up playing a recorded show. In the last minute, I

ended up getting COVID on oh I think it was
Thursday Friday. Didn't feel real good. And this was my
sixth time to have COVID. Never had a problem. I've
always been able to do the show and stuff, and
Saturday I was horrible and so there was just no
way I could talk to do the show. But I

you know, I'm doing much better this week. Glad to
be back and ready to take calls and answer questions.
So seven to one three two one two, five eight

start with an email question. This came in from Robert

and Magnolien. He says, the bottom step of our front
steps is continually wet and stayed wet even during the drought.
What could be the issue and how can I fix it?
If you want to see pictures, please let me know
where to send it. Well, I don't think I even
need to see pictures to know if that step was

(03:29):
wet during the drought. You got a water leak. Now,
I don't know if it's a sewer line leak, or
the pottable water line or an irrigation system. But since
you do have steps, a lot of times people have
irrigation lines that are up higher than the steps for

(03:50):
landscaping along the house and stuff, so it could be
in an irrigation line. But Normally, that shouldn't cause this
type of problem because if the valve is off to
where the sprinkler head's not working, you shouldn't be having
water run through the pipe. But that depends on where
the valve is, and that's the reason I'm leaving that

(04:11):
one on the table. Your pottible water line, you know,
that's the water coming into the house can be leaking,
and you know, you may not notice anything other than
your water bill starts going up, and so you'd have
to look at that and make a determination. You know,

(04:32):
what is a normal water bill, Well, it depends on
where somebody's at and what the water district is and
stuff like that. Sewer line, a sewer line can leak
and you just plane don't know it, and so it
very well could be that. But my recommendation would be
the first thing I would do would be to check

(04:54):
the water lines. You know, shut your everything off to
the house and go see if the meter's turning. If
the meter is turning at all, you got a water
line leak. If everything is shut off, the water to
the ice maker, the water to the toilets, all that
kind of stuff is off, that would be an indication

(05:15):
then that you've got a water line leak. If you
don't have a water line leaked, well, now it's time
to do a static test on the sewer system. And
to do that they would find where the cleanout is.
Put a test ball down in there, which is really
nothing more than a ball to fill to seal up
the pipe and fill the whole system with water and

(05:37):
see if it holds. Because if you get enough water
coming out that it's getting the steps wet that way,
you're getting enough where it's going to show in a leak.
Uh So, that would be my recommendation for you. Robert

I know of absolutely nothing that's going to clean that off,
because even on concrete, you can't get it off, and
you don't want to be putting harsh chemicals on your
shingles and stuff. So, uh, I don't know of anything

that's going to clean that up for you. I'm sorry
to say I time and not that it's going to
clean it up, but as it gets uh, dirt and
pollution and mildew's growing up there, it'll probably start hiding it,
but even then it's not going to get rid of

Hey, Jim, how you doing today at all time? Listener man,
I'm doing great. Yes, I want to ask you a
quick question. This has bothered me for years. And if
you don't know, probably nobody knows. Being around how the
construction is. Watching them being built around the city of
Montbibio where for years where I worked, I noticed and
I asked the inspector, why do they put that cheating

(08:41):
down around the brick ledge before they put the brick
And you probably know what I'm gonna ask. He said,
that's the keep the brick. You don't want the mortar
to bond to the slab because they expand and could
tract at different rates and it could cause problems they
start bonding together. Correct many of many of homes I've

(09:02):
seen and you've seen it too, with the corner of
the slab chipping off and cracking underneath the brick mortar.
And it happened to my house too, and there's got
to be a way. And people say, well, just go
buy SA crete or any kind of brand. I don't
think so. A guy told me that there's a bonding
agence you can get and special concrete that you smear

around there. I think I can do it myself, but
I don't want to do it five times and it
looks bad if it breaks off again. So is there
a way to desperately fix it?

Right?

Speaker 8 (09:33):
You know what kind of cement in? So just going
to a box door and buying the kind you set post.

Speaker 9 (09:38):
I don't want that.

Speaker 8 (09:39):
I don't want it to look good.

Sure, stay here.

