So story number one, um, I did alisting presentation with a
previous teammate, which meanswe go and we present ourselves
and our marketing, et cetera, etcetera.
And with that comes a tour oftheir unit.
So this woman, had been there.
I think she was an originalowner of this 1970s building.

She had been the board presidentfor like 20 years.
She no longer was and she wasmoving because she was elderly
and just It was her time to gofind, you know, different care.
So, we go through the wholeprocess, and then she takes us
to her unit, and we look around,and it's a unit of someone who
has lived there for almost 50years.

and we're going through eachroom and there's stuff
everywhere and blah, blah, blah.
We get to our office and there'sa desk, there's notepads all
over the desk and a TV.

And Turns out her dog, like, wasoutside and she couldn't find
it.
Anyways, that was bizarre.

She's She was an over sharer, toput it nicely.

dentist appointment after thisin the loop.

And she's like, I don't rememberwhat time it was or I don't
remember exactly the location.

And I'm like, no, I don't mind.

So she's on her phone.
She's checking her email.
She's like, I can't find it.
I know I got a confirmation.
I can't find it anywhere.
And she's like, I don't rememberthe name of my dentist.
And I'm like, okay.
She's like, I know exactly whatbuilding it was in.
I know the address, but I don'tremember the name.

So I pull out my phone and Istart googling and I google the
address.
There's like 10 dentist officesin this one building in the
loop.
I'm like, does this sound right?

And then she's calling eachindividual dentist.

After a few, she just startsbawling.

great parking space.

enough, but it was like aterrible day outside.
It was windy and cold and I'mpretty sure I offered the ride.

I don't know about the legalityof that, but it worked.

like, commissions.
And real estate so offering topay one side's commission, I

hard.
So your first thousand dollarssaying it's going hard whether

It's about earnest money.
It's about your down payment.
And if a seller has five offers,they're going to look at every
single one of these individuallyand decide who is the most

qualified and who they think isgoing to get to that closing
table.
Cause you could have the highestprice, but if you're putting 5
percent down and 2, 000 inearnest money, And your tax
preparation, you're asking for110 percent and you're up
against an offer who's maybe alower purchase price, but they

have 10 percent or 15 percentdown and they're giving you 5
percent in earnest money.
That's definitely a safer optionfor a seller.

the situation of whether one'sbetter or another one is.
at the end of the day, whenyou're talking who's going to

get to the closing table andmaybe who's more invested.
So earnest money is one of thosethings where, like, we know you
could get it back if somethingfalls through.
Right 99 percent of the timeit's not on the line But if
you're willing to give more upfront, it just shows a little
bit more commitment um, i've hadplenty of sellers who Looking at

two offers and one has lessearners money and they're
otherwise they're very similar.
They're saying oh this person'sputting a significant more down
in earnest money So it seemslike they're a little bit more
motivated and willing to putmore skin in the game

Tax proration when you're
in a multiple offer situation
And you're asking the sellers topay 110 percent of the tax, the
latest tax bill, which wasprobably two years ago.
You don't know what those taxesare.
That's a disadvantage to someonewho's going to say to be
determined in attorney review,because that's going to be fair,

at least, or to someone who'ssaying 100%, because that buyer
is now offering to pay anyincrease in taxes on the
seller's behalf.
So it's all these little detailsthat are gonna help you in a
multiple offer situation.
