How dirty that coil is outside, if your drain lines are plugged up,
(07:00):
if there's any electrical mechanical failure that's about to occur,
how clean the filter is, all of these different things that can make a huge
impact on how well that unit works for the homeowners.
It's really actually simple if you're an expert like David is because he knows
what to look for. and some of this stuff is stuff you could do yourself if you were trained to do it.
(07:28):
The coils need to be cleaned. Now, something that you really can't,
and that's possibly something you could do yourself, and you should make sure
the coils are not dirty because dirty coils are going to make things less efficient.
But something that David and his team do that you really can't do is when they
connect the meters to your system and they check things like refrigerant,
okay? That's something you just don't mess with.
(07:50):
And he'll be able to tell you a lot about the efficiency of the system because
you may have found over time that year after year, the system just isn't cooling
or dehumidifying as well as it did in previous years.
And it could be because your refrigerant's low, right?
That's right. You know, dirty filters can cause that.
(08:12):
A plugged up coil can cause that. If the ducting design is off and the unit's
been running very roughly in a short period time frame, that can cause some
imbalances in how well that unit works.
So a number of things. We like to look at every home uniquely,
making sure that we give our clients a wholesome approach so they can get the
(08:36):
results they're looking for and the service that they deserve.
An old air conditioning system can be maintained and operate almost as well
as it did 10, 15 years ago.
But one of the biggest differences is it's going to begin to fail here and there.
And the cost of replacing coils and motors and all kinds of different components is going to add up.
(09:03):
But something we haven't talked about yet today is the difference between a
15-year-old system and a new system today in terms of technology.
So a lot of people say, well, yeah, my system is 15 years old and it's got duct
tape everywhere and we're keeping it going and we have to put refrigerant in
every year because it leaks.
And OK, that's like an old car leaking oil.
(09:24):
New cars are more efficient. They get better mileage.
They're safer, right? So we tend to get rid of the old car after a number of
years. The same is true for air conditioning systems.
They're so much more efficient today. Multi-stage units, they're not just coming on and going off.
(09:45):
They come on and go off in a certain pattern. Can you talk about that?
Yeah. So in that pattern, Jim, what's going on is you have a fancier thermostat,
a little bit more state-of-the-art. It's grabbing the heat load that that thermostat is facing.
So it tells it, hey, I need to operate at 25% or 35%. And it keeps that utility
(10:09):
consumption low as it maintains the comfort in that household.
But, you know, Jim, another thing to add on to your analysis there with the
efficiency factor of the units.
Like, yeah, you know, we can spruce it up, get it as factory fresh as possible.
But the thing is, the metals will deteriorate over time.
The efficiency is just slowly deteriorating with that equipment.
(10:33):
So, you know, a system that's 10 years old can very easily lose four SEER out
of what could be possibly a 10 or 14 SEER rated equipment.
So there's only so much you can do with those older systems.
We try to the best that we can do to take care of that homeowner.
Um, but at the end of the day, you know, we're, we're there to serve them.
(10:55):
We're there to pass on the blessing and, and to give them, uh,
uh, a horizon, if you will, on, on the outcome that they can receive after doing business with us.
Yeah. You can't afford to lose four seer out of a total of 14.
It's just too much. Right. And, and so, you know, I was thinking about old cars,
you might see an antique car refurbished and I guess you can do the same thing
(11:17):
with air conditioning systems, which means you would strip it all the way down.
You would clean all the metal.
You might have to put some metal back on it. You might have to coat it in things
because, you know, you can see a nice like 1957 Vette on the road.
Well, trust me, that Vette's been rebuilt piece by piece and it cost a fortune to do it.
It doesn't make any sense for you to take your air conditioning system apart
(11:38):
and rebuild it the same way it was in 2001.
You want one that's built in 2024. It just makes sense.
So for the people who say, look, I can't afford an air conditioning system,
what would you say to them?
Well, what I would say is let's take a look and see how much savings we can take advantage of.
We could possibly be paying the majority of what that monthly payment could look like.

So let's take a look at those options, see which one is the best fit,
and kind of move forward from there.

