he says, my home has concreteroof tile was put on in nineteen eighty
five. Can that identify major cracksor damage? But having some water leaks

to the ceiling inside home cathedral ceiling? Is there a protective ceilant spray that
you would recommend for this roof?Thanks John? You know on those concrete
ceilings that way their roofs. Rather, it's not as much as a ceilant
as what you need to be takinga look at. Is all the mortar

still in place, so you maynot see a crack up there, But
like on the ridge cap and stuff, if all the mortar's not there,
when we get strong winds, raincan blow up in there things like that,
and that may be what's causing yourproblem. Now, if it is
a concrete tile and the finish hasworn off, you may get moisture that

soaks through the tile as well.And if that is the case, a
simple masonry sealer would tend to protectyou from that. So you've got a
couple of things you need to lookat. But I'll tell you what I
would do is probably tell you,in a situation like that, call the
roofer, have them come out andcheck it for you to see what they

of like a covered patio, andI saw somebody on the internet they were

roof slopes down. They just nailedtwo by fours right on top of the
shingles, and I guess maybe aroofer can come back and you know,
scab in the shingles or do it. But that didn't seem right. I
would imagine a preferable way is probablyto remove the singles, you know,
frame it on, and then comeback and put new shingles on that whole
section. What are your thoughts onthat the preferable way is to take the

shingles off and go one step further? Are you going to have a ceiling
inside the addition? Uh? Yeah, but yes I will, okay.
And the reason I'm asking that oneof the things that happens with firefighters when
they when people go in and overlaythat way on top of a roof and
they don't cut the plywood. Thefires get trapped inside an area like that,

and the firefighters don't know it it'sthere, and they can get hurt
from it. Uh. I dida project in the Dallas area for a
firefighter who that's exactly what got him. They they didn't cut through the roof,
and they the fire got trapped inthere. They didn't know that it
had been burning out in there andthe stuff collapsed on him. So so

you're saying, remove the shingles,you know, frame it removed the decking
so that you would have you know, an open space from in the groage
into your new edition. Yes,so it's all one attic perfect. Okay,
Well, it sure didn't look right. And this was apparently some professional

contractor put the video on and justanyway there. It is done all the
time, but that doesn't make itright. We all we all speed all
the time too, and that don'tmake it right allegedly. Okay, I
will admit on the air that Ihave speed. I tend to speed from
time to time, but I haveyou know, and I do pay the

ticket from time to time for itas well. Well, yeah, we

a better way to do it?Absolutely? And you know what, how
long does it take to cut throughthe shingles and the plywood and open that
up where it's one pass through andkeep it safe for in the future for
the uh, anything that else doescome up. But it's more than just

that. I mean, that's ahuge thing, the safety of the firefighters.
But you know, when you're tryingto ventilate everything, having it open
helps with the ventilation as well.So there's more to consider than even just

I'm in the process of building ahouse. The drywall has an orange
peel texture that has been painted.Every wall in the house has pin prick

holes of varying sizes in the finish. Some are visible from a distance and
others require closer inspection to see.The builder does not want to take any
steps to remedy the problem. Arethere these acceptable defects? And what is
the builder's responsibility? Thank you?Well, I'm not seeing how big these

are, but you know, whenyou paint, you may get spots like
that, But guess what if youput a second coat of paint, nine
percent of the time they're gone.So I'm guessing he's only putting one coat
of paint. And on new construction, again, we're back to what people

do versus what should be done.On new construction, you should have two
coats of paint. If you repainta wall, you typically should have two
coats of paint unless you're going backwith the same color and same paint.
But definitely on new construction two coatsof paint in order to seal and take
care of all these things. Sothat would be my first question. Did

they put two coats on or not? Second question then would be, hey,
why are these appearing? Because Idon't I don't disagree that they're going
to appear on the first coat,but the second coat should cover them up.
And as far as what can youdo about it, Look, if
he wants to be paid, he'sgonna get it taken care of, and

that that's putting it bluntly so andwhat it is to take care of it

prevent freezing? Because my soil isclay, the irrigation needs to be buried
closer to eighteen inches than twelve.Look, I tell people all the time,
two to eight inches is all youneed. The moisture will soak down.
You don't have to go deeper becauseit's clay. You're watering because it's
clay to begin with, You quitefrankly can water from the surface and it

