In this episode of The Wealthy Trucker, Eric Neely talks with Jonathan Roper. Jonathan works for Evergy as a front-line customer service representative, he takes power outage phone calls primarily. He is a local real estate investor here in Wichita, KS. He was a college soccer player at Baker University, holding a bachelor’s in Speech Communication and an MBA (also from Baker). He has a wife of 10 years, Sarah, with whom they have three daughters together (Lillie, Julia, and Scarlett). Jonathan grew up in a middle-class family, his mother is in social work and his father is an English teacher. In Jonathan's words…Upon graduating college my folks did what all parents consider doing, Dad said good luck, you got a week to get a job, you can pay your phone bill and car insurance, have at it. So, no one handed me a check and said go make your real estate dreams happen. I currently hold 15 residential units (all but a couple are owned outright), and this was done on an average salary as primarily the only breadwinner of the family for four out of the last five and a half years of real estate investing. I am proof you can make it starting with next to nothing - a $7k tax return, a $20k 401k, and a Home Depot credit card. I have used some interesting tactics to find money, when most would give up, by asking “how can I?” Then, strategizing creative ways to get what needs to be done, done. I also have strategies around partners and how I feel they are necessary, certainly in the early going, to reaching your real estate goals. What are you wealthiest in Jonathan: Faith, Family, Fitness, or Finance? BE SPECIFIC!! Faith. Father and Grandfather are both deacons in the Episcopal church. The best way I can describe my faith or belief is that miracles are possible, I look at my parents, wife, kiddos, family members, my tenants, my handyman, etc., and I see the impact they have made on my life, and I see the impact I have made in their life. As an undergrad, I fell in love with the philosophy of Immanuel Kant and how we shouldn’t treat people as a means to just get out of them what we want, but rather treat them humanlike and ask how they are doing or take interest in them. I learned about the importance of forming interdependent relationships. I’ve carried both of these understandings into my business. We do things the right way. I treat my tenants well, we even spoil them sometimes, striving to be the Chick-fil-a of residential real estate. We invest in areas of the city that need leaders. We contribute to neighborhood cleaning efforts and, post-rehab, basically have the nicest property on the block, so much so that they pass Section 8 rigorous standards here in Wichita. We aren’t afraid to paint over graffiti and we deeply care about the communities and neighborhoods in which we invest. I am a Rotarian in the West Wichita Rotary where I serve on the board. I’m also an advocate for children and families at the Kansas Children’s Service League, investing in early childhood is necessary to ensure a reduction in ACES (adverse childhood experiences). As far as fitness, I am enjoying a nice long break from competitive sports as far as being a player. :) I do stay involved with the game of soccer which keeps me fairly active by being a high school and college soccer referee.