Let me guess, based on my experience, some of the things you're going to do.
You're You're going to come out.
You may turn off the main power to the air conditioning unit so you're safe,
and you're going to start looking at things.
You're going to check that fan, the blower fan right there on the system,
make sure that that is working properly.
It comes on when it needs to to pull the heat out of the system,
(33:23):
of the coils. You're going to check to see if the coils are dirty.
You're going to hook your equipment up, your meters, to make sure that everything's
running well in terms of is it running efficiently?
Are they low? on refrigerant. I mean, you're going to pop your head up into
the attic and take a look at the system there because there's two major parts of the system.
One is in the attic and one has to be outside.
(33:46):
What have I missed? What's a real obvious one besides the filters?
You touched a little bit on low refrigerant. One of the visual things that we look for is oil residue.
Just like a car that leaks oil on cement, on pavement, it's going to leave a
stain when a system is leaking refrigerant, it's going to leave an oil stain
(34:08):
in the general area where that leak is at.
So we also look for things like that to get ahead of what's going on there and
help out that homeowner.
So something else I do as a homeowner, and I would expect you to do the same
thing, is when you're in the attic, you're going to look at that pan.
It's often a metal pan that's underneath the air conditioning unit.
(34:32):
And that is designed to keep any moisture that is not going where it's supposed
to go out of your house, right? So not into the sheetrock.
Explain what that pan is and what you're looking for to make sure that it's
doing its job right as an air conditioning system in terms of draining.
(34:53):
Yes. So that is called your emergency drain pan.
That should be bone dry
and your unit should be properly draining that also
has a particular tilt that is
supposed to allow the water to drain out of
it so we're looking at that at that as as well to make sure that it's it's set
(35:17):
up correctly for you because if not just like you said jim we'll experience
drywall damage and sometimes you know we have such great paint in our walls
that we don't know that it's even leaking.
So all that is very important to look at.
And if you have a leak, it won't be called drywall anymore. It'll be called wetwall.
(35:38):
And it will most likely be a wet ceiling, but it could also go down your wall as well, literally.
And so what we're talking about here is when the AC unit's working so hard,
especially in humid conditions, it is pulling moisture,
a fair amount of moisture, out of the air, onto the coils, and it's supposed to go out a drain.
(35:59):
Drain and often that drain will end up in a
bathroom or something just going into the waistline you don't
even know it's there most of the time it's often in in a bathroom somewhere
in the house then there is the backup and the backup is if for some reason those
drains are backed up or clogged or for some other reason it'll go into the pan
(36:20):
which isn't the end of the world,
if the pan is clean, not dirty, and the water can drain out at a good rate into.
The last resort, which will be usually a white, maybe another color,
PVC-type pipe, that's going to take the water out a different way,
(36:41):
often right through the attic and out an eave or something.
It'll just drip down the side of your house, but it's safer that way.
If you see water coming out of your roof or something and it's not raining or
out of the attic, you may have a problem.
But if that then isn't operating well, you really have a problem.
That's when you get the wet drywall.
(37:04):
Yeah, 100%. Another thing, too, when those units run and it is,
you know, every bit of 105 degrees outside.
And we have those thermostats cranked down, you know, anywhere between 70 to 75 degrees.
That unit can sweat in that attic yeah duck work can sweat and so uh it's another
(37:25):
thing to keep an eye on maybe it's a performance issue or it could be a design
issue from the duck thing so it's super important to to keep all that into account
when we're experiencing things of that nature,
If you notice that there's moisture or rust or some corrosion,
something that doesn't look right, something that looks like there may have
(37:48):
been water at some point in that pan,
contact David immediately because there shouldn't be.
And there may have been at some point, and that's fine. Maybe they rectified
the problem years prior.

