inch thick rock countertop in outdoor kitchen. If so, please

and recommendation of brand or ingredients in best brands. We

typically I'm going to tell you it's going to have
to be sealed, especially the countertop. You'll want to clean

it according to the manufacturer's recommendations of the sealant you're
going to use, because they do have different recommendations as
far as where to get something. Go buy one of
the floor into Core locations. They have different sealants for
these products. Now on your rock walls and grout and stuff, yes,

put a masonry seiler on there. You can pick that
up at White Cap. It soaks into the rock, It
soaks into the mortar and everything, and you I don't
see it. So yes, I do recommend that. Now, you
said rock and grout, So if it is like a
tile and grout to maybe a slate or something, they

still make great sealers for it, and that you would
go back to Florinda Core for so hopefully that'll help

Yeah, I uh, I want to get a carpet put in,
and I just was wondering if there's anything new in
the carpet material that I should be looking for anything special,
Not that I want anything expensive. I just said anything
about that.

No, there's really not. They're still using the same materials.
They've gotten better of putting stained guards on them, but
other than that, it's it's still the same old materials.

Yeah, yeah, well, yeah, the smell always used to be
a concern. So you're saying that the stain guards may
not be as pungent now as it used to be.
Speaker 5 (06:22):
Correct. Yeah, you're still gonna smell it when you put
a new carpet in, but it's not near a strong young.
You used to get that almost ammonia smell when you
when you put new carpets in it, And that's nothing
like it used to be.

Yeah, let's see I put the carpet in. Oh yeah, yeah, yeah.
I always noticed in the past that whenever I see
carpet people putting things in, they don't seem to clean
the cement. You know, maybe I'm a professionalist. But this
the padding has been down for thirty years on this floor, right,

what padding was there? Any special? I should look forward
that they're putting in as far as padding.

For the paddings are a little more dense than they
used to be.

And typically you're right, they pull up the existing padding,
they'll sweep a little bit, scrape where the glue was
from the old padding. Boom, throw the new padding down
and go to town. So if you're looking for him
to clean the concrete all the way, that not happening.
Not saying they shouldn't, but they don't do it.

I'm glad you said they should. Uh yeah, okay, as
long as it doesn't smell. I don't care what what's
down there, you know. But anyway, okay, so that's good.
The padding, the padding has gotten better, Huh.

It has, especially the dense ones.

Okay, Now the padding is that it cannot be expended
or what should I look for when someone says, oh,
you got to pay for that padding? The padding went
up in price? I mean, what's going I mean, you know,
is it?

Well? It has? I mean life in general has gone
up in price. So yeah, the padding costs has gone up. Uh,
but yeah, you know, it's still just a fraction. And
be honest with you, a lot of the carpet places
they have a standard padding that they include with the carpet,

and then you can upgrade to a thicker, more dense pad.
You don't want to get the real thick pads. Stick
stick with like the half the the quarter half inch
type thickness and you'll be better off.

Yeah, because that thick one. Can you be comsy when
you work on it and then put it down? It
is exactly well good. I'm getting some information here, and
I thought you would just a foundation, man, and.

Yes, I got a question about insulation. My house is
about almost twenty years old. In the attic it got
those bad insulate. I mean it doesn't look bad, but
now I'm looking at it, uh here and there, I've
got gap and all that. So I'm thinking about either

low another bad on top of it or just left
home before. They have those look more like aluminium boy
fabric kind of thing, and I assume either nail or
put it again the uh the wraps under the roof back,

and I wanted if that thing is it do any good?

I believe what you're talking about is a radiant barrier,
and yes, they do a lot of good. In fact,
if you've got insulation on your attic floor, I talk
about a radium barrier called energy Q radium barrier, and
I would highly recommend you take a look at it.

Q radium barrier is you'd lay it on top of
your existing insulation, so you don't really have to add insulation.

getting into the insulation. And by doing that, your AC
system works better your insulation and it is not having
to fight the heat. Uh. And in my personal home,
I've got the energy Q with about only three inches

two hundred dollars a month for a three thousand square
foot house. So yes, it makes a huge difference. And

Thank you. We have some pocket doors on our game
room upstairs, and usually we keep them open, and the
few times we've closed them lately, when we close them,
there's been mold on the doors, and we're trying to
figure out where that might be coming from. They don't
have any contact with the walls. The doors don't. There's

no bathroom near there, there's no leak from above. So
we're wondering, how do we find out where it's coming from?
And is there anyone we can trust to come out
and test it for us, who isn't just going to
tell us we have mold?

