start with an email question here. This comes from Jacob,
and he says, we have a home under contract with
a foamed roof, deck and interior walls. The inspector noted
that the HVAC requires a return and supply vent in
(04:09):
the attic to treat as a conditioned space. My question is,
does it also need a fresh air intake? No soft
events exist as the space roof is foamed all the
way down. Well, it does require a fresh air intake,
but that intake should be a pipe that goes out
(04:30):
the roof, and what you'll see is it's coming off
the top of the AC unit that's up in the
attic and going out the roof. As far as a
vent in such in the attic, you know you're gonna
get air from the living space of the house going
(04:50):
into the attic regardless, I don't. I don't see it
on all houses having that, So it may be just
preference that he likes. I can't say, but I don't
think i'd worry about that part of it, Truthfully, I'd
be a little bit more concerned with how that spray
(05:12):
phone was put in. I love it in the walls
and that's where it should be. But when you encapsulate
the whole house, the house can sweat and stuff if
you're not getting fresh air in from outside, and that's
the event that he should be worried about, is the
fresh air intake to the unit itself. And insurance companies
(05:37):
have started balking at insuring some of these foam houses
if the foam covers all the plywood on the roof
deck and the two by rafters or joice stuff there
because they can't see them. And what they have found
is if the roof has a leak, it gets into
(05:57):
that foam insulation, it holds against the wood and causes
it to rot and nobody ever saw it, and so
they end up with some major expenses that they shouldn't
have had, especially on new homes. So they are starting
to block a little bit at insuring these homes. And
you know, we've talked about that in the past, that
this was coming simply because of it's what started in England,
(06:24):
and the insurance companies in England started turning down houses
that had this type of insulation in them where everything
was covered up because again they couldn't get good visual
to inspect it before insuring it. Now we're not quite
that picky in this country, but they will ask you
(06:46):
the questions does it have that phone and not insure
it here sometimes or tell you, hey, we got to
send somebody out to look at it. Look at what
they have done with the roofs in this country now
they come by, come out and take drone shots and
different things like that before they'll insure it. And until
(07:08):
you they won't insure it. And I know I've told
this story before, but I had a place one time
that had stucco on it. It was a fourplex, and
I got a letter from the insurance company and at
the time it was insured with All State, and I
got a letter saying that they were going to cancel
(07:30):
it if I didn't scrape the building and repaint it.
It was stucco, and the stucco had the little curls
and all they had done was driven by and saw
that from the road, and so they were going to
drop the insurance on it. And I had to explain
to them, though, that's not siding, that's concrete. Basically, U
(07:55):
there is no sand, you know, taking the peeling paint
off and repainting it didn't have anything on it. So nonetheless,
if you are buying a house and everything is phoned,
that way that's right now. To me would be my
bigger concern because even though they're still insuring it now,
(08:18):
not everybody is, and it could become harder and harder
to get insurance as time goes on. And let's be
real here, there's a hard enough time along the Gulf
Coast getting insurance. We don't need added problems anyways. Got

She just went through the graduation ceremonies if at the

and family and everybody. She finished school at the last
quarter but they're just now doing the graduation ceremonies. And uh,
you don't think technology has really come a long ways.
Remember you used to have to go to see everything.

Now they they stream it, and with the new TVs,
I was able to go over to my parents' house,
bring it, bring it up on their television, so my
parents could watch their granddaughter walk across the aisle without
having to go down and fight with all the people
getting in and out of there and stuff. Technology really

has come a long ways, and that that was pretty neat.

in a couple of days ago, and he says a
walkway between the how and garage is sagging. The span
is twenty two feet supported by twin double two by
eight planks. Should I add a four x four post

in the center. Well, I don't know what kind of
load it has on top of it, but yeah, if
the two by eights are sagging, it means that they're
just not able to span that far enough. And quite frankly,
that sounds like too much of a span for two
by eight anyways, even if it didn't have much of
a load on top of it. So yeah, put a
(11:35):
four x four post in the middle, and that should
take care of it. Your other choice would be to
jacket back up into place and put a steel plate
on one side of it. You know, if you don't
want to have a post, but if a post doesn't
bother you, that's going to be the easiest and least
expensive way to handle the problem, And quite frankly, that's
(12:00):
what I would do. When you do put the post, though,
you'd have to set up a spot where you can
jack it up a little bit, put the post in
and set it back down on top of that post
so that everything is nice and tight, and that way
you can take out some of that sag as well. Again,

Well said, look the line bah welcome back. Three two

two one two five eight seven four Again. Any home
improvement question you have, pick up the phone, give me

three two one two five eight seven four. Okay. Larry
is looking at a house and he says he's got
concerns about cast iron plumbing. Looking to buy a house
in Commerce, Texas. Built in nineteen seventy seven, single story
(16:35):
slab foundation. Have not seen the house yet. If it
is cast iron plumbing, mainly the sewer line instead of BBC,
I have some concerns. Luckily, the kitchen, utility room and
two bedrooms are on exterior walls. Sewer is septic tanks
on one lak er lot. If the cast iron passes
(16:58):
a pressure test, would you replace immediately or use it
as long as possible. I have dug underslabs before replacing
drain lines, et cetera, and would probably supervise the digging
for this project. I plan to inspect the house on Monday.
This is probably my retirement house. Really enjoy your show.

