you get the clowns going in there and they are
jumping over these bulls, they are slapping them on the forehead.

Mexican fighting bulls. They are mean, they are honery and
that's just not pleasant people to be around. And why
these clowns want to go in there and pick on
them is beyond me. But it has become quite the
popular sport and where that's gonna be the entire rodeo tonight,

So Rodeo Show kicks off at seven point thirty, and
usually the entertainer kicks off at about nine thirty. It's
going to be Randy Rogers tonight. In fact, I'm sitting
up here watching them set up. I'm broadcasting from the
rodeo today, so we may hear their sound check in
the background in a little bit, but uh, don't worry

Hi to him. I've called him before and Eve been
helpful to me. I am in a project where I'm
taking the tile off of ann oil shower stall. And
for some background, I've built a new shower before with
Hardibacker on studs and then tile onto that, so I'm
familiar with the process. What's deep to the tile now

(05:13):
is not hartybacker. It's a simonitious sort of foamy product
that it's like little foam balls mixed with cement. And
that's what serves as what I've poorly known as hardybacker.
And so when I take the tiles off, sometimes the
mortar stays behind. Sometimes some of that foamy stuff comes up.

(05:33):
And so my question is, I've just now kind of
started the project. So should I go through all the
trouble of taking all the tiles off and then try
to keep that stuff and then smooth it over so
I have a smooth surface to work on with new tile,
or should I try to get deep to that foamy
simonitious stuff and take that off of the wall and
start fresh with clean hardybacker.

Speaker 5 (05:57):
I would probably take it off and start fresh.

Speaker 6 (06:01):
Okay.

So, and.

All the foamy stuff is is to make it lighter weight.
That just makes for light weight concrete. So, but usually
what you'll find is if you dig into that deep enough,
it may even have a wire mesh in there. When
when was this house built?

Speaker 6 (06:24):
I think it was built in ninety four.

Speaker 5 (06:29):
Okay, then that board is just a different brand. You know,
you got the concrete back of board that James Hardy makes,
and there's other brands out there that make it. But yeah,
I would probably strip since part of it is peeling
off anyways, I wouldn't try to skim code or anything.
I would just take it off and put new Hardy

board up.

Okay, I think that's going to be ultimately a labor
saver instead of chipping off all the old tiles. It
is itself is a tough.

Speaker 5 (06:58):
Job, yes, and you're gonna find it. It's just not
going to be that expensive to do it either. By
the time you go buy the mortar and stuff to
try to screen, you know, spread it on there and
smooth it out, you're better off to just take it
all off.

Speaker 7 (07:16):
Okay.

Speaker 6 (07:17):
And what if I do encounter the wire mesh, is
that going to be deep.

Speaker 5 (07:21):
To that You won't. If you had told me it
was from the sixties, you would encounter the wire mesh
or earlier. But from the nineties there won't be any
wire mesh. This was just a different brand of concrete
backer board and there their whole thing is it was
very porous because it had those beads in it, the

(07:43):
little phone beads, but it was lighter weight, cares.

Speaker 6 (07:50):
Right, I mean, yeah, who cares? I agree? So it
seems like a bad idea with all those phone bubbles
on it in the first place. So what I just
expect when I get if I punched through that stuff,
will it just have been fixed to the studs beneath,
just like my previous experience with hardibergger. Okay, all right, yep,
that's great. Other than brute strength, is there anything else that?

(08:13):
And a slash hammer and hammers? Any tricks to taking
it out?

