Jim starts the show by bringing on Derek Taylor from Lintel Lift to talk about all the work they do. He then looks at an email question about adding rooms to a mobile home. Jim also turns to some calls about replacing a faucet, building a bedroom on a pier and beam foundation, putting a soaker hose up against the foundation, a leaking toilet, and more. Jim continues in the second hour answering more of your home improvement questions. He also has the Pasadena Mayor Rex Lindberg join to talk about expansion work at the convention center.

one three, two one two five eight seven four. Let's
see here, Derek, how are you today?

Speaker 6 (03:08):
All right?

Speaker 3 (03:09):
I'm doing well. How about yourself?

Speaker 7 (03:11):
I'm doing just fine. And this is Derek with lental Lift.
You guys have heard me talk about lental lift and
you know the benefits that it has for you. And
you know, Derek, a lot of times people just don't
understand that that big sag above their windows can cause
them a whole lot more trouble than just a little

(03:34):
bit of sag up there. Over time, it can actually
start causing other damages to the home.

Speaker 2 (03:42):
Oh yeah, So first, a lot of folks don't understand
what's happening. You know that they see this kind of
a sagging. If they don't notice a sag. They might
spot some cracks starting in that brick around their garage
and they think it's a foundation issue. Nine times out
of ten, when you see that it's not a foundation issue.
You what what's happening is that that steel beam or

(04:03):
lentil that's over that garage opening holding that brick up.
It was just never graded to hold that weight, and
so all that weight over time can lead to some
sagging and cracking. And at the end of the day,
it's a matter of physics. If it can't hold that weight,
it's a matter of time before you're going to have
a major problem with that wall well.

Speaker 7 (04:22):
And you know, traditionally, the way you had to fix
it was you had to open up first, take the
overhead door stuff out of the way, open up everything
above that door on the inside, whether it had sheet
rock or not, everything's got to come off. And then
you pick it up and you put all new wood
in there and all new steel beams. And then the

(04:45):
unfortunate part is a lot of times they go back
with the same stuff that's there and you get the
same result. So what are you doing different?

Speaker 2 (04:54):
So what we do different is that traditional repair. You
just mentioned the way you go about it is kind
of tedious. So what happens is you have a brick
crew come out and because they're never going to find
brick that matches that home, they're having to salvage the
brick on your home as they go, and so they're
running up cost making a mess in your driveway. Chuslin
mortar our system is different because it is so fast

(05:18):
and so engineered and proven to fix. It's just kind
of a no brainer thing where we're not removing anything
from the home. What we're doing is we're coming in
with our system and we're installing it in six hours.
Over engineered goes in permanent, It gets trimmed out, gives
a good look to the garage after the fact, and

(05:39):
then you getting a peace of mind with a twenty
five year lifetime warranty that's transferable to the property, so
you know whether you're in that home for thirty years
or whether you're going to be moving. The linyl is
repaired for the long haul. But to what you just mentioned, Yeah,
that traditional repair, you've got to be careful because the
brick crew could come out and they could install underside
material just like well there in the first place.

Speaker 7 (06:02):
Yeah, and then you're right back where you started.

Speaker 2 (06:05):
Oh yeah, absolutely.

Speaker 7 (06:07):
So you know a lot of times people have a
double door, not not just one overhead door, but they'll
have a sixteen foot and maybe a single car garage
or two single car garage doors. So what's the timeline
to do this type of repair.

Speaker 2 (06:30):
It's very quick. So on those double doors, the first
thing you got to do is you got to go
out and make sure is there a failure happening on
both because a lot of times it could be that
one is more obvious than the other and the other
needs a repair as well. But a lot of times
that that second smaller door, or if they're both two
ten foot doors, you could have one with a failure

(06:52):
and one one that's you know, holding up just fine.
But what we do is we do our inspection, we
do our due diligence, make sure you know what products
the home actually needs. A lot of times it'll be
that systems are going to go in on both doors,
but if not, what we do is we put our
system in on the door that has that failing lintel,

(07:13):
and then we trim out the other as well, so
that you actually have a sharp, very good looking matching
trim on both those doors with really just a new
look to the garage that sharp and looks fantastic, And.

Speaker 7 (07:27):
Yeah, it's so that way that everything is matching and
it looks great.

Speaker 2 (07:32):
Oh yeah, absolutely, and it's a great looking trim. In fact,
we were out in Colleyville just a couple of weeks
ago and great, great gentleman there named Bob had our
system go in and his property needed it. But he
and his wife both were actually they were mostly thrilled
about just the new look it gave to their property,
just because it looks so like such an improvement. And

(07:53):
then outside of that, you know, of course they get
that peace of mind, this is done. It's not going
to come down any further.

Speaker 3 (07:59):
The wall is.

Speaker 2 (07:59):
Actually lifted back into place, and they've got that warranty
where they can plead good at night.

Speaker 7 (08:06):
So let's talk about the material that you're replacing with,
because there, you know, when it's put in new it's
just a straight piece of steel that goes across there.
You guys have a little bit different concept here.

Speaker 2 (08:22):
Yeah, So, and that's where the problem just comes from.
At the end of the day, there's a few reasons
your linel can fail, but what's really going on is
just that material that went in was never graded to
hold that weight. Your typical linel or it's really just
a piece of angle iron and it's made out of
your standard steel. It's usually equal angles where it's a

(08:42):
three by three or a four by four and it's
a quarter inch thick. So the concept of what we
do is we produce new lentls that are they're a
little larger, so rather than a quarter inch thick, they
are three eighths. And then rather than being just your
typical steel, it's it's called a grade fit, so it's
the tight steel they actually build bridges out of, very hard,

(09:03):
very sturdy. And then the engineering actually comes into place
where we take our lenels and we put them through
a large industrial roller and there's a canber in them,
so it's kind of bending. And when we place our
lennel up under the current lennel, because we don't take
that out. In fact, that lenel that's in place, despite
the fact that it's failing, it still has some structural value.

(09:25):
We just shore that up with our system with that
bend it comes in up under it. The crew have
a columns that the new linnel is resting on and
that those are sitting on. They've got jackscrews that that
new lintel is on. They lifted day of well that bend.
What it's doing is it's pushing upward on that wall
and it redistributes all the weight back down into the
foundation through those columns. Six hours is when it goes in.

(09:49):
And when you're looking at the alternative of you know,
a break crew being in your driveway making a mess
for days at a time and running up that cost,
it's kind of a no brainer solution.

Speaker 7 (10:01):
So you know, you you mentioned that the time it
takes and stuff. What's a process in order to get
somebody out to take a look and see what it's
gonna take to fix it?

Speaker 3 (10:15):
Yeah?

Speaker 7 (10:15):
Oh, how do we get in an appoint How do
we get an appointment and estimate and all that?

open lines seven to one three two one two five

to help you out here on Texas Home Improvement. Your
total home improvement source, so Roy sent in an email.

(16:52):
What are your thoughts on adding on rooms to a
mobile home instead of building a new home from ground up?
Family extended and need more space. I can guarantee you
one thing, if you add on to a mobile home,
you will always have problems with it because it's just

(17:14):
never going to be the same. The mobile home has
steel runners on it sits on top of those. Your
new addition we sitting on blocks. They react differently, they
float different and so it's just never the same. And
typically what you're gonna find is you're gonna have where

(17:34):
the two joined together, differential movement that will cause cracking
in those areas. So I really don't advise it. Do
people do it all the time? Absolutely is somebody gonna
call and say, oh, I did that and it worked
just fine. Probably, but I can guarantee you it will

(17:58):
be problematic. And the you know, the bigger problem, it
doesn't add any value for you.

Speaker 1 (18:06):
Uh.

Speaker 7 (18:07):
You know, mobile homes have a tough time maintaining value
to begin with, and now you're going to have a
mobile home with an addition, and that's gonna make that
situation even worse. So, uh, just not something I would
typically recommend. And as your family grows you may need
more space. Down the road, you're probably gonna end up

(18:28):
doing another uh change later. So if you can do it,
I would recommend going ahead and you know, getting a
regular home. And honestly, I got nothing against mobile homes.
I've had one up at Lake Livingston, before loved it.
It really served its purpose. But they're just not something

(18:51):
you want to add on to. So again, if you
got a question seven one three two one two five
eight seven four. That's seven three two one two five
eight seven four, And I'll see what I can do
to help you out here on Texas how improvement.

Speaker 12 (19:09):
Be?

