you can kind of tell it's timeto get a new one, because I
don't want to wait until it startslaking. So can you give me any

advice on that? Sure, whenyou start seeing it starting to curl up
on the edges, that's typically tellingyou it's getting time for a new one.
That's when it's wearing out. Andthat's provided there hasn't been any storm
damage that you know, put holesin it or anything. That's just it's

aging out. How old is yourroof? It's like twenty to twenty two
years, okay, So if youhad a thirty year roof, you're probably
getting close to where it's going tobe time to replace it. Typically,
a thirty year roof is going togive you twenty to twenty five years in

(03:43):
our climate, even though it's labeledas a thirty year roof. Oh okay,
So it's kind of like each littlerod is gonna start like doing that,
and it's gonna be like the wholeroof or just like sections of it,
or well typically where you're going tosee it. The worst is areas
that are exposed to the sun.More so if you've got an area of

the roof that's covered with shade treesor you know the way the peaks are
that give shade to one side orthe other, that won't get it as
bad as the sides. They're justtaking a beating from the sun all the
time. Because what happens is ashingle. As it dries out those corners,
whether it's a three tab or anarchitectural type shingle, they start to

expand and curl up and you'll seeit up there when you take a look
at it. Okay, all right, I'll take it. And if you
don't have that, and if youdon't have that, don't worry about it,
because you know, I say,a thirty year shingles typically give you
twenty twenty five years, but it'snot unusual for him to get thirty five
either. Oh wow, Oh okay, all right, thank you, you

bet take care of Cindy, andlook, insurance companies aren't gonna lie what
I'm about to say, but ifyou have a roof and it's not showing
major signs of aging yet, there'snot a reason to replace it. We

have too many insurance events that happenin our climate here in South Texas that
wait, you get a storm thatcomes in, it starts peeling roofs off
and stuff like that, and replaceit at that time, let insurance pay
for it. But you know,truth be known, though, the roofs

(05:36):
age out and they do need tobe replaced. And if you're at that

it. But unless you you know, if you don't have leaks, and
I know she said point blank shedidn't want to wait till it leaks.
But if you don't have leaks,that's what you're looking for is for the
edges to be curling up. That'sthe biggest telltale sign. Some of the

and all you're seeing is just bigpatches of black up there, it's it's

of days ago in Laporte and shesays, I need a contractor who specializes
in wood siding replacement on a craftsmanstyle house. I have some rotten boards
up against where the deck meets thehouse that needs to be replaced. Also

some bowed out boards on the gablein the front of the house. Okay,
the guy I call all the timeand you hear me talk about him

Yes, sir, I have afriend of mine that has an old
slab house, and we know thatthere's roots getting in the cast iron sewer

system, and uh we you know, there's a pretty good tunneling job if
we were the tunnel underneath, andwe're looking at that getting done, and
also a house leveling after that's done, okay, And and we were we
were kind of at a loss ofwhat to do about the the sewer line
itself. Well, you know,the same tunnels that are used for the

(08:41):
sewer line can probably be used onthe foundation repair as well. Okay,
a ton of money then, Yes, sir, do you have a particular
company that's you know, good atboth of these? Oh you give me
such a nice soft pitch here.I love it. Of course I am.

I own the company. Why wouldI tell you somebody else? Yes?
Or No, I mean we justwant somebody that knows when they look
at the sewer system. Do youdon't have a camera that goes up into
the sewer system city? We do? Yeah, I mean du West Foundation

division. Whether you just need adripping faucet or the sewer pipes replaced,
we have guys for doing that.Uh. And the way we typically would
do it. Look, you alreadyknow you've got leaks in the system,
so there's no reason to spend timeor money on isolating it and finding where

the leaks are. Because the castiron had a life expectancy is of fifty
years and I'm sure we're way beyondthat on your home. So what we
would do is we would actually firstcome in and take and draw the house
up, and we draw all theinterior walls and bathrooms and everything in it.