Speaker 5 (08:20):
Now? I just think of somebody that you're angry with,
take out your frustrations and and you know, by the
time you're done, everything is good again.

stuff you just plane have to use your brute strength
to get through it, and that's one of it. But
you know, like you said, the time that would go

into trying to strip it off and keep it. Uh,
you know, does it offset the cost of the material,
and typically not, So just get it out, replace it,
have a good sound starting point, and it gives you
the ability to check the studs make sure everything is
good at the same time. So, uh, that's the way

drywall repair, and he says, I need a drywall repair
contractor for some simple ceiling repair. Small hole cutting the
ceiling and a couple of spots where we did a
water leak. Nothing major, but small repair with texture and paint.

generac generator from my twenty five hundred square foot home.
Costco has a deal where buyers get ten percent Costco
credit plus a free seven year warranty, so I contacted
them and soon received a call. I was shocked to
hear that installation costs are one to one and a
half times to two times the cost of the generator,

and then I was told the Costco deal was only
good through the end of twenty twenty four and that
installations are running six to eight months out, so the
Costco deal would not work. So my question is are
there independent contractors qualified to do generator installations that are

certified so that the warranty is kept intact. I buy
the generator and the interlink and have it delivered to
my home. Contractor comes to do the installation, please advise, well,
they there are people who can do stuff like that.
You know, typically it's going to be an electrician, and

so you can give some of the electrical companies a
call if you'd like. But you know, truthfully, when you
buy the materials and stuff like that. You're gonna find
that the installation process itself is probably gonna be a

little bit more simply because they're not not making any
markup on it. But look, give the folks over at

There's lots of vendors out here, carnival out here for
the kids, I mean, a lot of stuff to do,
and it goes to a great cause I mean, I
grew up here in Pasadena, so I've been uh, you know,
watching the rodeo for years. I joined the Rodeo Association
in twenty ten. And it's just I could join a

lot of different associations my time into supporting a lot
of different groups. But here we got an organization that
raises uh, basically two point two million dollars a year
and has only two paid employees. It's all done by volunteers,
so the money goes out to help all the community

and the students and all that kind of stuff. So
it's really one of those organizations that does not waste
a bunch of money on high payrolls like a lot
of other organizations do. Anyways, get off my soapbox. Let's

provider for routine maintenance and repairs when needed. Well, Andy,
here's what I would do, since I don't have an
HVAC company in the Brian College Station area, call the

supply house for your brand of air conditioner and see
who they recommend. They'll have a list of contractors who
buys equipment from them that they'll be able to refer
you over to somebody who knows your equipment, can work
on it and keep you from having any type of

(18:49):
warranty issues or anything like that. So that would be
the direction I would head if I was looking in
an area where I didn't know somebody like that anyway.

Peter in bel Air has a hardwood flooring question. I
need a hardwood flooring contractor who does hardwood flooring installations

andre finishing and that does excellent quality work. If you'll
go over to Florin decre they have the pro Desk
that's where the contractors go to get their materials, and
Florinda Core still sells raw oak hardwood floors that you
install and and then you got to sand them and

(19:34):
finish them and all that stuff. So they'll have contractors
that they know there that can help you out. Uh.
And there's flooring to core locations all over the place.
Go to the one nearest you and they would be
the ones who would get that taken care of and
help you out with that. Again, if you've got a question,

A donna in El Campo has buckling floors. We live
in a wood frame house that sits on peer and beams.
We're having real issues with wood floors buckling. I can
submit pictures if needed. The house has been leveled multiple times,

(20:21):
thank you. Look, leveling the house isn't what causes floors
to buckle. Typically it's moisture that causes the floors to buckle.
As a house ages, Uh, it tends to the soils
around the house tend to get raised up because we mow,
we landscape, We do things that just add more and
more soil over the years. So the older house gets

(20:44):
they're more likely you are that you're going to have
these type of issues. So you got to make sure
you're not pocketing any water underneath the home, uh, and
make sure you haven't done anything that changes the ventilation
of the home. And it doesn't mean just the cross
you know, sometimes people will close up the vents and
the crawl space and that'll cause problems. But other times

(21:07):
it may be that they put in new floors and
they put a vapor barrier in, and then that vapor
barrier is blocking what the air conditioning system used to
do to dehumidify and take care of things. So there's
a lot of stuff that changes. So the first thing

(21:29):
you gotta do is one, what change that's causing this problem? Two?
Can I correct it easily? And then that keeps it
from happening again. And if you do it quick enough,
a lot of times the floors will lay back down
for you and you don't have to redo them. Anyways,
we got to take a quick break seven one, three, two, one, two,

Hey, welcome back to Texas Home Improvements. Seven one three

on Texas Home Improvement. We're gonna head to westu and Able.
This is Jim. How can I help you?