Thanks for your help. Well, you know, a house built
in nineteen seventy seven typically is gonna have PVC plumbing
under it, so I don't think you're gonna have to
worry about this anyways. If it was built in the
early seventies, like seventy one seventy two, you may have
(17:44):
cast iron. Most places had already done away with it
by seventy three. There was a few places still using
cast though after that. Now for everybody who does have
cast iron still, chances of it holding on a static
test are pretty darn slim. They just the way they
(18:05):
were put together and stuff. They leak, and those cast
iron pipes have been deteriorating most of the time. They're
rotted out on the bottom, and that's the reason they
have to be replaced. Now, you mentioned if you have
a static test done, you know a pressure test. That's
typically what's called a hydrostatic test, and it's really just
(18:26):
a pressure of the water itself, and that's not fool proof.
So if you're doing a cast iron line and it
shows no leak, I would tell you check it again
in a couple of days. After the lines have not
been used, because the soil will dry out a little
bit and boom, it's got a leak. If the soils
(18:47):
get totally saturated, it won't show a leak. We had
a situation at my parents' house one time that they
had cast iron in a house from the fifties and
there was a twenty foot section that was missing and
it didn't show a leak because the soaps come from
the washing machine had built up so much it held
(19:10):
under a static pressure test. So your other question, as
far as would I replace it right away, if by
chance it passes the static test, then you've got no
reason to replace it. Use it until it does start leaking.
But once it starts leaking, you want to get it
replaced because that's what causes a lot of foundation problems.
(19:33):
What causes foundation problems the soils dry, they shrink, they
get what they expand now you got this leak in
one spot, dry in other spots, and you get this
differential movement that just wreeks havoc with your house. So
would I replace it right away? Probably not, but I
darn sure would keep an eye on it when it
starts causing me a problem it's got to go. And
(19:56):
keep in mind, if you're gonna tunnel for replacement of
I'm plumbing that way, you need to support those tunnels.
And it's really not the tunnels you're supporting. You need
to support that foundation above the tunnels because they can
never be backfilled. The way the soil wants was to
support the foundation. And if you don't add some piles
(20:20):
or peers to support that foundation, I will guarantee you
two years later you will have a foundation problem and
it'll show exactly where all the tunnels are. It really
does make that big a difference. So hopefully, Larry, that'll
help you out. I would be if I was looking
at buying it, I'd be prepared that yes, I'm gonna
(20:40):
have to replace the pipes. Would I necessarily do it immediately, No,
I probably would not, but I darn sure would have
it in my head that I'm gonna have to replace
those pipes because they're acting up and more likely not
going to hold up to the problems that are taking
place on it. And look for anybody listening, do us

does do this all the time. You can feel free

does need to be done, we can give you pricing
at replacing the plumbing, and we do recommend putting in

piles or piers in order to support that foundation. And
so you'll have all your options when you look at it.

Oh yes, sir, i I'm happing to have a heard
that cleaning down on my purty new house. It's twenty
six year old home. And some people have recommend it
not to because it's just really not netty necessity. But
the other said it doesn't hurt because you know, perhaps
maybe maybe they're in the construction and they some of
that maps dirty when we're working on the you know,
(24:13):
the house amount of seating, and maybe that's resing what
you're getting dust come out of your vain. If it
is other thought, maybe because when you open the doors
and windows, that's just dust built. That's natural. I don't
know if there's a considered recommendation on a new home
to have it done. I mean, we're going to have it,
but it's just going to be a basic cleaning. And
then there's the cons and oughts that who you should get,
(24:36):
because you know there's people that out there can be
damage to your health or your veins and others. You
know of your there's some highly ready people, and there's
some people that just go out there and just don't
really do a good job other than they cause the problem.
Speaker 5 (24:52):
Well, I typically do not recommend doing a bunch of
duck cleaning, okay, because all air that goes through your
ducks should be filtered air. Now, if something happened to
the filtration system, you know, or you had a bunch
of remodeling done and stuff got up in there, hey,
(25:15):
that's that's a different story. In general, though, duckwork is
being duckwork cleaning is being way over sold, especially when
considered the potential for problems from it. And the biggest
potential is the inside of most duckwork is plastic, and
when they go through with the brushes and things that
(25:35):
are are whipping around in there, it can cause tears
in that plastic. Now you've got major air leaks and
it can cause your duckwork to sweat. So it's usually
better off left alone.
Speaker 13 (25:50):
And in this case, they were just gonna one to
call a negative pressure ducuum and that's all. That's all
the gal was gonna do that basically all they're gonna do.
My understanding for the practice, but we're going to get
under under this round dollars which is going to go
in there, put a vacuum into your main thin likes.
Mostly you needn't give all promos are just now have
that big ging up of the addict. We're going to

