Meantime, Senator Phil King filed legislation to refund Ustonians for

The new option lets them meet their water release quota,
but it's a smoke screen.

There's nothing that requires Mexico to honor that. The only

State Senator Charles Perry says the track record shows they
won't hold up their end, and it's because the US

A new lending Tree survey finds the average cost to

wonder of the world. I get it. People want to
save it, which is why it sits there, unused and untapped,

and why we have yet another plan now on how
we can develop the astrodom. Now, this plan has a
price tag of you ready, billion dollars one billion, which
would be a combination we're told of public and private money. Okay,
how much Harris County taxpayers? How much public money should

go into this and what would they use it for.
KPRC to our television partner, did a little report on
the press conference yesterday by the Astrodome Conservatory. Here's a
little bit about what they had to say about what
to expect if this plan actually comes to fruition.

I think there are always challenges with public finances, but
I think this is the best proposal that has ever
been thought of for redeveloping the astrodom because it brings
in money from other sources. It doesn't all come from
the county, so it really is the most affordable way
to redevelop the astronom.

Speaker 27 (18:05):
The plan proposes four hundred and fifty thousand square feet
of income generating space beneath the dome, featuring an event arena,
plus new spots for dining, shopping offices, and hotels. One
of the highlights is a boulevard inspired by New York
City's Highline that will connect the Dome to nearby facilities.

The design also plans to preserve the Dome's historic charm,
blending Houston's rich history with sustainable, modern amenities. Brian Lavassar
says the conservancy aims to rely on a mix of
private investment and public private partners.

The billion dollars is reflective of a very compelling design.
And also, yes, numbers are scary, right, This is an investment,
not a contribution, right.

This isn't just cost base.

This is investment based.

And so when you think about in the arena and
commercial real estate and all the different tools that can
be leverage for this great historic structure start to be
very compelling as an investment opportunity for both the public
and private sectors.

I guess the question I would have is how many
more restaurants retail in concert venues do we need here
in Houston? Do we do we not have enough of
that already? Would that be enough? Would there be enough activity?
Another hotel? I don't know, Do we need another hotel.

Would that be enough to make it profitable? I mean,
this is a one billion dollar investment. You just spend
it one would you would like to think that if
you're going to spend a billion dollars, you would spend
it on something that was unique or unusual, that was
offering things to do that you couldn't find anywhere else.

I haven't. You know, maybe I need to get into
this plan a little bit more, look at it a
little bit more. But we'll do that. By the way,
Charles Blaine from Urban Reform will join us at six

the midweek session, small gains for the doll and the
S and P five hundred, a modest loss for the Nasdaq.
Futures are pointing a little bit higher at this early hour.
Cisco Systems is coming off a strong quarter, but the
network equipment maker's outlook for the year disappointed investors, and
Cisco shares fell in after hours Trading, Walt Disney, william Sonoma,

and Advance Auto Parts will release quarterly results today. Advanced
micro Devices slashing its payroll. The chip maker is eliminating
about one thousand jobs. Exxon Mobil plans to fire nearly
four hundred people who worked for Pioneer Natural Resources, which
Exon bought earlier this year. And there's a new report
from the International Energy Agency that says the world will

the World into a billion dollar global entertainment destination. The
group hoping for a combination of private and public monies.
The Conservancy said they're polling shows that eighty percent want
to see the dome repurpose, So now the question is
whether or not the plan will ever become reality. The

last plan to repurpose the dome fizzled out five years ago.

her wherever she was, and then she'd only do an hour.
But the other thing that hasn't been reported very much
is evidently she had several topics that she refused to
discuss that she would answer any questions on, and the
one that seemed to have her the most worried, interestingly enough,
was marijuana. Now she had posted on x that quote,

I will legalize recreacial marijuana, break down unjust legal barriers,
and create opportunities for all Americans to succeed in this
new industry. But she didn't want to get questioned about
her times as a prosecutor when she sent over fifteen
hundred people to jail for marijuana, because I guess she
thought that the people in support of recreational marijuana at

this point in time outweigh the people who believe we
should be arresting and putting people in jail for recreational marijuana.
That was a straw evidentally, that broke the camel's back.
That and for some reason, the far left campaign workers.
Her husband was worried that the far left campaign workers
would would not be happy with her going on Joe Rogan,
why you're worried about the campaign workers? Maybe that's your problem.

in North Texas. Jay, how you been, buddy? Very good? Jimmy,
are you doing doing well? Are you happy about the
election results?