Speaker 13 (24:20):
Hey, Jim, I got a question for you. I got
a townhouse that's built in two thousand and two, all brick,
and it's got some vents, metal vents that are uh
the size of the brick it's built in. They run
around the house approximately every five to six feet. It
does have a wheepholes as well. My question is in

(24:41):
the winter times. I've been in there for three years.
In the winter time it gets really cold, So I
don't know if it's an insulation issue or if it
if if those vents have anything to do with it,
and what the function is for those vents.

Speaker 5 (24:53):
Well, are the floors elevated where it's got a cross
space under it?

Speaker 13 (24:57):
Not at all. It's it's it's on, it's on, it's
on a.

Speaker 5 (25:02):
Foundation, concrete slab. Huh, yes, Okay, then I don't know
why they got those vents around it every five feet.

Speaker 13 (25:11):
Yeah, and like I said, it does tend to get cold.
I don't want to necessarily cover them up in the wintertime.
Obviously they're built in for a reason, but I just
don't know what that is. Summertimes fine, but just in
the winter that cold does seep in.

Speaker 5 (25:27):
Yeah, well, it's got to be doing some type of venting.
I'm wondering if they did a skin vent on the
house when they built it. They would be unusual if
they did it that way. But you know, behind the
brick there is typically about an inch and a half gap,
and by putting that in, if they gave it somewhere

(25:49):
for the air to exit out the top, they're doing
what's called skin venting, and it helps with energy efficiency
because the way it would be is you did you'd
have the brick about an inch and a half gap.
Then you have the studs and on the outside of
the studs, you know where that inch and a half
gap is would be a like plywood or something along

(26:13):
that line. Uh, And the insulation then is between that
plywood and the sheet rock. So uh it almost sounds
like that's what they're doing, and that that makes it
where the house is like it's always in a shade tree, uh,
under under shade tree. So it helps with the the

(26:35):
the cooling, but when it comes time for heating, not
so much.

Speaker 13 (26:42):
And I think that's what it is. So would it
be would it be ill advised to maybe cover them
up with something in the wintertime?

Speaker 5 (26:51):
I would not because it could cause sweating, okay, and
then you'll start having moisture issues.

Speaker 13 (27:02):
So then way is there. Would you maybe recommend that
I do call an insulation company and see if there's
something that we can do to get it.

Speaker 5 (27:10):
Yeah, because that's what I'm thinking is if we did
a foam insulation and you can get that retrofitted, that
not only adds our value to the walls, but it
also seals all the air gaps, and I think that
would take care of your problem. I just had my

(27:31):
house done about a month and a half ago. I
had USA Insulation do it, and man, it makes a
heck of a difference, not only on the energy bills,
but it bounced out room temperatures, kills the noise from outside,
and I was shocked at how cost effective it actually was.

(27:54):
So you can call USA Insulation at eight three two

him to at least give you a price on it.

So let's see. This is another one from Brian College station. Huh.
This is from Andy and he says, Hi, Jim, need
to cover a twelve by twelve patio. Would have to
extend the roof metal roof the house has trusses two
by fours. Would it be enough to support the cover

(28:55):
when I attach it to the side of the house
or what needs to be done at the far end?
I'm using two four by fours and two by fours
with one by four on top to screw the metal down.