suck up what we can out of there, and that's
pretty much. If you want to deep cleaning, then yes,
it will consist of what you're referring to going into
the inside of your house. And and perhaps they need
brushing to be done on it, yes they'll do that,
but for right now, this is all we're gonna do
is what they call a basic negative pressure vacuum and

vacuum from the up to the top of the attic.
That should probably just do the job for the time
of your house that you have, because basically, like you said,
it hasn't really been any actual build up to be
having any kind of deep cleaning done on it.
Speaker 5 (26:47):
And to be honest with you, George, I don't think that'll.
Speaker 13 (26:49):
Do a thing, and and and and pretty much given
away your money.
Speaker 5 (26:54):
Says you are because uh, you know, think about it
like a vacuum cleaner, because that's really what they're doing
is it's going to turn your ductwork into the hose
on your vacuum cleaner. And to the amount of suction
it would take to be able to clean that, they're
(27:15):
not going to get. I used to run a vacuum
truck that we would use for moving dirt and stuff. Uh,
and we would pull a basically a vacuum to like
you're in space a minus fifteen pounds on it. And
you know, even at that you had trouble moving stuff.
(27:37):
I just don't see hooking a vacuum up there unless
you're running something through that pipe that it's going to
clean anything. It's not going to remove the dust and
stuff that that they're trying to tell you it's.

And in most homes that are new. The reason why
they addicts what they call Bain style of units because
we used to have a home fourteen years ago. I mean,
I mean what you a fourteen year old home, let's puty.
Uh that was built was not that style of a system.
(28:11):
These are new systems that are not being built with
new developers. They're building these units that you can actually
go Was that was that? Has that been since many
years ago? Did these now?
Speaker 5 (28:23):
Air conditioning systems have been basically the same for for
decades already?
Speaker 13 (28:29):
Yeah, Well, this is the first time we've had an
actual going into the garage. The other house was a
two stories to go into the inside of the house.
Speaker 5 (28:37):
Right into Yeah, they can put them in the attic,
they can put them in the garage, they can put
them in all kinds of places, so, uh, you know,
in a and typically if they're in the house or
in the garage, they're in a closet type situation. But
it's actually the same unit as what was up in
the attic. It's just turned upright and put into a closet.
Speaker 13 (28:59):
And the only reason I asked that because uh, this
home is referting whom I.
Speaker 2 (29:05):
Got six or so.
Speaker 13 (29:06):
And the way they told us that the way these
units are built that you don't have to put filters
no longer inside of the health That one one filter
that from the upper attic is the only so that
you'll ever have to meet every six months to the
money opinion.
Speaker 5 (29:21):
Yep, that's called a media filter. And they're usually about
four to six inches thick, and so they last for
every inch of thickness, it buys you a year. And
if you've got a media filter on your system, you
definitely don't need to be doing duck cleaning right now.
Speaker 13 (29:40):
Yeah, I try to commence my life. It's just one
of those piece of buying persons. I think that then
I guess I think the dust we're actually getting build
up in our home. Is is probably due to that
recognition a friend of mine, you say, used to do
this before. It's just you're basically giving it. Every time
that you open your.
Speaker 5 (29:58):
Doors, you're letting dust in.
Speaker 13 (30:00):
Yes, and that's just normal dust. It built up in
your furniture and a.
Speaker 5 (30:05):
Lot of times people don't realize, but doing things like
burning candles and other stuff like that creates a lot
of dust in a home as well. And I'm not
saying you couldn't have an issue, but more than likely
your issue is not in the duck work. If if
you're getting dust from from the air conditioning system, it's
because there's probably a leak somewhere in it, not because
(30:27):
there's dust in the ducks. And Georgia music means I'm
gonna have to let you go because I'm up against
the break. But you take care and have a merry Christmas.

You know talking about insulation and things like that, uh,
to make your house more energy efficient, take a look

by older home, I mean if it was built last week.
You have regular fiberglass insulation in the walls. USA Insulation
can almost double, well, I shouldn't say almost, it can

double the R value of the insulation in those walls.
If you got an older home like mine was built
in seventy three, had an R eleven and now I
have R twenty six, it makes a huge difference. They
what they do is they drill a small hole. They
inject a non expansive foam insulation into the walls that

seals all the air gaps, increases the R value, helps
sound deadening, and just makes your house all around more comfortable.

The advisable figure? Do you think another water heater?