Yes. Well, first, where it's coming from is probably the attic, okay,
because the way a pocket door goes in, there's more
likely a little air gap that's going into the attic,
and so the HVAC system if it's not on a

positive pressure. If it's it may be drawing air in
through that opening, and that's what's causing it because it
gets the cool air and the hot air hitting each other.
As far as somebody who can do the testing, there
is a company Woodland's Water Restoration, okay, and they would

be able to do the testing. And I don't have
their number with me today. Oh yes I do, uh
two eight one, five, seven, six, eight, four, five nine,
of course.

water filter whole house system. Pretty confident that I can
do it. Uh, where can I get the materials fart
of the tank and the salt storage?

Truthfully, they actually sell them even at the box stores,
Low's and home depot. Uh, so you can go down
there and get one.

Well, I was looking at Amazon. They have one, but
it's one that's about five foot tall, and I don't
think that'll filter my water that good. So I'm not
looking for a cheapie. I'm looking for something good.

Yeah, what they have down there. You can get the
tank that not only does water softening, but filtration and
the whole nine yards. And they have the separate tank
that is for the salt that you know, takes care
of cleaning the system back out. So if you, if truly,

if you want to do it yourself, that that's where

filtration I will get.

And like the one there, here's here's the issue that
people run into when when we do it ourselves, when
you have a company come in that puts in a system,
they first test the water, and it doesn't matter if
it's col again, it's Britta or any of these these companies.

They're gonna test the water and those tanks are then
filled with the materials based on what the water tests
showed for our particular water. When you go get one
at the box store, it's gonna be a generic one.
It's yes, it's gonna filter, it's gonna soften, it's gonna
do the whole nine yards. But when you do have
somebody else do it, the professional companies, it is more

geared towards your particular house.

I've got two water heaters. One's in the attic, one
is in the second story, addicts, so they're both upstairs.
Someone told me I need to drain those. I've never
done that.

Do I need to drain my water heater?

And how often? And if I don't? What happened? The
house is built in seventy eight, It's got all original plumbing,
so imagine it feel or maybe.

How old are the water heaters? Are they from seventy eight?

Okay, I wouldn't bother then at that point. Typically if
you don't start draining them within the first two years,
it's it's not worth doing. In fact, a lot of
times they won't drain very well after that. But the
whole reason for draining them is they build sediment in
the bottom, and by draining them, you're flushing that stuff out. Well,
(24:40):
the sediment gets locked in after a period of time,
and so it just doesn't come out. Is it worth doing? Truthfully?
I have never bothered doing it with my own.
Speaker 22 (24:54):
Okay, yeah, I'm I don't know. My brother in law's
a plumber and he asked me to do it, but
he's a new plumber, and that's what they and.

Not that it's definitely.

It's definitely a good thing to do it. But I
just didn't know if it was going to be a
real big problem. They're already ten years old.

They're already ten years old. You're going to hook the
stuff up. It's you're running the risk of leaking and
it not wanting to seal back when you close it
up on one that hadn't been done like that, I
would not start doing it now.

I wouldn't tell you if hey, if you got a
new one and you want to start doing it to
maintain it, by all means do it. You got about
two years after that, Uh, then you start running too
much risk. I wouldn't do it. So let's head to

Well, yes, sir, I have a front door question. We
have a front door that that faces the west, gets
the setting sun and Weather's seem like every two or
three years we wind up having to have it refinished.
We're considered because the door has some other issues that
are pretty significant. Right now, we are considering replacing the

door with something else and considering a harberglass door with
a wood would finish would look finished? Okay, do you
have any thoughts on that option and how durable that
might be.
Speaker 5 (26:39):
Well, you're going to find that if it's getting that
direct west sun, just like your other door, the finish
on it is going to suffer from that. I mean,
the the unfortunate part is our son is just brutal
around here on things. So you would still have some
issues with it. But those fiberglass doors are the energy efficient,

they look good, they hold up really well, so I've
got no problems with them. You just got to be
sure that you are refinishing it periodically.