Then we take elevation, see what'shigh, what's low, what needs
to be done foundation wise, andwe look at how where those tunnels would
end up being for the foundation andwhat it would take then to reach where
the plumbing goes, and so wemay not follow the exact same layout of
the plumbing from before. We'll utilizethe tunnels to do both and sometimes have

to move them. But if allyour plumbing is on exterior walls or a
lot of it is a lot oftimes you can reride around the outside and
not have the tunnel as well.Yeah, but what's bad is she had
a patiole on the back and theyhave a slab back there in the back.
I thought about that. I thoughtabout it'd be easy to get the

main bathroom from that wall, butyou cement there, we we would end
up probably having cutting that semen out, you know. Yeah, so and
you know sometimes it's cheaper to replacethat concrete than it is to do the
tunneling. So we look at itwith all that stuff in mind and kind
of give you your options on whatyou can do. All right, Well

open lines. So now's a greattime to call any home improvement question you
have. So I got an emailquestion from Karen and she was asking about
insulation for a vaulted ceiling. Canyou tell me what specific insulation you use
for your son's vaulted ceiling remodel job. I watched your show, but it

wasn't explained on there. Well whatshe's referring to as our TV show Texas
Home Improvement. And we did aremodel on my son's house. We took
the eight foot ceilings and in theliving room pushed it up and used the
roof rafters to put the sheet rockon and stuff. So what we did

(16:52):
first is we put energy Q radiantbarrier on the roof deck. Then we
put insulation and fiberglass insulation filled upthe six inch cavity. And I can't
remember now that what is that RLet's see two by fours is R thirteen.

(17:14):
I think this was our nineteen Ibelieve is what it is in a
two by six. And so wefilled that in and then we put another
layer of energy Q radium barrier,so I actually had two layers. A
lot of people will say, oh, you don't need two layers of radium
barrier. Here's the deal. Theenergy queue that I use is perforated,
so the moisture content I don't wantto I don't have to worry about vapors

(17:38):
building up in it. But byusing the two layers, in the summer
months, when the sun is beatingdown on that roof, the layer that's
on the roof side keeps the heatfrom coming in through the roof and getting
into the insulation, which heats upthe room in the winter months, when

(18:03):
we're heating the room, the energyQ that's on the bottom side, just
behind the sheet rock will keep theheat from going up into the insulation and
therefore help minimize our heat loss inthe winter months, So it serves dual
purposes. Radiant barrier is extremely inexpensiveand so there's no reason not to do

(18:30):
it that way. On my personalhome, I have a radiant barrier on
the roof deck and I have theenergy QUE laying down on the attic floor,
so heat that does get into theattic doesn't get into the insulation.
Works very very well. So justa little side note, but that's how
we put that together. You cantake a look at if you want.

you have a recommendation on an aftermarketbrand of a whole house water filtration.
Well, look, there's a lotof different uh water filtration stuff out there.
It depends on what you're trying tofilter out. If you're getting sand
in there, just a screen typefilter or will take care of that.

If you're good wanting to filter outthough the chlorine and the the fluoride that
they put into the water and stufflike that. Well, now you're getting
into putting in a water softener witha filtration and even a reverse osmosis system.

(20:22):
You don't want to reverse osmosis thewhole house, but the water softeners,
a lot of them nowadays have charcoalfilters and different things like that mixed
into them to filter out a lotof this kind of stuff. And if
you'll take a look at Culligan andBritta, that's two brands that I have
personally used. In fact, Ihad Culligan when I lived in San Antonio.

I currently have a Brita system inmy home. They work great,
extremely durable. But most of thewater softener systems are pretty good nowadays,
the key thing to decide what toget and what to use is to have
a water test done, and thenthe system is designed around that water test.

And I'm not saying you need awater softener for a filtration system,
but you do need the water testfirst to make that determination. Again,

are made of glass and some aremade of a plastic. If it is

a way to get underneath the flooringand put any insulation of any kind.
Does that sound like that's something doable? It is? Uh? The ceiling

in the garage is it concrete?M I don't know. Okay, I'll
have to check on that. Takea look at that and the reading I
ask. In new construction. Becauseof energy efficiency and stuff, they are
now requiring insulation be sprayed on thatconcrete. Okay, this is pretty old.