Speaker 7 (19:09):
This is Jim, How can I help you?

Speaker 12 (19:11):
Hi, Jim? Well, I have a problem here. I have
a very leaky kitchen faucet and it's a kind of fass.
The last time the the plumber came here a few
years ago, he said, oh, buy a new one and
I'll put it in. But I'm not gonna repair this.
So I went and bought a new one, and now

(19:33):
it's leaking again and I cannot find another one like this.
You know, it's it hangs off the back. I don't
know how to tell you, but it's it's just kind
of hanging off the back. It's kind of like.

Speaker 7 (19:44):
When you say the back you're talking about it sticks
out of the wall.

Speaker 12 (19:47):
Yeah, that's it. It's like, uh, you know in your bathroom,
you know how things are on the wall. So anyway,
I can't find any of that. And I was wondering
if you had any ideas where I could get one. Yes, ma'am,
where can I get one?

Speaker 7 (20:04):
For ten dollars? I'll tell you, nah, I'll pay it.

Speaker 12 (20:09):
I'm tell him desperate. This thing is really bad.

Speaker 7 (20:13):
Yeah. Uh, you won't find it at the box stores.
You know, Lowe's Home Depot and places like that aren't
going to have it. But if you'll go to like
more Plumbing Supply or Morrison or Ferguson, all of them
have showrooms, but all of them would be able to
get that type of fixture for you.

Speaker 12 (20:32):
Okay, where is I remember you telling me they're over
in Spring Branch More, aren't they.

Speaker 7 (20:39):
No, they're all They're all over the city. They're all
over all three all three of them have locations all
over I don't know exactly where all their locations are,
but yeah, any any one of those, you know, would
be able to locate this type.

Speaker 12 (20:54):
Of fixture for you, and they would sell to just
a regular person like me.

Speaker 7 (20:59):
Right.

Speaker 12 (21:00):
Yes, man, I'm just going to to sell plumbers.

Speaker 7 (21:02):
Now, but most plumbers should be able to order that
for you as well.

Speaker 12 (21:07):
I hope so, because I was very discouraged last time
when they told me to just go get a new one.
And now I'm you know, here I am again with
this thing.

Speaker 7 (21:18):
What what what? What part of town are you in?

Speaker 13 (21:20):
Uh?

Speaker 12 (21:21):
Oh, I'm in the I'm your guestner and West Timer.

Speaker 7 (21:24):
Okay, if you'll call do West Plumbing mm hmm at
seven one three four seven three seven one five six
and have either Alton or Chris come by and take
a look, they can order it for you and get
it installed.

Speaker 12 (21:44):
Oh, thank you. That would be very nice. All right, Well,
have a good day and enjoy the rodeo.

Speaker 7 (21:51):
I plan on it. You take care, bye bye.

Speaker 5 (21:55):
Hey.

Speaker 7 (21:55):
Let's talk about concord window film. You know, if you
are looking for a window film, then you maybe don't
even know you need it. You need it. If you've
got rooms that get warm when the sun starts coming through,
you need it. If you've got furniture that's getting hot
and fading, you need it. If you've got neighbors who
are nosy looking through your windows. Concord window film. It's

(22:18):
not a cheap window film like you get from the
box stores. This is high end, professional grade stuff that
you can install yourself. It goes from a darker tin,
so if you can't see through it to it in
so light you can't even tell it's there, but it
still blocks up to ninety nine percent of the UV
rays from coming through your windows. Eight eight eight two

(22:38):
zero six one four one three. That's their number. Eight
eight eight two zero six one four one three. So
if you're thinking about window film to make your home
more comfortable, take a look at Concord window film, and
when you're putting it in, you're going to be amazed
at how more comfortable your home can be. Again, it's

(23:00):
eight eight eight two zero six one four one three.
Or go to thchi pro dot com and click on
the link for Concord window Film.

Speaker 1 (23:11):
Get your home improvement to the next level. Uh, you
do have a level, don't you. You know that thing
with the weird green water and the bubble. You are
listening to Texas Home Improvement with Jim dunte.

Speaker 6 (23:26):
Lands up go.

Speaker 7 (23:29):
Hey, welcome back to Texas Home Improvements. Your total home
improvement sour seven one three two one two five eight
seven four. That's seven one three two one two five
eight seven four. Let's head out to sant Leon and Ben.
This is Jim. How can I help you?

Speaker 14 (23:50):
Yell, Jim, I have.

Speaker 2 (23:51):
A question I've got it.

Speaker 14 (23:53):
I'm wanting to build a twenty B forty, a little
two bedroom and up off the ground on Pier and Bean.
And I was wondering if you know the difference between
using like twelve by twelve you know, treated lumber or cement, uh,

(24:14):
with the.

Speaker 15 (24:14):
Like the Sano tubes.

Speaker 1 (24:17):
I want to use the wood.

Speaker 14 (24:18):
But if you know, if you if you it's come
about three foot off the ground, two and a half
to three foot would be the bottom of it. And
I don't know if that you know.

Speaker 6 (24:32):
The like with that?

Speaker 14 (24:33):
How long does that wood would have rot over time?
Or you know hearing this, you know, I'm pretty high
over here about twelve pure elevation.

Speaker 7 (24:44):
Yes, it would rot over time, but we're talking a
long time. You know, if if it's put in, because
typically it's going to be put in where it's got
concrete around it. And if you'll.

Speaker 6 (25:01):
Yeah, yeah, if you'll.

Speaker 7 (25:03):
Slope the concrete that you put around it so that
it drains the water away from it, don't let the
water puddle around it. Uh, it'll out last your lifetime.

Speaker 14 (25:15):
Okay, I was gonna poor. I did one before, smaller
for a shop, and when I put those in a
port had them come and pour a slab before I
built it.

Speaker 6 (25:27):
You know, Okay, that'd be easier.

Speaker 14 (25:32):
The Sono tubes I've never done.

Speaker 7 (25:34):
I mean, you know, the Sona tubes are very easy though,
because you you know, you were just talking about wanting
to go three feet up right.

Speaker 15 (25:43):
Foot.

Speaker 7 (25:44):
Yeah, Suna tubes are very very easy. I mean you
you put a hole down on the ground, you set
the sauna tube down into it, pour the concrete into
the top of the sauna tube. You got your steel
in there and everything, and I mean you just strike
off the top and you're done. It really goes fairly simple.

Speaker 14 (26:02):
You just rent your bags of concrete and get the
little mixer.

Speaker 7 (26:08):
I wouldn't even do that. I mean, I literally I
would have one of those screw trucks come out that
they mix it on site, and that way they're only
mixing exactly what you're using. Goes really good.

Speaker 14 (26:21):
Oh, I've never heard of it at All I've seen
is like the big trucks. So I could contact a
concrete company and see if they would do something like that.
I didn't know.

Speaker 7 (26:32):
Yeah, there's certain companies. Uh custom Crete is one of
them that has those type of trucks. And uh, it's
just it's it's a screw truck that it comes out.
It's got the sand, the gravel, and the portland all
in the truck and water all in different compartments, and
it's got a screw that comes out the back of

(26:53):
it that's mixing all the stuff together for the whatever
PSI you're wanting it at. And you know, if if
it's laid out right, they could literally back that truck
up and dump it straight into the sono tube for
you and you don't have to worry about it.

Speaker 14 (27:09):
So like a ten or a twelve tube or something. Yep, Yeah, yeah,
I was kind of preferring that, but I didn't know.
You know, I've done it the other ones before. You
just drill the hole and then you just cut the
log and you stick it in there and put some
things around it. But would laught like for ever or

(27:33):
I mean, I mean it would be probably what would
you recommend? It would last longer I mean, or be
more stable.

Speaker 7 (27:41):
Or well, the concrete is going to definitely last longer. Yeah,
I'm not gonna say it's going to be more stable. Uh.
The first thing I would recommend is you get a
soils report done right, and that'll that'll they'll actually tell
you with that, you know, how deep you need to
go with these columns and uh and they'll make the

(28:02):
suggestion on there whether to go with a concrete or
a wood. Then there's no guesswork.

Speaker 14 (28:08):
You know, and who who I could contact like that
because I was wanted to get it engineer, you know,
built and designed by a I don't know an engineer.

Speaker 6 (28:16):
I guess does it?

Speaker 14 (28:17):
Or how do I get the soil samples?