If you have the piece, what you do is you
get some concrete epoxy and you literally epoxy it back
on to the slab. It's basically gluing it back into place,
and it'll look just fine. Uh. If you don't have
the piece, well then you end up putting forms, putting sackcrete.

(10:04):
And what I typically recommend is to use You can
use just regular sack crete, the three thousand psi stuff,
or get maximizer, which is eight thousand psi. But the
problem is getting it to stay and bond into place,
because the reason they those corners chip off they're exposed
on two sides. When the concrete is poured, it dries faster.

(10:27):
It's exposed on two sides, and the reinforcing doesn't go
out that far, and so it tends to just chip off.
So if you're going to pour concrete on it, take
some like tapping screws, those blue screws, and start screwing
them into it, but leave them stick out so that

(10:48):
they act as a rebar to bond everything together. And
then when you pour the concrete, yeah, yeah, just two
or three even is enough?

Uh?

And then you go ahead and pour your concrete now
to make it all match and look right, you end
up skim coating the foundation with a mortar mix because
otherwise the two concrete colors are never going to match.

Speaker 8 (11:14):
But if you have the piece, the POxy, it's a
special kind of epoxy, isn't it.

Speaker 7 (11:18):
As you get it's just a concrete epoxy.

Speaker 8 (11:22):
Okay, you can get it at the box stores.

Speaker 7 (11:25):
Probably not, I've never seen it at the box stores.
But go to a place like White Cap, which is
a concrete a contractor supply store. They have it.

Speaker 8 (11:37):
Yes, I see, But I'm better off if I have
the piece to glue it back then.

Speaker 7 (11:42):
Oh absolutely, yep.

Speaker 8 (11:46):
I was worried to death about it. You know, if
they ever can invent away, I hear. You know there's
all those big buildings like the Empire statement, how do
they keep them cracking up in New York?

Speaker 5 (11:56):
I don't know.

If they ever could invent.

Concrete, they won't crack, They'll have something.

Okay, Well, you know, I got to stay in business
for a few more years. I'm not ready to retire yet,

So I've recently had a new AC system put in
a house that was built in nineteen seventy three, and
since then, we are beginning to when it's really hot,
we are beginning to get condensation collecting around the vents,
and actually I've got stains in my living room where
there's I guess a transfer event from one vent to
the other where I think it's leaking water up into

(16:50):
the ceiling there. It never did that before with the
old system. But this system's a lot bigger and works
a lot better. But I need to figure out a
way to stop the condensation of mold starting to happen.

Speaker 7 (17:04):
Did they change out duck work when they did this?

Speaker 15 (17:06):
Only up in the attic. It's a two story house,
and I'm only getting it on certain vents, the vents
like in our bathroom and the vents in our kitchen,
dining area and in the living room is where we're
seeing the most of it. And they didn't do any
of the events that go down from the you know,
the attic down into the house. But they did the
I'm sorry, the ducks, but they did the ducks up

(17:28):
in the attic. But one of those in our bathroom
upstairs is in the attic.

Speaker 7 (17:36):
Okay, And then you mentioned a bigger system. What did
you do.

Speaker 15 (17:45):
I'm not sure exactly what the specs on it is,
but it's a it's it's only it's a two story
house and it's only got one unit. So they put
in a a pretty healthy system basically, and it cools
the house a lot better. So it puts you know,
it does a lot better. But now, like I said,
we're starting to running this conversation problem.

Speaker 7 (18:05):
Gotcha, Okay. So typically when it's connensation like that, it's
because of the cold air in the hot air that's mixing.
And so the reason for the first question as far
as did they change duckwork, it could have been as
simple as it didn't get enough insulation put around the
boots that are coming through so that the cold metal

(18:28):
when the air is blowing through it meeting the hot
air of the attic, it causes it to sweat and
you get this type of problem. Some of the other
things though that can cause it is if the duckwork's
not sized properly for the size AC unit, the amount
of airflow can cause it to do these things as well.
So it's all going to go back to the change

(18:53):
in the system. It maybe needs the air speed slowed
down a little bit in order to accommodate everything. Now,
a lot of times if we oversize a unit, it
will tend to cool a house off too fast and
you feel high humidity in the house instead of seeing

(19:15):
it dripping like that and causing these types of problems.
But I got an idea. It's going to be in
the speed of the fan and the duct size that
you have.