(29:16):
Things well, normally, yes, you can attach it to the house.
You'll you're gonna have to make a choice, So you're
gonna tuck it up underneath the overhang, you know, under
the soffit boards, or you're gonna tie into the end.
And for me to make that decision, I normally look

(29:38):
at how it's put together, because sometimes the softs are
just framed in and you know, the they're not real secure.
But most of the time what happens is the roof
comes all the way out to the end of the soffet,
and if that's the case, you can just tie it
into the end out there have the roof. I'm off

(30:00):
of the shingles onto the metal roof for the patio cover,
and everything works well. If you do have to tuck
it up underneath, it drops the hythe down a little bit,
but it also does make it where the water coming
off the roof gets onto the metal roof easier and

(30:20):
causes less problems. So you can go either way, but
I personally prefer it to tie in because it holds
everything together, it looks nice, gives it a nice finished
look to it, So uh, and you're not talking much
weight when you're putting these together, so you won't have
any issues with it. Got a question seven one three, two,

Well, why do you feel you need to replace the ducwork?

The R levels insulation level, insulation levels low on.

you probably have an R H six or an R
eight in there right now. Yeah, And even the new
duck work is only like R eight R ten, It's

not going to make that big a difference. So unless
there's an issue with the duck work, I wouldn't replace it.

I mean, you know, I'm I It's the house cool, fine,
My electricills are low. And I just didn't know if
if I'm getting more dust in my house because of it,
or do I need to bring it.

some holes in it or something, would that be the case.
But if if it's not full of leaks and and
it's uh you know, not uh causing any other problems.
Is it got the silver on the outside or is
it the gray plastic?

Oh. I would leave it alone and not worry about it. Really, okay,
save yourself some money.

was done originally, uh, it was probably not an issue
to leave them down on the attic floor that way.
Now they always want them draped up. But you know
what they're finding when they drape them up, they sag
in between where they're draped up, and then it starts

pinching the ducks. Anyways, they've worked better down on the
attic floor. Leave it the way it is and and
you'll be fine.

And then so like they wanted to add another return
because if they say, my my four ton is not
acting like a three point seven ton and maybe I
could get water.

Speaker 5 (37:22):
Wiper build up. Is this somebody you've been using for
a long time.

Speaker 14 (37:29):
No, but they're pretty reptible, and you know they're like, yeah,
I mean they're like, yeah, you said the three done.
I've had two companies.

Speaker 16 (37:38):
Say that you need to get those three done.

Speaker 14 (37:41):
And some of them just like try to sell you
extra stuff when they come out and do maintenance.

Speaker 5 (37:45):
And less they do and and and that's that's a
big thing in the air conditioning industry, is up selling
all this different stuff. But truthfully, if if it's not
you know, like the water issue, if it hasn't happened yet,
why do you want to change something that could cause
it to happen? The reason? And if your electric pills

aren't outrageous, there's not a reason to be, you know,
messing with it.

Speaker 15 (38:12):
No, okay, Or that's maybe one of the rooms doesn't
get cold enough or something, or does it.

Speaker 5 (38:17):
It's not bad, that's that's a matter of just doing
what's called balancing. And they they use the dampers to
divert air from a cooler room to a warmer room
and balance out the system. But uh, okay, wow, you
got it. Sounds like you got an ac tech who's
who's making good commission on what he sells.

Speaker 15 (38:40):
Yeah, and Collin's so glad. I called you a kind
of nervous, But that's awesome. You just saved me like
seven thousand dollars. Excellent, so great, great, thank you so much.

even the new standards that are taking effect on January
first on the duck work isn't raising the r values

on the ducks anything to worth mentioning. So if you've
got a house with old duckwork, don't let them try
to tell you. Because here's what's going to be happening
after the first of the year. People are gonna becoming
ac Companies are gonna be coming out and saying, well,
your your duckwork doesn't meet the new standards, so we
need to go ahead and change it out. No, you don't.

