of my favorite episodes of 2025,and I'm probably going to make
it an annual thing at the end ofthe year.
What 2025 could look like forthe 30 real estate market.

Fernie has been growing inpopularity ever since I moved
here 15 years ago.
not just as a ski and outdoordestination.
But also a place where a lot ofpeople want to call home,
cleaning myself.
Like I said, we have a great sixhere, 2009.
And, we have had the best 15years possible.

Fantastic towns, ski.
Snowboard, which is a hugepassion of mine.
Biking, the kids are thriving.
lots of sports, lots of outdooractivities.
Can it be more happy?
with the latest forecast, and myexperience in this market.
I'll be giving you my toppredictions for the year ahead.
What you can expect as a buyeror seller and how to navigate

the opportunities and challengeswe're likely to see in 2025.
So let's start by looking atsome current trends in the real
estate market here in Fernie.
The BC real estate associationhas projected that after a
fairly flat market in 2024,sales are expected to rebound
strongly in 2025.

with mortgage rates expected tocontinue to low.
Making home buying moreaffordable here in 30 we're
particularly impacted byseasonal demand.
And our reputation is arecreational hotspot with an
expected rise in demand forrecreational properties and
vacation homes.
It looks like phone is marketwill be a key player in this

provincial upswing.
I'll be breaking down the keyfactors.
Driving this momentum along withpredictions, for prices,
inventory, and potentialchallenges.
We must keep an eye on.
Now let's look at some keyindications and data behind
these predictions.
First we're expecting pricegrowth.

According to forecast BC houseprices may rise around 3.3%.
In 2025.
According to the BC real estateassociation with Fernie
potentially reaching an average.
Sell price of closer to 800,000.
The pent up demand from buyerswho held off in 20 23, 20 24.

Due to higher rates is likely todrive this price growth.
With the expected drop inmortgage rates and new policies,
extending amortization periodsfor first time buyers.
There's a lot of potential formore people to enter into the
market.
We should see some improvementOver the tight supply of recent

In the spring, which couldcreate a more balanced
environment for buyers andsellers.

In 2025, we're likely to seeproperties moving faster.

It's a big concern.
You don't get too much for amillion dollars here in Fernie
these days, particularly that'sgoing to impact local buyers.
As it always has while lowermortgage rates are good news.
The steady rise in prices.
I mean, it's still difficult formany to enter the market.

Housing affordability willcontinue to be an issue.
Especially if inventory levelsdon't keep up with the demand.
There's also the challenge ofneeding much, much more new
construction to keep up withthis demand.
We're seeing a strong need formore housing options, not just
vacation homes, but also localfamilies.
And first time buyers, if newconstruction can't keep up, it

could further strain,affordability, and lead to
increase competition for theavailable homes.
Now let's not forget thepotential economic
uncertainties.
Well, the outlook is fairlypositive.
We know that any economicdownturns or changes in
government policies couldquickly impact by a confidence.

That said the underlying appealof Fern is lifestyle with its
natural beauty and outdooractivities tends to keep
interest high.
Even during the slow economicperiods.
Now here's my boldest predictionfor 2025.
I personally believe we're goingto see a real surge in demand

for Fernie.
Especially in the spring.
Interest rates are going to godown.
Demand is going to go up.
Prices will probably go the sameway as demand.
Good old fashion market forces.
So lower interest rates the newpolicy changes.

and, New homes.
and the increased mortgageinsurance caps are likely to,
throw gasoline, on the fire ofthe market to boost, market
activity.
And then there's just a pent updemand.
People have just been waitingfor these rates to come down are
finally going to get theirchance to enter the market.
So to recap.

My key predictions for Ferniereal estate market in 2025,
we're going to experienceincreased sales activity.
With a forecast it's 13% rise intransactions across BC.
Largely driven by law mortgagerates and pent up demand.
well ready since 2021, we'veseen the median house price in

Fernie.
Go up every single year, year onyear, increase by 14.4, 2%.
The average home price in BC isanticipated to rise by 3.3%.
So that seems insignificant towhat we're currently witnessing
in Fernie.
I believe the average home priceis going to probably go over
800,000 inventory levels mayimprove.

Given the buyer's a bit morechoice.
That could really impactaffordability, especially for
people trying to get localpeople, trying to get the first
rung on the ladder.
Finally, we're likely to see asurge in demand for vacation
condos.
as buyers look for lifestyleinvestments and rental

So for buyers and sellers, 2025is shaping up to be our dynamic
year for Fernie sellers can takeadvantage of potential high
prices and motivated buyers.
Or buyers have a window ofopportunity with improved
financing options andpotentially more inventory.