I've still got mixed emotions about it. You know, it's
a crazy thing because you know, obviously Trump's a drill baby,
drill guy, and he's he's pro oil, which you know,
anybody the only gas of this would love that. What
I'm not I'm not too thrilled about is, you know,

(36:28):
is that with drill baby drill, it's going to bring
prices down. And if you're a producer, and if you're
drilling for oil and gas today at seventy dollars a
barrel or eighty dollars a barrel, then you know, if
to get the returns that we need to put ourselves
at risk. And if all prices go way down, you know,

(36:50):
we're going to be stuck with with with producing a
product at a higher price. And you know, our returns
are going to be at fifty dollars, which is not
you know, in our in our internal rate of return.
So category then we're not going to want to drill
as much.

Speaker 2 (37:06):
So you're worry is that there will be a glood
of oil on the market and it will drive the
price down too low for you to make a profit.

Speaker 39 (37:13):
Right exactly, And that's not going to be good for
I mean, I understand what's going on in jobs and
everything else, which is awesome, that's great. The United States
needs more jobs. The old industry needs to go back
to work one hundred percent. But but with with the
prices going down, there will be layoffs.

Speaker 2 (37:32):
And I talked to a lot of different people, and.

Speaker 39 (37:34):
You know, and I was, you know, my social media
channels and going back and.

Speaker 2 (37:38):
Forth with a lot of people.

Speaker 39 (37:39):
I was asking them, hey, are you voting this year
for your with your heart or your pocketbook? You know,
you know, because you're in the old industry. What happened
last time when when prices went down, and and they said, well,
I got laid off, you know.

Speaker 2 (37:54):
I You know, though one guy said, you would think, Jay,
I mean, let's take a look at fracking. For example,
if the others I had won, they were probably going
to ban fracking. I mean, think how many jobs would
have been lost as a result of that.

Speaker 39 (38:06):
Yeah, well that's true, but old prices would have gone up,
which they did under Biden. So therefore, you know, it
was good. It was good for the old industry. A
lot of people went back to work, you know, the
fracking part of it. In different parts of the country. Yes,
I mean, if you want to get in the old business,
don't move to Colorado, California, you know, Wyoming and places

(38:31):
like that. That's not a good place. But if you're
if you're in Texas, which you know obviously, we are
good place here. Let me we were, we were doing great.
Everybody's everybody's everybody's happy, everybody's going to work.

Speaker 2 (38:44):
Let me ask you about what's going on with the
price of gas right now. I filled up yesterday for
two thirty six a gallon, and I watched the gasoline price,
you know, just kind of drop and drop and drop
week by week by week. Clearly we have a bigger
supply than we have demand right now.

Speaker 39 (38:58):
Why is that, Well, we are producing a lot of
oil and gas in the United States. There are when
prices of you as you've seen, you know, we're higher.
You know, they were eighty dollars ninety dollars a barrel
for a long time under Biden. Everybody's going to work,
everybody's franking. We're producing more oil in the United States

(39:18):
right now than we were during when when Trump was
in you know, we're at thirteen point four thirteen point
five million barrels. Trump was up to thirteen million barrels
oil before before COVID, and all of a sudden, you know,
COVID happened, a lot of the money went out of
the markets, so therefore people quit drilling as much. But
then it's coming back now and we are producing more oil.

(39:40):
So the more oil you have.

Speaker 40 (39:42):
On the markets, that's the only reason why price goes
up and down is because of supply. Demn right, I mean,
you know, if there's more supply on the market, we've
talked about that before, sure, you know. So therefore, right
now we're seeing a lot of oil in the markets.
And as you have oil and they're it's being we
are exporting a lot of oil now because of our refineries,

(40:04):
which is another story in itself. But but ideally, you know,
oil and gas companies need to see higher prices, and
especially for companies that frack, because it costs so much money.
It costs ten twelve million dollars to go drill. Well,
you know, we put ourselves out there for that either
ye you know, with our production or or revenues, or

(40:26):
we borrow money. And if we borrow money at you know,
ten twelve million bucks and the price goes way down,
we'll see it. We'll see, you know, not not good
for the oil gas county. Well got drill, I got you.

forty four for water is reached. It requires Mexico to
release reservoir water to aid the usually dry South Texas. However,

It's going to take a presidential phone call along with
the border conversation, probably first week of the next administration,
because if you're going to have a conversation about border,
you should have a conversation about water. It employs the
same enforcement tools that I think the next administration is

He says, Mexico has resources to bring relief right now,
but they choose not to six oh five as expected,

that there's been many plans that have been floated on
how to save the astrodome. Is this the one that
might finally do it?

You know, there have been a lot of plans, but
there's been no one to pay for it, and a lot
of these plans fall on the back of taxpayers, and
this one's no different. It's a billion dollars and the
Astrodom Conservancy is saying that they think they can secure
about seven hundred and fifty million in private and then

I guess I would assume that the other two point
fifty would have to come from taxpayers.

So I'm starting to.

Believe though, that this plan is going to fall in
to the trash been the same way the others have.