(39:41):
It's retro. You don't have to meet new building codes. Now.
If you ever do change the duck work, yes, you
got to go with a little bit more insulation. It
also has to pass the static test and things like that.
So it's it's gonna be are involved, don't get me wrong,

(40:02):
but we do not need to go out and change
everything to meet these new codes at this time. Not
on the air, not on the air conditioning's duck work. Now,
if you've got a twenty year old HVAC system and
you've been thinking you're gonna have to change it out

(40:22):
in the next year or two, yeah, I would probably
tell you change it out before the end of the
year because the new standards that start January first, with
the new coolants and everything, it's gonna be running up
the AC installs twenty thirty. I've heard numbers as high
as thirty eight percent, So that I can understand. But

(40:44):
the duck work, Nah, if it's good, let it go.

and I recently switched over to like auto mode, thinking
that maybe that will.

It dropped it some, but I don't know what other
ways I can. I can do that without having to
install a whole home the humidifiers system.

Speaker 5 (45:04):
Well, is this something new for the house? I did
this just start?

I think I just barely started paying attention to it
because my mother in law had the same issue in
her house, and so I just kind of started taking
note of what the humidity levels were. My house really
hasn't account at all. But since I started being attention
to it, then I started realizing it's a lot higher
than when it should be.

Speaker 5 (45:32):
Okay. Well, the first thing is don't leave the fans
on the you know, the circulating fan. Have it set
on auto where it comes on and off with the unit,
because that will help it.

Speaker 18 (45:42):
Uh.

Speaker 5 (45:43):
Secondary thing is we probably need to be looking at
what size air conditioner do you have, because sometimes people think, well,
I'm going to put a bigger one in so it'll
cool a place better. And that's what happens is you
start running your humidity levels up because it doesn't stay
on long enough to dehumidify properly. So let's do what's

(46:05):
called a manual jay or heat load calculation to make
sure we got the right size air conditioner. Uh. And
if it is a little oversized, it's possible they can
maybe make some adjustments to bring it down to where
it runs longer to dehumidify better. And I hate to
do this too you. I'm gonna put you on hold.

(46:25):

like R twenty two, there's been two other coolants since then, uh,
and you can still get the R twenty two with

going to start turning gray or what you know. But okay,
well that kind.

Of you don't have to worry about your hair turning gray.

on the I saw that these new systems with R
thirty two, that they start off at a seer of two.
So do they have a different seer rating or is
it going to be the same of what?

Well, they updated the seer ratings a couple of years ago,
so stuff that was a five seer rating, I'm sorry
five a fifteen sier rating got downgraded to be in
like fourteen point seven or something like that. And uh so, no,
they're not changing that. Those those numbers are going to

it classic, you know, rustic look, something under the budget.

buildings nowaday make make options on the metal siding that
you put on them, and that's where you would just
pick a different style. The ones I'm seeing that I

kind of like nowadays. They'll have like a wainscoat type
on the bottom that comes up say three four feet,
and then change the direct of the siding going up
the rest of the wall, and they really look sharp
when they're done that way.

not nothing new flashyet, just something playing and simple, something

So you got one that's tripping everything. Yes, you're outside
lighting that you have. Are you talking about just the
regular where you got the light switch to turn it
on and off.

No, No, I'm talking about landscape lighting.

Okay, So landscape lighting is tough because the way a
lot of that works is you got the transformer. Then
it's just a wire that's run out that the lights
clip into and right, typically the light fixture itself shouldn't

trip it. It's gonna be something in the transformer that
a lot of times is causing it to trip. Because
the light bulbs, you know, the lights themselves, they're not
working off of one twenty. It's typically converted down, you know,
to like a car type light instead of being a

(56:06):
one ten.

Right, But I was wondering if there was a you know,
in the wiring cooking.

Speaker 13 (56:14):
Up to.

The actual light fixture itself, if there's a way to
determine which where that is. I mean, I've covered all
the plugs that I know of where they're connected to
the main wire. Just something is triggering it, so it.

time it's flipping off.

It will as long as it's not raining or the
water sprinkle doesn't hit it in the right place, gotcha. Okay,
so something's getting wet, it's triggering the GFI to turn off.