It's about thirty years old, that'sright, and that it wouldn't have
been required back then, but nowadaysthey do. But it's a very very
easy retrofit, and that may besomething that you can get with your homeowners
association and be able to do.Okay, perfect, I appreciate that.
All right, let's see a couplemore quick ones. Only you had mentioned

a recovered windows a moment ago,and I was driving I couldn't write it
down. The recommendation for window company, Oh, for replacement windows. Yes,

I was scared to write the BetterBusiness Bureau and probably probably try to
send them a certified letter to seeif there's any response there. But you
call the number and it goes rightto a voicemail and that voicemail is full.
Okay. So is it an airconditioning company or was it a warranty

company? It's an air conditioning company. Do you want the name or I
don't know if you wanted to nah, but typically if it was a warranty
of some kind from a sale,it should have been a warranty company.
It sounds more like this was aservice company. Who is a service Yeah?

And if that was just the serviceagreement, I would just get a
difference company. Oh okay, andjust forget the loss of the money,
yes, ma'am. Well how muchdid you have to pay him? About
seven hundred? Oh that's more thana service agreement? Then? Well,
no, I would not just walkaway. Do you have any paperwork from

him at all? Yes? Okay. On that paperwork you should see a

on my on my front porch.Okay, I have a metal building as
a we made it into a barndominium, and I had a poor slab to
bake a porch, and it's acouple it's about two and a half inches
thick, But dumb buggers are rightunderneath there and coming out. Yeah.

Well, I guess the first thingI would tell you is I probably wouldn't
lose a lot of sleep over it, because even though it looks like they're
taking a lot of space, theconcrete will span it. Now, normally
a patio or sidewalks or anything elseis going to be at least four inches
thick. So if your concrete's twoand a half, it may be a

little thin, but normal is fourinches. As far as if you want
to do something with it. Theonly thing I would recommend doing would be
one of two choices. One justuse some sand and wash it in with
water to fill those voids, okay. Or you can use foam to inject

in air. But that gets prettyexpensive and I really don't think you need
that done. But I have arig that I do it with and be
more than happy to do it foryou. But it's not my recommendation.
I would just wash sand underneath thereand be done with this, Okay,
I can do that. That wouldbe easy for me to do. Er

Well, where you're putting in youshouldn't have grout lines if you're putting in
a vinyl plank. Oh no,I mean on the existing Uh ceramic tile.
Oh no, you know, yeah, we're we're where the uh,
the the vinyl planks meet the existingceramic tiles. That's where the transition piece

would go. And it basically willjust glue down. Or they do make
a strip that you can put intothe concrete attached to the concrete that the
the transition strip attaches to. Butyeah, it's it's just to cover up
the joint spot. There no nogrout needing a carpet transition you know.

Yeah, they're pretty big transition pieces. But I'm looking. But this is
to go on top of the ceramictile. Oh, you're going to put
it on top of the tile.Now that you will have to put floor
level on and stuff because otherwise allthe joints, all the grout lines and
everything will shine will show through.I normally recommend to take the tile up

first, but you know, ifthey do make it where you don't have
to, but make sure the tileis attached. Well, if you sound
like you got hollow spots in thetile, don't do it. But as
long as everything sounds like it's niceand solid tight, Yes, you put
a leveler over the top of thetile and then you put your vinyl plank

down on that. Okay, Sothat's yes, that's common. It doesn't
sound you know, kosher to me. It's not they you try to find
it. I think this comes fromfloor installers saying people don't want to spend
the money to take up the oldfloors, and so they're looking for a

way to do it cheaper. Butit's, in my opinion, it's not
the right way to do it becauseover time, ceramic tile floors will eventually
break loose and start to come up. Usually it happens when they're somewhere twenty
to twenty five years old. Well, once that breaks loose and starts coming

up, your new vinyl plank isshot. Right. Yeah, that's what
I've wanted to hear. Okay,all right, well, I thank you

something that's down in the ground prettysolid. Yeah, and that that's readon.
I'm recommending at least six foot downOkay. Yeah. Now, and
what's what sized pipe would I belooking at. I'd probably be looking at

probably galvanized. Galvanized pipe you cando galvanized or black either one because it

talking about interception that's probably like fifteenfourteen to fifteen feet long, correct,

feet above the ground, you're afour teen feet already, yep. Okay.