Speaker 15 (19:29):
Okay, So it's a variable speed system, so I can
change the speed of it. And then I had the
people that put an income out and look at it,
and they.

Speaker 13 (19:37):
Actually put it to where it runs on the higher speeds.

Speaker 15 (19:40):
Most of the time they've blocked out one and two
and it runs on three, four or five, depending on
what's going on. So you're saying, I need to go
the other way.

Speaker 13 (19:47):
You think.

Speaker 7 (19:51):
Possibly that's I was thinking the other way because when
you're blowing it too fast, you're you're super cooling everything
fast that way. Uh, but a variable speed should not
be having this problem, okay, because a variable speed will
ramp up and slow down. Uh, you know, as as needed.

(20:13):
And I think we're going back to now where you
got ductwork that doesn't have proper insulation around it, and
so it's sweating, okay, And maybe your old AC unit
just plane wasn't putting out cold enough air.

Speaker 15 (20:32):
Yeah, it really wouldn't keep the upstairs cool at all
during during during this time of year, and it does.

Speaker 13 (20:38):
Okay, now up there, Okay.

Speaker 15 (20:41):
The other question I have, and this is still related
to that, I've got a patio out back and there's
a cover over it, and there's a you know, uh,
there was a ceiling in it, and I took the
ceiling out and I replaced the ceiling. When I did,
I put insulation against you know, I replaced all the
insulation that I could get to in the outside wall

(21:03):
going up into the second floor. But it's open to okay,
the heat coming in through that breeze or in through
the breezeway to go into the house where the bathrooms
are upstairs and downstairs and over that same part of
that kitchen where where it's leaking into the thing. Is
that supposed to be sealed offers it? Because it was
opened up to where eric could flow through there. I

(21:24):
was figuring that was the way it was designed. So
I put it back the way I found it, other
than new insulation. But is that something I should go
in and block off.

Speaker 13 (21:31):
Toward the in there like that?

Speaker 7 (21:35):
Probably so, because if you're letting the outstay outside air
in that's real hot and it's hitting that stuff that's
where the sweating's coming in.

Speaker 15 (21:44):
Yeah, but they act said that wouldn't affect the ones
upstairs because that's that's not there like that.

Speaker 13 (21:48):
Okay, now, all right, that gives me some good information. Okay,

out of time on that last caller there, but I
can understand why they sped the fan up a little

(23:45):
bit instead of slowing it down because they were trying
to move air faster across the coils to keep it
from getting colder, because that would push even colder air
by slowing it down. So uh, I can see then
why they were trying to speed it up a little bit. Nonetheless,
I think it's going to tie back to the insulation

(24:07):
that's around everything. So uh, that's where I would begin
checking stuff. Is go look in the attic in any
place where you can get in and see the boot.
That's the part that comes up through the sheet rock.
The sheet metal in that if it's exposed to the
air in the attic or between floors, especially if the

(24:32):
end is open like that. Uh, it's gonna get hot.
When you blow cold air through there, it'll start sweating.
And that's where the moisture's coming from. All right again

buy outside in a small John.

Hold on, just one quick second. Let me let me
try something here. Okay, you there now, Yeah, No, we've
got a really bad connection. It's it's uh uh, something's
something's not right on that connection. We're gonna have to
get that fixed before we can can talk on it there.

the eight eleven radio show, talked about humidity and sweating
of the air handler. I just caught the last of
the answer, something about running the ace see longer and
several other things. I sure wish I could get a

(26:03):
copy of the transcript of the whole discussion. I'm having
the problem of my air handler and the ducks sweating.
Any help would be appreciated. Well, I think we're talking
some of the same stuff here that we were just
talking about. It's all got to do with the heating,

(26:24):
the hot air meeting cold air, having it insulated, and
stuff like that. So we probably just answered a lot
of your questions, sir James. But basically, if the air
in your ducks and in the plantum box and all
that stuff starts meeting the warm air of the attic,
it's gonna sweat and that's gonna cause problems for you. Now,

