You are a real estate investor and serialentrepreneur who has built sustainable wealth

Thank you so much for having me.
I'm excited to be here.
Yes.
Me too.
And my first question is, you've built a realestate empire by focusing on a specific niche.
What was the moment you realized this was yourkey to success?
That's a good question.
It's funny.
It was actually my first deal that I did.
(02:35):
I was very new to the industry, and I thinkwhen you learn things in theory and then put
them into practice, they are two completelydifferent things.
And so when I did my first deal, I pretty muchdid everything wrong.
The purchase agreement was wrong.
Everything was wrong, and I was working with anattorney.
This was in probate, and I just pretty muchasked her.
(02:59):
I had talked to my coach, and I said, you know,I don't really know what to do.
And she said, why don't you ask her for somehelp?
And so I asked this attorney for help.
She kind of walked me through everything.
I laid my cards on the table and just said, youknow, this is my first deal.
If you could just help walk me through this,you know, it would be really great.
And at that moment, just a light sort of wentoff in my head, and I said, you know what?
(03:19):
Nobody's really reaching out to these attorneysand building relationships in the way that
could really be impactful not only for them intheir business, but for their clients and for
the investor.
And so that's when I started developing thisniche that nobody really is touching right now
at this point and have really turned it intosomething that is sustainable for other
(03:39):
investors to learn from and apply to theirbusiness.
Wow.
That sounds great.
So you found a need, and then you filled it.
I did.
Yeah.
I mean, there's not really any—I mean, theremay be some people who reach out, you know, in
one way or another, but it's not a concentratedstrategic way to reach out.
That also doesn't make people angry.
(04:01):
Because I think a lot of the times with coldmarketing, and if you're an investor and you
know, there's lots of different responses thatwe get that are not very nice.
And so I didn't really want that.
I don't really enjoy cold marketing very much.
And so building something based onrelationships that seems to produce, you know,
over and over and over again for a small amountof money and sometimes nothing is more
(04:24):
impactful and powerful than continuouslysending out cold marketing messages and not
knowing if they work or not.
Oh, yes.
That's so true.
I get a lot of those messages every day onsocial media, and I hate it.
And I block those people because, yeah, I don'tlike it at all.
They didn't even ask me for if I want to havean offer or something.
(04:45):
They just throw their stuff in my inbox, so tosay.
So thank you for doing this and for buildingmeaningful relationships.
It's so important.
Yes.
My next question is many people dream offinancial freedom through real estate, but
never take the first step.
What's the biggest mindset shift they need tomake?
(05:08):
That's another good question.
I think 90% of success is mindset, right?
And 10% is mechanics.
Everybody has the capability to do thesethings, but if you don't put yourself in the
right mindset, you're never going to achievethat.
Does it happen overnight?
No, absolutely not.
I mean, it doesn't work that way.
Typically when people see success, they onlysee that tip of the iceberg or the questions
(05:31):
are, oh, how did you get so lucky?
And the thing is that they're not seeing thatwork that was put into it, you know, for the
five, ten, fifteen, twenty years before that.
You know, the success was shown.
And so I think you have to have determination.
You're gonna fall.
Fail forward is what I say.
I've made a lot of mistakes.
I mean, tons of them.
I mean, I continuously still make them, butthat's just part of learning and that's part of
(05:55):
growing and being better.
And then I, like I said, try to forward thatonto my students by saying, like, if you think
you can do this, you can.
If you think you can't, then you can't.
And that's really, you know, it's somethingthat you have to wake up every day and have a
positive mindset about it.
And don't get me wrong.
You're gonna have bad days.
We all have bad days.
But if you have ten good days, you know, out ofa whole year, then you're gonna be successful.
(06:19):
Wow.
What a great encouraging message.
I love it about the 10 good days because youalso talked about moving forward or failing
forward.
I came across this expression as well, and Ilove it.
So it's about never giving up and also tostart, of course.
It's the start that stops most people.
(06:41):
So yeah.
Mhmm.
It is.
Yeah.
And I think sometimes people are afraid to makemistakes, and that's why I think having a coach
also too in life, in business, in sports, Imean, everybody has coaches.
And I think we don't think about that inbusiness.
You know, a lot of the times is, well, I'm justgonna start this business and figure it out.
And it's like, well, success leaves clues.
(07:02):
Right?
It's not that we're all reinventing the wheel.
And so if we can find somebody who's alreadybeen successful to get us on that path to get
to that point to where you wanna be, then thatlearning curve is so much shorter, and you're
able to get to that success so much faster thanif you tried to do it yourself.
Yes.
Absolutely.
A mentor saves you time.
(07:22):
And you said success leaves clues.
I never heard this before, but I love it.
I love that so much.