Well, first, a tank water heater. You know they're typically
warranted like five years or so, but it's not unusual
to get fifteen years out of a tank water heater.
So until it starts giving you a problem, there's usually
not a reason to replace it. If you want to
upgrade to a tankless when the time comes, That's what
(35:24):
I did in my own house. I do recommend it
whether it's gas or electric. The gas, in my opinion,
work a lot better as far as energy consumption. But
in my personal home I didn't have gas. So I
have an electric tankless water heater and love it because
you never run out of hot water.
Speaker 14 (35:47):
So more expensive than a regular water heater.
Speaker 5 (35:51):
Oh, yes, tankless is to purchase is going to be
more expensive, and especially the install because it'll depend on
like if you're going electric. For instance, your tank water heater,
it uses a single two twenty line to it. A
tankless typically requires three two twenty lines going to it
(36:16):
on a gas line. They've on the gas water heaters,
they've been able to really get those a lot more efficient,
so you a lot of times don't have to upgrade
the line any longer on a gas tank list. But
the water heater itself does cost more money, but it
lasts longer where a tank you know, ten to fifteen
(36:39):
years out of a tank is pretty standard. A tankless
you're typically looking at anywhere from fifteen to twenty five years.

Wow, Okay, well, thanks, lit appreciate it.

You bet Henry, take care. He almost sounded like he
was in an airplane. When I get on my phone
and and I'm in the airplane, I can I can
hear that kind of roar like that. Seven one three

Uh?
Speaker 15 (37:14):
Yes, I was calling about some vinyl flooring issues. Okay,
Uh we have I'm actually calling for my church and
I'm on trustees and we have an area where we
have a large area where we replace the vinyl flooring
its planks, and this one area that is closer to
the outside, but it's not on an outside wall. There
(37:36):
were a few planks that were what I want to say,
are kind of seeping adhesive from around the app from
you know, from underneath, coming up and so as I
they when the lady mops them, it doesn't seem to
help it. So I was kind of getting down there
and cleaning it up because people the choir kind of
walks over that and it sticks on their shoes and
(37:58):
goes into the sanctuary. So I'm cleaning it up and
it takes it about six weeks and then all this adhesive,
about six or eight planks was the issue. And then
all of a sudden I noticed it was like two
more planks over. Yep, what would be causing the adhesive
because more of the room is having no place else
(38:20):
in the church in the hallways. Is this happening? The
flooring is about five to.
Speaker 2 (38:24):
Six years old.
Speaker 5 (38:26):
Moisture what is.
Speaker 3 (38:29):
Yeah?
Speaker 13 (38:30):
I was afraid you.
Speaker 5 (38:31):
Yep, you got moisture underneath there from something, whether it's
standing water outside, a pipe that's running under there. But
there is moisture underneath that's coming up a lot of
times it'll come out as effhorescence before it starts leaching
through with the glue that way. But what's happening is
the moisture is softening that glue and allowing it to
(38:54):
start squeezing out like that.
Speaker 15 (38:57):
And actually, the last time that I was cleaning it,
I got a whole of you know, four or five planks,
and I had moved over and I looked back and
it was almost a like a yellow mustard liquidy yep,
that popped right up from where I had cleaned.
Speaker 5 (39:15):
Yeah, you definitely have moisture underneath there.
Speaker 3 (39:18):
So what is the solution.
Speaker 5 (39:20):
Well, the first thing is going to be to take
a look at the structure and see where it looks
like pipes, pipes might be running, okay, Probably do a
static test on the sewer system if there's any any
lines that would be running through that area to see
if there's a leak. Look around the outside to see
if there's standing water when it rains.
Speaker 2 (39:43):
Okay.
Speaker 5 (39:45):
It's really just going to be a matter of trying
to hunt down where's this moisture coming from. How old
a building is it from.
Speaker 15 (39:52):
The building That part of the building is probably fifteen
twenty years old. Okay, we had we had leaks are
about five years ago when we had that big freeze,
we had our sprinkler system leaked, and so when we
replaced the floor in the fellowship hall, we just came
(40:13):
all the way out to this little kind of an
ante room, that is we call it the groom's room,
and the choir comes through that area until it is
to the outside of the building. All of the floor
in the interior and in the walkways. None of this
is happening except in this one room, and it seems
to be getting slightly worse each time.
Speaker 5 (40:34):
I did you guys, have any landscaping changed.
Speaker 15 (40:39):
Not in a long time, but that is the closest

combination of things. You know, if if some something as
simple as new border was put around landscape beds, it

can block water and have it back up.