will soak down, So you don'tneed to worry about eighteen inches. You
will pay out the noose to doan eighteen inch trench, and you could
cause yourself some foundation problems if yourfoundation's not deep enough in the ground.
You don't want to go deeper thanthe foundation with a trench near the foundation.
Now understand, you want to keepthat soaker hose twelve to eighteen inches

away from the foundation. But nonetheless, eighteen inches is overkill as far as
the backstop to prevent freezing. Itdoesn't with the backstop, and I'm assuming
that's the back flow does is ifthe water supply system goes down, it
keeps it from siphoning back from yourhoses into the supply system, contaminating the

pipes and stuff. So it's therefor a different reason. Anything above ground
is subject to freezing and needs tobe protected when a freeze comes. Got

got UH a couple of days ago. But during the Dallas Show this morning,
the guy was listening and we did. He did send me some more
information as well. So I'm gonnatalk about it here because it's something that's

pertinent to everybody and This came fromBen and fort Worth to a tub to
shower conversion done by a contractor withouta permit. Now, I tell you
all the time, make sure youget permits. And here's a great example
of why. I had a tubto shower conversion completed on my home.
(16:59):
It is now leaky and I havecome to find out that the work they
did was out of code according tothe inspector. The city inspector also told
me that the contractor did not requesta permit from the city. Water is
leaking from the shower pan, whichwas done out of code and has damaged
(17:19):
the living room ceiling downstairs. Icame to find out that the shower seat
that the contractor installed is not completelywaterproof and water is pulling up at the
bottom of the seat frame, whichis an optional for mold to the coming
(17:40):
years. Also, the city inspectormentioned that he can find me because my
home now is not according to code. Is it legal for a contractor to
do a bathroom remodel without a permit? Thanks Ben? You know, and
so often we think, Okay,I'm just going to do this little project
(18:00):
and I don't need to worry abouta permit. I'm just going to remodel
the bathroom, taking out the tub, putting in a shower. What's the
big deal. Well, anytime you'redealing with the water lines, whether it's
the sewer or the potable water lines, you're supposed to have permits. And
(18:23):
this is a great example of why, because during the city inspection they would
have come out and had them probablyplug the drain line and show that the
shower pan's not leaking. They fillit with water and it has to sit
there and hold that didn't happen.So can the homeowner be fined? Not
(18:48):
only can a homeowner be fined bythe city, they can make you tear
out whatever you did without a permit. In the past, I've had some
people send in information that, oh, I built a garage, you know,
twelve years I think it was twelveyears ago, and I didn't you
know, the previous owner didn't pulla permit, and now the city is
(19:14):
telling me I've got to tear itdown. Yes, they can do that,
especially that garage case it was overan easement. Do I like getting
permits for the work we do?Absolutely not. They are pain in the
butt and you're competing against companies whodon't get a permit, but this is
(19:37):
why you want to get it,And yes, your house is out of
code. I don't know about gettinga fine for that, but what really
what you're getting is a fine sayingthat you've got and typically on something like
this, I think they'll give you, like, I don't know, three
to six months to rectify the situation. Now, I went back and got
(19:59):
a little more information on the tubwith a shower conversion was just done in
twenty twenty three. So my recommendationis you send a registered letter to the
contractor who did it, telling themthey need to rectify this problem. Now.
If they don't, you need toturn it over to an attorney,
(20:22):
and you can have the attorney sendthe letter. Is if you want to
speed the process up. But youknow in Texas you have to give the
contractor the ability to go in,the option to go in and correct the
problem, typically before you can suethem. I'm not saying in every case
and I'm not an attorney, butthis sounds like one that you would have
(20:42):
to give them the option to comein fix the problem before you can sue
them, and I would highly recommendyou do that. And if they don't
want to fix the problem. Suethe crap botto them because it's an easy
problem for them to fix, andit's something they shouln't happen to begin with.

in an email. Just had myAC service and wanted to ask about the
pricing I received for a re contactorreplacement of three hundred and sixty two dollars.