So I learned something already.
Thank you for sharing, and let's talk aboutyour coaches and mentors.
Yeah.
The question, if you have coaches for yourself,I know that you have coaches, but who was the

best coach you ever had?
You know, I have I'm a huge advocate forcoaching.
I have three or four coaches right now that Ilean on for different aspects of my business.
And it's not necessarily a favorite.
It's just each one has given me somethingsignificant.
Right?
And that's the piece.
(08:03):
I have a branding and marketing coach.
I have a real estate coach.
I have a marketing coach.
Because I think so many times, those people areexperts in their field, and they in turn teach
me the things that they have learned, and thenI become an expert in that field, whatever it
is that I'm doing.
So I don't necessarily think it's, like, thebest coach or somebody is better than the
(08:25):
other.
They're all qualified and wonderful in theareas that they're in.
Hence, the reason I chose them to be my coachesis because they know exactly what they're
doing, and they're extremely successful and arebetter than me.
And so if I can learn from them and do thosethings, then I think we all win.
Oh, thank you so much.
Yes.
That's so true.
(08:45):
It's important to be careful with the people wesurround ourselves with.
Not be careful, but to select wisely, I wouldsay.
Yes.
And look at people who have achieved what wewant to accomplish as well.
Right.
One of my coaches said to me, the five peopleyou surround yourself with is who you become.
(09:07):
And so I think also, too, as people become moresuccessful, your circle becomes smaller.
Some family members go away.
Some friends go away.
Because you also have to be with people whounderstand what you're going through and then
also are supportive of what you're doing.
And a lot of the times, jealousy can come outin some of those points.
(09:29):
And I think a lot of people sometimes take thatto heart and take it the wrong way when,
really, you have to look at it as it's notgreat, but it's a compliment because they're
jealous of what you've become and the thingsthat you're doing.
And so you also, though, like I said, have tomake sure that you surround yourself with
people that are supportive of you and who youwant to become.
(09:49):
Oh, that's so great.

I have another question for you.
It is what's the most surprising lesson realestate investing has taught you about life and
(10:11):
business?
I think that, you know, I think you'll find somany people who are maybe in that sphere of
success who don't like to talk about theirfailures.
And even as, you know, people have been doingbusiness 20, 30, 40 years, you're still gonna
make mistakes.
And I think we have to be open and honest aboutthose even though you are experienced.
(10:36):
I mean, I think that's the biggest thing istalking about those failures.
I talk about mine all the time.
I've made a lot of different mistakes, evenhaving coaches, you know?
Because sometimes things just happen.
And, you know, not playing the victim in thosesituations and taking ownership for the
mistakes that you make.
Because I think a lot of times, oh, thishappened to me and this person did that to me.
(10:56):
And it's like, well, yeah, but you also choseto be in that position.
You didn't get yourself out of it.
So you have to take the blame, you know, insome of those aspects and then just learn from
it and don't do it again.
Yes.
Like I said, fail forward.
Fail forward, and we learn from our mistakes.
And, yeah, you said nobody talks about it, buteveryone is still learning and making mistakes.
(11:19):
This is what makes us human, I think.
Yes?
Yeah.
Question.
And I think oh, you want to add something tothat?
Well, I was just gonna say, I think, you know,especially with social media now these days,

Do you set goals for yourself, and what is oneof your next projects?
I mean, I like goals, but I think it's moreabout setting intentions.
Right?
Like, kind of like you said.
I think goals are meant to be broken.
And so if we can set something, though, that'sso outrageous.
Right?
Sometimes it gives us something to worktowards.
(13:30):
Really in 2025, obviously, building out mycoaching program, some people have found some
really great success with that, and we are alsojust sort of looking to fill some of those
needs of folks who are not able to findhousing.
And so that's one of the biggest projects thatwe're working on this year is a shared housing
model with master leasing with organizations.
(13:51):

Well, if you're looking to get into realestate, I think the important thing is to
always find a mentor or a coach who can walkyou through the steps of things.
(14:12):
It took me a while to find the right coach, andI, again, failed quite a bit in the beginning.
But then once I found somebody that I clickedwith, it was just sort of, you know, set sail.
So I think anybody in business, whether it'sreal estate or something else, it's extremely
important to think about that.
And so many people will say in the beginning,well, I don't have enough money to hire a
coach.
Well, the problem is that you're not reallygonna get to where you wanna be or it's going
(14:36):
to take you way longer than it should.
So find that money, invest in yourself, andfind somebody to coach you.
Wow.