(26:49):
you were talking about humidity levels in the air handler,
and that's normally the air trying to go through too
fast to where it's not cooling it down like it
should and taking the humidity out of it. And so
that's where I was talking about slowing the air down
on the last caller, and that may be what you

(27:10):
need to take a look at. I would suggest you
get a good HVAC guy out there to take a look.
Obviously you can call due West Air Conditioning, but any
good HVAC guy should be able to handle that for you.
And let's see here, John, I kind of went into
an email question Eric, that connection is much better. How

Well, my name is John.

Speaker 18 (27:35):
I talked to you last year about a little house.
I was looking at it out in Riverside, you know,
the Huntsville. They had water coming out of the ground
and I was concerned about it. I went ahead and
bought it. Dried up in July and stayed dry all
the way till we had the durratio in April, and then,
like living since, started filling up. And I'm a couple

(27:56):
of streets away from the water and waters start coming
out of the ground and it just got worse and worse.
It's all the brains we have. And I had FEMA
out there taking a look and we went I ate
the house and one of my concrete beams is washing
out about a foot where last year it was about

(28:18):
a three inch wide river. Now it's about two foot
where it washed out this and all this rain, and
I'm in fear of one of those concrete columns that
repay replace the old post washing out. And FEMA came
out and took a look, and I talked to my

(28:39):
insurance company about it. And the big thing they're saying
is get an estimate to get the repairs done.

Speaker 7 (28:49):
Yeah, but if you don't fix what's causing the problem,
all the repairs in the world aren't gonna do you
any good.

Speaker 18 (28:55):
Yes, sir, So it pounds.

Speaker 7 (28:59):
It's not you. You got groundwater obviously moving. Are you
on the top of a little hill or further down
or where you at?

Speaker 18 (29:08):
I'm midway on.

Speaker 7 (29:09):
A hill, okay, okay, Because what I'm suspecting is we're
either getting a spring that's coming up when the water
level table goes higher, or there's one up above you
that the is migrating through the soil and when it

(29:31):
may be hitting that column and uh and literally allowing
it to come up then and wash out.

Speaker 11 (29:38):
Uh.

Speaker 7 (29:38):
The only way I could answer that would be to
get somebody out there and look underneath and see if
and around the house and see if we can figure
out where this water is coming from because that's really
what it's going to take is addressing that water, because yeah,
you can fix the column, but that's not going to
fix the problem if it keeps washing that way.

eight seven four Let's head out to Cyprus and Gene.
Welcome to Texas Home Improvement. How can I help you?

Speaker 13 (34:26):
Hi, Jim, thanks for taking my call. We did a
patio extension uh on the original patio with our house.
It was a small post postage stamp patio. It was
covered and the concrete slab for that original patio is
part of the original house. The extension we did about
eleven years ago. It bored a new slab for the

(34:46):
extension part and we put down some nice stone and
it's all covered and that covering, you know, roof ties
back to the house. That new foundation has settled. I
think it's quit now, but it's caused cracking and probably
like half inch to three quarter inch gap, you know,
you know in the cracking where the where the grout

(35:10):
goes or goes around the stone. And I'm wondering, you know,
what what can be done? You know, to fix fix that,
you know with the foundation need to be repaired or
you know what what what would I be looking.

Speaker 7 (35:23):
At well it? You know, one of the things you
mentioned is it looks like it's done. It's really not done.
It's it's due to the weather. We've been so wet.
The soils are expanded right now, and so everything is
as good as it's going to get when it comes
to foundations. Right now, there's not a lot of shrinkage

(35:43):
in the soil. But the minute we start drying out
and the soils start to shrink again, it's going to
start moving on you again. And those those gaps that
you're seeing are a result of it flexing up and
down and moving. So the are the grout lines that

(36:04):
are opening up near where the old slab joins the
new one.

Speaker 13 (36:10):
It's right at it. You can you can almost see
where the old slab is. The stones are different square
and rectangular sizes that it kind of follows a zigzag.
But it's all right there. Okay, new foundation meets the
old well.