Speaker 7 (28:19):
Or well the soil the soils engineer is usually different
than the design engineer. But let me give you somebody
for the soils. It's a geotech engineering okay, and give
me a second here and I'll give you the the number,

(28:41):
uh seven three six four thousand, okay, okay, And if
you'll give him a call, uh, you know, they'll they'll
be able to do the soils report right up exactly
what type of foundation and how I should be designed,

(29:03):
and then they can also refer you to a design engineer.
But there is a an organization in town called Foundation
Performance Association. Oh okay, And if you'll go to their website,
you'll have a whole list of engineers that could do
the design for you.

Speaker 14 (29:25):
Oh well, I'm glad I college you foundation performance?

Speaker 7 (29:29):
Uh what association?

Speaker 14 (29:32):
Association?

Speaker 7 (29:33):
Yep?

Speaker 14 (29:34):
Okay, awesome, Well that's great. Uh well perfect. You answered
all my questions. I thank you for the information.

Speaker 7 (29:41):
You bet you have a great afternoon, you too, Thank you.

to air conditioning systems, they're not all made the same. Now,

(31:08):
American standard heating and air conditioning systems, they're nationally recognized

the first one in my personal home back in nineteen

Speaker 17 (32:35):
We did the deck about a month ago and it
just looks just wonderful to.

Speaker 15 (32:40):
The excellent product.

Speaker 13 (32:41):
I had talked to you a couple of times about
the Ready Seal and my pater wanted to use Sherwin
Williams product.

Speaker 18 (32:48):
We saw him no use the Ready Seal. He got
done last week amazing and we have made a loyal
user Ready Seal out of him. He was amazed.

Speaker 7 (32:58):
Ready Seal you spray on, roll it on, brush it on.
You don't have to worry about laps or streaks, runs,
any of that stuff because of the way it soaks
deep down into the wood fibers. It takes care of
all of it.

But to find a store nearest to you.

Speaker 9 (33:12):

Speaker 7 (33:16):
Oh, let's talk about lental Lift. You know, this is
a product that if you've got garage doors that are
sagging on the top and you don't know what's going on,
I can tell you the lentil isn't strong enough and
so it starts sagging well. Traditionally, what you'd have to
do is go in and tear everything out, put a
new two by twelve or whatever, a cross, have a

(33:37):
steel plate with it. Don't go through all that. Call
lental Lift. They come out, They put a lentil that
goes underneath, and it's got an arch to it. They
put the jacks on the sides, push everything back up
nice and straight, and it's going to look gorgeous from
there forward. In fact, it comes with a lifetime warranty.
So if you're looking to add value to your home

(33:59):
and make it look gorgeous again, you gotta take a
look at lntal Lift. You can go to thhipro dot
com and click on the button for Little Lift or
call him eight three three nine zero three two two
two six.

Speaker 1 (34:14):
Jim Dutton is not perfect, but he's always right. Here's
more with Jim on Texas Home Improvements.

Speaker 7 (34:31):
Hey, welcome back to Texas Home Improvements. Your total home
improvement sour seven one three two one two five eight
seven four. That's seven one three two one two five
eight seven four. Any home improvement question you have, feel
free to pick up the phone, give me a call,
and I'll see what I can do to help you
out here on Texas Home Improvement. Let's see. Let's head

(34:53):
up to Spring Branch and Josh, this is Jim. How
are you today, Hey, Jim.

Speaker 19 (34:58):
I'm doing good. Thanks for taking the call. Quick question
on foundation irrigation, How mandatory is it to have the
socer hose twelve to eighteen inches away from the foundation?
Because I got just some areas where esthetically it would
be hard to rip a bunch of stuff up and
get it down, and it's easier to just keep it
right next to the foundation.

Speaker 7 (35:19):
Well, how far out does the stuff that you have
that you don't want to rip out?

Speaker 19 (35:24):
I mean it butts right up next to the foundation.
It's just a bunch of flagstone that I'd like to
not have to rip up.

Speaker 7 (35:30):
Oh, I got it, okay.

Speaker 19 (35:34):
So I was hoping to just leave the soca hose
right up against the foundation. But you know, I know
in your video you mentioned that you'd like to see
it twelve to eighteen inches away from the car.

Speaker 7 (35:44):
Yeah, and the main reason for that, if you put
it right up against the foundation, it can start washing
dirt away. But this flagstone, what is it set in?

Speaker 19 (35:55):
Just gravel?

Speaker 7 (35:57):
Okay, it's just on top of gravel. If you want
to weave it through the gravel, you could cover it
up that way and it would it would be just fine.
I would avoid putting it right next to the foundation
if possible, but you know, if that's the only place
you can do it, then I would go ahead and

(36:17):
do it.

Speaker 19 (36:18):
Okay, something's better than nothing.

Speaker 7 (36:20):
I suppose that's it.

Speaker 19 (36:22):
And you say it's because it would eroad, have some
soil erosion.

Speaker 7 (36:26):
Yeah, it can. It can tend to over time start
washing some of the soil and it takes a very
long time for this to happen.

Speaker 19 (36:35):
Okay, Okay, in the so Then, from a fluorine foundation
kind of question, if I'm concerned about a shifting foundation,
what's the most forgivable flooringe like engineered hardwood versus a
tile carpet. We're hoping to get the carpet ripped out.

Speaker 7 (36:55):
Well, but that's the most forgiving beyond that. But yeah,
your next one would be like an engineered floor that's floating.

Speaker 3 (37:04):
Okay.

Speaker 7 (37:05):
Your least for your least forgiving is going to be tile,
got it okay? And nothing nothing glues down anything you
put in. You want it floating?

Speaker 11 (37:17):
Got it all right?

Speaker 7 (37:20):
You bet you take care again? Seven one three, two
one two five eight seven four. Let's hit out to
Richmond Krista. How are you today?

Speaker 20 (37:33):
I'm great, Thank you for taking my calm, mister Dutton
in my attic. I'm trying to prevent mold. There was
just a tiny bit there when I just recently bought
the house, but it's been cleaned up. The HVACT people
tried to sell me an ultraviolet light up there for
twelve hundred dollars, but I was wondering, can I just
get a dehumidifier air purifire instead, and said it up

(38:00):
there at Dyson has a small one that covers five
hundred square feet.

Speaker 7 (38:04):
Yeah, you sent me an email, didn't you, Yes, sir,
I did. I did? I read your email? Look the attic.
If you have properer proper ventilation in the attic, shouldn't
be growing.

Speaker 3 (38:17):
Mold like that.

Speaker 7 (38:19):
There had to be a moisture source to allow it.
So if we can get rid of the moisture source,
we'll get rid of the mold.

Speaker 20 (38:26):
Okay, yeah, it's it's the house isn't that old? Built
in twenty eighteen, and the soffits are all around the house,
and then they have three of those electric type vents
on the roof. Are those effective?

Speaker 7 (38:41):
They are if they're being turned on and if the
power you know, if the motors are still working, and
that may be where your problem is.

Speaker 20 (38:50):
You're right, you're absolutely right. So so nick's the air
air purifire correct.

Speaker 7 (38:56):
Yep, yeah, get get the get the get the fans
working and and your problem will be solved.

Speaker 20 (39:02):
Okay, thank you so much, mister.

Speaker 7 (39:04):
You have a great Take you as well. Take care.
Thanks and look in your attic. You know, everybody worries
about trying to keep the attic cold all the time
or cool. That's that's not what your ventilation is for. Really,
what the ventilation is for is yes, it helps with
the temperature, but it's the help to control the humidity

(39:26):
the moisture in the attic. And so if your attic
is getting that wet from humidity, you got to up
the ventilation in it. And the rule of thumb is
for every one hundred and fifty square foot of attic
space you have, you need one square foot of ventilation.

(39:47):
Split it between the intake and the exit. Now, when
you have a power fan like that, that's going to
move so much air, you know, so many cubic feet
of air per minute. That has to go in to
your calculation as well. Uh, but that will keep the
the humidity levels down where you need them. So uh,

(40:08):
take a look at that. And as far as the ventilation,
my first preference is continuous soft events. Love the hardy
soft it fence. Second on the top, I typically use
a ridge vent. If I can't use a ridge vent
because there's not enough ridge, then I like the solar
powered fans or the electric powered fans. The old ones

(40:31):
didn't used to be that good, but the newer ones
they're they're doing very well.

Speaker 14 (40:35):
Uh.

Speaker 7 (40:36):
My least favorite that everybody loves to use is the
Whorlly bird. It doesn't do squat. Put then air hawk
up there. Instead. Uh, But you know, the powered fans
or the ridge vent is definitely the way to go.