If an armadillo dug up underneath, and then your sprinkler
systems come on, it can fill those tunnels and cause
this type of issue. So it can be any number
of things. So it's going to be a matter of
just studying the property and seeing where this moisture is
coming from, and then addressing how do you stop it?
Speaker 15 (44:48):
So would I see moisture in the flower beds outside
and they wouldn't be drying up. I mean, we we
work on our sprinkler system periodically. Sure out from that
door across the parking lot, it's where our main water
source is from the city, and we've had several leaks
out there.
Speaker 5 (45:08):
I will tell you I had to put in a deep,
six foot deep French drain system across because a city
kept having a water leak in their main that was
causing a sanctuary problem with water and they never could
get the city to address it. The water was running
down the street all the time, and so they ended
(45:29):
up having to put this huge French drain system to
protect their church. And you know, with that water main
right out there, it very well could be something from that.
Speaker 15 (45:39):
Yeah, well we've had several issues with that and they've
dug that up. But we've got a drain in the
parking lot that would be well, that's get to the building.
Speaker 5 (45:49):
But that's that's surface water, and what you're having to
deal with is sub surface and with that, I'm going
to have to let you go. Jane you have a
merry Christmas. We got to take a break for news

Be removed and then stand it primed and painted. And
if I may just real quick on a twenty two
year old home, is there any preventive preventative maintenance that
needs to be done on the house that age, whether
something with electrical or plumbing or sewage lines or anything
like that.

Okay, well let's start. Let's start with the cabinets. Are
these wood cabinets.
Speaker 4 (50:11):
Yes, wood cabinets.
Speaker 5 (50:12):
Okay, if they are wood cabinets, they absolutely can be painted. Uh,
you have to degloss them first though, And they make
liquid de glossters, like Paeseo makes one that you basically
just rub it on with a cloth and then wipe
it off. And what it does is it takes that
sheen off. Then you can paint the cabinets and the
(50:34):
paint will stick.
Speaker 4 (50:37):
Okay, okay, just deglossing, No sanding or stripping.
Speaker 5 (50:43):
YouTube No, you typically don't have to to sand them
and all that stuff if you use a de glosser.
Speaker 16 (50:51):
And and would you normally remove the cabinets, take them
down and do it outside or.
Speaker 4 (50:56):
Is this something that would be done in place?
Speaker 5 (50:59):
You know, usually it's done in place, and but it
depends on what what are you're gonna do and how
how much you can screen off the house, because you know,
if you're gonna paint it with a brusher or something,
you can do it while they're inside. If you're gonna
spray it, you would want to, you know, hang plastic
(51:21):
to coordinate everything off and protect it and you'll get
a better job if you can spray it, then you
will with the brushes and stuff.
Speaker 4 (51:30):
Okay, okay, all right, So it's a primer and then paint.
Speaker 5 (51:35):
Correct yeah, okay, And typically, and it's hard to get nowadays.
I prefer still to use an oil base on something
like that.
Speaker 6 (51:46):
Uh.
Speaker 5 (51:46):
I know everything has been switched over to that accolade
type paint, but when I'm doing wood like the cabinets
like that, I just find the oil base to hold
up better. Okay, So as far as the other maintenance stuff,
you said it's a twenty two year old house, Yes, sir, Okay,
(52:06):
here's a bit. I'm gonna start with the ground. We're
gonna work our way up. Most people start noticing foundation
movement when a house is between eighteen and twenty years old,
because the trees have been growing and taking moisture out
and at that age their roots are getting up to
the house and taking the moisture and it'll start settling
towards the trees. So that's something you're gonna want to
(52:29):
look for. On your electrical system, you typically do want
to have it checked over and make sure everything is
still tight. Doesn't mean you got to upgrade a breaker
box or anything like that, But what happens is over time,
because things get hot and cool, hot and cool, they
expand and contract, and like your breakers will tend to
(52:52):
start working. The screws, loose, the nuts, loose, things like that.
Even on your electrical outline and light switches, they can
start coming loose a little bit. So if you got
anything that looks like it's flashing or going bright and dim,
you always want to check make sure all the connections
(53:13):
are still tight. Beyond that, you know, it's just routine
maintenance stuff, watching for dripping faucets and anything that needs
to be done. Do it as preventative maintenance rather than
waiting until it becomes a big problem. The fortunate thing
(53:33):
is typically once a house is built, there's not a
whole lot that you have to do maintenance wise, or
I shouldn't say maintenance wise, there's not a whole lot
you have to do to continuously check for problems because
once something starts coming up, you know it where people
run into trouble is when the problem does start to arise,
(53:56):
they stick their head in the sand and say, I
don't want to deal.
Speaker 13 (53:59):
With that right now.
Speaker 5 (54:00):
Before you know, it can become a major problem.
Speaker 6 (54:03):
Yeah.
Speaker 4 (54:03):
I know, my insurance agent emphasizes and maybe tries to
scare me into.
Speaker 16 (54:11):
You know, extra riders on insurance talks about leagues house
that old you gotta be you know you're gonna have
problems with potentially with the plumbing and you know, flooding
and all that kind of stuff.
Speaker 5 (54:23):
And you know, I don't know how much how much
and that's called an accidental discharge type writer. And if
this was an older home, you know, especially if it
had cast iron, I would be all over saying, hey,
buy that rider. Uh, it is well worth the money.
On a house with PVC the sewer lines and you know,
(54:47):
modern plumbing and stuff, it's not quite as critical. But
you know a lot of times that coverage is not
expensive either. The add on is pretty cheap on the
newer ones. And if something does happen. Let let's let's
say your serer line gets a break in it and
it starts moving the foundation and stuff. What the insurance
(55:09):
covers is access to and damage caused by.
Speaker 12 (55:13):
It.
Speaker 5 (55:13):
Typically doesn't pay for the leak itself, but that's usually
the cheap part of it. Yeah, and so a lot
of times it's worth it. But be honest with you,
I don't carry it on my own house.
Speaker 4 (55:28):
Yeah yeah, okay, wells oh, and if you have time,
is there something?
Speaker 5 (55:34):
You are the only call I have right now, So
you got about forty five more minutes to go, so
you keep going.
Speaker 4 (55:41):
Okay?

