You know, I get sick quick, man, I usually get the cold.
Guys, I hate the cold, I getget the cold all the time.

it's usually that's when it getsinteresting.
Right, you got to make sureyour roof is good.
Right, because then theweather's coming in, they're
really strong.

your roof done.
Check your boiler.
I think it was like two daysago my boiler had needed some

I'm using the heating, so itneeded some work.
I had to replace one of theplumbing because the water was
leaking out of it.
But usually in the winter, man,that's when the properties
start acting up.
So make sure you're on top ofyour property, make sure you're
getting the correct maintenanceyour property needs and deserves
, because it adds up the thingabout these properties, angel
and I say that to all thehomeowners, definitely, when

things happen to your houseright, for instance, if you get
a roof leak, if you haveplumbing issue, electric attack
it instantly because it piles upand it's so expensive.
Now these contractors, theselicensed plumber, licensed
electrician, they're hittingpeople really hard.
Man, I'll be honest with you.
Like any little thing now it'slike you're looking at $500 and
up, $1,000 and up for any workthat they come and do.

Even that they come and do Evenyou know you used to come and
inspect your property.
They want to charge.
It's getting a little bit toomuch with these inspectors, yeah
, with these contractors, I mean, I'm sorry, with these
contractors and electricians andplumber, I mean these.
The estimates are alwaysskyrocketing.
Now you know, because you knowthe insurance went up too of all
of.
So just make sure when you getany issues with your house guys,

make sure at least speak to two, three professionals before you
choose anyone, because theseestimates are high guys and you
know.
Get at least three estimates tosee if that's what is really
worth the work.

At least three estimates, nottwo.
Two is too little, I thinkthree you get a solid
understanding of like what's outthere and honestly it's just
like about you.
You know quality of work andprice that's paying for your
buck.
But just be aware that somepeople do charge a lot for their
services and honestly you couldyou could probably get a better

vendor out there for a muchreasonable price so all those
contractors, plumbers,electrician go easy on the
public guys.

Let's start with one
of the articles here.
Right, and one of the biggestnews that came out this week was
on Wednesday, and it was in therental market.
Yes, broker fee shift tolandlords.
So CBS News is reporting thatNew York City Council recently
passed the Fairness in ApartmentRental Expenses, known as Fair
(04:00):
Act, which requires landlords topay broker fees instead of
tenants.
This reform aims to alleviatethe financial burdens on renters
, who typically pay 12 to 15percent of the annual rent as
broker fees.
And yeah, that's been going onnow for quite some time, but it
finally got voted on andapproved.

And it's saying that somesupporters believe this change
will make renting moreaffordable and fairer for
tenants, while others think thatthis is going to raise prices
of rental units because now thatthe landlords have to kind of
swallow that cost, they're goingto be baking it into the rent,
so they're going to beincreasing rent.
So there's two sides to it.
What do you think on that?

I'll be honest for
you.
I think it's good to be honestwith you because it helps the
renters out right, because,think about it, most of these
renters now, if you want to renta unit, we're looking like
seven to ten thousand dollars.
That's extremely high guys, tobe honest.
So it's going to help a lot forthese renters because most of
these landlords they couldafford it, but most of these
renters can't afford a brokerfee right I see the benefit of

it for the public that now, ifyou're looking for an apartment
you know and you want to rentnow, the landlords will pay for
it, which is great, right?
I think it's very beneficial tothe renters.
I mean, real estate in generalis getting interesting, like
it's so many new laws coming in.

And it's just like
it's going to shift.
So much about the service andeverything.
It's just very interesting howthey've been attacking the real
estate laws the past two years.
I would say.

Yeah, absolutely, and
I love that we have this
podcast because we get toexplore these topics a little
bit more and get to learn aboutwhat's happening, because
recently someone just called youabout the rentals and they're
like so have this in mind, guys,it's going to go into effect.

I know it already
went to the mayor's desk for 30
days once he signed, and once hesigned it's 180 days for it to
go into effect.
It's not going to affectinstantly, guys, have that in
mind.
It's been approved, it will goon effect.
It's just not yet.
Just have in mind once themayor signs, then it has another
180 days to go into effectfully.

not in effect yet.
Yeah, so it's going to becoming around next summer, like
right around there Before.

