Speaker 1 (00:00):
All right, guys.
Thank you so much and welcome.
This is Stephan Piscano, withVacation Wealth Partners and the
Real Estate Networking Group.
Happy 2025,.
Guys, I do come to you in alittle bit of a somber note here
today just with everythingthat's been going on with the
fires in Southern California.
If you heard the last podcastepisode on the Stephan Piscano
(00:22):
podcast, you probably heard metalk quite a bit about that and
just my own personal experiencesdealing with a couple of
evacuations from places I'velived in California and then my
mother's house actually burningdown in Redding, california in
2018.
And so in a moment, I'm goingto talk a little bit about some
of the things that's probably ona lot of people in Southern
(00:46):
California's minds right now, which, if you were fortunate
enough to be blessed to surviveand not have you or your family
injured or worse, but you weredevastated by losing your home,
once you pass the point of theinitial shock and the sadness
that comes with that, your nextthought goes to well, where are
we going to go?
So we're going to talk a littlebit about my experience with
(01:09):
how to work with the insurancecompanies to find housing
options and then actually acouple of options that we
Vacation Wealth Partners as agroup do have available in the
Southern California area andwe're going to talk a little bit
about that as well.
It's interesting timing thatall of this has happened,
because this was my plan back inDecember I wanted to have our
(01:30):
first YouTube video that we didof the year really be about
showcasing properties, not onlythat we own or partnership
opportunities that we haveavailable, but getting more from
the network.
We've had the YouTube channelsince 2011,.
I guess technically, at leastthat's what it says I don't
remember that, but I guessthat's what it's telling me but
we never really fully utilizedit until 2024, really about
(01:56):
midway through 2024, reallystarted making an effort to try
and grow this channel out andmake it a place that both real
estate agents and investors allof us can kind of come together,
share knowledge, shareresources.
And it's funny all thedifferent things that we tried,
everything from Airbnb guessinggame, which I personally thought
was a lot of fun and givingaway free stays at some of our
(02:18):
Airbnb properties, to purelyeducational content to kind of
long-form interview stuff.
By far and away and thankfullyit's a blessing to me that this
is the case by far and away thething that consistently got the
most interest was our actualpartnership investment
opportunities on either luxuryvacation rental properties,
(02:41):
hotels, whatever we personallyare investing in.
By far and away that's what gotthe most intrigue, and I think
that's for maybe a couple ofreasons.
Number one I've said it againand again for decades now I'm
grateful to have what I believeis the most informed,
knowledgeable networks around.
I think a lot of you alreadyknow this stuff.
(03:01):
You don't need the training.
You already know how tocalculate a cash on cash return.
You already know on your ownexperiences, and maybe
experiences with us for some ofour existing partners, on how to
get high returns.
You just want to see access tothe deals.
You want to see real lifeexperiences that you can
capitalize on the knowledge thatyou already have.
So, before the fires came intoplay and just devastated
(03:25):
everything down there in SoCal,my plan was that for 2025, since
us as a group, vacation WealthPartners we're only buying maybe
one property every couple ofmonths or so throughout the
course of the year.
So there's only so much of ourown deals we can showcase.
But I know we've got literallyhundreds and hundreds of
thousands of talented agents andinvestors in our network that
(03:47):
have your own deals.
So I want to showcase in 2025,at least two times per month, we
want to showcase partnershipopportunities or listings that
you have available, whether it'sanything to do with me or the
group whatsoever.
If it's a good deal, we'llshowcase it and we're not going
to charge for doing that.
That's just going to be abenefit to everybody that's
(04:09):
subscribed to this YouTubechannel and kind of make this a
spot that you can come to, notonly to keep tabs on the
opportunities that we have comeup which a lot of times our
partnership opportunities getfully funded before a video ever
gets made but also get accessto investments or listings, just
properties in general that webelieve are good deals.
(04:29):
That kind of meet our initialtest and criteria and then we'll
share that.
So if you're an agent, if you'rean investor, if you've got
listings, if you've gotpartnership opportunities, you
want to submit to be showcasedon this channel.
Again, there's not going to beany charge for that.
That's just going to be purelyon the merits of.
If I think it's a good deal, you want to get exposure for it,
(04:52):
send it to me, we'll review itand if we both want to showcase
it, we will, and you can do thatby submitting your listings or
your partnership opportunitiesto Stephan S-T-E-P-H-A-N at
StephanPiscanocom.
