new house is when you like step in and especially
before you start moving in, and you step in your
your new entry way to your glorious home, and you
say welcome home, and it goes welcome home, welcome home,
and echoes because there's nobody else in there, and you
got it all. Yeah, ring that doorbell and it just

goes throughout the entire place. Hi, you been great? Thanksgiving?
Oh that is I can't complain. It was good. It
was Packers one. I enjoyed that very very much. And
I'm really looking forward to a couple of matchups with
the Bears in the next few weeks. So yeah, it's
uh oh the tr Duncans, Yeah, I don't know where

they get those Yeah, it's pretty amazing what they're able
to find. And we've got a great show ahead as
we as we talk about buying a home in Wisconsin
during the winter months, and obviously there's some great, great
pros and there's some things also to think about when
it comes to buying a house in the winter system,
things to have on your radar. We'll talk with bad
about that in just a moment.

And the nice thing is is there's a second bath

reading about this, Uh it's got a backup generator. And
one of my neighbors has a backup generator, and I'm
always jealous, especially when the power comes. Yeah.

I've been considering for like ten years of getting one
of those and still haven't pulled the trigger. But this
one's someone else pulled the trigger for you. Yeah, so
you can just move right in.

Another thing about this that I really like is the
unfinished basement. There's there's something especially a ranch basement because
ranches have a bigger footprint, so the basements tend to
be bigger. And to go down into this unfinished like
open canvas excites me.

a newer home and it's and I know a lot
of things when folks are looking to finish basements, homes
that have built recently are perfect for doing just that exactly. Yeah,

the window, Matt comparing today with when we were sitting
in this studio a week ago. The scene has changed
a little bit, and I still we're still early enough
in the season where I don't hate the snow but

Right, Yeah, yeah, the grass has turned a lot more white.

Yes it has, Yes, it has. And winter is an
interesting time a year for real estate because there are
some really good opportunities and there's also some things that
you want to be aware of when it comes to
listing or buying a home in winter. And let's talk
a little bit about some of those, some of the
upsides and some of the things that folks don't always
think about when it comes to pros of buying a

house during a Wisconsin winter. And I guess the first
one is probably there's fewer folks out there meeting less competition.
Speaker 5 (04:45):
Yeah, a lot of people tend to hibernate, right, and
especially after you've eaten so much turkey, end up on
the couch and not doing showings.
Speaker 4 (04:53):
But so yeah, if you're if you're a buyer.
Speaker 5 (04:55):
In the winter market, obviously you're going to have less
competition out there, right. And you know the thing to
think about here is there's really no disadvantage to at
least shop over the winter. You don't have to pull
the trigger, right, But if you're shopping when no one
else is or less people are, then there's a better
chance that there's a really nice house out there that
(05:15):
maybe someone else didn't notice right away because there's fewer buyers.
So yeah, less competition in the winter, mut's kind of reduced.
Like bidding wars give you a little bit of negotiation power.
You know, most of the offers we're seeing coming through now,
have you know an inspection contingency And yeah, the last
one I saw actually had a raid on testing and contingency.

So yeah, there's there's different things that you can kind
of get through now that you weren't able to within
the last couple of years.
Speaker 1 (05:41):
Yeah. So and that's the cool thing too, is and
you mentioned whether you're looking necessarily to say or maybe
you're thinking later, let me have to buy today, per se.
But you never know what's out there. And if suddenly
you find that that perfect home, you know what, it
may maybe the time to do it right now. And
let's see, Oh, I've got kiddo's in school. What's a
couple of months of drive them and dropping them off
at school each day? And yeah, all good and all well,

and especially if you think about less competition, other things
out there also deals, deals and more deals. There's more
opportunity there in that area, is there, mat Yeah.
Speaker 5 (06:11):
I mean in every market you'll have motivated sellers. But
if you're if you're shopping in the window markets and
you've got someone that does need to move, they're a
bit more likely to you know, lower their price or
accept a lower price. You know, I've seen a lot
of buyers going in, you know, quite a bit below
asking price or less price, and and they're not scaring
(06:32):
off the sellers as much. So you know, you're you're
able to get some deals there and then come next spring,
you're going to be feeling great that you didn't you
didn't buy then because you're seeing the same sort of
house go for twenty thirty thousand dollars more.

you know, in the world we live and now you
order something from Amazon or wherever, sometimes it can be
delivered that very same day. We are not good about

waiting patients is not a virtue. You close on a
house or you get the deal done in a house
and you're all excited, but then you got to go
through the all the all the paperwork and all the processes,
and if there's a bunch of houses being sold that
particular week, it may take a couple of days to
get everything finalized. Transactions tend to move faster this time
(07:26):
of year just because there's less of.
Speaker 5 (07:27):
A workload, right, Yeah, yeah, that's true. And whether that's
you know, on the inspection side, the lending side, or
the appraisal side, with you know, less of volume going through,
you know, you tend to be able to get things
scheduled quickly. I was really surprising the last deal that
the appraisal got scheduled like that first week. You know,
when we're over the summer, sometimes it's three weeks out,