What is there any danger to that?

you wouldn't want to do is release any pressure because
you've got a pressure tank there. Uh, open the valves,
you know, let the pressure out. And other than that,

it's a very simple removal.

porch that's all concrete. And I wanted to know the
layers after you frame the wall for the tube, before
you know is it plywood or vattic or plastic? You know,
before you put the siding on the hardy.

Okay, Typically for hardy you would do your your two
by four studs, do either a chipboard or plywood, something
along that line, and then put your hearty or your
party wrap or one of the wrap type things like

that on it. Then you're siding. Okay.

So the wrapper keeps the moisture from getting through all
the way to the inside.

That is correct. It's a breathable uh when you know,
when you use a hardy rap or TIEVEC and those
type of products, they keep water from penetrating, but it
still allows vapors to escape, so it's not like wrapping
it in plastic.

Hey, thank you for taking my call. About six years ago,
I had a new air conditioning system put in, and
instead of the condensation going down, you know, into the
sewer through the the wet bar and stuff, it was
coming out the hose on the back of the house.

(01:05:36):
And I've been collecting it for years, okay, And I
you know, is this okay to do? I mean, I
just I'm a home economist that can do math. And
I'm saving three thousand dollars in water cost you know
Houston water costs in five years by doing this, because

(01:05:57):
I get two thousand gallons a month summer, and then
like one thousand some other months, and then like none
in December, and just by saving fifty dollars a month
and then sometimes what is it twenty five today's cost
of water? It can Is this okay to do?

Speaker 5 (01:06:20):
How many gallons? Are you kidding?

Speaker 16 (01:06:23):
I get two thousand, I have a thirty gallon just tub.
Then I catch it and I have a little seven
pound papion, so I have to go outside because the
bird would get them. And when they go outside, I
run out there and I scoop up some water and
a dollar store bucket, throw some fertilizer in it. Water

(01:06:44):
my plans, everything's in pots pretty much in my forest.
I have a forest, and I haven't watered my backyard
in years.

Speaker 5 (01:06:55):
And how big a house do you have? How many
square feet five hundred that should only produce maybe like
four hundred and fifty gallons a month in water.

Speaker 16 (01:07:09):
Well, yeah, no, it produces a whole bunch more. I
also have a home in Europe, in Spain, and we
just put in the you know, air conditioner units, so
rectangular things. Yeah, and it's surprising just one of those.
We get tons of water to water all the plants

(01:07:30):
on the patio because there's several patios and it's just
as clear and clean as can be.

Speaker 5 (01:07:38):
Oh yeah, it's it's condensation. So yeah, it's very it's
it's very clean. Uh Okay. First, typically it's if you're
getting the water coming out that way, it's normally an
indication that there's something wrong with the AC system because
typically the AC should be draining through the primary drain.

(01:08:01):
It sounds like yours is going through the secondary. However,
a lot of you know, Houston, went and screwed up
their code and put them draining the primary back into
gravel beds around the house, And so you may be
tying into that. And if that's the case, then it's fine,

(01:08:23):
and yeah, use it for whatever you want to use
it for. The way to tell is to go up
where the AC system is. If you're getting water into
the pan under the air conditioner, your primary drain is
not working. Get that fixed. But if you're not getting
water into the pan and it's just coming out that

(01:08:44):
that is your primary drain and you can use that
water for whatever you want to do.

I recently had a little problem with it was getting
water and it was shut off until the water went
down stuck, and so I had it worked on right
and the putting new in and then they put a
TVC bigger pipe than the hopes gotcha. So now it's wonderful.
I just don't understand why more people don't do this.

Speaker 5 (01:09:13):
Okay, I'm gonna put you on hold. I want to
ask you a couple more quick questions. I'm gonna put
you on hold for a second because I got to
take the news, traffic and weather break. But let's talk

using it for water in your plants and yard and
all this kind of stuff. I'm just not sure how

the HVAC system is producing that much water.