I went online and found saying arem brand contactor for thirty seven fifty
from hvacpartshop dot com. I alsohad a capacitor replaced a couple of days
later for three hundred. However,I found the capacitor on the same website
(24:19):
and under the rem brand for twentyeight ninety seven. I listened on the
radio often. I really don't knowwhy the service on these parts was so
very expensive. I can understand therefrigerant costing a lot and don't mind paying
the high price, but for theparts, I'm disappointed. Unless you can
(24:40):
help me understand why parts replacement chargeis so high. Well, I can.
You just got the price for apart that was it. It didn't
get picked up, the phone didn'tget answered, the truck didn't make the
trip over to it, the insurancesdidn't get paid, the technician didn't get
(25:03):
paid. All of that has togo into putting that thing in. And
does it sound expensive, Well,let's start breaking it down. Got to
have an office for somebody to answerthe phone, so there's rent there every
month. You got to have aperson in the office to answer the phone,
do the invoice scenes, do allthat kind of stuff. Office personnel,
(25:27):
no overtime, no overheads, probablytwenty bucks an hour. You got
to have the technician ac technicians.A low price one is twenty five high
price one, sir, you know, thirty six to thirty eight. So
let's just round it to thirty dollars. And we got a twenty dollars office
(25:49):
person. So we're at fifty dollarsan hour for just labor. Now we
got a vehicle. Vehicles aren't cheap. Fuels not cheap. A vehicle had
to go pick up the part.A vehicle had to take the part out
there. The technician had to putit in. Insurances for running the vehicle,
insurances for general liability, workers compall this kind of stuff. By

time you add all these things up, that's where you get to. And
I know everybody always says, oh, the wages need to go higher.
This is why costs get so high. You know, whether we had our
wage minimum wage at a quarter orat ten dollars, everybody is going to
(26:32):
be able to buy the same thingsbecause if minimum wage was a quarter,
it would bring the cost of everythingelse down. The labor costs go down.
It's all relative to each other.Whether we want to accept it or
not. But that is why theparts cost what they do. It's not
just the cost of the part,it's everything that goes around it to get
(26:53):
the part put in. And asa homeowner, you can go buy these
parts and put them in yourself,but do you have the expertise to make
sure it's done right. And that'swhere it comes from. And Barry,
I understand that was my company whowent out and did that, But that
is the explanation. And if youshop it around, you're gonna find that

pretty much everybody is in that sameprice range or even more so. Just
that's why contractors have to charge whatthey do. And I will tell you
insurance. You know, it soundslike a little item, but my general
liability and vehicle insurance and then youget workers comp and all that stuff.

I spend over half a million dollarsa year for that stuff. It's unbelievably
expensive to operate a business nowadays.And that's not even talking about payroll taxes
yet. And when people go intoovertime, the overtime pay and the taxes
on top. I mean, it'sjust it's a never ending cycle. So

anyways, Uh, no problem withyou asking the question, Barry. It's
a great question, but that's whereit comes from for whether it's a contractor
or just a store. And that'sreason brick and mortar stores are having a
hard time competing with online stuff nowadays. It goes back and forth. Seven

let me just say this, Iactually do. Have you on the

were affected by the windstorm in themiddle of May. We're looking at replacing
our roof and uh seems like anissue. The big issue is is you
know what shingle you choose to putdown? And we really don't know much.
We've tried looking like Consumer Reports hasa review with some information, and

we've seen some other sources of information, but like, for example, I
know there's different types. There's theycall the three tab and there's an architectural
and laminated, you know, ButI don't really get a strong sense of
whether one is better than the other. It just seems like there are different
ways of building a shingle, Sothat's one question. And then there's different

weights and things and course different brands, And I know we're looking at ones
that seem to have pretty good adhesivestrength when faced with a wind trying to
lift them off. But I knowthere's other considerations as well. So I'm
just throwing out some things we're lookingat, but we're having a lot of
trouble narrowing it down trying to figureout whether it's worth paying, you know,

the top dollar type price for shinglesor something in the middle range is
inadequate. Okay, do you haveany thoughts? I do, and I
will tell you. Uh, youknow. I I have a house in
Dallas and I have my place inPasadena, Texas, so I go back
and forth every single week. Lastyear I had to have both roofs replaced.