So how would that refinishing work when it's not really
real wood?
Speaker 5 (27:22):
Uh, you actually can paint them and things like that.
As the finish starts going that that initial finish it's
on there, it's gonna it's gonna be very durable. It's
gonna hold up really well. But down the road you'll
end up painting it or something like that. And you know,
and I'm not saying anytime soon, you may get ten

years out of it before you got to do that.

Okay, Well, that would be attractive. So yeah, any other
Foster comments, So you think that would be a better
choice than than replacing it with another wooden door that
that would you like the one we have?
Speaker 5 (28:02):
Yeah, no, because if you go with a metal one,
it's gonna heat up like it's unreal. And uh so
I think for the situation you're in, that fiberglass is
probably gonna be your best choice to for least amount
of maintenance.

gas fireplace. The home's going. I'm nineteen years old and
basically here in Houston. I never run the thing the
few times I have for various reasons. I really didn't
like the odor or the wasp and the flu and
things like that, and I just don't use it. I'm

contemplating changing it to a more modern, horizontal style electric fireplace.
I know they don't look as realistic, but you can
use the ambiance whether it's hot or cold. And I
have a whole house generator in case I needed the heat,
I have a generator. Would that value the home? Was

it really worth doing?

Is if you told me you wanted to take the
your place out completely, I would say.

Yes, the electric.

But if you're going to change it to that electric, no,
it's not going to devalue the home. In fact, a
lot of people would prefer that now, especially in the Houston.
You know, in the warmer climates like we're in. Uh,
so I would definitely take a look at doing it.

tell that I called last week about that plumbing problem
I had and you told me what they're doing. It
worked real well, so I want to thank you for that.
Now I have another problem now, okay, just finished. Uh

speaking about garage doors, well, I had one. I had
another garage door in Stall, the first one I had
when we bought the house. It was a chamberlain and
I've always had good luck with Chamberlain garage door. But uh,
this guy came out and he put up uh no
(34:55):
knock one garage door opener, and it worked well for
a while. But the biggest problems that I'm having. If
I push the button on it, it'll go down halfway,
then it'll come back up. Now I can go inside
and hit the main button, and as long as I
(35:17):
hold it, the garage door go con cleanly down. But
if I turn it a loose, it'll come back and
go up. You're you're in it.
Speaker 5 (35:32):
Your sensors are out of alignment. It needs it needs adjusting.
It needs adjusting, So you need to call a garage
either them or a garage door company come out and
make some adjustments. Because what's happening is the sensors are
out of alignment, and so as it's coming down, it's
(35:52):
sensing something and going back up. It's a safety precaution
easily taken care of, though, So.

It needed justing.

Yep, all right.

How long ago was it put in?

they they should be coming back without even charging you
to make that adjustment, because for it to go out
of kilter that quick, there's probably just something came loose somewhere.

it right and it always falls, always seems to small
there on the corner and expose every what's the best
compound to use or one of the best compounds to
use to repair that?

I'm sorry, Just just use a concrete epoxy to epoxy
it back.

On concrete epoxy, Okay, yep, I've been looking for that
and just can't do you.

Do you have like a name brand or someplace.

Where You're probably not gonna find it at the box stores.
You'll have to go to a place like White Cap
who sells to contractors, or even Granger would have it.

like I think acrylic or yeah, it's a mix something,

My dish and dishwasher to washer gradually got a slower
and the slower and on the other side of the
wall almost same area. That is a faucet and that
got the same disease. Barely any water coming out of it.
Any idea.

Hmm. And and it's it's the cold water side or
the hot.
Speaker 26 (42:54):
It is I usual want to use cold water time.
And I also opened the input see if there is
any screen clot that. I didn't see any screen by
the way, Well.

That's what I was thinking right up to you said,
it's doing it on the faucet on the other side
as well.

The faucet in the sink cues got half the way
decent flow. So I use a piece of garden hose
and hook it up to that and about eight feet
away from the washer, and I use it this way.

Now when you say you where did you check for
the screen?

I dis connected the hose in the back of the.
Speaker 5 (43:38):
Washer, okay, because yeah, they'll be there. They'll put it
sometimes where it goes in the washer itself, but other
times it's right there on the hose bib where the
line hooks to the washer. So it checked both places.
Because it really sounds like that's what it is.