Well, it's doing like in the summertime when it's really
hot I'll fill up that thirty gallon cub twice, so
that's sixty gallons time. Yeah, And sometimes I throw a
little twenty dollars Amazon pump that has a twenty five
foot little pose thing and I'll run it over and

(01:11:19):
you know, water a tree or something. Sometimes I'm just
stooping it out and doing that. I also collect water
when it rains, about five hundred gallons, so my water built.
I mean, I averaged like three hundred and thirty dollars
for the whole year during a drought, you know. So

(01:11:39):
it's such a big savings. And a friend of mine
used to own a huge plumbing company and I answered
him about that, and he's, oh, you know, you can
reverse that. It's not a problem. Well, it was a
bit of a problem when I stuck a hose onto
the other hose and because I wanted to water tree,

(01:12:01):
and it went over and up and over the barbecue.
We can't do that, no, yeaes, And thank goodness, I
walked into the room and it was like squish, squish
and just a little bit of singaling damage. You know.
So I don't do that anymore, you know, I just yeh,
come down and I always check it in mind. When

I walk past that bedroom where that water is dripping,
I look over and make sure it's always dripping.

Speaker 5 (01:12:31):
Okay, well, that's just yeah. I'm just surprised to hear
that much because normally, like I said, it's about fifteen
gallons a day is what an AC pulls out of
the air. But you know, when we get these really
moist days, I guess it probably could do more than
that if it's running good and you're keeping temperatures down

and stuff.

Yeah. Yeah, it's a five tone so well, and it's
only six years old. And when they worked on it
and put the new pan in recently, and then the
tube PBC, and when she told me what a new
air conditioner's going to cost, they're quickly like, well, I
need to make this last ten years because in ten

years I save over its seven thousand dollars in water.

Speaker 5 (01:13:18):
Oh yeah, well, and truthfully, an AC system should last you.
The manufacturers make them to last basically fifteen years. That's
their target.

Speaker 16 (01:13:30):
Okay, so that's what I plan on. So ten years,
it'll be sixteen years old and I'll be about ninety
something then, so that'll be my last one. So anyway,
I just wondered why more people don't do stuff like
that and plumbing companies.

Because we're not a nation of conservative people. Were a
nation of users.

Well, in Europe they're really big on.

Anyway, I'm having to sell a house that was managed
managed my estate, but it was lived in uh since
nineteen ninety eight with heavy smokers, and I am trying
to figure out the best way to handle that. I'm
thinking that if I paint the whole house, rip out

all the carpet, and get the air ducts cleaned, that
could go a long way to eliminating some of the
other You have any thoughts on that, or any any service,
or any any particular order in which to do that.

Yes, get the carpets out first. Are the carpets in
good shape?

Speaker 2 (01:15:15):
They're the original Carbege from nineteen ninety eight. They're berber.
And no they're not in real good I mean they're
in okay shape. Okay, there's just so much, you know,
in them.

Speaker 5 (01:15:24):
Yeah. Well, the reason I was asking that is, you
know when when when a place catches fire and stuff,
one of the things they do to take the odor
out is bringing the ozone machine, and the house could
be sealed up. Run ozone in there and take the
odors out. Now, as far as for painting and stuff,

you'd still want to paint the walls. Uh, you're going
to need to put a stained seiler on their first.
I use a product called Zenzer all the time z
I n Z E R. And it's a stained seiler
and primer all in one. Okay, And that'll seal all

(01:16:07):
that smoke stuff in there and you can go ahead
and paint over it then and it won't bleed through.

Speaker 2 (01:16:14):
Okay, good censor Okay. And then what about air ducts?
Is there a way to clean those out?

Speaker 5 (01:16:23):
Well, it depends on the air duct. If it's the
old flex that has the plastic liner inside, there's not.
But if it's got a newer type duck that has
the metal flex inside, then yes they can be cleaned.
But quite frankly. If you bring in that ozone machine
like I was talking about that they use for fires,

that'll take care of it.

Oh okay, do you have anyone you can recommend who
does that.