Speaker 7 (36:25):
And probably the big problem is it almost sounds like
they didn't tie the two pieces of concrete together. And
what's happening is as the new slab flexes up and
down just a little bit. It's walking away from the
old slab, and that's what's opening up those gaps. Now,

(36:46):
it is a possibility that the new slab is down
a little bit still on the outside edge, and if
it was picked up a little bit further, you might
close the gap some. But how wide are those gaps
at this point?

Speaker 13 (36:58):
At the at the worst, it's maybe a half inch.

Speaker 7 (37:04):
Yeah, it's not gonna close anything near that. It would
close maybe an eighth inch. But when it's at a
half inch, it's walked apart some. So here's gonna be
some choices. They actually make a carbon strip that can

(37:25):
be used to tie pieces of concrete together, but it
would require pulling up some of that stone getting down
to the concrete. You use a saw to cut across
from the old to the new, and this carbon fiber
material goes down into that cut. It gets a pox

(37:47):
seed into place, and that locks the two pieces together
so it won't slide any further apart. Then the stone
can be laid back down on top of it. Anything
else is going to be nothing more than a and
even that's kind of a mand aid. But if you
start watering and keep it moist on the outside of

(38:08):
that concrete to where the soils stay expanded all the time.
It'll keep it from walking away further. And so you
can do your you know, patch back and you may
have to patch back the ground again ten, twelve, fifteen
years from now. But by minimizing the movement, you minimize
the crack opening.

Speaker 13 (38:29):
Right, Okay, Well I've noticed that, you know, in the
last two or three years, it doesn't look like the
crack has changed at all. That's why I said, I think,
I think maybe the movement has stopped, but you know,
just it's it's ugly and a couple of the stones
have become a tripping hazard.

Speaker 7 (38:47):
Yeah, yeah, well that that's gonna be pretty much the
choices there, Yeah, because you know, when it's just four
inch concrete. Other than using like a polyurethane under it
to lift it up or mud pumping, there's not a
lot you can do to lift it up. And if
it's walking away, lifting it up not going to change that.

(39:11):
You've got to have something that's going to lock them together.

Speaker 13 (39:14):
Right, Okay, I see, all right? Is that a pretty
expensive operation to do to fix you that you described.

Speaker 7 (39:22):
Define expensive Uh, i'd.

Speaker 13 (39:26):
Say more than three or four thousand dollars, probably not.

Speaker 7 (39:34):
Yeah, okay, I would guess by the time you do
the carbon fiber and stuff and then replace the or
redo the tile, because you should be able to pick
up the stone that's on there and put it back

(39:55):
down again, you're probably going to be a couple thousand,
two three thousand.

Speaker 13 (40:00):
Okay, that gives me an idea. What your company do
you do those kind of repairs?

Speaker 7 (40:09):
Honestly, we haven't. But the carbon fiber the only reason
I know about it is because I've been going through
classes and learning on it, and it is something I
want to start doing because there is need for it.

Speaker 13 (40:20):
Yeah, okay, all right, well that gives me something to
go on. I sure appreciate it.

Speaker 7 (40:27):
You bet, you take care and you too, Thank you again.

don't want to get into something that's gonna go haywires.

Yeah, you got a question about sprayform insulation.

Speaker 7 (44:41):
Okay.

Speaker 14 (44:43):
I saw Hi Friends restaurant pick up sprayform on the
roof and I asked the guy, well, is the ventilation
because normally I see rules, do they have ventilation.

Speaker 5 (45:00):
Going out.

Speaker 14 (45:03):
Going from the sign going up? But this thing doesn't
have anything. It's just home. Is that is that to you?

Speaker 7 (45:16):
Well, it's being done all the time, and no, it's
not right in our climate. It works great in the
Northern States, but because of our heat and everything, what
they have to do for bringing in fresh air is
run a line from a pipe basically from the HVAC
system out the roof to bring in fresh air. And

(45:40):
so now you're very dependent on the air conditioner working
properly and the little electric flapper valve working properly, and
it becomes problematic. So typically I want to use foam
in the walls because Insfrance, you got the best our
value and use a breatheable insulation in the attic and
that's going to give you your best energy efficiency and

(46:03):
give you a house that you don't have to worry
about getting sick house syndrome on it. A.