Yeah, as you know, in this area of we had
a lot of broken pipes and uh leackage and all
of that. I wondered if ye sediment from those pipes
affected that particular area which is close to my income
and water from the main water.

Yes, but it should have not done it that way.
I mean, on both cases for for both of them
to be slowed down. I'm almost wondering if a pipe
got crushed a little bit somehow or something along those lines.
Speaker 26 (48:20):
Right, But anywhere else in the house or outside, I
got halfway decent slow okay. Portion the portion that I
got problem with it is not too far from the
main income in line, right did?
Speaker 5 (48:38):
It used to have good flow and now it doesn't though,
that is correct, Okay, So realistically, the only thing I
could think to do would be to take the You're
going to have to open things up to do this
is literally take those valves off one side or the
other of the wall and hook something else onto that

pipe to see if we can uh increase the water
flow enough to clean them out. Because I'm agreeing with you.
I'm thinking there's something in there, but the only way
to get in there is going to be to take
the valves off.

and it's two story. One is the garage and the
other one is the living space.

The first one is that the garage smells like mel dud.

There's no sheet.

Rock in the garage.

They have insulation and I have some type of black
tarp over the insulation. The second question, well, I.

Guess, and is that on the ceiling of the garage
or is that on the walls of the garage?

Throughout the ceiling the walls and the ceiling is insulation
and the black tart.
Speaker 5 (50:20):
Okay, that's what stinks.

Then the black tarp or the inlation.
Speaker 5 (50:25):
The insulation, that black tarp over it, it's it's it's
allowing moisture to build up behind it. It's getting in
that insulation and it that's that's what your stink is.

So should I remove everything and reinflate the seat rocket.

Or or well, are you air conditioning cooling that garage?

Negative, it's just the garage. I have no intention.

Yeah, don't then just remove the insulation and leave it off. Okay,
let it breathe. The insulation's not gonna do any good in.

There, yes, sir. The second question is that the second floor,
it's it I guess as some type of wood flooring. Yes,
I want to have pets on the second floor. If
I were to get the waterproof lamit or vinyl, would
that would that? I guess that's basically waterproof, right, even

pet urine and stuff.

Correct.

Yeah, as long as you clean it up in a
reasonable amount of time. Yes, I mean, if you'll leave
on there for you know, days on end, it's gonna
ruin it. But uh, those those waterproof ones you know,
like New Core and some of those others, they work
really good.

Oh, not a problem at all. You take care, think
you soon. But now I will say on that where
you take the insulation off, if you want to be
able to control temperature a little in there, put radium barrier.
Take a look at the energy Q radium barrier. Put
that on the walls and that will make a big

We're not opposed to that. But well, also for that
customer that hasn't started anything in their house yet, we
could present you know, those options as well as our
typical manufacturer options you know for custom windows. So that
gives us, you know, some other bullets to talk about
with people and some other opportunities, you know, to present options.

And you know, I like to think that we were
trying to put together something that is best for that
customer situation and their home.

Well and talking about the best situation the installation is
what truly makes a difference and because you guys have
the remodeling division as well as the window division. One
of the things I truly love about your company is
when you go in to do a window job and
there's other wood that ends up showing up that's got
to be dealt with, You've got people on staff to

do it.

Yeah, for sure. In any of these homes, especially as
we go into some of the older homes, even when
it's you know, ten or fifteen years old, many times
you're going to have some rotten wood, or if you've
had some leaks in the window or the siding in
the past, might even have rotten framing. And the last
thing we would want to do is go in there
(54:24):
and skip past that and steal that in. We want
to make sure that if there's a problem, we're going
to take care of it while it's exposed, and you
won't have to call another company have them come in
in the middle of all this and then price it separately.
I can pull in one of my crews that's an
expert in framing, for example, or one of the trim crews.
(54:45):
They can take care of it and we can keep
the project rolling for the customer.