I'll also put that in thedescription below, and I'm
looking forward to having somegreat deals and great properties
(05:14):
on this channel all throughout2025, I hope and pray, and
obviously, if you want to getaccess to that, then you'll want
to be subscribed.
So please do subscribe to thechannel.
We really appreciate it.
What keeps it going and makesit fun and makes it worthwhile
for us to put the time and theeffort into scouring thousands
and thousands of listingsthroughout the course of the
(05:35):
year to find the best of thebest that we can share with our
network.
So, along those lines, what Ioriginally wanted to do, again
before the fires, was toshowcase some of the properties
that we already own.
So you can see I've got onepulled up here and this is in
Lake Arrowhead, california.
That's another thing that thisvideo is about too.
This video, regardless ifyou're a victim of the fires, we
(05:58):
want to do some promos foreverybody that's subscribed to
this channel for luxury stays inour vacation rentals, which we
have units that we're going toshowcase today in Southern
California, of course, park City, utah, destin, florida and all
throughout the panhandle ofFlorida, all the way up to
(06:18):
Alaska as well.
So, if you're somebody that'sjust a traveler, you're looking
for luxury vacation rentalopportunities in Park City, utah
, you're looking to go up northto Alaska, try to see the
Northern Lights or to do somefishing in the summer, or you're
looking for a beach vacationand you're planning for spring
break or summer vacation.
Right now, I'm going to showyou how you can access some of
(06:38):
the properties that we alreadyown, and we're going to give you
a discount for doing so throughthe YouTube channel.
So a lot of stuff we're goingto cover today.
Guys, back to kind of the mostimportant thing of the hour here
with the fire process.
So I mean, it's just, and again, my family's prayers, my
prayers, go out to everybodywho's dealing with that.
We know what it's like to someextent, about as much as you can
(07:02):
.
Like I said, my mother's homeburnt down in 2018, and it's
just, it's a shock process.
I was actually driving with herin the car.
We were together, which wedon't get to see each other that
often these days but we wereactually together, driving up
I-5, probably close toBakersfield, driving back from a
trip that we had all just hadwhen she got the news that her
(07:25):
house was on fire.
And I've never seen I don'twant to give out too much of her
personal business but I'venever seen her so shaken and
rattled by anything, and it was,you know, in the tears, of
course.
And then you worry, and herhusband, my stepfather, was
there and there was a few hoursthere.
We didn't know if he was okayor if he had been injured or
(07:48):
worse, and it's just terrifying.
And then, once you get pastthat aftermath of that initial
shock and worry, then you getinto okay, well, what's next?
Where do you go?
And I can tell you just herexperience is really the only
thing I have to compare it to,because thankfully, I personally
(08:08):
have not been through that withmy own personal residents.
The process with the insurancecompany, depending on who you
work with, can either be reallyamazing, really instant and
really helpful, or it can bevery cumbersome.
I've actually got a tenantright now that's staying at
doing a winter rental at ourproperty in Panama City Beach
(08:31):
and he had his house destroyedby a tornado.
So not a fire, but again you'redealing with the insurance
agents and with him.
You know, know, as is the casewith my mother, they got
immediate initial response, butthen that response after the
fact can be pretty cumbersome, something like this.
The good news is and this isjust kind of secondhand
(08:52):
information I've been told bypeople that have experienced it
and by, uh, by people in theinsurance industry that I know
personally, which I know severalpretty well you know, when it's
a catastrophic event to thispoint, when it's a hurricane
that's named, for example, orwhen it's a massive national
(09:12):
fire like this, to where itbecomes a national state of
emergency which I haven'tchecked for certain if this has
been declared that, but I'm sureit has, and if it hasn't, I'm
sure it will Then you're prettymuch rubber stamp for anything
you want to do with theinsurance companies.
That's the good thing, andthere's a lot of federal
assistance that comes into playthere as well.
(09:34):
Obviously, you're going to betalking to your agent.
There's a lot of things thatpeople don't think about.
You think about where you'regoing to live, but you also need
somewhere that's furnished,because, unfortunately, in a
horrible scenario like that, ifyour home burned down, then all
of your furniture was likelydestroyed as well, as was with
the case with both my mother, where they paid for a rental for
(09:55):
her and furniture rental for aperiod of time, and our tenant
there in Panama City Beach.