Speaker 2 (55:10):
Okay, well, let's let's just assume for the sake of
argument that it's a viable plan or it's something that
they will get the financing to do if they were
to get the financing. Is it a plan that could work?
In other words, is there anything that they're talking about
doing with the astrodome that doesn't already exist here in Houston. Well, no,
there there isn't.

Speaker 42 (55:29):
And I think the problem is is just that they're
trying to do you know, a convention center, you know,
state of the art shops, all these things in that
part of town, and we have all of that just
a few miles away downtown and up in the Gallery,
and there are things all over the place. Not to
mention that this sits on the property of Harris County,
and is the property is in a lot of agreements

(55:50):
with the rodeo, both of which the Harris County Sports
Authority and the Houston Livestock Showing Rodeo came out and
said they don't agree with the plan. And so even
if it is a great plan and they can secure
the funding, with those two big benefactors of this land
not on board, I don't see how they can even
possibly begin to move forward.

Speaker 2 (56:08):
Well that being probably being the case, and I think
you're right about that. What happens to the astrodome? Did
we just continue to let it sit there and go
into further disrepair? What do we do with it?

Speaker 42 (56:19):
You know, right now taxpayers are paying somewhere between one
hundred and two hundred thousand dollars a year to maintain it.
Their estimates say it would cost about one hundred million
dollars to tear it down. I don't know how accurate
that is, but that is what the estimates say, and
they would only be able to do that with permission
from the Texas Historical Commission, And so a lot of
people want them to tear it down. I know there's
nostalgia tied to it, but I don't know if tax

(56:40):
payers should keep sholling out money even though it's only
one hundred to two hundred thousand a year. We are
a county that is broke, So I don't know if
we should keep sholling out money just to keep it standing.
I think it might be time to break that nostalgia
and start to move forward.

Woah, I know the only thing worse Charles did you
could say other than that is you know what, I
think we need to tear down the alimal things that
I saw? What? What? What?

That a lot I would not cross.

Oh, I would hope not. Here's a crazy question for it,
because I know the idea has been floated about getting
in a National Hockey League franchise here in Houston. I mean,
if if they could pull that off, might the Astrodome
be fairly easily converted into a hockey arena? I think
it could.

Speaker 42 (57:26):
I mean I think you could retro fit it for
something like that, and with a major investment like that,
you would almost be guaranteeing a fan base that would
then turn this into a revenue generating endeavor. And so
I think that probably would be a better idea that
wouldn't be as burdens some on the taxpayers. And so,
like you said, I know there's been talks around town.
Maybe they should start looking at the Astronom as a
possible home for this new hockey team if we were.

Speaker 2 (57:47):
To get it, I guess the question becomes at that point,
you know, what would it cost to make that conversion
and who would pay for it at that point? Right?

Speaker 5 (57:55):
Right?

Speaker 42 (57:55):
And I think one of the big problems is is,
you know what I mentioned before about the rodeo. Throughout
the course of that month at the roadio is there,
they have full authority, full reign over that entire energy
park property. And so really, anybody that's going to be
an investor into something that would turn the astronom into
something else, it's gonna have about thirty days where they
can't have ownership over that building. I mean, they can

have ownership over what happens inside, but the land that
it sits on, they really have no say. And so
that's a bargain to make for someone that you know,
eleven months out of the year you can have full
say over your property, but one month you have nothing
that you can do about it. And so I think
that's a hard sell for some. But you know, I
think the hockey tape team might be the only possible
alternative to make this actually work.

renovated space for entertainment and retail use.

auto insurance up sixty three percent in the last four years.
Here's RBC Chief economist Francis Donald on the latest CPI
numbers and what they mean.

Of course, the fat is looking at year over year
inflation and they've probably seen an enough progress on that
to push them towards more rate cuts, more rate normalization,
as they call it. But mainstream Americans are still looking
at prices that are over twenty percent higher than four
years ago. So depending on which audience they're speaking to,
you've got to recognize there's a very big difference between

(01:13:18):
what measures we should be looking at. And for most Americans,
they are not looking at their cauliflower prices this October
versus last October. They're looking at rent twenty six percent
higher than four years ago, food at home twenty six
percent higher than four years ago. That is the economic reality,
and it's hurting low income Americans much more. They're the
ones who spend larger amounts on things like rent, food,

and gasoline, where the pain has been the biggest. Now
we have other measures of rent. We can look at
new tenant prices. We can look at Zillow listings, for example,
and those tell us that in real time shelter prices
are declining. But here's what I wish we really would
have talked about when inflation was high.

Is the inflation coming from? When it's coming from supply
side shocks as economists say, things like port strikes and terrorists,
that's a very different type of inflation that takes a
very different cure than if you and I are just
spending a lot of money and the Fed's got to make.

We should have focused on those stories, and we should
have focused on the idea that inflation is one thing,
But what really matters is do you have money to
pay for these increases? So it's wages and inflation together
that make the true inflation story, not just what you're over.