mirroad of things. But the problemthat I'm living with now is I had

him reset a toilet, thinking perhapsthe wax ring was bad because I was
getting some leakage around the perimeter ofthe base of the commode. And while
he was there also he rebuilt thetank behind him with a new flow master
and a little flapper valve in that. But ever since he has left,

(52:53):
I'm having a large air bubble comeout. What I think is what's called
the siphon jet. I have beendoing some research trying to find out what
could happen that being plugged or whatever. So I got one of those a
little plastic with jagged edge, littleplastic thing you clean out your drain lines

(53:14):
with for hair and all that sortof thing, probably eighteen inches long or
whatever. Ran that up through thelittle siphon jet hole. Nothing came out,
nothing was restricted. Then I alsoused wires and went around the perimeter
of the edge of the toilet upthere with all the little holes that water

(53:35):
comes out of. Nothing was seento be clogged. There, no resistance
there, went all the way aroundand clean those out, but I still
got the big air bubble that's jettingout of the siphon jet hole. While
he was here, he also wentup on the roof to see if there
was any plugging on the roof vents. You could find nothing there with spiders,

(54:00):
bird nest or debris or whatever.Even set the camera down in there,
couldn't see any restriction or anything asfar as he could go. Uh,
it was not doing that before hecame. And that that is and
I know ku coincidence has happened,but uh, anyway, that's what's going
on. I wonder if you hadany advice. Okay, And so when

(54:21):
you're saying the water jet, you'retalking about where the water shoots out down
by the exit there to shoot itinto the issue solid the debris down the
hole. Okay, yeah, youmore than likely then all all you more
than like they're going to need todo shut the water off to the toilet

(54:43):
and flush it so it drains thetank and everything. Uh huh, let
it fill up, because I thinkall that's happened is it's gotten an air
bubble. Trapped in it from whenhe had to drain it to move it.
Uh huh. And we just gotto work on getting that air bubble
out. Yeah, okay, we'llwe're with the air bubble b Let's see,

that would come from the tank intothe entry hole on the base of
the toilet back behind the deceit,So we're somewhere perhaps right in there.
Yeah, but I'm thinking if wejust shut the water off and drain it
down again and then fill the wholesystem up again, we'll probably get it
taken care of. Okay, Well, we'll give that a whorl and see

a screened in patio on aluminum,uh huh and for thirty years now,
and then about five years ago wehad it all torn down and had a
gabled roof patio screened in attached tothe house really nice. But now down

the middle of the patio slab therewas a like a surface crack, but
now that has opened up to likea quarter inch. I'm just wondering if
this new roof was too much waitfor the slab or what. No,
you probably don't have reinforcing, orthe reinforcing in the concrete is rusting through

and allowing it to separate that way. Was this something that can be taken
care of or it'll depend Well,if it's only a quarter inch, I
probably wouldn't lose a whole lot ofsleep yet. That could be taking care

of, using sand and an epoxyto fill it in. But the indication
is that the steel's not doing itsjob, because all concrete's gonna crack.
You know, what the steel isin there for is to hold it together
when it does crack, and thesituation you're dealing with, it's not holding

(57:20):
it together any longer. So isit a matter that the steel was under
the concrete or the steel has rustedthrough, or it was never there to
begin with. That's what has tobe determined. Yeah, that's what I'm
thinking. I'm not sure if thatwas ever in there, and if it
was never in there. The bestyou can do is a POxy the pieces
together. For now you may getanother you know, you may only get

(57:45):
two years out of it. Youmay get another twenty years out of it.
But here's the steps I would take. I would go ahead and get
an epoxy joint made. Then Iwould make sure to keep it watered around
out that you know, I tellpeople all the time water the foundation of
the home because you want to keepthose soils expanded. Well, in this

(58:07):
situation, you definitely want to keepthe soil expanded so the concrete quits moving
and that'll help extend the life ofthat concrete. Okay, is this a
POxy thing? Is that's something yourcompany does or oh, we have in

(58:28):
the past. It's not something wedo on a regular basis, but yes,
it is something we've done because it'sbasically you'll put a fine sand down
in there, since it's a quarterinch wide, and then use this epoxy
that's got a viscosity that's less thanwater, so it soaks into the concrete