Get comfortable.
Speaker 4 (55:44):
On a single roof? Is there anything that can be
applied to extend the roof?
Speaker 16 (55:49):
I had a replaced about eight or nine years ago, yep,
And lately I've been noticing a lot of the little
aggregate or pebbles, you know, and it rains coming down
on the driveway. When the roof was first installed, there's
virtually nothing. Yeah, now quite a bit comes off, and
I'm just wondering if there's some kind of ceiling or
(56:09):
something that help.
Speaker 5 (56:11):
There are products out there that you can put the
spray on the roof. There's one that you hear advertised
probably that does it Max Roof. And what they advertise is, oh,
you can extend your roof fifteen years beyond that. It's
in our climate. It's not going to do that, but
(56:33):
it can extend the roof, you know, five years. But
the granules coming off is a normal thing. It's going
to happen as a roof ages. What these sprays do, though,
is it puts oils back into the asphalt shingle. And
(56:53):
because what's happening with the asphalt shingles as they're up there,
they're getting beat on by the sun, the oils start
are evaporating and leeching out. But it takes years. This
puts basically some of that back end, seals it up
to where it can withstand it a little bit longer.
Speaker 4 (57:11):
Okay, And you said Max is the name of the product.

That's one of them.

your house is to fix things as the problems come up.
Don't let it build up. It's when we ignore it
and we don't do the routine things as they come
up that it becomes so expensive. Then then we got

to consider, Uh, you know, what am I going to
do with this house? Am I going to just sell
it and move or tear it down and stuff like that.
And I'm sitting here where I'm sitting, I'm watching them
build a new uh fire station right now. There's another one,
uh just to my right. And I know they just
(58:15):
let the maintenance go on the old fire station. They
didn't take care of stuff, so now they got to
build a new one because in a municipality, they find
it more cost effective to just tear down the old
one and build a new one. The rest of us,
who dig into our own pocket to do this stuff, Hey,
that's not the case. Do the maintenance and keep the
(58:37):
buildings up. But unfortunately, municipalities a lot of times don't
fund maintenance and taking care of buildings as much as
they do the new construction, and and so they they
just change them out. My two cents got a question

You know, talking about maintaining things like if you've got
old uh siding on your home, Masonit type siding and
the edges are curling up and the edges are flaking
and rotting, it's time to take a look at some

look exactly like that old Mace Knight did. Or you
can upgrade the look and put some lap siding or

Hey, Jim, mostly just phoning up your last caller because
one of your comments. I just wanted to reinforce that
hit home about the electrical box on older homes. Oh yeah, yeah,
because my home's thirty years old. And luckily when those
last major storms came through and I heard it in
the middle of the night here in this boom and
(01:03:26):
we lose power, and I realized I'm the only one
that lost power on the street. And I go out
in the garage and can smell the electrical and look
over there with the flashlight and see smoke coming out
of it, and I'll be done. If one of you know,
the forty amp breakers blew a giant hole in it,
and luckily it didn't catch fire and I was able
to pull the main brake.

But did get it replaced.
Speaker 3 (01:03:48):
But while I was getting a replaced electrician, I also
pointed out, you know, the newer ones, that there's newer
codes and how it's wiring and safer, and definitely recommend
older homes if you have the income to do it,
go ahead and replace that older electrical box and breakers
for safety reasons.

Yeah.

Now his house was only twenty one years old, so
the newer ones really aren't a whole lot different. But
if you've got a house that's my house for instance,
built in seventy three, I upgraded that breaker panel because
that old one just wasn't going to cut it.

And what I debate, and what's your thoughts on the piping?
You know you see advertised where you can get the
flex piping, Yeah pipe the home. Is that recommended?

Or if you have the old you know, gallonized pipes,
they are wearing out and once they start leaking, get
it done immediately, because once they start leaking, they're going
to just continue to pop leaks.

