So, Alex, what is a
design build service and how
does it differ from traditionalconstruction methods?
Speaker 3 (01:11):
Yeah, great question,
tony, and it's one that a lot
of homeowners, developers,business owners ask when
starting a new project.
The so-called traditional route, where you hire an architect to
design the plans and then bringin a contractor to build them,
has been the industry standardfor decades.
But design build takes adifferent approach and for a lot
of people it really is a gamechanger.
The biggest difference reallyis just collaboration from day

one.
In traditional model you mightspend months designing a perfect
project with an architect, onlyto find out later it's way over
budget or there are structuralor permitting issues that
weren't fully considered.
With the design build form,you're getting architects,
designers and builders workingtogether as a single team from
the very beginning.
This means that the design iscreated with real construction
costs and feasibility in mind,so there are fewer surprises,

delays and budget blowouts.
Another huge advantage withdesign-build is accountability.
In the traditional approach, ifsomething goes wrong, like a
crossover run or a design swap,you can get a lot of finger
pointing the architect mightblame the contractor, the
contractor blames the architectand you, the client, are stuck
in the middle.
But with design-build it's allone team.
That means they own the processfrom concept to completion and

the accountability leads tosmoother communication through
headaches and a more efficientproject.
Then there's the issue of speed.
Since design and constructionare integrated, a design built
from like, stream-homeconstruction can start with bank
permits, site prep and evensome construction elements,
while finalizing design details.
The overlap between design andconstruction can shave weeks or

months off of a project timeline, compared to the traditional
method, where everything happensin rigid phases.
And in regards to cost savings,because a design-build
contractor is considering yourbudget from the start, we can
guide that process and thosedecisions that are made through
the process, helping you takebetter selections, material

choices and construction methodsthat align with your goals and
your financial limit.
You're not locked into a designthat might be out of reach.
We're creating a vision that'srealistic from the outset.
So, whether you're building acustom home, a commercial space
or doing a major renovation, adesign build offers a more
seamless, cost-effective andmore accountable way to get the
idea to a finished project and,at the end of the day, that's

what really matters is gettingthe project done right on time
and on budget with as littlestress as possible.

Okay, so does this
mean fewer lost in translation
moments between architects andbuilders, or are we still
playing a game of constructioncharades?
Speaker 3 (03:43):
Tony, that's right.
Yes, having the integrated team.
Again, it's not he said, shesaid it's we're the team.
You're talking to one person,one project manager, and all
that information is coming backto report between a client and
one of our project managers.
So there's not things gettinglost in translation.
Everything's centralized andstreamlined.

Okay.
If design build is like aone-stop shop, does that make
traditional construction, theassemble yourself furniture of
home projects?
Speaker 3 (04:14):
Yeah, it could be the
traditional method.
Design build has definitelyseen a major uptick across the
United States and globally.

Speaker 2 (04:26):
It just is a newer
way to do things With current
technology that's coming out, Ibelieve that we're going to see
a lot more design build,streamline firms and scheme the
traditional route going by thewayside in the long term.
Okay, be honest.
Will the design build teamstill pretend to like my
purchase board ideas, or willthere be a profile way to say
that's a bad idea?
Speaker 3 (04:46):
That's funny.
Good question, tony.
We definitely don't design ourcustomers who we're serving.
You know we're not designingfor our own taste.
We like to design things thatwe think look good.
You know we put it on ourwebsite and show to other people
and reflect our company well.
However, you know, what I thinkbest reflects our company is
really serving our customers andmaking sure they're satisfied,
and it doesn't mean we won'toffer our two cents.
(05:08):
We try to be sensitive and havethese conversations in a tactful
way and if we think somethingmay look weird or may not be
ergonomically functional, wewant to let the client know that
ahead of time and say we getwhere you're coming from, but
maybe you didn't want toconsider this perspective.
And say we get where you'recoming from, but maybe you
didn't want to consider thisperspective.
But ultimately we will provideall the guidance and our
(05:28):
feedback on decisions and designparameters.
But, like I said, ultimatelyour number one mission is to
satisfy our clients and if theywant something that other people
might think is weird or wethink is weird or whatever, we
want to deliver them what theywant but also provide them with
some guidance along the way tomake sure that it's
constructible and it'sergonomical, at the very least.