Speaker 14 (46:10):
Well, definitely, so I guess I will in the right
to come up.

Speaker 7 (46:18):
And Tim, I hate to do this to you. That
music means I got to stop for this hour. I'm

to lay the uh the the the other insulation.

Well, yeah, radium barrier are just the insulation, the pink stuff.

Speaker 7 (50:11):
Oh the fibergla okay, yeah.

Speaker 3 (50:13):
Can you recommend a reputable company that does this were
to the Energy Q that does.

Speaker 7 (50:18):
That Energy Q has the Energy Q radiant barrier. How
much insulation do you have up there right now? Do
you think.

Speaker 3 (50:28):
As far as inches? Yeah, it's probably it may be
three inches?

Speaker 7 (50:35):
Okay, then yeah, I would I would go ahead and
blow some more installation in or use the BAT like
you were talking about.

Speaker 9 (50:43):
Uh.

A lot of companies won't do the BAT anymore because
it's more labor intense than just blowing in. But the
advantage is once it's there, it stays blown in. Insulation
tends to settle over time. You got to add more
the bat. Once you put it in, you're done. You
don't have to add it. Uh right, So uh, you know,

(51:08):
as far as.

Speaker 3 (51:08):
The the energy queue, would that go on top of
the insulation on the floor or on the roof.

Speaker 7 (51:17):
Now, the energy queue, you lay it on the top
of the insulation on the floor. Okay, And honestly, with
the amount of insulation you already have, it would make
a heck of a difference.

Speaker 13 (51:31):
Uh.

Speaker 7 (51:31):
I don't even have hardly any insulation in my attic.
About a third of my house has no insulation, just
the radium barrier. And where I do have insulation, I'm
like you, about two three inches is all I have. Yeah,
and I got a three thousand square foot house that
runs about a two hundred dollars electric bill.

Speaker 3 (51:52):
Oh my goodness. Yeah, mine's about double that.

Speaker 7 (51:55):
Yeah, so it can make a huge difference.

Speaker 3 (51:59):
Okay, I know you don't know, but just the estimate
how expensive it is this energy Q. I mean, would
I be looking at two or three thousand or more
than that?

Speaker 7 (52:10):
No, it's not expense all that expensive at all.

And and the savings in your energy bills you normally

Jim. I just purchased the house that's about twenty years
old and the front sidewalk has sunken below the soil
level of the grass, and I wanted to find out
would that be cost effective to have someone come out,
like a foundation, repaired and raise that sidewalk for me?

Speaker 7 (55:14):
It is the whole sidewalk sunk or just parts of it?

Speaker 18 (55:18):
No, it's the whole sidewalk from the driveway up to
the front of the house.

Speaker 7 (55:24):
And how long how long do you think it is?

Speaker 16 (55:29):
I'd say about the fifteen feet twenty feet maybe max.

Speaker 7 (55:33):
Okay. And then so you think it's down, how many
inches would it have to come back up to get this?

Speaker 16 (55:42):
About three inches?

Speaker 7 (55:44):
Okay, I can tell you right now you'd be better
off to just form it and pour concrete over the
top of it to raise it. Ah, okay, the polly
and I've got the equipment to do the poly your thing.
But when you start talking three inches and lifting that
much of it, uh, it's much cheaper to just put

(56:07):
the concrete. And if you can, if you're going over
two inches, you can cap your existing concrete and not
have to put all new concrete. You know, all right,
And where it ties into the driveway, does the driveway
need to come up or you know, if it doesn't
the concrete you can break off the end of the

(56:30):
concrete where it ties into the driveway so that you
still got it thick enough. But that way you're able
to taper it down to still match the height of
the driveway so you don't have a step.

because that particular furnace, the burner compartment is totally enclosed
and it has TVC pipe forwards the vent and it's
got a double wall, a double vent pipe where it
bring in outside air and it also exhausts the error
from the heater. And on top of that, because it

is completely uh we're as sealed. You have to condition
that attic and you need to do that with the AC.
And usually all they'll do is just have a vent,
just go colair and attic and they also have a
vent where it pulls the error from the attic into
the system because you have to because AC is the

only thing to pull water out of that addict because
it will trap moisture if you didn't do that. And
of course you're right the due pot and you can
have sweating up yep. But in order for the work,
it has to be completely sealed, otherwise you won't get
that efficiency. Uh that there that the building is trying

to get when you uh do the ice.