Yeah, And what I have replaced is the connector valves
like to the toilets and stuff because they're cheap, builder
grade and right, you know, that was what really starts
leaking right off the bat.

And you know a lot of people fail to ever
go and turn those things, you know, and that is
probably one of the things I should have told him.
Go underneath your sinks, turn those valves on and off
at least once a year, if not twice a year,
to keep them working, because you know, when you leave
them sit and then five years from now you need
to shut something off, it won't seal off all the

way because it's built up too much sediment and stuff
in it. You you end up having to shut the
mane off anyways, exactly.

Yep, that's a great point. Maybe he's still listening, so yep,
but no, that's that's the question I had, and I
just wanted to share the point about the electrical box
and definitely two good ideas to replace on the holder home.

couple of questions for you. I recently retired and my
wife's been retired for a few years, and so we
need a downsize. Our kids have moved out. We get
a four bedroom house. We don't need four bedrooms anymore.
So I'm kind of going through the list of things
I need to do to put the house on the market.

And one of the so we have two full baths upstairs.
It's basically, uh, sinks with a bathtub and you know,
the bathtubs or you can't clean them. I'm my son,
I don't know. Yeah, you so much grease on his body.
It's it's just I've tried, my wife tried.

So I had two questions.

One is.

Those bath I don't know what to call them. It's
like a skin over wheah. You know, are those things?
Are they reliable? I mean, I know I'll be moving out,
but I want to make sure I do it right.
So is that a viable option as opposed to ripping
the whole shower? This is the kind of it's a
molded bathtub that goes.

On the reason is they don't fit tight to the skin.
And so, you know, just like we talked about air
conditioning systems. Can the hot and cold cause it to sweat.
And when you got that little gap and it's really
only like an eighth of an inch, and you fill

that tub with hot water and then the old steel
tub underneath is cold, it starts to sweat and it
can start growing mold and mildey in there, and so
I'm just not a fan of that. I would tell you,
with what you're having, I would call a company called
Miracle Method, okay, and let them come in. They would

clean all that the tub up, buffet out, and then
they put a coating on it and basically they're recoding
the tub.

Is it as durable as a brand new tub. No,
but it buys years of useful life.

So my second question has to do with with the
sidewalk coming up to our front doors. So we have like, uh,
it's the when you walk out our front doors, it's
stepped up with grig uh and then it drops it
drops down about seven inches and then then then that's
where the sidewalk begins, but that one sidewalk section nearest
(01:12:06):
the house, it has dropped like almost two inches with
the rest of the sidewalk. And I'm wondering, you know,
I've seen these commercials for these people that I guess
they they can go underneath the well. They go underneath
the driveway for you know, falling though, and they spray
some kind of or they inject some kind of expandable
(01:12:29):
foam or some kind of mixture that will that will
raise that spot. But this, this section a concrete is
only about three foot wide about six foot long, and
it can't be I can't imagine it's more than three
inches or you know, four inches deep. And I have
I have like a six foot you know, breaker bar,
(01:12:51):
and I'm thinking I could actually try that thing up
and put something underneath the shimn't back up towards level
with the rest of the sidewalk. Or is there a
product made where I could shoot some kind of expandable
foam underneath it that would fill the void when I
when I.

Apply it back up.

Well, the Eurothane phone that you were talking about is
where they would drill holes in it, inject the pham
and and that picks it up and a sidewalk can
be done. I have a Eurothane truck. We do it
all the time. But where you're talking about using a
breaker bar to tip it up, you absolutely can do that.
(01:13:34):
It's a lot, it's it's a lot of work. But
here's what you would do is get it where you
can pick it up on both sides, tip it back
up into place, and you don't actually have to put
anything like foam or something underneath there. Start washing sand
under it. You literally packed the sand and use the
(01:13:56):
water to pack it into place. And you can fill
that whole thing with sand, uh and pull your breaker
bars out and it stays where it's at.
Speaker 2 (01:14:07):
Okay. So just use regular sand you buy at the
at the hardware store.
Speaker 5 (01:14:11):
Yep. Bank sand or play sand doesn't matter. The I
like the bank sand better.
Speaker 13 (01:14:17):
Uh.

Like you would see him using it underneath the foundation, okay,
because the water will shift it and pack it.

Now, when you say water, you're talking about geting hose. Ye,
just a water hose okay, and that'll give it a
nice bearing surface area to spread the load.

Yep.

You bet and then if you decide it's too much
work and you want to use your thing, you give

You know, I've lived in my house for like, I
don't know, thirty years now. But we had got the
entire place after the twenty one freeze, uh huh, because
the pipes broke all.

