Speaker 1 (01:43):
That's fair.
Organic is more expensive.

Speaker 2 (01:45):
It is, it is indeed.

Speaker 1 (01:47):
So you know, our price goes up, snoop Dogg, once
we get to 100.

Speaker 2 (01:52):
Don't be in our DMs when we reach 100 million, right
.

Speaker 1 (01:56):
Right.
It'll be too late Back, thenthey all on me All right, they
all on me.

Speaker 2 (02:04):
So also remember we're just for entertainment, we
don't really know much, we justlike hearing ourselves talk and
to talk about you, and this ispretty much like a conversation
that me and Joan have on aregular basis, guys, so it's as
authentic as it can get.

Speaker 1 (02:21):
So just enjoy, that's fair.

Speaker 2 (02:25):
Except we kind of name drop in private?
We do, we do for sure.
I was thinking the other dayand my wife actually gave me
this idea there's some peoplethat are out there in the real
estate world that don't reallyhave the best reputation, right,
we should bring them on theshow and talk to them, let them
clear the air.
What do you think about that?

Speaker 1 (02:44):
Oh, I think that's a really great idea.

Speaker 2 (02:46):
Right.

Speaker 1 (02:47):
I know quite a few people just from today we could
reach out to.

Speaker 2 (02:52):
And everybody should get an opportunity to put
themselves out there, explainthemselves.
These are small circles and youguys that are writing us, we
appreciate the letters.
We would love to have you guyson the show, but also there's
some people out there that wewould love to reach out to, and
if you got some beef or somequarrels out there in the real
estate world, come on the show, let's talk about it.
Put your information out there.

Speaker 1 (03:13):
Your wife is so amazing.
I like that.
I've already thought new yearnew you.
Yeah Right, everyone's like.
New year new me, new year newyou.
Come, tell us your side of thestory.

Speaker 2 (03:27):
Redemption or not redemption, or just tell
everybody Fuck off Pretty much.
All right, or just solidifyyour position of being an a-hole
right.
That's great.
All right, let's reach out tosome people.

Speaker 1 (03:44):
Here's your opportunity.
If you're listening to this,all 14 people.
If you know someone, adam youknow, screenshot it, send it to
them.
If you know who they're beefingwith, even better.

Speaker 2 (03:52):
Yeah that's juicy.

Speaker 1 (03:54):
You know, and who has enough balls to come do it.

Speaker 2 (03:58):
I think that would really tell a story too.
If you got the balls to do that, you would definitely win some
respect from us, at least fromthe Realish podcast for sure.
We may not like you anymorethan we do now, but at least
you'll have your side of thestory out there on the internet
forever.

Speaker 1 (04:16):
I think this is great , and this kind of goes into
what we're going to talk abouttoday.
We have a pretty good one.
This is called dirty deal.

Speaker 2 (04:24):
Dan, okay, I'm just gonna jump right into the okay,
guys all right.
So I've got a real effed upconfession and I'm panicking
here.
I was involved in a?

Speaker 1 (04:35):
sorry.
Can you read this as written?

Speaker 2 (04:39):
I'm trying to think of the kids, joe fucking kids
are listening to us all right, Igot a real fucked up question.
And I'm panicking here.
I'm trying to save y'all withvirgin ears out there.
I was involved in a deal whereI know about a buried oil tank
leaking in fucking mold in thewalls.
This is terrible, but I coveredit all up.

(05:00):
I didn't disclose either ofthose things, thinking I could
just get the sale done and moveon.
Now I'm terrified.
I've put people's health andsafety in serious danger.
I knew that the tank wasleaking and the mold was growing
, but I didn't say a word.
Everyone was buying houseswithout inspections at the time
and I took advantage of it.

(05:21):
Now I'm scared, shitless.
I'm going to get sued or, worse, someone's going to get
seriously hurt because of mynegligence.
What the hell do I do now?
How do I come clean withoutruining my life and how do I
stop making things worse for thepeople I might have fucked over
?
I'm honestly at a loss here.
No signature was given.
Oh, oh, my gosh, all right.