Texas Home Improvement Home improvement advice, tips and information for
you and your mama.

Speaker 7 (44:07):
Here's Jim Hey, welcome back to Texas Home Improvement. Seven
one three two one two five eight seven four Bob
in the Woodlands. How can I help you?

Speaker 3 (44:21):
Hi, Jim?

Speaker 7 (44:21):
How you doing wonderful? How about you?

Speaker 3 (44:25):
I'm doing great? Thanks, I'd love your show. Listen listen
every chance I get. I have a question for you
on a toilet issue today. I've got an American standard
two piece toilet and Okay, the the gasket or seal
whatever it's called between the tank, the tank and the
bull that started leaking here last week or so, it

(44:45):
was replaced, I don't know, six years ago. Maybe is
that normal that they would just start leaking like that.

Speaker 7 (44:52):
Well, normally there's two reasons it would leak. It leaks
because the tank's not tightened down enough onto the hole
in the bottom. And if you look inside the tank,
you'll see that there's two screws, two bolts that go
down through the bottom.

Speaker 3 (45:07):
Mm hmm.

Speaker 7 (45:08):
If you can, if you can grab the outside of
your tank and rock it, I can't. Just Okay, you
just need to tighten those bolts down a little bit
and that that that rubber gasket that's between the bowl
and the tank, it'll compress a little bit and seal up.

Speaker 3 (45:25):
Okay. So if it's been loose for some for that
many years and have started leaking, it it possible the
seal is kind of like beyond hope and should be
replaced at this point.

Speaker 7 (45:35):
Probably not, okay, it's because it's just a rubber seal
in there, so it's it should be still good.

Speaker 3 (45:43):
Okay. I'm concerned about if I tighten those bolts too
tight that I could crack the porcelain either on the
on the bottom or the or the tank.

Speaker 7 (45:50):
Absolutely, Oh, in a heartbeat, yes you do. You definitely
have to be careful. So basically, if you'll watch as
you're getting it tightened down, it'll start to getting to
where it's touching the bowl on the bottom. And if
you're getting that far, you need to stop because any

(46:11):
further you're gonna crack either the bowl or the tank.

Speaker 3 (46:15):
Okay, so when it hits something that there's time to stop.

Speaker 7 (46:17):
But as long as yeah, don't don't. Yeah, you don't
want to put any torque on it. Just a light
tightening of it is all you want to do.

Speaker 3 (46:25):
So but it shouldn't wiggle when I'm done.

Speaker 7 (46:27):
That is correct. And with that, I got to let
you go because we are out of time on this hour,

(50:00):
not going to give you their web addresses. I'm gonna
send you to mine, because too often there's copycat cat
companies out there trying to scam you into thinking you're
getting to the right website. Well, you know you're at
mine when you see my picture with the black cowboy
hat on plain and simple. If you ain't got the picture,
you ain't got the right site anyway. Seven one three, two,

(50:23):
one two five eight seven four. We're gonna head to
friends with and Charlie this is Jim. How can I
help you?

Speaker 4 (50:31):
Tyler?

Speaker 5 (50:31):
Jim couldn't talk to you. I'm gonna have a question
here concerning AC. Okay, three AC units, but one of them,
we just discovered the filter on it in a period
of only about twelve days, has gotten awfully dirty. And
so that's my concern. Uh, what might be causing that.

(50:53):
We've got, you know, the the good Winners double and
otherwise we some sight the house as well sealed, but
it certainly has gotten gotten dark.

Speaker 7 (51:04):
So any how old? How old the home is it?

Speaker 5 (51:09):
The hold is approximately twenty five years old. One of
the agrecs has been recently replaced. Uh, and you do
all our other acs, but the one where the dirty
is would not apply to the one that's been replaced.
I don't believe.

Speaker 7 (51:29):
Okay, So, and what's what's the insulation in the attic?

Speaker 4 (51:36):
I have no idea.

Speaker 5 (51:38):
I'm not an addic crowler.

Speaker 7 (51:39):
Anyone, that's all right? Uh, Charlie, do I recognize your voice?

Speaker 15 (51:45):
I beg pardon?

Speaker 7 (51:46):
Do I recognize your voice?

Speaker 3 (51:48):
You do?

Speaker 5 (51:49):
I just talked to your dad two or three weeks ago.

Speaker 7 (51:52):
I thought I thought that, I thought that's who you were. Uh, yep,
So there's a there's a few things that can cause that.
One is the attic insulation. If you have cellulose insulation,
the home is old enough that that can start to
break down and it starts turning to dust and it'll
do that. But the other big one that a lot

(52:12):
of times people don't realize is candles. If you burn
candles in an area of the home, it puts out
a lot of soot and it gets up into those
filters and makes it look like they're just dirty as
heck when it's the soot from the candles.

Speaker 5 (52:27):
Okay, interesting because we do run a candle frequently, a
single in the kitchen which is about well, it's a
jason to that piper filter which is in a ceiling
about fifteen feet away or something. Ye there you go, Okay, Well,
well I'll try to get the wife to cut down

(52:47):
the candles and see if that makes the difference. Hell,
the wives look on your office, Charlie.

Speaker 7 (52:52):
It's a whole lot easier to get more filters than
it is get your wife to change what she's doing.

Speaker 5 (52:59):
Absolutely, what work. We had a new deck done, yeah,
and obviously it's scotten wet and we have not done
anything as force. But I'm just wondering if ready seal
is going to take care of our issues or if
we need to do anything else.

Speaker 7 (53:14):
Nope, just let it dry and then put the ready
seal on and you're good. And how long would you
built the deck?

Speaker 5 (53:22):
Oh, it's a been about five months ago. Now, yeah, it.

Speaker 7 (53:26):
Should be all well dried now. So when you when
you have a nice day like it is today, just
clean it off and go ahead and apply it.

Speaker 5 (53:36):
Okay, that great. I'm glad to hear that. That's a
good deal, and you.

Speaker 6 (53:41):
Just give that.

Speaker 7 (53:41):
Just give Dad a call because he's he has he's
applied it several times. He knows what he's doing.

Speaker 5 (53:47):
Now, Okay, if you o't, by mind, how are they
doing it? Are? She was shopping the other day? I
was glad to hear what I talked to him.

Speaker 7 (53:58):
Well, she's doing okay, not real, not real great. She
doesn't get out a whole lot, and when she does
get out it's only for a few minutes at a time.
But uh no, she she's she's hanging in there now. Dad,
on the other hand, he hurt his back and he's
all hunched over now and working on trying to get

(54:18):
straight up again. But uh, they're they're doing okay, it
goes ways.

Speaker 5 (54:23):
He and I are not that far a poor age, yep.
And anyway, okay, great, and I thank you so much
for advice. And we always enjoy your show and your newsletter.

Speaker 7 (54:35):
Thank you, sir, I appreciate it.

Speaker 5 (54:37):
Okay, give him my best.

Speaker 7 (54:40):
I will, by way, thank you about and again her
number seven one three two one two five eight seven four.
That's seven one three two one two five eight seven
four Tom and Cyprus. How can I help you?

Speaker 11 (54:56):
Yeah, I've got a new house just lessened four years old,
and already the shower caking has got mold underneath. They
must have used a very cheap calls. One of the
recommendations for the good the best.

Speaker 7 (55:13):
Call, Well, you're gonna want to go and get a
siliconized cock that has a mold inhibitor in it, and
even the box stores carry it. Uh, And what you're
gonna see is they'll sell like a five year, ten year,
twenty five, fifty year. Get that fifty year cock and

(55:33):
you know, or at least a thirty five year and
you'll probably get ten to fifteen years out of it.

Speaker 11 (55:41):
Well, I'll be one hundred years old then, so this
probably won't matter to me.

Speaker 6 (55:46):
Yep.

Speaker 11 (55:48):
Do you have a brand that you recommend?

Speaker 7 (55:50):
You know, I personally typically get either DAP or ge.

Speaker 11 (55:57):
Okay, and uh, when I remove the old I suspect
I'm gonna have to let it dry out good before
I put the new colk down. That is what it
gonna be. Any Okay, to put some uh god, some

(56:18):
type chemic a lot to kill the bolt to start with.

Speaker 7 (56:22):
Uh, you can put it on, but let that thoroughly dry,
like if you want to put bleach or any type
of mold killer on there. Let it dry real good
after you put it on, and then wipe any residue
off before you apply the cocking.