They gave him an allowancemonthly allowance for housing
until his home is rebuilt, andthat was why it made sense for
him to do a vacation rental on amonthly rate with us, because
it's obviously furnished already, of course.
So, on that note, because we dohave a couple of homes in this
(10:20):
area, I'm going to showcase somehomes that we have available,
how you can get a hold of us ifyou have been affected by the
fires, and we're going to makethese homes available to you.
You can see and that's the oneI'm starting with that I've got
up on the screen right now.
This is a property that we ownin Lake Arrowhead, california,
(10:43):
which is, depending on traffic, about an hour and 20 minutes
from Los Angeles.
This is a beautiful home thatwas remodeled recently.
We purchased it back in 2023and have actually put quite a
bit more into it and this one weare going to be making
(11:07):
available as a furnished rentalwith all utilities included, on
a monthly rate here for at leastthe next 120 days for anyone
that's been affected by the fire.
So that's one property that thefire.
So that's one property that wehave.
It's in the mountains.
I'm going to show you exactly.
And that's not the monthly rate, just to be clear.
(11:29):
That's the weekly rate.
So just so there's no confusion.
This is the map.
For those of you that aren'tfamiliar with Lake Arrowhead,
this is where the property is,right on the lake there,
beautiful property, little morethan 4,000 square feet, five
bedrooms or, excuse me, sixbedrooms, five baths, and you
can see on the map and you cansee where these fires are.
(11:51):
They eat and fire here inPasadena.
That's just horrible.
The Hearst Fire up here, santaClarita this is actually so
that's concerning for us.
And then the Palisades Fire, which is probably the one that's
gotten the most national news.
(12:12):
And then Lake Arrowhead, beingright here, so pretty close
proximity.
And again, if you would like towork with us in occupying that,
we can actually fit up to 12occupants there, fully furnished
.
Again, it includes allutilities and love to work with
(12:32):
you and do a special deal foryou guys on that.
And because we've got a littlebit of experience with it, both
on a personal level andprofessional, we can help work
with your insurance companythere as well, to make sure
you're not coming out of pocketfor anything.
I'll show you in a moment howto reach out to us to discuss
that if you're in need there, orfeel free to put something in
(12:53):
the comment section as well andwe can reach out to you.
The other one that we actuallyjust got is in Newport Beach,
and this one is right on thewater.
You know and hey, you know itmay not be a fit, it may be
silly, I don't know.
These are obviously all luxuryvacation rentals.
That's what we specialize inbuying, and normally we'd be
(13:16):
doing short-term rentals on allof these.
So it may not be a fit forsomebody, but you know, a lot of
these homes that burnt downwere some pretty high-end homes
and that's a match for what wehave available here as well.
This one's a condo and you cansee I got the map here walking
distance to Balboa Island You'reactually right by the ferry
(13:36):
system that can take you toCatalina Island.
I mean, honestly, after goingthrough something like what
you've just been through, youprobably deserve some relaxation
.
So if we're able to in somesmall way help make that easier,
we want to be available to youto do that this property and
there's a better shot of the mapthere of exactly where this
(13:56):
one's located.
You can see right off of BalboaBoulevard there, which is one
of the more famous touristdestinations in Orange County,
and we've actually put somehigher-end furniture in since
these photos were taken.
But these are some old shotsand that's the weekly rate there
(14:17):
as well.
So if you are looking or in needof assistance, you can see the
number there to call or text, which is 661-678-5436.
We'll be happy to work with you, see if we can find a fit.
Or you can go to the websitethat I've got up on the screen
(14:37):
here toostephanpiscanopropertiescom.
I'm going to put a link to thatas well in the description, and
we're grateful to help you inany way we can.
And whether you I mean we'veonly got, you know, so many
properties, there's only so manypeople we're going to be able
to work with in that way.
But even if you just are notsure what the process is, if
(15:03):
there's any guidance or advicethat we can give you Not that
I'm an expert in this kind ofthing, by any means, but you
know, like I said, we have dealtwith it a little bit, both on a
personal and professional level, so happy to try my best to
point you in the right direction, however we can.
So, on the vacational side, justto lighten it up a little bit
here, hopefully, like I saidbefore the fire happened, I did
want to just showcase some ofour opportunities there just as
we start off the year and kindof have this be the first of
many showcases we hopefully dothroughout the year for
(15:26):
partnership opportunities andfor travel and fun, because I
know a lot of you may not be ina position where you're able to
buy even a part of a partnershipin a condo or a building or a
home or whatever it may be, butyou still like to travel, and so
I want to give something foreverybody that enjoys this
content and watches this.