I know that we've gotten somecalls regarding that and we were

residential agents and we focus
on sales, then we're not tooinformed sometimes about the
rental market.
But that was such a huge thing.
Everyone was talking about it,even in my news feed.
I follow news all aroundMorning Brew, wall Street
Journal.
They were all talking aboutthis.

I got a homeowner
that reached out to me the same
day.
It went into effect Like isthis, you know, is it to me?
And I was like, well, you'regood till next year.
She's a landlord.
So she was like wait, is thisgoing to affect Insta?
I said no, it's going to takesome time, but it is going to go
into effect.
They've been approved.
They've been trying to do this,I think, for over a year or two

I've been seeing that they'vebeen trying to bring it up and

finally they got it approved.
They tried to put it intoeffect.

I approved and yeah,
it's just, the mayor got a sign
and that's it yeah, I meanthere's a lot of things that,
just like you know, are in theworks for years and years.
Like I know that there was anarticle that I read as well that
it was about california and howcalifornia just recently
rejected a bill for moreaffordable housing.
So that's still trying to gothrough because in california

they're having a really toughtime, just like in new y York,
getting like affordable homesfor people, just because, like
it's the place to be right,california, new York, yeah, but
California just rejected that.
That was big news in California.
Speaker 1 (07:56):
I think that that
rental thing it's going to be
very beneficial right,especially for these renters,
right, because a lot of rentersman, they would like to be
renting new places and theydon't due to the broker's fee.
And I'll be honest with youguys, whatever you're doing with
real estate, always hire a realestate professional at all
times, because they're going toguide you.
We do this every day for aliving, right, especially us.
They're going to guide youcorrectly.

So now it's nice that you knowyou you could waive the broker
fee and just pay the one monthrent and one month security,
right?
This is going to help out a lotfor a lot of renters.
I see it more pros than anything.
I know landlords guys, I'msorry you got to pay that
service to these agents, but aslong as they're doing their job

and getting you the correctrenter, you know, qualifying the
renter the correct way andgiving you all transparency with
the documents, it's going to beworth every penny because you
want a good renter into yourunits, you know to take care of
your property.
As long the agent is doing hisjob correctly and submitting all
these documents withtransparency, I see more benefit
for both sides than anything.

Yeah, I see that too.
And going back to your pointabout hiring a real estate agent
, also make sure that that realestate agent is someone that you
have, you know, that you feelright with.
You don't want just anyone.
You want to make sure that whenyou're interviewing that agent
and stuff, you know you get agood chemistry with them,
because sometimes you'll just gowith the first agent and that

might not be necessarily thebest one, but if you feel a good
connection with that agentright off the bat, then go for
it.
If you don't, then maybeexplore your options.

I will say this, and
this is probably one of the
biggest things I'm going to sayhave in mind, guys, just because
we are realtors, real estatebrokers, doesn't mean that we
cover every area.
For instance, I might be arenter agent, I might be a buyer
agent.
I might be a renter agent, Imight be a buyer agent, I might
be a listing agent.
All of us do differently.

Commercial agent.

Commercial agent as
well, right, we all have
different fields in the business.
We do real estate.
It's like, for instance, you goto an attorney, right,
attorneys, they do all types ofstuff.
You see insurance attorney, yousee real estate attorney.
Litigation.
Every attorney is different.
Just attorney is different.
Just like in real estate too.
As realtors, we all focus onone line, because if you focus
on all of them, it's a lot forus as a realtor.

So it's best to focus on, forinstance, us.
We do residential sales.
We help families buy one orfour families co-ops condos as
our primary resource that wework in.
So just have in mind that whenyou interview the agent, make
sure he's a renter agent.
Make sure he has experiencedoing rentals.
Make sure this agent doeswhatever field you're looking
for, or buying or selling.

Make sure this agent hasexperience doing that.
Speaker 2 (10:29):
Correct, because
whenever we get people that want
to rent, we're always trying torefer them to people who have
that experience with them.
So it's more, you know, totheir benefit.
Because, like, if we try torepresent you on your behalf,
we're probably not the bestagents to represent you.
When we have a ton of agentsthat do that for a living, just

rental, we couldn't give you thebest service that we know we
could.

Exactly.

As opposed to like
residential sales where that's
our bread and butter, likethat's, we'll know it from start
to end.

We'll take care of

And yeah, I mean
here's another interesting story
that we also have for thepodcast, and it's concerning are
you trying to sell your homefor top dollar?
Then be careful with the paintyou use.