Sun rooms are one of those things I think that
are going to make a big comeback this year because,
you know, mortgage rates in the past, we're so low
that right now, when people want additional space or something,
you can't afford to sell the house you have and
get rid of that, you know, two and a half
three four five percent interest rates and go into something
(58:57):
that's at seven plus right now, it just makes sense
to remodel what you have add on in order to
accommodate what your new needs are.
Speaker 23 (59:07):
Yeah.
Speaker 21 (59:07):
Absolutely. The nice thing about if somebody has a covered
porch or like again, even if we need to build one,
A great way to add some square footage to the
house in an economical way and also in a quicker
way is to add on a sunroom, you know, and
we can do it with either it's framed and finished
out in hardy or brick, or it could be as
(59:28):
simple as, you know, an aluminum framed sunroom so that
you might be more familiar with that you would typically see.
But this is a great way to add budget friendly
square footage to.
Speaker 5 (59:39):
The home, going into the fact that you're staying in
the house because of the mortgage interest rate. You do
you offer financing for windows and sun rooms and all
that we do.
Speaker 21 (59:49):
We've got some excellent financing. We have a relationship now
with the First National Bank of Omaha and we picked
them up, created that relationship about six or seven months ago.
We're really really having a good time with that they
it's been been good for our customers. They offer very
reasonable financing.
Speaker 5 (01:00:09):
We just went through a election this week, and you know,
people are expecting interest rates are going to change and
different things are going to happen with the financing that
you have. Is it putting a lien on the property
or do you have a non lean type financing available.
Speaker 15 (01:00:29):
Yeah. Yeah.

One of the nice things that I like about what
we're offering through FNBO is it's non lean. It's a
signature loan, very easy application process, doesn't even it's even
a what they call a soft pull on the credit,
so doesn't hit your credit in any way. To apply

for it, and we'll send the customer a link they
can go in, fill out the application and then they'll
get two or three offers back from then FMBO with
different terms that they can select from. So it's been
like says it's been a really good say consumers.

Refrigerant is so expensive now and according to the supposedly
neutral document on the link below which he supplied, refrigerant
costs will increase sixty to eighty percent and safety censors

refrigerants will have the risk of igniting and the trend
is towards propane based refrigerant. Thanks you in advance. Well, look,
no question, this new refrigerant is going to be expensive.

paying based, but it has to have a flame on
it in order for it to stay lit. If you
take the flame away, it does go out. As far
as do I think that it's poing to change with
the presidential election, not this time, And the reason I
say that is the old units have already stopped being made.

All it's left is what's still available and hasn't been sold.
The new ones are already built and at the supply
houses and already being sold to the public. So the
manufacturers aren't going to go back and retool back to

so I do refrigeration work. Okay, Uh, month, we've had
to make some changes and the just R one thirty
four is gone tripled in price. Now, okay, my cost
is tripled. I mean I bought quite a bit bit

because I knew it's gonna happen. Same thing can happen
with R twelve. Things gonna happen, Same thing's gonna happen
with what they're using. Now it's gonna go through the roof.
I just think a lot of it have to do with, uh,
some greed on the parts of the refrigerator companies. That's

this was supposed to be coming several years ago they
put it off.

it's gonna skyrocket. I mean the predictions are starting January first,

cost of HVAC systems going in because of the new
coolants and uh equipment change. But as far as when

it was supposed to come out, uh, you know, they
actually came out with a new coolant about five years ago,
and now here we are changing again. Uh. In my opinion,
guys put a little time into getting it right and
quit changing it every other year. I mean, that's that's
really what's happening. And it's not the HV, it's not

the AC manufacturers. This one is being shoved down their
throats from e p A.

I'm dealing with EPA because well, I'm not going to
go into that, but yuh, you're right. It's the e
p A and and the refrigerates that they come out
with the pressures that are really any more beneficials of
the system. Pressures as far as the long ubiity goes

About, honestly, I I honestly think there's gonna be more
breakdowns with this new systems because they are operating on

they don't get that special care, they look good, but

ac company, and I just know that I have to

Currently No, the current one is four ten A. I'm sorry, yes,

So that's been around fifteen years or so.

five years ago that they were pushing and it didn't
get the mandate that this current one asked it, and
so a lot of companies didn't switch to it.

the interim one, you know, so like, yes, you get
a train unit, it's probably going to be four ten A, gotcha, okay.

I will train has a train has already shut down.
They're manufacturing on the four ten A uh, and had
to make the switch to the new coolant. That doesn't
mean there's not systems still. There's there's still systems available,
but the supply houses are running out because they will
not be allowed to sell them after January first, so

they're not going to carry an inventory through the end
of the year. They're already switched over.

