrough.
The walkthrough is reallyimportant and I always tell
agents to do the walkthrough themorning of here's why I

(37:59):
remember when I was doing one ofmy first closings.
Oh my gosh, I was helping somefriends buy a home.
They were from Florida.
We were looking all over theplace I I helped them buy a home
, I think at 425,000.
That home is now worth at least800,000.
Spectacular views, just agorgeous house, and I've done a

(38:20):
lot of work to it.
So the agent was very wellknown.
I was a new agent.
What usually happens is theylook at your license number and
they know you're newer and thenthey kind of start to take
advantage a little bit becausethey know that you're new.
Right, and they're working forthe seller.
In north carolina you'reworking for the seller or the

(38:40):
buyer.
Now there is dual agency butnot many people do that, because
how can you work for a sellerand a buyer at the same time?
That's like a divorce attorneyworking for the husband and the
wife, not necessarily advisedSame thing.
Agents don't like that, mesaying that, because they get
double the commission when theydo dual agency.
So she was saying to me oh,they've just got a few things to

(39:04):
move out, no worries at all.
And I said well, listen, if thethings aren't moved out, we're
pushing the closing date.
I'd done a lot of real estatedeals deals even though I was
new in real estate here.
I'd done at least 42 indifferent parts of the country.
So I've seen this before and itwas just a gut feel for me and
they were my friends, you know.

(39:24):
So I go to the house thatmorning.
There's still sofas, chairs,big items.
You know I think they're usingfriends to move it out.
Please don't do that, guys,unless you're in your 20s and
you've got lots of friends withgood old backs you know good
young backs.
Should I say yes, don't do that.
Just take a little bit of thatmoney and pay for the movers to

(39:46):
do it.
It's all insured and you don'thave to go through the hassle.
So the morning of there's allinsured and you don't have to go
through the hassle.
So the morning of there's allthese big heavy items that still
come out.
So I moved the the closing andI thought she was going to have
an anaphylactic shock.
Honestly, she was really tickedoff, um, and you know my buyers
were ticked off too and I saidlisten, I just I don't want to

(40:08):
do this before it's all out, sowe moved it to the next day.
I go and do the walkthroughBecause you always find things
the morning of because peopleare scrambling to get out.
That's normal.
The first thing I notice isthat one of the little glass
windows in the garage is broken.
Happened during the move.
Happened during the move?
Yeah, because these big, heavythings are being moved out.

(40:29):
The glass in the front door isbroken Uh-oh, that was about a
$2,000 fix and the garage doorstopped working.
Now that may be because it wouldhave just stopped working
anyway, but the fact is youdon't have any leverage once
you've moved in.

(40:49):
So we said, gosh, it's probably15 years ago.
We said, listen, we'll close,but we want some money held in
escrow until this is fixed.
Or we may have taken the moneyhonestly, I don't remember at
this point.
We may have taken $5,000 orsomething like that in order for
it to close.
However, had I done thewalkthrough the night before and
gone oh yeah, I'm sureeverything will be fine I
wouldn't have seen any of thatthe night before and gone oh

(41:10):
yeah, I'm sure everything willbe fine I wouldn't have seen any
of that.
A normal wear and tear is fine.
You know, I don't know a markon the wall here and a mark on
the wall there, but that's notwhat this was.
It was some pretty seriousdamage and the clickers weren't
on the garage.
Now, most people can set theircars, but if there are clickers,
you want clickers Absolutely.

(41:31):
So you know, the walkthrough isreally, really important.
I can also tell you that theReal Estate Commission got
involved one day this is manyyears ago again where I had a
newer buyer agent that was beinghelped by a very seasoned buyer
agent on my team and that buyeragent did a walkthrough.

(41:52):
Again this is some years ago.
That buyer agent did awalkthrough and everything
seemed fine and they had alittle storage shed, had some
rusty old shovels and forks andsome tools in there that was
conveying with the house.
In other words, they'd thrownit in.
They didn't want to move all ofthat, but that was locked.
So whatever, it's a littlestorage shed outside, everything

(42:16):
was fine, closed on it.
Come to find that the buyersfinally get into the locked shed
and everything's been taken.
The neighbors told me that theseller's kids took everything.
They saw them take it and thenput a lock on the door.
Now why is this important?
The buyers were super tickedoff, of course.

Speaker 3 (42:35):
As well they should be.

Speaker 2 (42:36):
Yes, they were expecting, they really, really
needed those tools.
So that was not pretty.
Oh, I can't imagine we had twobrokering charges involved.
We had to discuss it with thereal estate commission.
That agent that did thewalkthrough and didn't know to
make sure that one, you see, hadhe just said take the lock off.

(42:57):
That's all that needed tohappen.
That's what would have made itright, because he'd have seen
there was nothing in that shedand we'd put it on the contract.
That's what you have to do.
You have to put it on thecontract that it conveys the
personal property conveys.
There's a place on the contractto do that.
And it sounds minor but it wasreally, really important to

(43:21):
those buyers and they made acomplaint.
I actually went to my broker incharge at the time and said
will you a different firm, youknow, will you help me out with
that this?
And the broker in charge said,oh, it'll come to nothing.
It's just, you know some minorshovels and forks and things and
it didn't come to nothing.
So very, very important, getstuff out a few days before, if
you can, if you're the sellers,and if you're the buyer's agent

(43:41):
or you're a buyer doing it onyour own.
God forbid, go in the morningoff and do not close until
everything is out, because I'veseen it time and time and time
again.
I've also got, I've got allkinds of tools on here.
So I, if you've got carpets,I've got the best vacuum cleaner

(44:05):
for you.
Again, if you want to find thisstuff, go to blog at

that says um, selling your home,navigating the closing process.

If you've got one I don't, theydon't pay me to say any of this
I've had one of these things foryears.
It's basically a vacuum cleanerthat's upright, it's very easy
to use and you'll be terrified.
I don't care if you're movingor not.
Buy one.
You'll be terrified of whatcomes out.
You'll be definitely terrifiedif you've got pets.
So you vacuum, you know, once aday, twice a week, once a week,

(44:53):
whatever.
You vacuum when you've got petsor people running around or
people that don't take theirshoes off in the house and it
all looks clean when you've doneit and you use this thing and
the water will come out blackthe first time you do it.

Wow, it's just for carpets.
They do make ones that docarpets and hardwood floors that
in my humble opinion, they'renot as good.

Um, if you've got pets, it'llpull all the pet hair.
It'll be clods all over thecarpet.
You have to believe me, that'samazing.
It's disgusting.
So, um, a basic tool set.

Make sure you've got that basictool set and you can take it
with you.
That's the thing, and I've gota link to that on here as well.
The one I love to use is a verybasic.
You may have one of thesealready.
It's a 57 piece hammer,screwdrivers, drill bits, socket
, ratchet, hex, keys, tapemeasure, pliers and a few other
things in there.
But this will both keep yousafe if you're in a home right

Just get this, this little kit.

you move into your new home youwon't be quite sure where your
tool sets are.