Speaker 11 (56:37):
Okay, alright, well, thank you very much, sir.

Speaker 7 (56:42):
Alrighty, you take care, Yeah you do. Bye bye and

Speaker 6 (01:00:01):
In the world of.

Speaker 21 (01:00:02):
Home improvement, you have to watch out for dishonest contractors
and watered down counterfeit knockoffs from other states who might
even call themselves Texas Home Improvement.

Speaker 1 (01:00:13):
Just keep in mind there's only one, and here's the
one and only, Jim Dutton.

Speaker 7 (01:00:21):
Hey, welcome back to Texas Home Improvements, your total home
Improvement source. Seven one three two one two five eight
seven four. That's seven one three two one two five
eight seven four. I'll see what I can do to
help you out again. We are broadcasting from the Passing
Livestock Showing Rodeo. We're out at the barbecue cookoff. I

(01:00:42):
am one of the officers. I'm first vice president of
the Passing Livestock Showing Rodeo, and so I spend a
lot of time out here on the grounds. And you know,
I'm gonna welcome Rex to the show now and we'll
get that button pushed. There we go, Rex. How are
you doing today, Jim, I'm doing just five.

Speaker 6 (01:01:00):
Thank you for having me.

Speaker 7 (01:01:01):
So, you guys got a lot of construction work going
out here, and you know I love seeing construction work
taking place. So you're doing some nice expansion work up
at the convention Center.

Speaker 6 (01:01:14):
We are, I tell you what. Something we're really proud of.

Speaker 7 (01:01:15):
It.

Speaker 17 (01:01:16):
Something we started looking at when Mayor Wagner and we
all came into office back about seven and a half
years ago.

Speaker 6 (01:01:20):
Was something that's very important.

Speaker 17 (01:01:22):
You know, we've done about gosh, probably eight or ten
different studies on this, and every year it came back,
we need to expand the convention center. We need to
expand the convention Center. So we had an idea to
do this, and the mayor actually back that long ago.
Actually he's actually pretty good artist. He actually drew a
rendering of what he wanted to be out here. Obviously,
pandemic hit a lot of other things, kind of got

(01:01:42):
in the way. We've had you know, ury and some
of the other things that have happened, and so they
got put on hold. But once we got our new
EDC director, Rick Guerrero, and we had Rick Lord, who's
our president of our ADEC, he came in, they got
together and they put this thing together and it's happening now.

Speaker 7 (01:01:57):
You know, RecA is on our boarder directors here, well
he is, he is.

Speaker 6 (01:02:01):
He's very proud of that.

Speaker 7 (01:02:02):
So you know, these grounds are used for so much
more than just the rodeo itself. I mean, I know
a lot of people think, oh, you know that that's
all the grounds are is the rodeo and then the
Strawberry Festival. But there's virtually something going on out here
every weekend.

Speaker 17 (01:02:19):
You know, it's the saving all over the city of Pasadena.
You can always find something to do. I mean, Pasadena
is a small town, but there's a lot of stuff
going on. I mean I say we're small, we're actually
you know, probably one hundred and sixty thousand people now
and we're our infrastructure is probably supporting about two hundred
now with the workers that come in.

Speaker 7 (01:02:35):
And aren't we like number two against Houston?

Speaker 6 (01:02:37):
We are we're the second largest city in Harris County. Yeah,
we are very proud of that. Yep.

Speaker 7 (01:02:41):
So you know what, and I equate this back because
the homeowners when we're doing remodeling on our own homes,
we got to go through all these different steps and
much like what Jeff did, fill it out on you
a little drawing on a piece of paper, and then
we have to sit down with the architect and and
you go through the whole process. It can be a

(01:03:03):
really long process to get stuff like this going.

Speaker 17 (01:03:05):
It is a tedious process. That's some of the things
it's discouraging for some time for the citizens of Passion.
And when we start a project sometimes it does take
a little bit longer, but we always make sure that
we have our teeth crossed, our eyes added to make
sure that we're good stewards of taxpayer dollars.

Speaker 7 (01:03:20):
So right now, we've got the barbecue cookoff going on
out here, and I've been inviting people to come on
out and if they couldn't, Guy put my plug in.
If you come out and you go down midway to
the sps US cooking team, tell them that you heard
it on Texas Homeprovement, they'll take you in and feed you,
and we have adult beverages available. We have non adult

(01:03:43):
beverages as well. But you come on out and have
a good time out here. But the long term goal,
you guys, aren't finished. I mean, this is just like
taking care of a house. This is phase one of
a complete remodel.

Speaker 12 (01:03:59):
It is.

Speaker 6 (01:03:59):
It is a complete remodel.

Speaker 17 (01:04:01):
And the reason that we're doing that with the existing
convention center and then we're just expanding that is because
really the bones of the convention center are still very
very solid, they're very good. So we're going to change
the facade and make it, you know, more more modern,
and believe it or not, the seventy five hundred seed
arena that's going to be attached to it is going
to be attached to it so that so that you
can expand it and use both arenas simultaneously or use

(01:04:23):
them separately.

Speaker 7 (01:04:25):
Oh okay, I've looked at the plans for it, and
how are you going to how would you would just
use one as an exhibit haul and then the other
as the.

Speaker 6 (01:04:37):
Well just a perfect example of kind of what's going
on today right now.

Speaker 17 (01:04:39):
I think we have a knife show going on, a
gun a knife show ye a gun a knife show
going on today, And so let's just say we had that.
They can use that in the existing convention center. It's
about twenty one six hundred square feet, and then we're
going to have an additional forty thousand square feet. Say
that petro Chemical has something going on and one of
our industry partners and they want to have something a
bigger convention.

Speaker 6 (01:04:58):
We're able to do both of them simultaneously. Yeah, okay, not.

Speaker 17 (01:05:01):
Only that, or we're adding we're going to have about
thirty five hundred parking places out here. The nice thing
about Pasadena you don't pay the park out here.

Speaker 7 (01:05:08):
Correct.

Speaker 6 (01:05:10):
We're very excited.

Speaker 7 (01:05:11):
I think. Is it going to stay that way?

Speaker 6 (01:05:13):
It's going to stay that way. That's our plan. That's
our plan.

Speaker 17 (01:05:15):
Now, I will say this, once we get the arena built,
obviously it's much more than we can handle this. There's
going to be a management company that comes out here,
kind of like Smart Financial does or the new Fort
ben Epicenter that they're doing. You have a marketing management
company that comes out here and they'll take care of
a lot of that stuff. And if they say, hey,
we probably need to do that. But if we do
something in Pasadena. It's going to be ten bucks maybe yeah, maybe.

Speaker 7 (01:05:39):
Well, And I asked that because we had a discussion
this morning the board for the for the rodeo. You know,
we encourage people to park at San Jack, take the
bus across, doesn't cost them anything, and in most cases
they're going to get in on the grounds quicker and
back to their cars quicker. And they we were trying
to figure out how can we get people to do

(01:06:01):
that because they always want to come and park on
the ground. So I said, I got an easy fix.
We got to get with the city and charge at
just a couple of dollars. That encourages them to go
park over there and ride our bus instead of But
that's something down that road.

Speaker 17 (01:06:15):
Well, that's not a bad idea. And Jim, let me
just talk a little bit about the arena. This is
one of those arenas again kind of like Smart Financial
Center or the Fort ben Epics Center. Yeah, it's really
really neat, and that we could have concerts here, We
can have circus events inside.

Speaker 7 (01:06:29):
On improvement shows.

Speaker 17 (01:06:30):
We could have a big home improvement show. If you know,
somebody we could get on there. Actually know, we could
do anything we want to do. There will be six
thousand seats that'll be stationary seats to stay there all
the time. Additional fifteen hundred that'll be on the floor
that can be moved depending on what sporting event that
we may have. We can have boxing, we could have wrestling,
we could have it's unlimited.

Speaker 7 (01:06:49):
Yeah, well, we have a big basketball tournament that takes
place in town every year.

Speaker 17 (01:06:54):
I think that would be fantastic over here. Not to
mention some of the things that we looked at when
we first started doing this was graduations. The mayor has
always wanted to have high school graduations right here in Pasadena.

Speaker 6 (01:07:05):
And so with the way this thing has worked out,
and the.

Speaker 17 (01:07:08):
School districts and the colleges have reached out to us
and they're going to adjust their stuff to make it
where we can get it done here. It will be
so much more convenient for the teachers, for the parents,
and for the students.