(05:44):
Well, oh, oh, my gosh, allright.

Speaker 1 (05:45):
Well.

Speaker 2 (05:45):
Well, okay.

Speaker 1 (05:47):
All right, so I keep having to clear my throat.
I don't know if I've drank thistoo soon, but that's good news
for you guys, because let's talkto no signature was given,
which is why we called him DirtyDeal, dan.
I don't even really know whereto begin.
I don't even really know whereto begin, I think, because I

(06:09):
think it's really fucked up tohide mold in a leaking oil tank.
Now I get it Now.
Let me just stop there, becausesome of you probably, like
already have started went indefense mode.
I'm not talking about youselling a house as is.
I'm not talking about oil tankin the ground that you knew was

(06:30):
there.
That's up to in Virginia, bythe way.
It's up to everyone to discoverthose things.
I think what's fucked up is youhit it.
Yeah yeah, you know it wasleaking and you hit it, or you
knew there was mold.
And imagine a little baby andfamily moving in the house and

(06:51):
someone has like severe asthma.

Speaker 2 (06:53):
Right.

Speaker 1 (06:55):
Um, this one's, I'm not going to tell you.
It's tough to do the rightthing, and I'm glad you're being
haunted by it.

Speaker 2 (07:03):
Yeah.

Speaker 1 (07:04):
But what do you do, right has?
This ever happened to you orsomeone you know.
Like have you said oh my God, Ijust feel so guilty.
Let me go tell them.
So they sue me today.

Speaker 2 (07:16):
Right, yeah, that's where I'm at with it.
It's like you know.
Obviously he's having, you know, remorse about it, right, and
that's good.
It shows that you thought aboutit.
But it seems like you did thedeal and you thought about it
after the fact, right, andyou're worried now that you're
going to get in trouble and youknow these are things that are
very dangerous right to somebody.

(07:37):
So you've identified that.
So, knowing that these thingswere possible, and you did it
anyway and you said you hit itright without everybody was
buying, without inspections, youthought you could get away with
it.
Dirty deal, dan.
And I think that's the mostdisappointing in this.
And, like I said, everybody'sbeen in a situation where maybe
they had second thoughts aboutsomething they did after the
fact.
But I would say in yoursituation, there is a chance

(07:59):
that someone could get seriouslyhurt because of your negligence
.
So I guess the question is nowwhat does he do?

Speaker 1 (08:04):
I don't know.
Well, he should tell someone, right, because it's kind of
messed up.

Speaker 2 (08:10):
Yeah, I agree.

Speaker 1 (08:13):
So I would say, just go tell him.
You don't have to tell him thatyou hit it.
You know it's weird.

Speaker 2 (08:26):
Hi, this is Kevin, the quick clothes team, where
your off-market home buyerconnection for wholesalers and
homeowners to thousands of cashbuyers All over Virginia with a
connection to make the sell yourhouse fast with no closing
costs or repairs.
We're the connection to make tosell your house fast with no
closing costs or repairs, whenit needs a ton of work or it
gets shaky, sell them off.

Speaker 1 (08:51):
Go to thequickcloseteamcom or contact
us at 804-946-9986 to getconnected today, but why don't
you just go say, hey, I'vediscovered.

Speaker 2 (09:01):
Right.
Right, because it sounds likehe's still kind of in this deal,
so to speak.
So it's not too late.
I don't think, dirty Deal, dan,for you to do the right thing,
and obviously you want to comeclean.
I don't think it's going toruin your life, especially if
you get in front of it now andsay, hey look, I discovered

(09:22):
something.
I didn't know about it.
Whatever the case is, you know, even if you do a little white
lie, but it for the greater good, to protect these people that
could potentially have no ideaabout this, you know about it,
they have no clue.
So come clean, do the rightthing.
Even you can even say I canhelp you, or put some money
towards getting it done, orwhatever the case is, or credit
whatever it is you got to do.
I think that would at leastpartially absolve you.