You know that has a
lot to do with it Believe it or
not like when you go to thesehouses, right, and you see the
walls and you see the quality ofthe paint, kind of like, wow,
it looks real fresh and new thehouse, right, I actually had a
client of mine.
He's an investor, right, heloves to buy properties right in
the auction.
And the reality is this, guys,whatever, you invest into these
(11:38):
properties.
That's what you're going to getin return, right?
If you go through a cheap routeand you do a horrible job and
you're listening at a high price, where do you think your
results are going to be right?
It's not the realtor.
It all comes down when you'reselling a house, guys.
It all comes down to theconditions of the house.
Right?
That's huge.
One of the most importantthings when a client walks in,
they look at the bathroom andthe kitchen.
(11:58):
Those are the two more sellingthings for me, and what I
witness and observe is like whena client walks in, they're
looking like the floor.
They want to see the kitchen,the bathrooms.
It's very important that ifyou're going to do any type of
renovations in your house, ifyou want to do it, do it the
right way right, because youwant to get the best outcome out

of it right.
If you invest the correct wayand actually put love and detail
to what you're doing, you'regoing to get great results right
.
I've seen and witnessed a lot ofinvestors that are doing
renovations to the house andthey want to do it running and
quick.
The faster you want to do it,the uglier the work is going to
be.
I've witnessed that so manytimes.
Sometimes you got to just relax, take your time and do the

right decision and bring a fewor two, three contractors to
give you ideas and estimates, ofcourse, but do it correctly,
you know.
So that is interesting thatthat report came up about the
paint.

Yeah, because
apparently bold colors like lime
, green, red what else is statedhere?
Red, lime green and brightyellow are generally turnoffs
for most buyers.
So if you see that, I'll behonest with you.

I'm more like so
simple, like my name, alex,
right, I mean those colorshonestly, you know, like, for
instance, my son, my son Levi,when he was he was right when we
moved into this house, probablylike three years old, he had
this thing with green, wanted abright green color, like leaves,
oh, okay like, but more like abrighter green right, like kind

of like money right right, soleave.
Heidi was like alex, please doit green.
I'm like yo this color is sougly, right, but you know I want
to make the wife happy, I endedup doing it, painting it.
Now he doesn't like green, nowhe likes blue.
Well, that color looks so uglyto me, that green color, you
know, but you know it's thecolor of the leaf I wanted, but

I honestly don't like it.
I'm more into, like the simplecolors the plain colors, you
know, but those bright colorsgot such a turn off.

To be honest with you
, oh yeah, more modern colors,
and you also have to take intoconsideration that most of the
population will lean towardssomething like white, beige,
cream.

The color I see the
most is like grayish,
grayish-brownish.

But light color, not
very dark, not very bright.
It's like in the middle.

So those flat colors
you know I see more homes like
paint jobs are more modern thananything.
So, like our office, you knowit has two nice colors a baby
blue, and then it has anotherblue color in the bottom too.

Who chose out the colors forthe office?

So lucky where we're
renting right now.
Right, our office was just likethis.
I was like a blessing from god.

Yeah, first god yeah,
I think, generally going back
to like, uh, what people wouldprobably like?
I think a lot of people likethose pastel colors, like white
off-white cream, like pastel,like light colors, just because
like, yeah, when the light hitsit it looks more beautiful, like
the light reflects all over.
So they like that white color,so it feels more, more alive,

more you know I see a lot ofpeople like doing the kitchens
white black.

You know, I even seen
cabins navy blue that looked
real nice with the gold.
Oh yeah, you're definitelyseeing a lot of more modern
colors, more unique, but I thinkmost homeowners are focusing
more on white, black and grayyeah, what I've been seeing.
You've been seeing a lot ofblack yeah oh yeah, it's like
you've been seeing those moderncolors, um, but you know,

everyone to their own, everyonegot their own taste.
But when you're doing theseproperties, guys, or when you
want to sell your house, guys,let's go with that.
When you want to sell yourhouse, guys, you know why don't
you see how much is worthselling it as is and also
selling it after renovation?
How much would it be?
What would be?
You know, because it's allabout the numbers, right?
What if we could get you agreat amount of money for as is

right, or if you renovate it andsee if it's a big difference?
If it's a big difference, thenrenovate it.
If it's not a big difference,sell it as is, or let the other
person that comes in do it attheir taste, at their look right
, and call it a day, and you'restill walking with a great
amount of money in your pocket.
That's what I do, while most ofI'll tell you this is how much

you could get in an estimate asis, and this is how much you
could get if you do therenovation.
Do you have the funds to do therenovation?
That's the most important thing, because if you don't, then
we're selling it as is.
So, what I do is that I try togive them different scenarios.
I have options to see which onebest fits them Right, and then
I let them choose, because thereality is that you're the
homeowner you choose what'sbeneficial to you.