So we get at the place and then we did
the roof after work. Well, they didn't replace one of
the areas where the uh what if uh plywood needs
to be replaced. So now I'm starting to see leakage.
Of course, one year after they do it, and and
it's past the warrants here whatever, But is there a
(01:15:50):
way to fix that? Well, you could that that ply
would they die a replace? So it's sagging and now
it's you know, I'm still I'm seeing it coming in
on the field.
Speaker 5 (01:16:02):
Well, even if the plywood is sagging, the roof shouldn't
be leaking. Okay, so it is a shingle roof, right correct, Okay,
then no, it should not be leaking because there should
be enough down slope of the roof that the water
still runs off.
Speaker 12 (01:16:20):
And well, the gutters. Actually, this is how I found
this out, because the gutters were hanging. So we need
to like read I mean, upset the gutters and do
all that. And so there's there's water getting in that area.
And it was bad before because I remember taking pictures
of that, and so had the guy come out here
(01:16:41):
and he said, well it was dry rotted. Well it's
been two years, and.
Speaker 13 (01:16:45):
You think you would have replaced that.
Speaker 12 (01:16:46):
There's no way dry rotted in two years. Yeah, that
was a bad area to begin with, you know, so
it needs to be replaced before we can even do
the gutters.
Speaker 5 (01:16:55):
I guess it does.
Speaker 12 (01:16:58):
But you can't replace the roof, can you.
Speaker 5 (01:17:03):
Tip? Well, if it's just the boards down at the bottom,
you can, But if it's like the plywood going up
like you were talking about, then no, you have to
take the shingles off at least in that area, replace
the wood and go back down with shingles.
Speaker 12 (01:17:19):
Can you degrade the whole roof that way, don't you.
Speaker 5 (01:17:23):
No, No, I can shingles. Shingles can be weaved in
with no problem at all.
Speaker 12 (01:17:29):
Okay, Okay, I'm just you know, I'm worried that if
I messed that with that, then I'm going to create
a bitner problem than Yeah.
Speaker 5 (01:17:37):
No, No, they can remove. You know, it's not uncommon
to have like an area where a tree hits a roof,
for instance, and it'll punch a hole. You'll just remove
some of the shingles around that, fix the plywood and
then put the shingles back in because the shingles are
are just in sections anyways, so it all just weaves
(01:17:58):
back together.

Okay, Okay, so I mean lifting up the shingle though
in the spot you're going to weave it in. It's
not going to like crack that.
Speaker 5 (01:18:09):
No, especially your shingles are new enough that won't be
an issue at all.
Speaker 12 (01:18:13):
Okay, good, good good. And you know the other thing
with this, So I have a sprinkle system and mainly
use it to keep my foundation wet right because I
don't need all the cracks that all my neighbors have.
Speaker 5 (01:18:25):
And well you do, are you going to keep me
busy if you don't have cracks in your walls and stuff.
Speaker 12 (01:18:31):
Well, okay, so we redid the entire house, and I
don't think they let the cement dry before they put
the lam in it down well enough, which started the problem.
But if I am watering my foundation, am I also
getting moisture in which could be lifting up my floor?
Speaker 5 (01:18:50):
You absolutely could, Yes, So it's a double edged sword. Well,
it's not, because if you're overwatering, you can get that
type problem if your ground level over the years has
been raised, you know, doing flower beds or just mowing
the yard for thirty years raises the ground level to
(01:19:10):
where water can start coming in. So yes, you you
can start having issues from that.

Huh.
Speaker 12 (01:19:17):
Okay if anything has probably gone down because of the
way that you know in the erosion. Yeah, other than
the beds that I've put in trying to build back up, yep, Okay,
maybe I need to turn the sprinklers more.

You shouldn't have How much are you watering?
Speaker 12 (01:19:34):
Well, you know, when we were in the drought, it
was pretty much every day, but it was just more
for keeping the moisture on, you know, the foundation and
keeping place alive. Not do it not producing my garden,
you know, just keeping it alive. It's not producing any
vegetables because it's so hot.
Speaker 5 (01:19:53):
Yeah. Typically, what I recommend on water in the foundation
is with a soaker hose and you water it fifty
minutes twice a day. But like at my parents' house,
for instance, we've got that one turned all the way
down to five minutes twice a day because the soils
are already moist, and fifteen minutes the water's running off.
And if the water's running off, you're giving it too
(01:20:15):
much water.

Okay, okay, okay, okay, Yeah, I just you know, I
can't see and seeing cracks in my ground.
Speaker 13 (01:20:26):
That drives me crazy.

Yeah, when you got fissures in the ground, yep, yep, okay,
so wonderful. Now will this flooring go back down?

That I couldn't answer.

Yeah, I can't stand the you know, when I vacuum it,
I see it.

Yep. Yeah, and you know it really I can't I
don't see how much it's lifted. If it's a minor problem. Yes,
a lot of times it will go down, but a
lot of times you have to do something to make
it go down.

Dry it out, get a dryer, need to get a
fire or something like that.

Okay, And the longer you let it go, the worsest
problem is going to be.
