And this is the time of the year where we
get a lot of rain. I know a lot of
you all like, hey, Kenneth's rain stop. No, it won't stop.
April showers bring May flowers, that's what they say. I
don't know about that. I look at my grass all
the time and be like, what they don't look like

it look too green. But anyway, outside of that, uh,
this is the time of the year where you know,
we get floods. And I have a friend of mine
in the studio from MSD Nicole Spencer. She just shared
with me that we broke the record for the most
rain since nineteen whatever it was or eighteen something. I
don't know, but we've had a lot of rain and

we want to talk about no your zone with MSD Nicole.
How you doing today?

I'm doing good. Thanks for having me good.

Speaker 2 (01:00):
So I guess the first question is what is know
your zone? You know what I mean, because they go
on know your zone? What is know your zone? Yeah?

Speaker 3 (01:08):
So know your zone is us encouraging people to know
which flood zone they live in. Everyone in Saint Louis
lives in a flood zone, so we want people to
visit know yourzone dot org, learn which floods when they
live in, and then decide if they need something like
flood insurance to protect themselves from those heavy rain events.

Speaker 2 (01:25):
Okay, so a lot of times, you know, when we
talk about flood and flood in chuings, a lot of
times people be like, I didn't have any you know
what I mean that type of thing. What is the
importance of having flood insuings?

Speaker 3 (01:37):
Yeah, so if you have flood insurance during one of
those heavy rain events, then you can submit a claim
to protect yourselves and help get some of that money back.
Did you know that the average flood damage claim is
sixty thousand dollars? I don't know about UBJ. I don't
have sixty thousand dollars sitting around to help us something rights.
So if they decide that they need flood insurance to

protect themselves, they should certainly look into that. A lot
of people have a common misperception that the homeowner's policy
will take care of something like flooding, but it doesn't
so flood insurance is very important if you live in
a flood zone where you feel like you need.

Speaker 2 (02:12):
It all right now, the other thing is that a
lot of times when the sewers like backup and stuff
and you know that type of thing, a lot of
people be thinking, that's MSD, you know many responsibility.

Speaker 3 (02:26):
Yeah, I understand where you're saying, so, know your zone
is a little bit different. That's talking about overland flooding.
That's when we just have so much rainfalling within you know,
a short period of time in a concentrated location. When
we do have situations where people have backups, they can
certainly call us at MSD will come out and take
a look. If it is something that is a result

of our system, then we'll be sure to take care
of that. But then if it's something that falls within
that individual's personal private cerilateral, that falls on them. So
those are two kind of different topics, right, But I wanted.

Speaker 2 (02:59):
To put that in there because there's a lot of
times when we're talking about no your zone and that
type of thing, people be going, well, you know the
sewer bag dub and then I'm talking to him as D.
So we just wanted to make sure that disclaimer.

Speaker 3 (03:11):
Yeah, absolutely, I appreciate that.

Speaker 2 (03:14):
All right, So how do people know their zone?

Speaker 3 (03:17):
Yeah, so we have a website, Know your Zone dot org.
People can visit that. On that website, there is an
interactive flood zone map tool, so they can go to
that tool into their address. It's going to tell them
if they live in a high, moderate, or low risk zone.
From there, they can decide if they need flood insurance,
like I mentioned, to protect themselves during those heavy rain events.

But I think it's important to point out that one
in three of those flood damage claims comes from either
a low or moderate risk zone. So people have a
misperception again that you know, I don't live next to
a river, creek, or stream, I'm not going to have
a problem. But we continue to see flooding happening in
places that are outside of those high risk zones, and
that's why this is so important.

Speaker 2 (03:57):
Okay, So what's the website once again that people can
go to to find out what zone? You know?

Speaker 3 (04:04):
Know their Zone, Know your Zone dot org.

Speaker 2 (04:07):
Okay, now I think it says right here one in
three flood insurance claims come from outside high zones, which
you talked about. Most homeowners and renters insurance does not
cover flood damage. You want to talk about that for
a second.

Speaker 3 (04:21):
Yeah, So a lot of people think that the flood
damage will be covered by their homeowners insurance policy, and
that is not the case. Most home insurance policies do
not cover that. Again, that's why flood insurance is so
important during these heavy rain events. And they can get
more information about those flood insurance options through Know your
Zone dot org. FEMA, the Federal Emergency Management Agency, has

what's called the National Flood Insurance Program, and that program
will work with individuals to get flood insurance for their
properties if they feel like they need to do so.

Speaker 2 (04:51):
Now, how many inches of water does it take to
cause damage?

Speaker 3 (04:56):
You know, just a couple of inches of water can
cause more than ten thousand dollars. And as you mentioned
at the beginning of this, we've seen so much rain
in the month of April, so those interests can add
up very quickly and cause more and more damage. So
I think a lot of people don't understand how quickly
it can become a difficult situation.

Speaker 2 (05:11):