(09:42):
I mean, nobody has to reallyknow I'm not going to tell you
to lie, necessarily, but nobodyhas to know how you came to
discover right, like you said, joan, like, but the fact that
you have that information.

Speaker 1 (09:53):
Now it's time to use that power to do the greater, to
do the better thing, do theright thing, so To do the better
, thing, do the right thing, sothat's where.
I'm at.
You know, unfortunately, sevenout of ten investors go out of
their way not to do the rightthing.
Oh for sure.
Like they, unfortunately and ifthis is you, I'm not sorry if

(10:16):
this hits home they go out oftheir way to say I'm not
cleaning that mold.
We get a lot of mold inVirginia.
Right, I mean, we just do.
I'm not doing this, I'm notdoing that.
Screw their electrical and saytheir flippers right Just
because it looks pretty and it'swhite and gray.

Speaker 2 (10:34):
Yeah.

Speaker 1 (10:35):
And a lot of that was happening in COVID.
Everybody was a flipper, everybody had a little extra
money, everything was easy, everything was selling quick and
for a lot and then you go getwhen they did do an inspection
after they closed laundry listright 70-page reports.

(10:56):
And Virginia y'all is a buyerbeware state, oh yeah, which
means the seller really doesn'thave to disclose anything.
Now, they should never hide it.
That's a different story.
Remember, we're not attorneysfor anyone over here shaking
their head like I'm wrongmessage um, but you don't.

(11:17):
There's only a couple things youhave to disclose, right, meth
lab, lead-based paint.

Speaker 2 (11:22):
You know it's all in those disclosures.
Guys, Right Read your contracts.

Speaker 1 (11:26):
Exactly, and so a lot of people were doing shitty
business and I think some ofit's came back on.
Some folks Agreed and somepeople are just so happy with
that interest rate and paymentthey don't even want to know
what they don't want to know, like I'll find out in two years,
yeah you know, and so I meanyou should make sure that

(11:51):
they're good, right it.
But you are gonna hurt yourreputation, for sure.
But it's going to hurt you waymore than if you don't, I think.

Speaker 2 (12:03):
If they find out after the fact and then you know
it's going to be a lot harderto explain that you know a year
or six months a year down theline than it is if you know, you
just closed on and say, hey, Iwent back in the house because I
was clearing some things out orwhatever.
I found out there was some moldand I think it's really
important that you guys takeadvantage of getting this fixed

(12:24):
and let me know how I can help, because I feel like I'm
responsible.
Yeah, that will go a long way, Ithink.
Dirty Deal Dan.
I love that, by the way, thetriple and entendre.
Dirty Deal Dan.

Speaker 1 (12:34):
He didn't name himself, so I thought I'd help
him out there.

Speaker 2 (12:37):
I like it, I like it.

Speaker 1 (12:37):
Right, I thought I'd help him out there, I like it, I
like it Right.
I mean, I think that he is just, I mean one.
We're not going to take awaythe fact that you're still an
asshole.

Speaker 2 (12:50):
Right To even do it in the first place.
We know, because we're going toprobably see this house
resurface and we're going toknow it was you, but we won't,
you know but it is good You'recoming, because mold and leaking
oil tanks are bad for theenvironment first of all.

Speaker 1 (13:06):
Right, and molds can like.
If you're covering that up, itjust gets worse.

Speaker 2 (13:09):
Absolutely.

Speaker 1 (13:11):
So I guess my advice would be do the right thing, and
I think you know that, becauseyou email this and you just want
to hear someone tell you that.

Speaker 2 (13:24):
Right.

Speaker 1 (13:25):
This probably is.
You're trying to get it offyour conscious and not do it for
real.
You're trying to get it out ofyour mind.
If I had to be honest, that'swhat it sounds like.
I don't know that Dan will everdo it.
I think he's a fool.
He probably won't.