Speaker 7 (01:07:19):
You know, one of the things that a lot of
times people don't realize that a city has to follow
the same rules as homeowners as far as the FEMA
rules and permitting and all that kinds of. They just
think a city walks in and does whatever they want
it's really not that way.

Speaker 17 (01:07:35):
We own this property, but it's not that way at all.
I mean, we have to follow the same guidelines. And
you know, since back in seventeen after Hurricane Harvey, there
is no leniency in flood mitigation and drainage. We have
to make sure that is spot on and even beyond
spot on.

Speaker 7 (01:07:51):
Yeah, so well, Rex, I appreciate it. Man, you mind
hanging around for just a few more minutes.

Speaker 6 (01:07:57):
I'll hang around.

Speaker 7 (01:07:57):
It's okay because I've got to take a break for news,
traffic and weather here on seven forty KT. Huh, I
got a call I want to take care of, and
I do have a couple more questions for you.

Speaker 6 (01:08:06):
Let's do it.

Speaker 7 (01:08:07):
Well, We're gonna take a quick break here for news,
traffic and weather coming up in just a couple of minutes.
But just a reminder, we are broadcasting today from the
Passing Livestock Show on Rodeo Barbecue Cookoff. I'd like to
encourage everybody to come on out. I will encourage you
to park at San Jack College. Come in on Spencer
and park over there. Take the bus across. It'll get

(01:08:28):
you in a whole lot faster, doesn't cost you anything
and get you back out a whole lot faster as well.
And we do have something new this year if you
want to try them out. We do have the rickshaw
guys out here giving rides in and out as well.
So just something a little different for you. But our
phone number because we will get back to calls here
in a moment. Seven one three two one two five

(01:08:50):
eight seven four. That's seven one three, two one two
five eight seven four. Any home improven question you have,
feel free to pick up the phone, give me a
call and I'll see what I can do to help
you out here on Texas Home Improvement, your total home
improvement source will be right back with more Texas Home Improvement. Hey,

(01:09:39):
let's talk about concord window film real quick. You know,
if you've got rooms in your home that you have
a lot of windows on it and it starts getting
warm in there. Maybe you've got sliding glass doors that
are letting a lot of sunlight in, it's heating up
the floor, heating up the furniture, fading stuff out. You
need to take a look at concord window film. Now,

(01:10:00):
this is not a cheap window film like you get
off Amazon or something. This is a professional grade window film,
but you can still do it yourself and it's customized
based on what you need, like the stuff we were
just talking about, and even beyond. You can go from
a darker ten so people aren't looking in your windows
to give you the privacy you want to a tent

(01:10:20):
so light you can't even tell it's there, and all
of their window film comes. It blocks up to ninety
nine percent of the UV race from coming through your windows.
So if you need a block some of the light
from coming in, talk to Concord Window Film eight eight
eight two zero, six one four one three.

Speaker 18 (01:10:42):
Need new shutters for your home, go to Sunburst shutters
dot com where beauty meets energy efficiency Sunburst shutters dot Com.

Speaker 1 (01:10:49):
We're back to Texas Home Improvement.

Speaker 9 (01:10:52):
Here's Jim Dutton.

Speaker 7 (01:10:55):
Hey, welcome back to Texas Home Improvement. Your total home improvement.
So there's seven one one three, two one two five
eight seven four it's head up to Tom Ball and Jeff.
This is a gym. How can I help you?

Speaker 15 (01:11:10):
Yes, sir, thank you. I'd like to ask you about
I'm getting a cement slab built for a prefabricated wood
shed and should the slab be the exact same size
of the ten foot by twelve foot shed, or if
it was larger it would be there'd be a problem
with water always flashing on the side of the shed

(01:11:32):
when it rains.

Speaker 7 (01:11:34):
Well, is the shed going to be on skids or
or are you putting a frame itself right onto the
concrete it?

Speaker 15 (01:11:44):
No, the shed comes with prefabricated floor. It's either going
to be treated treated two by sixes or galvanized steeled
four joists.

Speaker 7 (01:11:56):
Yeah, so it's it's one la up on skids or something.
So you know, you in that situation, you can make
it bigger than the shed. Will it splash up if
we get heavy rains? Absolutely, But you know what, that's
no different than the rain beating on the side of
a building anyway. So as long as you keep it
painted and maintain it, you'll be just fine.

Speaker 15 (01:12:19):
Okay, how can I choose? How would I know to
choose between the two by six floor Joyce or to
galvanize floor Joyce because I want to park a one
thousand pounds zero turn mower inside of there.

Speaker 7 (01:12:36):
Oh you know, truthfully, that floor probably won't even know
that thing's in there. It's not that heavy. You could
go with either one. How big a shed did you say?

Speaker 15 (01:12:48):
It was going to be ten feet by twelve feet?

Speaker 7 (01:12:53):
You know, I built one, I guess two years ago,
three years ago, that is twelve by twenty and went.
I went with the wood instead of the medal. And
I will tell you why. Every time I get out
and look at the metal ones, they tend to rust

(01:13:15):
over time, even though they're galvanized, they tend to rust.
And I just didn't want to deal with it. I
can deal with the wood, but I didn't want to
deal with the rust.

Speaker 15 (01:13:25):
Okay, all right, Well, thank you very much.

Speaker 7 (01:13:29):
You bet you take care you too. Bye bye. So again,
I've got Rex here with me from the City of Passa. Rick,
what is your job at the City of Pasadena anyway?

Speaker 17 (01:13:43):
I'm actually the community relations director for Mayor Jeff Wagner's
office here, Okay, been with him. Came in when he
got elected about seven and a half years ago.

Speaker 7 (01:13:51):
Has it been that long?

Speaker 6 (01:13:52):
It has been that long. Mayor's turned out in May
of next year.

Speaker 12 (01:13:56):
You know.

Speaker 7 (01:13:57):
I met Jeff actually through the radio show.

Speaker 9 (01:14:00):
Uh.

Speaker 7 (01:14:01):
I was doing a well. I got a call from
the union, the police union the City of Houston, and
an officer had gotten injured off duty, and so he
didn't have all the benefits that an on duty injury
would have brought to him. And so we were looking
for a project to do with the with the show,

(01:14:21):
and we took on remodeling and and stuff on his
parents' house because he was going to be living with
his parents. And so that was actually where I met Jeff.
And he came out every day, swung a hammer just
like everybody else, and uh, you know, did all the
clean up and all that kind of stuff.

Speaker 6 (01:14:42):
He's well, yeah, he's amazing. Yeah, what you see, what
you get? Yeah, man.

Speaker 7 (01:14:47):
Yeah, So we were talking about the grounds here and stuff,
and you know, I mentioned that a lot of times
people think this is just passing the passing rodeo grounds.
It's not. And you guys are looking at a new name.

Speaker 6 (01:15:01):
We are.

Speaker 7 (01:15:01):
Actually we've got about I'm gonna flip this up justa.

Speaker 6 (01:15:04):
Here, thank you, Jim. Here we go. Yeah, I'm kind
of new at that, that's okay.

Speaker 17 (01:15:07):
So, yeah, we've got a little over three hundred acres
out here, as you know, and so the development as
we start to do some things, we're going to have
about forty four to forty six acres that we're going
to lease this property for restaurants and things of that nature.
Hotels have been in contact with us and some of
the stuff. So we're going to actually put a new
name to everything. It's going to be called the Pasadena
Arena and Convention Centered.

Speaker 6 (01:15:26):
District out here.

Speaker 17 (01:15:28):
Put a name on it, and we've we've replatted everything,
We've looked at everything obviously, same thing what you were
talking about. Always have to pay attention to the to
the drainage and all the stuff. And so we're in
good shape as far as I'm moving forward.

Speaker 7 (01:15:38):
So the restaurants we're looking at, we're not looking at
McDonald's or something like that. We're gonna be a nice
sit down.

Speaker 17 (01:15:44):
Well, absolutely, because this is the thing. The marriage kind
of brought this to our attention a number of years ago.
And if you think about it, it's true the city
of Pasadena will never be a destination city, but there's
no reason that it can't have destination events.

Speaker 6 (01:15:57):
You know what I'm saying.

Speaker 17 (01:15:57):
Oh yeah, that's a lot like the rodeo and things
of that nature. So what we're hoping to have out here,
and some of the people have already reached out somebody's
reached out wanting to put a big restaurant in brewery here.
Soccer facilities reached out wanted to come out here. So yes,
these are gonna be sit down restaurants once the hotel
and like I said, hotels have reached out to this,
and once that starts to happen, things are going to
happen really really fast. And you're not going to recognize

(01:16:20):
this place in about three or four years.