And that that is a falsey fault that everybody fails
to realize that that's what they start throwing out is
the efficiency but the efficiency can be accomplished with the
foam and the walls and a breatheable insulation in the assic.

not for as the house, but for as for as
the attic, because once you do that.

You're practically almost taking away the heat load from the
attic completely. You are far as when they're doing the

how it effects before it's the efficiency of the whole house.
But when you have one of those icon in addicts, yeah,
I mean, there's no need for insulation whatsoever on the feeling.

But the ice that the foam is the insulation.

That's where it takes away the heat loads from the house,
and that's why you don't have to have insulation on
the signals.

been moved from in the attic to the outside. You
still got the same heat load.

Uh, now it's reduced just like depending on the our
value that you have in the attic, it's reduced drastically.
The heat load is reduced drastically. That Uh, that's just
like increasing your R value. So that does reduce.

It reduces the heat load in the living space of

the issues with the air conditioning. Yes, you got to
draw fresh air in. There's a flapper valve there that's
electronically controlled.

I fully understand what's there.

issue that you have is the cost of it. You

It damaged the roof, It went through the decking and pierced.

The den ceiling. It knocked over the fireplace.

Chimney, so we they when they tarped the house, they
took the chimney off. So my problem right now is
I found a couple of roofing contractors, but they're telling
me that they need the chimney fixed.

Before the roof.

They said they don't want to walk on a brand
new roof installing the chimney.

Right, and they need to be able to put the
flashing and everything into the new chimney, So uh to
the proper way would be to do the chimney first.

Here's the other problem. Now, I've been.

Told by a fireplace company that you cannot replace the
metal pipe, that that is such an exact thing, it's
all built for the chimney, that the whole fireplace has
to come out.

It's an installed fireplace system unit that sits inside. And
I said, well, it's just the outside.

Speaker 21 (01:12:31):
The wood around the chimney and the pipe, and they said, nope,
you can't just put another pipe on there.

Speaker 2 (01:12:37):
It's got to be an exact fit.

Speaker 21 (01:12:40):
It can't be more than a sixteenth of an inch off,
and you're going to have to have a whole new
chimney ten thousand dollars.

Speaker 2 (01:12:46):
To rip out the fireplace. Does that sound feasible or
does that sound ridiculous?

If the manufacturer is still in business, you should be
able to get the exact fit.

What I thought because the you know, the fireplace unit.

this guy the tag. But this is a chimney company

That none of the roofers know anything about it. They're
just like, what are you talking about? Yeah, so you know,

You got the prefer where we all answer, well, this
is the way we've always done it.

with a tarp on half the roof and I what
do you think you think I can go ahead and
get the roof done. Have them put the flashing around
the chimney and then wait, maybe just put a temporary
tarp over the chimney hole.

Well, you mentioned this is an insurance job. It should
be up to the insurance to put the house back
hole again, So if the box has to be replaced,
that should be their nickel, not yours.

Yeah.

I already contacted them and told them that this is
you know, he only did the job the adjuster for
replacing the outside chimney at a couple of thousand dollars,
and this guy from the chimney service at oh no,
we have to take all the brick off and take
that chimney, that fireplace unit out and put a brand

new one in.

Yeah. Again, if if you've got the tag, I would
look up and see if the manufacturers still in business,
because if they're still in business, I would bet that
they still have that pipe available and that would you
know that that would clear that problem up. But the
secondary thing is, like I said, since you do have insurance,

it would be up to the insurance to actually do
that type of investigative work for you. If you want
to push it back on them or hold em.

And I talked to the claim manager and the adjuster.