(58:50):
and that's what bonds the two sidestogether. But the sand is just a
gap filler so that you're not usingas much a POxy. So Uh,
so I can call your company andmaybe they can come out and yeah,
I give us a call. Anduh, when when one of the guys
comes out, when they have questionson it, have them call me.

well from the electrical standpoint, uhcost, but I'm kind of curious about

on that and tell me if it'sbest to suck out all the existing and
blow it back in? Well,what kind of insulation do you have in
there right now? Blow in?I have blown in insallation, right,

but is it is it fiberglass orcellulose? Gosh? I don't know that
answer yet, Okay, And thatthat's really the only thing that's going to
make the determination, because if it'sfiberglass, you can just go over it
because fiberglass blown in will settle overtime, but it doesn't decay and turn

to dust. Cellulose not only doesit settle over time, but it'll start
to degrade after about twenty years andstarts turning to dust, and that can
make a real dusty mess in thehouse over time. And so if they're
a cellulose, I would take itout. I'm sorry, I must have
cellulose, I said, I musthave cellulose because I noticed the dust issue.

Yep, and and you very ohcould So if that's the case,
then yes, they would suck out. I would have the the old insulation
sucked out and new insulation put in. Do you at DOS do that type

you've got a choice on the fiberglass. You can go in with blown in
insulation or you can go in withbats which is like the stuff that comes
in a roll. And here's theadvantage. If you go with a blown

on top of it, when ifyou go with the bat type, it
will never have have to have moreadded because it doesn't settle over time,

could come work on it. Iwant new bossips put in it and I've
tried googling and calling around, andI have had no luck finding someone that
is competent and working on something likethat. Yeah, the unfortunate thing is

there's probably not a lot of peoplewho are competent and working on them because
they're just not that common. Youknow. They put them in for a
while they're in the eighties, andkind of phased them out right away because
people didn't want to pay the upcharges for him. The normally that the

electronics for it, the motor andeverything are underneath one end of the tub.
Usually it's you know, away fromthe faucets and stuff. Uh,
do you have an access panel toget in there? Yeah, there's an
access panel, but it's in it'soutside of the house. Okay, you

know, a piece of party plankthat's cut out. And I didn't realize
this until years after we bought thisexactly how that worked. But yeah,
there is an access panel outdoors.Well here's what how probably how what I
would start with then is have anelectrician check to make sure all the stuff

is powering up, because what alot of times happens is there's a circuit
board or something like that that goesout and that just shuts everything off.
And if that's the case, itcould be a simple fix. I'll tell

first, and then we can seeif the pumps are still good and all
that stuff. Okay, And Ihaven't used it in like a couple of

years, and went back and usedit and it came on for a second
and then went off, and thelights on the controller aren't coming on.
But I'm competent enough to check thevoltage there. But where would you get
parked or something like that, Youknow, well, it would probably be
a matter of pulling the stuff outto see what's needed. And when all

else fails, when I can't findsomething anywhere else, I go to granger
Okay, gotcha all right? Becausethere is a float in it and the
water has to be so high beforeit will let you kick it on.
You know, there's there's several movingparts. But sure have you checked since
you know, since it did workand then it went out, did you

check the breaker to make sure itdidn't get flipped? Yes, sir,
I did. Okay, go outsideand check all the breakers. They're not
marked, but I did go throughall the breakers and just make sure that
one wasn't flipped. Okay. Sothat's a part that tells me there's going
to be some type of board thenthat has gone bad. Uh, you

know, the a control board that'sgone bad. Right, And basically it's
just on and off with a timer. So that shouldn't be too tricky.
That should not be too too difficult, okay. And then for the faucets
and all that, just call aplumber up. Yeah, you know for

the air and ask the question.And here's my thoughts. If you can
get some great rebates, some greattax credits, it then makes money sense
to take a look at them.But if you're having to shell out all
the money without tax credits, withoutrebates and all this kind of stuff,

it doesn't pay for itself. They'rejust not that goods yet. Now.
I did see a new solar panela couple weeks ago that is actually a
roofing tile, and it looks likethe tiles are about two foot by three