Speaker 2 (13:36):
I think this is his form of just you know, absolving
himself via messaging orcontacting us.
And if it just lives in yourhead and it never comes to
fruition, then you're just stillDirty Deal, Dan.

Speaker 1 (13:48):
Yeah.

Speaker 2 (13:49):
You know you can be Clean Deal, dan, if you do the
right thing.

Speaker 1 (13:52):
Dirty Deal Dan probably Dirty Ass Dan we don't
like you, Dan I don't know ifyou know this, but we've turned
on you.
We started giving you some realadvice, but we think you're a
shitty person.

Speaker 2 (14:05):
Your buyers are not going to like you either, no
matter what they're going tofind out one way or another.
And you know, I think, likeJoan mentioned, just do the
right thing, I think, and Ithink that's the only course of
action in my opinion.

Speaker 1 (14:17):
Right, right, absolutely so, in my opinion.
Right, right, absolutely so.
I mean, that's really all I gotfor Dan.
Right, like you, do the rightthing, I think in general, if
you're a flipper yourself, youshould be, you know, inspecting
your contractor's works, makingsure that you're handing over

(14:37):
something good.
You should always have acontingency, so when things like
oil tanks that are leaking thatyou didn't know about pop up,
you can take care of it andnewsflash for everybody.
People are back to doinginspections and wanting
everything.

Speaker 2 (14:54):
Oh yeah.

Speaker 1 (14:55):
So you might as well just get it done and do it right
.

Speaker 2 (14:58):
And we talked about this before because a wise woman
by the name of Joan Small oncetold me to get an inspection
when you buy.
Get an inspection after youflip, because you're going to
get a home inspection with thebuyers too.
So if you have one to two homeinspections under your belt by
the time you buy, really there'sno excuse why you shouldn't
have any blind spots when you goon the market.

(15:19):
So you flippers out there makesure you get a home inspection
on these properties.
That way you don't have thoseblind spots and that way the
onus is on somebody else rightto tell you that hey, here's
your bill of health.
It's up to you whether or notyou get this stuff fixed or not,
but if you know about it andyou just cover it up, then

(15:41):
you're on your own at that point.
So, yeah, I think that's that'ssage advice.

Speaker 1 (15:45):
If I had to say so myself yeah, and I bet you Dan
got to these issues but alreadyblew his budget, so we decided
to cover him up, oh, for sureget that home inspection.
You've already done that andthen you do your cause.
Like whoa, I ran out of money.

Speaker 2 (15:58):
Then don't do courts right do granite yeah, you start
cutting the stuff that's morecosmetic.

Speaker 1 (16:03):
You cut the cosmetic stuff yeah, because that's what
hurts you, that's what hurtsother people too.
So you know, dan, do what'sright.
I don't think so, uh, dan.
So you better hope I don't seesomething on a forum.
I'll be like dirty deal.

Speaker 2 (16:20):
Dan did it this thing will be right back on MLS.

Speaker 1 (16:24):
No fault of the buyers yes, oh my god, yeah,
just just do the right thing.
You know like Spike.

Speaker 2 (16:33):
Lee there, do the right thing.

Speaker 1 (16:45):
Do your budgets properly so you don't have to be
like Dan.
The worst thing you can do isstart covering up things that
hurt people and maybe you sellit and maybe they never know it,
but it will come back on youtenfold.
You know Absolutely.
So that's what I got.
You got anything else for Dan?

Speaker 2 (17:05):
That's it, Dan.
Just do the right thing, man.
Now is your time to shine, youknow.
Show everybody that you can be.
You know better than the statusquo.
So do the right thing, and thesooner you do that, I think, the
better you'll feel.

Speaker 1 (17:20):
I definitely agree.
So, Jimmy, tell them, make surethey know how to contact you.