My roof in Dallas, I wentwith a Class four shingle because of
hail damage. I've had hail damageon that roof four times in twenty years.
In Pasadena, I did not gowith a class four. I went
with a regular architectural shingle. AndI'll tell you what, Greg you mind

holding on through this break we getat all. We need to expand on
this a little bit further because thereare savings involved in some of this stuff.

left, and we were talking aboutthe difference in the roofs, and you
know, you mentioned the three taband the architectural shingles and all that kind

of stuff, But all of themhave that. But what you have to
look at is the class of shingleand how it's going to hold up to
your weather conditions. And like Imentioned, I've had hail in my Dallas
house, so I went with aClass four so I don't have to worry
about that anymore. I just putit on in November, and I've already
had inch and a quarter hail twiceat my house, which would have destroyed
(34:59):
a regular three t A shingle.Down in Houston. I went with the
architectural shingle. But what I wouldrecommend you do is contact your insurance company
and see which one will give youa discount that Class four shingle. We
called our insurance company this week andgot over one thousand dollars off on the
(35:22):
insurance for having a Class four shingleand it will withstand winds in excess of
one hundred and seventy miles an hour. And in the Houston area that can
make a huge difference when a stormcomes in. Yeah, we get some
hail in Houston, but let's faceit, the hail we get there usually
(35:45):
isn't all that damaging, but thisyear it has been. Traditionally it's not,
but this year has been rough,and so it is something worth looking
at. And the reason I saythe class four with the wind rating is
in Houston, that's typically what theinsurance companies are having to pay out on
(36:05):
is because of wind damage, notas much other types of damage. So,
uh, Certainty and all these differentbrands, they all carry the different
ones, and they, like Isaid, make some of them that are
class four. So I definitely talkto the insurance before making your final decision
on that. Greg, Okay,so so far I hadn't even come across

the class four designation. Is thata Roman numeral type designation or just a
regular number four? Probably? Youknow, I've never looked at it that
way. I just always look atas class four and I guess it could
be Roman numeral or just but ifyou talk, well, if you ask
a roofer, they'll know exactly whatif class four shingle is okay, So

if you tell them you're wanting toinvestigate class four shingles, say they would
be able to direct you to that. Oh yeah, with no problem at
all. So you're you're basically sayingit's worth looking at that level. I
suppose of strength and durability, thatthat poly deal that helps you with several

different categories of of concern rather thanjust the wind and the haill right,
correct, And here's where I comefrom on why I think it's worth looking
at You know, deductibles. Youknow, used to be you had a
five hundred dollars deductible, and thenonce they got up to two thousand,

they started saying one percent, twopercent, three percent deductibles. Well,
if you got a six thousand dollarsdeductible on your roof, and you can
save one thousand dollars on the premiumand have a roof that will handle storms
that are knocking other people's roofs out, your money ahead. Yes, the

roof is going to cost you alittle bit more than a than an architectural
shingle. But the first time astorm comes through you saved everything. Well
that makes sense. Yeah, Imean, are you you're still going to
have the high deductible right you justsaid you might be? You are,
But if you don't have to replacethe roof, you saved it. I

understand. Well, okay, thankyou. Any other thoughts or is that
pretty much it? Nope, that'sit. Check with your insurance though first
and see, you know if ifyou can get any savings on it,
and then talk with your roof forabout which one you want. Okay,

a horse start. Uh, well, i'd follow what the contractors saying Mountain.
The hard starts are usually because you'reslowly starting to get it to slow
down and start instead of slamming thestart. I'm not sure what the slow
start's going to do for you onthat. So, uh, I can't

say yes or not switch. Italked to a guy and Conrad. He
was a really nice guy. He'sgot a generator like I think, except
he doesn't run his ever and justrun it. But he says it's kind
of like a dimmer switchy. It'scrazy the start, Yeah, it gives

whether it should be cut down ornot, because it'll be cheaper to have
the tree cut down than it ishabitball on your house. So I recall
something about you saying that when youdo that, that means that the moisture