I've got Texas Farm Bureau, okay, the ranch house, and
they've been.

But you know, his assessment of the issue was just
putting a new chimney on the outside of the house
with the pipe that fits down on you know what
came off. And this man said, oh, no, no, no, no,
you have to have a whole new.

way either. I think I would get somebody else out
there to look at it, uh and and go from there.
I'm gonna give you two people that you can call. Okay,
the outside of your fireplace was wood, wasn't it?

Yeah, So question on the just want to get your
take on have a drainage situation in my house. It's
unfortunately a lot of the houses down in the southeast
of Houston are a flat foundation.

Speaker 13 (01:22:43):
I'm one on one of those.

Speaker 23 (01:22:44):
The landscape it just comes down. Somebody built a pool
twenty years ago about two inches higher than the foundation.
So now when it rains, everything comes down up into
that old adobe brick that just as porus as a sponge.
So the only way to fix that is to create
a drainage. But I've been told by several that, you know,

(01:23:08):
I need a lot of collection points, like thirteen or
fourteen collection points. Then I've also been given the option
of you can run the water all the way to
the street, or use those pop up drains where you
go like halfway down the side of your house and
then you don't have to go to the street.

Speaker 13 (01:23:26):
And I want to get your thoughts on that.

Speaker 7 (01:23:28):
It all depends on how much fall you have.

Speaker 24 (01:23:32):
I have a lot of fall.

Speaker 7 (01:23:33):
If you've got a lot of fall, then yes, you
can absolutely use the pop ups. You don't have to
run all the way down to the street. And what
you may want to look at is a channel drain
that runs along the house, especially if you've got a
lot of fall, because the concrete can be cut the
channel drain put in, and so water as it's coming

(01:23:53):
down hits that channel drain and goes on out.

Speaker 23 (01:24:00):
So is a channel drain like what you've seen a
pool with a grate on it? Or is it just okay?

Speaker 7 (01:24:06):
And you know in the pool you used to seeing
them where they're only like an inch or two wide. Ye,
So for what you're needing, I would probably be looking
at something like a four inch wide, maybe even bigger,
so it can capture enough water and take it out.
You don't need all these catch basins and stuff, because
catch basins limit how fast the water's gonna go. But

(01:24:29):
if you got a good channel drain and able to
pipe it out like that, where you've got good fall,
you move a lot of water rapidly.

Speaker 23 (01:24:38):
So those pop ups I'm concerned about. Okay, once it
stops raining, the water will sit there. Some of that
water will just sit in that drain And doesn't that
cause an issue?

Speaker 7 (01:24:51):
It's minimal water that would sit in there. And what
are you concerned about mosquitos and stuff? Yep, yep, yeah,
I mean, yes, you do have that risk a little bit.
But you know, quite frankly, if you don't want to
pop up, if you got a lot of fall, you
can daylight a pipe out into grass as well.

That's another way to save another couple thousand dollars.

foundation stuff. I had my house prepared by what might
be a questionable company before I bought the house. We've
had some cracks starting to show up. I'm trying to
hydrate the foundation. But Atlas came out and gave me
a schematic. I'm a half inch high on the north

elevation and I'm about an inch and a quarter short
on the south elevation. They said half an inch every
six feet is kind of decent tolerance for Houston. So
I'm sort of right on the bubble. But I'm also
looking at getting some new floorin so I'm just kind
of concerned, you know, is there something that I should

be doing for the foundation to get it adjusted?

And that depends, you know.

Even Atlas indicated that they may need to come out
and do an adjustment after you know, ten years. They
said it's not uncommon to have to readjust foundations. So
I'm sort of stuck on maybe I get the original
company to do it, just because it would be a
lot cheaper. I'd get it if.

It's under warranty. Yeah, I would tell you to have
them come out and do it. But the thing is
you can't go by just the elevation readings. Do you
have doors that aren't working right, or cracks or something
that they're fixing.

You know, nothing's major. They said there were no major
cracks on the slab. I don't see any, but yeah,
a couple of cracks are getting a little bit worse someday,
stick most of them are fine.

company is still in business and it has warranty, let