How dirty that coil is outside, if your drain lines are plugged up,
(07:00):
if there's any electrical mechanical failure that's about to occur,
how clean the filter is, all of these different things that can make a huge
impact on how well that unit works for the homeowners.
It's really actually simple if you're an expert like David is because he knows
what to look for. and some of this stuff is stuff you could do yourself if you were trained to do it.
(07:28):
The coils need to be cleaned. Now, something that you really can't,
and that's possibly something you could do yourself, and you should make sure
the coils are not dirty because dirty coils are going to make things less efficient.
But something that David and his team do that you really can't do is when they
connect the meters to your system and they check things like refrigerant,
okay? That's something you just don't mess with.
(07:50):
And he'll be able to tell you a lot about the efficiency of the system because
you may have found over time that year after year, the system just isn't cooling
or dehumidifying as well as it did in previous years.
And it could be because your refrigerant's low, right?
That's right. You know, dirty filters can cause that.
(08:12):
A plugged up coil can cause that. If the ducting design is off and the unit's
been running very roughly in a short period time frame, that can cause some
imbalances in how well that unit works.
So a number of things. We like to look at every home uniquely,
making sure that we give our clients a wholesome approach so they can get the
(08:36):
results they're looking for and the service that they deserve.
An old air conditioning system can be maintained and operate almost as well
as it did 10, 15 years ago.
But one of the biggest differences is it's going to begin to fail here and there.
And the cost of replacing coils and motors and all kinds of different components is going to add up.
(09:03):
But something we haven't talked about yet today is the difference between a
15-year-old system and a new system today in terms of technology.
So a lot of people say, well, yeah, my system is 15 years old and it's got duct
tape everywhere and we're keeping it going and we have to put refrigerant in
every year because it leaks.
And OK, that's like an old car leaking oil.
(09:24):
New cars are more efficient. They get better mileage.
They're safer, right? So we tend to get rid of the old car after a number of
years. The same is true for air conditioning systems.
They're so much more efficient today. Multi-stage units, they're not just coming on and going off.
(09:45):
They come on and go off in a certain pattern. Can you talk about that?
Yeah. So in that pattern, Jim, what's going on is you have a fancier thermostat,
a little bit more state-of-the-art. It's grabbing the heat load that that thermostat is facing.
So it tells it, hey, I need to operate at 25% or 35%. And it keeps that utility
(10:09):
consumption low as it maintains the comfort in that household.
But, you know, Jim, another thing to add on to your analysis there with the
efficiency factor of the units.
Like, yeah, you know, we can spruce it up, get it as factory fresh as possible.
But the thing is, the metals will deteriorate over time.
The efficiency is just slowly deteriorating with that equipment.
(10:33):
So, you know, a system that's 10 years old can very easily lose four SEER out
of what could be possibly a 10 or 14 SEER rated equipment.
So there's only so much you can do with those older systems.
We try to the best that we can do to take care of that homeowner.
Um, but at the end of the day, you know, we're, we're there to serve them.
(10:55):
We're there to pass on the blessing and, and to give them, uh,
uh, a horizon, if you will, on, on the outcome that they can receive after doing business with us.
Yeah. You can't afford to lose four seer out of a total of 14.
It's just too much. Right. And, and so, you know, I was thinking about old cars,
you might see an antique car refurbished and I guess you can do the same thing
(11:17):
with air conditioning systems, which means you would strip it all the way down.
You would clean all the metal.
You might have to put some metal back on it. You might have to coat it in things
because, you know, you can see a nice like 1957 Vette on the road.
Well, trust me, that Vette's been rebuilt piece by piece and it cost a fortune to do it.
It doesn't make any sense for you to take your air conditioning system apart
(11:38):
and rebuild it the same way it was in 2001.
You want one that's built in 2024. It just makes sense.
So for the people who say, look, I can't afford an air conditioning system,
what would you say to them?
Well, what I would say is let's take a look and see how much savings we can take advantage of.
We could possibly be paying the majority of what that monthly payment could look like.

So let's take a look at those options, see which one is the best fit,
and kind of move forward from there.