I think this plays into it. I'm just saying I
think inflationary pressure is going to be greater. Workers have
more opportunity to negotiate than they have in a long time.

We have a labor.

Shortage in this country, baby boomers retiring in droves, So
labor inflation, I think is going to be a big component.
So I think I like having rosy colored sunglasses on too.
You know, I'm an optimistic guy, but I think there's
a lot of pressure on inflation, and I believe a
ten year treasure at four point three almost four point
four percent, that's telling you that we haven't beaten inflation yet.
And I think some of these pro growth policies are

going to be great, but I don't think it completely
addresses the deficit right now, and I think labors are
a component of that.

Well, look at this, the ISLA union walking away from
the port negotiation talks.

Guys, your reaction, yeah, I mean, I think this is
We've seen this trend where there is a sentiment that
perhaps the biy An administration wouldn't step in and take

really frankly like turn away from Democrats. And I find
this strike to be a really interesting one because it's
focused on automation at ports, where you know that's in
direct conflict with the kind of technologies you need to

reduce emissions and the kinds of things that fit with
the Biden agenda. So I'm really curious to see how
this how this shapes out, particularly with President Trump coming
into office.

making it clear that it's the biological sex on your
birth certificate nearest birth that decides if you go in
the men's room the women's room, and this applies to

the women's division in swimming, but that man, that male student,
that college student, went into her locker room and completely
stripped down naked in front of her and other girls.
And so this is a growing concern and women have
had enough. I mean, this is happening in domestic violent shelters,

in women's shelters where men women go to escape threats
from men, and you have men who claim that they're
women going into those shelters.

we go by biological sex. This is called the Women's
and Children's Privacy and Safety Protection Bill. You know, that

way we can have a consistent standard across the state,
because you know, look at used to not be an issue,
was common sense, but now that you've got the you know,
the left wing, extreme liberal trans activists that are trying
to force people to accept these gender ideology issues and
political stances. But also they're trying to create confusion on

these issues, so people are worried, oh, I shouldn't say
anything if a man goes into women's restroom because I
might get canceled or someone might you know, follow a
lawsuit against me. This makes everything real clear in state laws,
So no surprise of bill's already been filed in the
legislature realizes it's a growing problem and it.

Needs a solution. The timing is interesting. I have to
wonder if that's sort of election related. Y know, you
have all those happening right around the presidential election, and
I think some of these school systems, who probably have
wanted to do this for felt emboldened because they could

Well, there's no question that the landslide overwhelming victory of
Donald Trump is going to allow a climate where common
sense prevails more and people aren't worried about the ACLU

been going on, because that's what the Department of Justice
the federal level has been doing under Biden and in Obama.
They try to force our school districts to allow the
boys into the girls showers and locker rooms and bathrooms,
and threatened a lot of school districts that they didn't. Thankfully,
federal courts have said the Biden rules on this are
not legal. We're not forcing schools to do this in Texas.

And now that you're going to have a change with
the presidency, it will allow school districts to more do
what's best for their local school district. Let common sense prevail,
and hopefully we'll see a lot of these things get resolved.
But you know, you're always going to have the other
side that's going to try to spin the issue. They're
going to try to spread misinformation on this. But I
think people can see this real clear now. And you've

Chicken and Churches Chicken, and evidently the lawsuit is over
using the term original recipe when branding the fried chicken.

Both of them are doing it. Both KFC and Church's
Chicken are using original recipe. Now, my question would be,
is that something you can really trademark original recipe? Shouldn't
any of us who are serving up food that are
using the same recipe that grandma used or great grandma

used and been using for the last fifty years or
a hundred years or whatever it is. Shouldn't you just
be able to tell your customers is yeah, that chicken,
that chicken you like twenty years ago, same recipe, the
original recipe, You're still gonna like it. Besides, in the
case of KFC, I don't think do you think of
KFC when you think of original recipe? I think of

eleven herbs and spices. Right, that's kind of the that's
kind of the catchphrase that makes me think of KFC. Anyway.
The lawsuit was filed November eighth, US District Court for
the Eastern District of Texas. KFC is accused Church's Texas
Chicken of isolating its trademark rights by using the phrase
in its advertisements and promotions. Church's use of the phrase

original recipe in its own advertisements quote is likely to
create confusion in the marketplace and to loot the original
recipe mark, according to the lawsuit, I guess they have
a trademark for original recipe. I'm surprised you can get

going to look at the federal government like a business
and then make some recommendations. The question becomes will Congress
act on their recommendations. That's the unknown factor. But here

and when they hope to accomplish it.

By part of what's holding back energy dominance in this
country is that administrative state. Look at the regulations coming
out of the Department of Interior, the slow permitting requirements,
how hard it is to open a new refinery. So