Speaker 7 (01:16:21):
And you know what's going to make pasciting in a
destination city one day? Tell me armed by you, Yes,
it will because as the city is growing around it,
that's the last refuge. And a lot of people don't
realize it's even here.

Speaker 17 (01:16:35):
You know what, for a long time I didn't realize
I've been in Passing enough, born and raised here, and
I didn't realize that.

Speaker 6 (01:16:39):
And once I came to work for the.

Speaker 17 (01:16:41):
City, actually took the tour down arm and Bayou's absolutely phenomenal.
First time I ever saw a bald eagle in my life.
That's really really something. Yeah, we're really proud of everything
that's going on out here. One of the neat things,
let me just say this real quickly. The contractor that
we're using that's helping us with all this development out here.
Is a nice guy, really nice guy. And the thing
that I like about him the most is he's usual

(01:17:02):
in a lot of union workers around here, a lot
of the people from Pasadena, the people that live in here,
so they're actually working on this.

Speaker 6 (01:17:08):
They'll bill have their name.

Speaker 17 (01:17:09):
They can bring their kids, their grandkids later and say,
you know how to help build that. Yep, yep, they
can put their name on that. Absolutely.

Speaker 7 (01:17:16):
Well, Rex, you got any other stuff that you want
to share with us Before.

Speaker 17 (01:17:19):
I go back to Colts, Well, I just want to
say I want to say a couple of things. First off,
I want to thank you for having me on home.

Speaker 7 (01:17:24):
Oh my pleasure.

Speaker 17 (01:17:24):
You know, you and I have become friends over the
last several years and stuff. But I've always been a fan.
I've always listened to your radio show. I think I've
told you that before. But I want to thank you
and your family. You've got a wonderful family, your mom
and dad. I've got to meet them on several occasions
and stuff. But the things that you guys do as citizens,
and the things that do West does for the city
of Pasadena and everybody is phenomenal. I just want to

(01:17:46):
thank you for that, for being a big part of
the city of Passage.

Speaker 7 (01:17:49):
It is our hometown.

Speaker 6 (01:17:50):
Yes it did.

Speaker 17 (01:17:51):
And let me just say one thing. Can I be
that guy that comes on and just gives a shout
out to somebody?

Speaker 4 (01:17:55):
Oh?

Speaker 17 (01:17:55):
Absolutely, I want to say this because it's really really special.
I have a sister that's eleven months in twenty seven
days younger than I am. Unfortunately, she developed a multiple
sclerosis thirty six years ago and she's still fighting that.
But she's tough as nails, and she's in one of
Pasadena's finest character places and it's only one hundred yards
from my home. Her name is Pam wood Finn. I
just want to tell you, Pam, I love you, baby.

Speaker 7 (01:18:17):
Thank you, Jim to my pleasure. It's good having you on. Yes, sir,
all right, let's jump back into some calls here then
seven one three, two one two five eight seven four,
And you know, I suppose I better take a quick
break before I jump back into the calls. So let's
let's talk real quick about sunburst shutters. You know, it's
a perfect example of something you can do to your

(01:18:39):
home that'll not only make it more beautiful, but more
energy efficient as well. The Pollywood shutters, which are the
most popular shutters in America, and for a great reason,
insulate two to three times better than a traditional wood shutter,
and you can't beat that. Construction Pollywood is guaranteed to
never warp, crack, chip, or peel. Now I've got these
in my home. I've had them for oh, I don't know,

(01:19:00):
twelve thirteen years, I can't remember, but I tell you
they look as good as the day they were put in.
I've been out to people's homes that have had him
for seventeen or twenty seven years rather, and they still
look as good as the day they were put in.
So you're looking for some shutters you just don't have
to worry about. You need to take a look at
Sunburst shutters. Seven one three four six two eighty eight hundred.

(01:19:23):
That's seven one three four six two eighty eight hundred.

Speaker 1 (01:19:29):
When Jim Dotton, the Texas Home Improvement recommends a company,
he won't steer you wrong.

Speaker 16 (01:19:34):
If you use one of your sponsors.

Speaker 2 (01:19:36):
Ready seal, yeah, man, that is I'm good.

Speaker 7 (01:19:39):
When we finished the show today, I've got to go
put a outdoor porch swing up for my wife on
a couple a frames with cedar posts and I'm gonna
use some Ready Seal on it to keep it looking good.

Speaker 16 (01:19:48):
We did the dick about a month ago and it
just looks just wonderful to an excellent product.

Speaker 13 (01:19:54):
I had talked to you a couple of times about
the Ready Seal and my painter wanted to use Sherwin Williams.

Speaker 18 (01:20:01):
Product we saw them no use the Ready Seal. He
got done last week mazing and we have made a
loyal user Ready Seal out of him. He was amazed.

Speaker 9 (01:20:11):
Ready Seal.

Speaker 7 (01:20:12):
You spray it on, roll it on, brush it on.
You don't have to worry about laps or streaks, runs,
any of that stuff because of the way it soaks
deep down into the wood fibers. It takes care of
all of it and it's available everywhere. But to find
a store nearest to you, go to Readyseeal dot com.
Let me talk to you real quick about due West
air conditioning. If you're having an air conditioning problem, you

(01:20:35):
know the system's not cooling like at you, or are
just playing shut down, or you just want to get
your annual check up for the fall done, called due
West Air conditioning, and especially if somebody has told you
a you need a new system and you're sitting there
looking at an eight or ten year old system, call
us before you replace that. So often people tell you
you need a new one, and an air conditioning system

(01:20:58):
is designed to last fifteen years. Let's see if you
actually need a new one or just need to repair
what you got. When you want the best, you call
due West seven one three four seven three seven one
five six.

Speaker 1 (01:21:22):
Smile you look up in Texas this morning. This is
Texas Home Improvement with Jim Dutton.

Speaker 7 (01:21:36):
Hey, welcome back to Texas Home Improvements. Your total home
improvement sour seven one three four two one two. Let
me get that right seven one three two one two
five eight seven four and I'll see what I can
do to help you out here on Texas Home Improvement.
Let's see here Bill and Seabrook, how can I help you?

Speaker 4 (01:21:56):
Hey, Jim, I hope you guys having a good time
out of the the convention cider there.

Speaker 15 (01:22:01):
I made it out there.

Speaker 4 (01:22:02):
What time are you leaving?

Speaker 7 (01:22:04):
I'm not I'll be here till it shuts down.

Speaker 4 (01:22:07):
Okay, I'll make them looks as.

Speaker 7 (01:22:10):
One of the vps out here I got to kind
of escort everybody out the door when it's time to leave.

Speaker 4 (01:22:16):
Gotcha. Okay, Hey, I had a question. I'm twenty five
years ago. I put in some oak crown molding and
stained it, and uh, it's just it's just not to
look anymore. So I'm taking it down, stripping it and
priming and painting it white and putting it back up.
But I'm also extending into a room where we didn't

(01:22:37):
have it before, and I'm coming to a wall where
I just need to end it instead of turned the wall. Yeah,
it's an inside corner, but I want to end it.
And my wife is saying she never really liked the
standard ninety degree and that I had on the on
the crown with the oak. Is there some way to
put a flush ninety degree end on crown molding?

Speaker 7 (01:23:03):
Sure, give her the saw, the table saw, and a
piece of wood and let her know when she's done
that you'll nail it up.

Speaker 6 (01:23:08):
There for her.

Speaker 4 (01:23:12):
Yeah, that's kind of what I thought.

Speaker 7 (01:23:17):
Look, all you would have to do is change from
using the crown molding itself to using probably a flat
stock and be able to cut it to fit. And
you'll take a little bit of hard filing on stuff
to make it match in. But yes, it can be done.

Speaker 4 (01:23:37):
Okay.

Speaker 6 (01:23:40):
Now I.

Speaker 7 (01:23:42):
Was gonna say, why do you want to take that
molding down though, because even with it up there, if
you put some peso on it that'll degloss it, then
you can paint it with it in place, rather than
having to take it down and redo everything.

Speaker 4 (01:23:58):
Well, half of it's down anyway, because we had a
leak in the ceiling and they had a full half
of it down to redo the wall and the ceiling.
So that's that's part of part of what started this
whole proference for me.