Let me guess, based on my experience, some of the things you're going to do.
You're You're going to come out.
You may turn off the main power to the air conditioning unit so you're safe,
and you're going to start looking at things.
You're going to check that fan, the blower fan right there on the system,
make sure that that is working properly.
It comes on when it needs to to pull the heat out of the system,
(33:23):
of the coils. You're going to check to see if the coils are dirty.
You're going to hook your equipment up, your meters, to make sure that everything's
running well in terms of is it running efficiently?
Are they low? on refrigerant. I mean, you're going to pop your head up into
the attic and take a look at the system there because there's two major parts of the system.
One is in the attic and one has to be outside.
(33:46):
What have I missed? What's a real obvious one besides the filters?
You touched a little bit on low refrigerant. One of the visual things that we look for is oil residue.
Just like a car that leaks oil on cement, on pavement, it's going to leave a
stain when a system is leaking refrigerant, it's going to leave an oil stain
(34:08):
in the general area where that leak is at.
So we also look for things like that to get ahead of what's going on there and
help out that homeowner.
So something else I do as a homeowner, and I would expect you to do the same
thing, is when you're in the attic, you're going to look at that pan.
It's often a metal pan that's underneath the air conditioning unit.
(34:32):
And that is designed to keep any moisture that is not going where it's supposed
to go out of your house, right? So not into the sheetrock.
Explain what that pan is and what you're looking for to make sure that it's
doing its job right as an air conditioning system in terms of draining.
(34:53):
Yes. So that is called your emergency drain pan.
That should be bone dry
and your unit should be properly draining that also
has a particular tilt that is
supposed to allow the water to drain out of
it so we're looking at that at that as as well to make sure that it's it's set
(35:17):
up correctly for you because if not just like you said jim we'll experience
drywall damage and sometimes you know we have such great paint in our walls
that we don't know that it's even leaking.
So all that is very important to look at.
And if you have a leak, it won't be called drywall anymore. It'll be called wetwall.
(35:38):
And it will most likely be a wet ceiling, but it could also go down your wall as well, literally.
And so what we're talking about here is when the AC unit's working so hard,
especially in humid conditions, it is pulling moisture,
a fair amount of moisture, out of the air, onto the coils, and it's supposed to go out a drain.
(35:59):
Drain and often that drain will end up in a
bathroom or something just going into the waistline you don't
even know it's there most of the time it's often in in a bathroom somewhere
in the house then there is the backup and the backup is if for some reason those
drains are backed up or clogged or for some other reason it'll go into the pan
(36:20):
which isn't the end of the world,
if the pan is clean, not dirty, and the water can drain out at a good rate into.
The last resort, which will be usually a white, maybe another color,
PVC-type pipe, that's going to take the water out a different way,
(36:41):
often right through the attic and out an eave or something.
It'll just drip down the side of your house, but it's safer that way.
If you see water coming out of your roof or something and it's not raining or
out of the attic, you may have a problem.
But if that then isn't operating well, you really have a problem.
That's when you get the wet drywall.
(37:04):
Yeah, 100%. Another thing, too, when those units run and it is,
you know, every bit of 105 degrees outside.
And we have those thermostats cranked down, you know, anywhere between 70 to 75 degrees.
That unit can sweat in that attic yeah duck work can sweat and so uh it's another
(37:25):
thing to keep an eye on maybe it's a performance issue or it could be a design
issue from the duck thing so it's super important to to keep all that into account
when we're experiencing things of that nature,
If you notice that there's moisture or rust or some corrosion,
something that doesn't look right, something that looks like there may have
(37:48):
been water at some point in that pan,
contact David immediately because there shouldn't be.
And there may have been at some point, and that's fine. Maybe they rectified
the problem years prior.

You know, back in the day when we were using the old refrigerant R22,
those systems were different to our 410A units today.
And so, you know, airflow is critical. Design is critical.
Square footage is critical. And so what we do here at Horizon is a heat load
calculation to make sure that that system is doing what it's designed to do

fit for that house and that customer.
Yeah. We've said this before, too.
If you're planning on having a lot of company over, let's say you're having a party and it's August.
Could be almost any month here in Houston. Let's say it's August.
Pretty much the hottest month you're going to get in Houston.
July and August are the hottest months.
The house is designed for six people.
(45:42):
Decent-sized house. Designed for six people to be living, but you're going to
have 18 people, 20 people, 30 people.
I have a recommendation. Drop the AC thermostat down as low as you can and start
to refrigerate that house.
But don't expect it over hours to keep up with the body heat.
And that's just the way it is. There's nothing wrong with your air conditioning
(46:05):
system necessarily in that instance.
But you want to give it a head start by dropping it down as low as you can get
it, because when the body heat comes in with the ambient heat from outside,
you're going to run into a problem, aren't you? Oh, yeah.
100%. 100%. That system is doing everything that it can with the body heat,
(46:26):
the heat that is outside.
And if it's not in pristine shape, something's going to give. Yeah.