So we're going to showcase twoof our properties on Airbnb here
(15:48):
.
This is a condo in Park City, utah.
It's a two bedroom, two baththat we picked up last year.
This one's been a great rentalfor us and we've gotten
incredible feedback from all ofthe guests as well.
Just scroll through some of thephotos here.
You see you got a nice view ofthe mountains.
(16:09):
It's even prettier when there'ssnow, which there should be
right now a nice fireplace there.
You're on prospector Boulevardor prospector Avenue, excuse me.
So you're on ProspectorBoulevard or Prospector Avenue,
excuse me.
So.
You're within walking distanceto the shuttle, to the ski lift
and some of the best dining inPark City, utah's right there.
(16:30):
So again for this one, guys, for you travelers out there,
take you back toStephanPasquanoPropertiescom.
If you wanted to get a discounton a direct booking for this
one or the next property, thenI'm going to show you here.
So if you're looking to go toPark City, go to the
StephanPasquanoPropertiescom.
Hit this button here, book yourstay today.
(16:50):
That takes you to the Airbnbpage, then you would inquire on
this listing B page, then youwould inquire on this listing
and when you add your dates asan inquiry, you go ahead and
(17:13):
mention YouTube subscriber promo, and then we're going to give
you an extra 20% off yourbooking.
But that's just.
You know.
We want to say thank you to you, guys, and if you've watched
the video long enough to get tothis point, then you deserve it.
The other property that we'regoing to showcase today is in
Panama City Beach, and this isthe one that you heard me
(17:36):
mention in past, and this is.
In my opinion, this is probablythe most beautiful property we
own anywhere in the country.
We own this entire building, asyou can see by the photo.
You're right on the ocean thereand there's three units.
Each unit is four bedrooms, four baths, and each bedroom
(17:59):
having its own private bath.
We also own the beach.
That's a private beach as well,and you've got a private little
pool there.
So just, I mean, it doesn't getmuch better.
There's the pool.
As you can see, that is not ahot tub, it was.
We removed the gas line becauseit was causing some issues,
deteriorating some of the poolwall, so that's now a kiddie
(18:20):
pool, just to be clear.
And then you got the main poolthere and it's just a stunning
property and you can see I Ikind of skip past it too quick
there, but you can see yourprivate little walkway there,
right there to the beach.
Just a great way to start themorning or in the day.
And so this one same thing, guys, I know we're getting.
(18:43):
We're already filling up.
We're actually almost fullyoccupied already for the summer
oh, and it's got its ownelevator, beautiful sunset shot
right there.
So if you're looking to bookwith this one Panama City Beach.
You're going to want to movepretty quick for spring break or
summer.
We're actually fully occupieduntil spring break with winter
(19:06):
tenants, like I mentionedearlier.
But we do still have someavailability, a lot of
availability for spring breakactually, and a little bit of
availability for summer.
So, again, go to theStephanPascanoPropertiescom and
then, same thing as Park City, hit that book your stay today,
mention YouTube subscriber promoand we'll get you 20% off on
(19:26):
that one, which, if you're goingthere for a week-long stay in
the summertime, I mean we rentthese out for, you know, $1,100,
$1,200 a night.
So that can save you.
That 20% is going to save youthousands of dollars, in
addition to any other discountsor promos we might have running
on Airbnb as well.
So thank you guys so much.
Like I said, it's kind of amelancholy energy today.
(19:49):
I'm so excited and I am soexcited and grateful to share
our properties with you, butit's also it's hard to be too
jubilant when people are goingthrough what they're going
through in Southern Californiaright now.
Jubilant when people are goingthrough what they're going
through in Southern Californiaright now.
So, again, sincerely sendingpositive energy to anyone
dealing with that down there andif there's some way that our
group can help.
We'd love to be a part of doingthat.
(20:10):
Thank you to everybody who isalready putting in the real work
on the ground down there tomake it as good as it can be.
And again, guys, on a lighternote, if you would like to
showcase your properties withvacation wealth partners on this
channel, go ahead and emailStephan at StephanPascanocom.
Love to see what you got and,who knows, if it's a good enough
deal, maybe we'll buy it fromyou.
(20:30):
You know it's very, verypossible and it has happened
before.
So thank you, guys, so much forbeing a part of our network.