Speaker 7 (01:24:10):
Got you.

Speaker 4 (01:24:13):
Okay, I will. I will offer that to her and
see what she says.

Speaker 7 (01:24:18):
Don't tell her where I'm at.

Speaker 4 (01:24:19):
Then okay, thanks you.

Speaker 7 (01:24:23):
You bet take care again if you had a homeprowing
question seven one three, two one two five eight seven four.
And I'll see what I can do to help you out,
maybe keep myself out of trouble here. Let's see, James,
how can I help you today?

Speaker 22 (01:24:40):
It's there, y'all were talking earlier about that that building
above ground, and I'm fixing to do a big porch
of sixteen by twenty four in front.

Speaker 6 (01:24:50):
Of my house.

Speaker 22 (01:24:50):
I've been It's my dream porch I've been wanting to
do for years. But I'm gonna use. It's gonna be strong.
Six by six is on all my pit posts, you know,
and two or twelve beams. But I've built decks before,
and I put four by fours in the ground in concrete.

Speaker 15 (01:25:07):
Right.

Speaker 22 (01:25:08):
Somebody was about putting like a Spaltic coding on them
in a little bit above the concrete just to help
seal them. Is that a you think that's a good idea?

Speaker 7 (01:25:19):
You know, I never found it to do a whole
lot more than than just putting a regular sealer on
it or nothing. Uh, Because what words starts a rot
is right there where it contacts the ground. So wherever
you'd stop with that product from there, it is where

(01:25:40):
it would start rotten. Okay, but if you use if
you use ground contact treated lumber, you really shouldn't have
an issue. And uh go over to uh buy you
city lumber over off telephone road. Yes, sir, and they've

(01:26:02):
got the stuff that you can use on it.

Speaker 22 (01:26:05):
Okay, I'll give them a call. I'll probably get my
six by six is from them because I know they
got some kiln drid and stuff over there that I'd
like to get. Okay, yeah, it was just something new
I heard, and I said, well, maybe this is the newest,
greatest thing in it and I was going to adhere
to it.

Speaker 7 (01:26:22):
But the thing of ice spread and a better mouse trap,
and you know that's where we.

Speaker 22 (01:26:29):
Move on and me and asphalt. Like when I've been
on the roof, all I do is get most of
it on me and less on the roof.

Speaker 7 (01:26:36):
You know, that's the way it works. And like I
said that, any place where that that stuff would stop,
that's where you're going to be more subject than to
having the issue.

Speaker 22 (01:26:47):
Okay, that sounds good. That makes more understanding. And you
know I've done it before without any of that stuff.
And I've got decks that are, you know, twenty twenty five.

Speaker 6 (01:26:54):
Years old, but.

Speaker 22 (01:26:57):
And really at my age, if they can make another twenty,
I'll good.

Speaker 7 (01:27:02):
How old are you because I would have guess you're
about forty something?

Speaker 6 (01:27:06):
Uh sixty six?

Speaker 18 (01:27:07):
Man?

Speaker 7 (01:27:07):
Ooh you're doing good?

Speaker 22 (01:27:10):
Yeah, oh yeah, I'm a I'm on fire man. So
uh wait, thank you for your time on a bit show.

Speaker 12 (01:27:16):
Bro.

Speaker 7 (01:27:16):
You take care all right, man?

Speaker 6 (01:27:18):
Bye bye?

Speaker 7 (01:27:20):
And look, you know people always ask me, hey, can
I can? Can I do that? Home improvement? Can I
do this? Can I do? I don't know your skill
set levels, so I can't say you can't or you
can't do it?

Speaker 3 (01:27:30):
Uh.

Speaker 7 (01:27:31):
For me, the biggest thing I'm finding is like I've
been laying new floors at my house. Uh, my body's
not as willing to do it as my mind seems
to be anymore. But you know, you can still get
it done. It's just not quite as fast as it
used to be. And that's the same with most home
improvement projects. You can do almost anything you want to do,

(01:27:52):
just don't get in too big a hurry. Try it
a little bit. But I always encourage you to start
with small projects and work your way up. And when
it comes to the trades like plumbing and electrical and
you know, air conditioning stuff like that, you can do
the basics. But remember you got to pull permits for
the tough stuff, So let the pros do that part

(01:28:14):
for you. We're gonna tell you a real quick break.
We'll be back with our last portion of Texas Home Improvement.

(01:28:35):
A ready seal. You know, you're just talking about that deck.
If you're building a deck like Charlie called in a
little while ago. Look Ready Seal stain and celier is
a stain and sealer in one, so you can roll
it on, brush it on, spray it on, it doesn't matter.
It soaks deep down into the wood fibers, protecting that
wood from taking on moisture, because that's what ruins would

(01:28:58):
When it gets that moisture in there and then it
drops out, the wood starts to crack and split apart.
You avoid all that when you use ready seal, and
it looks gorgeous up at the Deer Lease. We've done
decks and pavilions and stuff with it, and it's been
on there for years already. And as far as runs

(01:29:18):
lap streaks, you don't have to worry about it because
as it soaks in, it spreads out and just disappears.
And I've done a couple of times where I've tried
to make it run, or you make it run, the
problem is it disappears, It soaks in and it goes away.
So you talking about an easy do it yourself project.
Ready seal is it. You can find it at the

(01:29:39):
box stores, lumberyards, hardware stores, virtually any place selling building
materials has ready seal or If you want to find
the store nearest you just go to readyseal dot com.
You know, if you're having a sewer leak under your
homes foundation, that's something that really needs to be addressed,
but it needs to be addressed by somebody who can
take care of the plumbing as well as the homes foundation.

(01:30:02):
That's why you want to call do West both a
plumbing company and a foundation repair company to make sure
if your homes foundation stays in tac years after the
plumbing work is done. When you want the best, call
do West seven one three four seven three seven one
five six online at dudash West dot com. All right,

(01:30:24):
if you got that smiling overhead garage door, it's time
you call lental Lift and get that taken care of
because it's not normal and it's not right to have
your garage door smiling at you when you get home
at night. Lenttal Lyft can take care of that and
give you a lifetime warranty it'll never happen again. You
can go to lentallift dot com, or easier yet, go

Speaker 1 (01:30:52):

huge patio extension, outdoor fireplace the kitchen as well. Nothing

Speaker 6 (01:32:02):
We're back with.

Speaker 1 (01:32:02):
Jim Dunton on Texas Home Improvements.

Speaker 7 (01:32:09):
Hey, welcome back to Texas Home Improvements, your total home
improvement source. You know that I just a quick thing here,
because we were just talking about age, and every time
I hear that bumper there thinking about putting the band
back together, Elvis Presley and talking about age. I am
old enough that I did see Elvis Presley in concert

(01:32:32):
once down in Jacksonville, Florida. So a lot of people
get to say that they went to a lot of
different concerts as their first. Elvis Presley was my first
concert that I ever went to, and I guess I
was about fourteen when I did that. Anyways, again, I

(01:32:54):
want to invite you this evening out to the Pasadena
fair Grounds soon to have a new name, but we're
at the Passing Livestock Show and Rodeo Barbecue Cookoff. Come
on out and have a great time out here tonight.
I'm gonna be at the SPS due West Team's booth tonight.
I'll be out here till it shuts down at eleven o'clock.

(01:33:17):
That's when the music goes off. And if you come
on out, just tell them in the SPS dow West
booth that you heard it on Texas Home Improvement. They'll
they'll let you come on in. They'll give you a
risk band and there's other tents out here that have
opened to the public as well, So please come on
out and have a great time. It's a wonderful organization

(01:33:38):
and it's always a great time out here with them.
With that, have a great afternoon, great evening, and I
will visit with you again tomorrow at two o'clock. You know, James,
Hardy siding is the best siding on the planet. And
I'm sitting in out here in my little broadcast both

(01:34:01):
I've built this thing so I could go to places
like this cookoff. You know, there's people blaring music outside
right now. I don't hear it. I've got foam insulation,
I got Hardy siding on it, double pane windows, and
you know, the Hearty siding is so durable. I pull
this thing all over Texas and it holds up to
the winds of pulling behind the pickup truck. It'll do

(01:34:24):
the same thing for your home as well when we
have storms come in and things like that. And it
doesn't matter if you want to go with the lap siding,
the stuccold, look, the wood shake, all of them are
extremely durable and whole paint better than any siding I've
ever seen. So if you're looking for siding for your
home or your business, take a look at James Hardy Siding.