I'm here to help you and what'sbeneficial to you homeowner.

At the end of the day
, it's what you're comfortable
with, like what do you want totake away?
Do you want to get top dollar?
If you have enough forrenovations, then maybe this can
improve the amount that you'regoing to be getting.
Despite putting a little bitmore into it, you're probably

going to receive more.
I think the biggest thing thatI've seen when looking at homes
that it's just like if it hadthat it would sell even faster,
would be islands on kitchens.
If it's possible, I'll behonest with you.

my house.

Yeah, people love the islandit's actually scary having an
island when you have toddlers.
Oh, like two weeks ago, my sonLevi was jumping.
My son Levi loves to jump, he'sfive years old.
He thinks he's Superman.

You know, he thinks he's a manalready.

He's only five, six
years old.
Fortunately, he jumped on theisland and banged his two front
tooth and they broke.
Yeah, it was that baby teeththose are his baby teeth right,
yeah but of course, me and hismom panicked.
We ran to emergency room.
Thank god, they told us theywere loose.
They took them out.
Um, that was the best thing todo.
Um, but these islands withtoddlers is a little scary guys.

So it's beneficial,
but I think it's more beneficial
if you don't have toddlers inyour house right, and if you do,
just make sure you're alwayswatching them and don't let them
be little soon.

So it's like you know, butunfortunately that happened.
But yeah, also, guys, thosebuyers out there do want to
share another tip.
We, you know, there's alsohomes.
You're never going to find theperfect home, angelo.

always say you never.
You always want to do a littledifferent detail.

We all have different tastes.
You might like something Idon't like in the house, right
To those buyers out there.
You're never going to find theperfect home, but you're going
to find that home that's goingto best fit you.
I also tell these buyers if youfind a house that needs a

little bit of work, you shouldbuy it, because what happens,
also what we do we'll get youlike two to three contractors to
give you an estimate of howmuch the renovation will be, and
if it makes sense for you, thenyou do it.
But we also do the same thingwith the buyer's side of also
giving you ideas, giving youoptions, giving you scenarios so
you can understand which onebest fits you, but with the

buyers as well.
You're not going to find theperfect home, but the perfect
home is building memories to me,yeah, especially in these
holidays.

for instance, me and my kids andmy wife, we do a Christmas list

But you know I tell my kids togive me a list of what you guys
want and then Heidi goes andpurchase it.

shifts.
So apparently, following therecent elections, there is a
newfound optimism in the US realestate and now the market is
saying that that probablyinterest rates are going to

fluctuate towards, you know,being more, more friendlier for
homeowners, like they're goingto go down significant amount
hopefully in the future.
So some people are beingoptimistic about that.

I think we got to go
day by day.

But I definitely think next yearis going to be interesting,

So you start seeing a lot ofthings are changing.
Of course, this year was bigwith the election, right.
One thing I am I'm more intolooking like the benefits of
everything.
I'm not the guy that sits downand be like, oh my God, we got a
new, you know.
It's more like let's look atthe good of everything.
That's what I do, right, let'slook at the good of everything.

So I think it's definitelygoing to be an interesting year.
That's what I could definitelysay.
And I would just say, like, putGod first and then everything
else will fall in place.
Let's see what happens andhopefully this new president is
coming in.
It's coming with the bestinterest of America and doing
what's best for America.
You know, I just really hopethe best out of it and I just
hope the best outcome in realestate guys.

will be stronger again and therates will be lower so we can

after that election.

After Trump won, I
saw the stocks went up and I'm
seeing like worldwide leaders,you know, are getting

Yeah, I think Trump has got alot of work to do.
I think Trump is going to comein and see what happens.

does what he promised, in other
words, Yep, and the last thingthat we want to talk about is
the fight coming up today withJake.

That's a tough age.
You're talking about him as a60-year-old guy, you know, know.