And that's what I've been telling everybody. If you're having

This this deals with a older wood frame house, maybe
build back in mid seventies or so. And uh when
I was moved into where it sits now, it was
folks got a I guess it's saying foundation four. I want,
I must want to say. It's probably like sandbox hand
but maybe not that consistency. But I knew it was
(01:21:00):
trucked in from somewhere, and you know over the heres, uh,
you know it stays dry underneath there and over there
as you got. It's on a peer and beam foundation
with uh center box and you know house uh constantly shifts.
You know, I'm always un there, you know, replacing bricks
or releveling it. But over the years, various friends and
(01:21:20):
I had told my parents that if you run I
guess a soaker holes around the perimeter of the house, that.
Speaker 21 (01:21:27):
Would take care of a little of that problem.
Speaker 28 (01:21:30):
But my question is, though, well, that's sand. I guess
over time whisk enough water to the center perimeter of
that house to take care of those bricks, or is
it always going to be dry there? And that just
takes care of the outside perimeter of the house, you know,
because with the dry summers, you know, it's you know,
it's the house has always been shifting. But not the
pain of my question, they getting well the water uh
(01:21:53):
so through to get to the center, you know, in
the middle of the house, I go.
Speaker 5 (01:21:57):
So I would have to assume that underneath that sand
layer they put in, it's probably got an expansive clay,
and when the expansive clay dries out, it shrinks. When
it gets wet, it expands again. So it's impossible to
keep it dry all the time. And that's the reason
you water it, to keep it moist and keep it expanded. Now,
(01:22:18):
the only concern that I would have on watering on
what you're talking about is those center columns. It's going
to work great for the perimeter of the house. But
those center columns if they're sitting on the surface of
the sand, on the top of the sand layer, and
you start watering, and there was any type of dig
(01:22:41):
out to put this foundation in you could actually cause
the sand to start shifting a little bit and settle down. Now,
you would think it at some point it would consolidate
enough where it stopped doing that, but you do run
a little bit of risk of that. So truthfully, what
I would do prior to starting to a watering program
(01:23:03):
on that, and I wholeheartedly believe in the watering is
go in and just stick a pro rod down into
the ground and see how deep that sand is. And
you may know already are those blocks the pads sitting
on the surface or do they go down into the
ground some for those columns.
Speaker 28 (01:23:24):
It's on a I guess a flat concrete block that's
maybe eight eight by maybe four inches of three. That's
you know, the the that block, and then then maybe
there might be three concrete center blocks on top of that,
and then above that hits the beam is just you
know what shims or whatever the foundation people found back
(01:23:44):
then to put underneath there to shim it up.
Speaker 5 (01:23:46):
Yeah, so that that block, though, that four inch block
that's at the bottom is just sitting on the sands
on the top ten right, yes, yes, yeah, So definitely
probe and see how much sand is there. First and
that will also will help you understand if there's a
moisture in it already. But watering definitely helps. It'll help
(01:24:07):
stabilize the perimeter a whole lot faster than that interior
because it does take time for the moisture to travel.

to set up a do it yourself watering system with
soaker hoses, and it shows it for a for a
(01:24:29):
slab foundation, but it works on peer and beam and
blocking base as well.

Okay, and well that'll I guess eventually risk to the
more to the center perimeter. Oh yeah, center part part
of the house that over the years or months, and
I know it takes some time to get there, but
I guess it'll eventually happened to where when I get
on either all the sand will be Eventually I feel
some moisture to it, not just the outside perimeter but
(01:24:55):
as well as the middle.

I guess, well, if if it's working right, what's going
to happen is the the moisture's going to go down
into that clay and that's or on the surface between
the sand and the clay and travel to the middle
that way. The thing you got to watch is that
it doesn't get so much water that the sand begins
to hold water. You want it just to keep the
(01:25:17):
clay moist and expanded, not to saturate the sand.
Speaker 28 (01:25:22):
Right, because I think even various folks have said, you know,
and I do this about maybe fifteen to twenty minutes
a day, twice a day. How many times a day
I got, I guess a day twenty minutes and then
shut the water off and then you know, just get.
Speaker 5 (01:25:33):
That practice and in it. Eventually you'll solve it exactly.
And if you'll follow those instructions I got on the
website there with that video, that'll put it on a
timer where you don't have to go out and mess
with it every day. And it also actually goes over
how to test it and make sure that you're doing
doing it right. So yeah, that'll that'll get you taken