soil will start to swell, Okay, basically it'll expand a little bit.
So you know, if you hadsome minor foundation damage, say towards the
front, it would probably help correctit a little bit. At the very

shade your house some? Yeah?It does. Your energy bill is going
to go up because what I thoughtI might do is put another tree in

if they can trim it and youcan keep the tree, why take

soft, and if you get themtrimmed where the wind can blow through the

Yes, I think I have thesame one who has at Western Homes,
and I intend to use a licensedelectrician to install it. As far as
the what's the best and safest wayof hooking up hooking it up to the

breaker box, Well, what theelectrician will do is put in a relay
box basically so that when the powergoes out, it switches over to where
the generator is. You'll have aplug that will go into a box below
your braker panel and plugs into thegenerator and it runs it. And the

reason you need it done that wayis it keeps the power that you're feeding
into your electric box then from goingout onto the power lines and electrocuting somebody
trying to repair power lines. There'sgot to be a switch in the yeah,
and so that's what the electrician willinstall. But for as far as

what you're going to see is justgoing to be a plug there that you
plug one end into that plug andyour other end into your generator and you're
good to go. And that's arelay, and that's okay, that's the
best way to do it. Theygot it into something that dimmer switch.

That's for the air conditioning system,and even as air conditioners age, they
sometimes have to have those installed.But when you're running on a generator,
especially if the generator is going tobe questionable, if it's big enough for
the HVAC system, you definitely aregoing to need one. And and honestly,

I don't a generator of the sizethat he was talking about is not
going to be big enough for anormal house hold HVAC system. It'll run
everything everything else in the house,but you need a little bit bigger generator
for the h va C. Okayin that instance, maybe a portable AC

system or a c oh, absolutely, yeah, you can. You know
what I what I would recommend inthat type of situation, you get one
of those portable units for a roomthat you want to keep cool, and
you can have it. When it'sportable, you can move it from room
to room. I got a friendwho has one that he just puts a

window unit in anytime he needs itand runs that off the generator. Uh.
But you know they got if youif you look at even lows in
home depot, they'll got those portableones that you can roll around. Uh.
You could run one or or eventwo of those and and be okay
in a room. But a normalhousehold HVAC system it draws pretty good,

especially when it's starting. Okay,that's a great idea. Okay, Well,

air right directly on the air handle. It has a weighted damper. And

when I looked at it, theweight weighted damper has two weights on it.
Now I don't know why. UhAnyway, it wasn't moving at all.
I took the whole arm off.Now why does it happened? A
weighted damper on it main return air? How old a home is it?

Oh? Eighty seven? Okay?The unit itself, the unit itself is
me. It had a It hada zone system when we bought the house,
and I replaced the unit about fiveyears ago, and I went back
with his own system. Okay,But but I think that maybe they just

reused that weighted damper. I don'tknow. I think maybe it's left over
from there originally. I can telloriginally the house had two units, sure,
which is like most houses in mosttwo story houses in Pasadena have two
units. Yeah, and you cantell this one at one time had two

units. Well, my guess isyou have more than one spot where the
air returns back to the unit?Correct have three? And what that weighted
damper does you know? When theair is moving through there, that ten
is not gonna It doesn't stay putvery well. The weight gives it more
stability, uh, and for movementsand everything. So I'm guessing that's why

it's got the weights on it,and that's why it's in there, is
when you're cooling on one zone oranother and it's going to be drawing air
from the zone that it's trying tocool from. Now, I will tell
you if you didn't see it movingany more than likely the motor had gone
bad in it and it wasn't operationalanymore. Anyways, it's not a motor.

It's just a weighted it's just aweighted damper. It has two Okay,
so it had two weights on it. Now, I looked at pictures
of you know, places to sellthem, and none of them have two
weights. Yeah, they're all theway. They're all the way at the
bottom. So that's all the clothesall the time, right, I mean,
(01:08:40):
if it's all the way at theno, if it's all the way
at the bottom, when the airis moving, it may be enough to
open it up. And and sothat's yeah, it won't open. I
looked at it when all three zoneswere calling, yeah, it doesn't move.
It's not moving. Well, thenI'm not sure why it's there.
But I can. I can tellyou that the weight is going to be