Speaker 5 (01:16:54):
I'm gonna give you a name of a company. It's
Woodland's Water Restoration, Okay, and uh, you know they specialize
in doing restorations after fires and floods and different things
like that, and so they do have that type of equipment.

It's about a twenty four year old home. And we
had a few urine stains, not not a lot from
from our pet and I was told the best way
to get rid of those urine stains is to refinish

the floor. I've had a contractor do that, and it
looks like a painted floor. It doesn't look like you know,
you don't see the grain of the wood. What have
any idea of what's going on, what he's done and

what I can do down do it?

Did he stain the floors as well?

Yeah?

I standed them all down and then stained stained them
and then a top coat.

Okay, whenever he stained it, he must have overdone it
because the stain, you know, it goes on gets wiped off.
That's what brings out the grains and all that stuff.
For what you're describing, it sounds like he either used

(01:19:22):
a very dark, heavy stain and just left it on
and then sealed it in, or or he literally put
a paint on there, which they do make floor paints
like that. But it sounds like he screwed up. To
be honest with you.

Speaker 18 (01:19:41):
Okay, what at this point? How many times can you
refinish the floor and and can we take take it
all off again and try to start.

Speaker 6 (01:19:53):
All over.

Speaker 5 (01:19:55):
Depending on the floor, Uh, they a lot of times
can be This is an older home that has a
true wood floor, right, correct, Yeah, you shouldn't have any
problem resanding it and starting over with it. I would
get somebody else in there to look at it first,
just to verify what he did. But yeah, you know,

(01:20:19):
even some of the new floors that they're the engineered floors,
they're thick enough that some of them can be sanded
two and three times before they can be have to
be replaced. The old floors, you had numerous sandings you
could do on them.

Speaker 18 (01:20:37):
Okay, Yeah, I'm reasonably sure. It's it's almost a three
quarter inch wood flooring.

Speaker 5 (01:20:45):
Yeah, then you should. You should be fine because all
they're going to need to do is sand off the
surface and then do it up properly.

Right, And when they do it properly, you put that
stay on and then you wipe it off.

Speaker 5 (01:21:04):
Yeah, most of the stains you would you would put
it on and wipe it off pretty quick. Depending It
really depends on how dark you want the floor as
far as how long you would leave it. The longer
you leave it on the darker the floor is going
to be.

had some damage done to the fence with the storms
and everything, so I'm going to have those portions repaired.
And then I was just thinking about having everything else
and the deck at that time just pressure washed and
just getting it all real clean. Now, is it just
a futile exercise after that's all clean to ready seal
it at that point or is it just past the time.

and when you got old weathered gray wood, you can
freshen it up by using you know, like you're going
to do pressure washing and using a bleach mixture to
clean it up and then let it dry, put the

can you put it on brick or anything else to
keep it sealed for something?

an oil based product that soaks into the wood fibers. Okay,
and that's what seals it from taking on moisture.

Okay, Okay, Now do you recommend that, like on the fence,

the other side of it.

No, you don't have to do both sides. Does it
help the wood last longer by doing both sides? Absolutely?
What type of wood is it is? Is it a
cedar fence?

Yeah, it's a cedar fence.

Well, I will tell you the only complaint I have
ever received from anybody on ready Seal was a guy
who did a cedar fence, and his complaint was the material.
You didn't tell me it was gonna soak all the
way through the wood, and so yes, if you apply it,

well it'll soak all the way through, and you won't.
You don't need to worry about both sides, okay, Okay, Well,
I've never had anybody complain about a product working too good,
you know.

Yeah, Like I said, this is in the backyard, so
I don't really care about pressure pressure washing the other side.
You know, if my neighbors have an ugly view, it's

you can definitely put it on both sides if you
want to. But if it's a cedar board, because cedar
is very soft wood, it absorbs it. But you gotta
have plenty of it on there for it to absorb.

But you can spray it, roll it, it doesn't matter
how you get it on. In fact, look at there.

so I'll hold off and use it on the spot