foot and it goes up on theroof just like a shingle would go on
the roof, but it looks moreit almost looks like black glass up on
the roof. It's not glass,but I mean it kind of gives you
that look of black glass up there. So the whole roof would then be

a solar panel. I did talkwith the because this was at a trade
show. I saw it and soI talked with the manufacturer, and yes,
it's going to be about two tothree times the cost of having a
roof done. It would stands hailpretty good. Things like that. It
does not generate as much electricity asa regular solar panel, but money wise,

it sounded more reasonable to me thana regular solar panel in the fact
that it's serving dual purposes. You'vegot your roof and you've got your solar
panel going at the same time.The issue with the solar panels they go
over the roof. When they're roofmounted. You can get yard mounted as
well, but most people go withthe roof mounted. So as your roof

ages and has to be replaced,the panels have to come off and go
back up. That costs money.The reason for the money issues with solar
panels. Though they calculate the paybackat twenty years, the life expectancy of
solar panels is twenty five years.Doesn't give you a whole lot of time

to recoup. The other issue ishow many of us stay in our homes
that long. I've been in myhouse twenty one years. So if I
had to put them in at thevery beginning, yeah, it would now
be paying for itself. And Iget it, the cost of electricity keeps
going up. I understand that,but the issues with the solar panels have

not been solved yet. The otherissue they have with them is in fact,
you know Germany, I go thereperiodically, they had tons of solar
panels. They were pushing the heckout of it. When the panels started
going bad, what they found wasthey had a problem disposing of them because
they're toxic when they put them inthe ground, And so they pulled all

the extra funding and stuff. They'vepulled way back on the solar panels.
Yeah. I know everybody's always tryingto find something that's clean for the environment
and all that stuff, but yougot to look at the full life cycle
of everything before you can determine ifit's cleaned for the environment. Don't do
it just because it makes you feelgood. Do it because it's the right

thing. And in my personal opinion, and I got nothing against solar.
But unless somebody's given me a lotof money to use it or to help
pay for it, it does notpay for itself yet. And quite frankly
with when you talk with the honestsolar people, they will tell you the

same thing. Their typical customers,somebody who is trying to be environmentally friendly
more so than dealing with their pocketbook. All right, with that being said,

the guy came out and had somekind of little measuring device and he got
in there and said, well,you've got you've got problems behind your behind

water behind there, and if you'vegot water or moister. You've got no
doubt, have got mold and mildeand all. And I'm wondering is there
a such thing as being able tomeasure if there is actual moisture build up
behind the wall, and that Ireally need to do this, or whether

no cracks, no leaks anywhere atall in the years that I've been
in here, and I just wantedto get your wisdom on the is any
testing of any kind that I shoulddo or just wait till something breaks loose,
or wait till you know, havea problem before doing it, or

you know, while I have thetime and the money, go ahead and
do something. Well, let meask you a question. When he was
trying to doing the censoring, didit have a probe that it went into
the wall cavity or was he justpointing it at the wall and saying it
had that problem? He was justappointed at the wall, said it was
a moisture gauge back behind, andthen other people said there's no way to

measure what's back behind if you don'tdo something else. And it has,
of course the little small maybe lessthan an eighth of an inch bead all
around, and he said, oh, all that is poorous and through the
ears it is soaked in moisture backthere, and says you could have you
know, everything could be rotted outback behind there. And people say,

well, where do you have aproblem If you're not having any problems.
The carpet's not wet and so forth. So I just want to do the
right thing. I've got the moneyset aside that I've got other projects around
the house I'd rather put it on. And I'm just wondering if there's a
company that can do a little bettermeasuring to see without actually taking the wall

down. Well, I'll bluntly tellyou he didn't measure a thing. He
just point langlide to you. Well, that's what everybody's telling me, that
he's just trying to sell, youknow, another another work, the moisture
sensors. There is nothing and hewasn't in there very long. Yeah,
the moisture sensors. You have toin order to sense the moisture, get

into that cavity. You can't justpoint something at the wall and say,
oh, there's moisture behind that wall. Now there are cameras. You know,
that can detect a leak, butit's not going to detect a whole
wall like that. So he wasfeeding you aligne. I would just if
you're not having an issue and yougot other things you want to do with
it, you go ahead and dothe other things and forget about that wall.