sometimes even more. So you can get the get the
deals done quicker. And I mean I know the lender
that we work with, Thompson Kine Wess, you know, he
can get deals done in ten twelve days.
Speaker 1 (08:00):
Yeah that is amazing, and yeah, that's uh, you know,
it's it's exciting that those I still spent twenty not
twenty years, ten years. I just remember, just like you know,
you've got this stuff going and then it's like that
was Tom Petty say, the waiting is the hardest party
like that, like you're you're ready and like I want
to just get it's like there's still a couple more things. So, yeah,
(08:20):
having those quicker transactions great, great to advantage this time
of year. And you mentioned things like inspections and other
things getting them in to have the house inspected. Also,
some things can be revealed in winter months that may
go unnoticed during summer months, aren't there.
Speaker 5 (08:35):
Yeah, And you know it goes both ways with inspections,
but during the winter months, things that they can notice
are going to be maybe some draftiness, right, you can
find out if the heating system is actually firing up
and working properly so you're not getting surprised by that
first cold snap, you know. And yeah, like sometimes you
can notice things like ice damming or poor insulation. There's

some inspectors that go through with a fleer gun f
l I right, Yeah, and that's the heat sensing ones
that have a display on them and you can actually
see kind of cold spots and things like that.

That's fun.
Speaker 1 (09:08):
Yeah, that is very cool. I've seen that. I've even
seen adapters for phones that you can clip on and
like the do the scan of.
Speaker 4 (09:16):
That's probably a temoo thing. I'm guessing.

It's made by good luck. Exactly well it worked, maybe
good luck with it. No, that is that is an
interesting perspective too, as we think about here in Wisconsin.
I you know, there's I don't know, maybe I'm different.
I could deal with the heat. It's if I'm cold
in the winter months, I'm miserable. So you having that
having that advantage when it comes to that that inspection

and that and heating furnaces are no joke. You definitely
uh if but it's ever had one that I had
an issue, you learn really quickly that maintenance and other
things is important. But also having a chance to actually
see it perform and know that it's performing well while
you're looking to buy. What a great what a great
option that is? As well. As we talked this morning

B A. And a lot of folks say, well, what
about buying a house in the winter months? A good thing,

bad thing? What do I need to know? There's some
great benefits to buying this time a year. And the
other thing as well is you think about what's out
there is the home availability is is pretty is pretty
darn good. And also we're talking about the furnaces before
and just kind of the overall performance at home. It
(11:06):
is really a good time to you get a chance
to kind of see other issues and also like like
think about snow removal and other things as well. It's like,
how does that all work right, Like where is like
the current owner where they you know, when they're having
their snow plowed? Are they plowing and they shoveling in?
Where's that snow all going? How does the makeup of
the neighborhood work? Some really really good stuff there. There
(11:28):
are some things so also when it comes to buying
in the winter that you definitely want to think about
and some considerations for that is you know, one is,
of course there's not as many houses out there, correct.
Speaker 5 (11:38):
Yeah, yeah, I mean it'll be limited inventory, you know,
to be honest, right now there is a lot of inventory,
surprising amount of homes that are still available. You know,
maybe come come January February timeframe, it might might be
even more limited.
Speaker 4 (11:53):
But right now is a good time to shop.
Speaker 5 (11:55):
But yeah, there's obviously the spring is when a lot
of people, you know, decide they want to list their house.
But there's a lot of homes that are still still
available from you know, when there was grass.
Speaker 4 (12:04):
Yeah showing is that something too?
Speaker 1 (12:06):
I know I look at the great great stuff up
at the at the website rock Wisconsin dot com and
I'll see the pictures and one of the things I
will notice is even in the It'll be the debt
of winter. And part of why I love going to
Rock Wisconsin is looking at those great photos. Is you
guys do a really good job of documenting seasonally what
what houses look like. Is because I think one of

the one of the things that can be difficult sometimes
snow covered lawn like, what does this yard feel like?
What does it look like? What's growing there? What's you know,
Having some good pictures and some other things really important
to help overcome that. And I know with the Rock Realty,
you guys really put a focus on making sure that
there's a variety of different, you know, seasonal photos of

the exterior of these homes.

Yeah, and a lot of that, of course depends on
the cellar and you know, best case scenario, the seller
is taking some nice summer photos that kind of show
all the annuals that came up at the perennials and
how it all looks because it's important. A lot of
people want to know what the what the yard is
going to look like, you know, come summer and and
not be surprised by maybe a jungle of perennials that

they had no idea was there.

Right, Yeah, do you have.
Speaker 1 (13:12):
People using Google street View at all. By the way,
is that that's something that you've heard from from prospective.
Speaker 5 (13:17):
That's always a good move, you know, to kind of
take a peek around, see what's around you.
Speaker 1 (13:21):
Yeah, my son and his buddy gotten an online argument
over a video game, and his buddy decided to blur
our house out on Google.
Speaker 3 (13:27):
Man.

Oh, well there you go.
Speaker 1 (13:28):
Yeah, learn lesson, learned there, kiddos, they like with that stuff.
Kids are great, are yes, yes, they are, Yes, they are.
I remember with our house when I when we bought it,
I like pulled in the driveway. It was winter and
I knew right away I absolutely loved it. One of
the things that that I I wasn't thinking about is
(13:52):
because the previous owner hadn't been there in a few months.
The driveway and things were plowed, but there was no
salt or anything. And I still remember, we're getting out
in our driveway. It's at an angle and just like
whoop's kind of slippery. Those type of conditions. Obviously, people
with mobility issues are people that just don't think before
they do. I throw myself and that grew. There can
be there can be issues with slippery conditions and other

stuff just maybe hampering some of your some of your
enjoyment when it comes to getting Yeah.
Speaker 5 (14:20):
Yeah, it's important, especially if someone's listing house that's vacant,
that they have that covered. You know that they because
when you're when you're away, you don't think about the
fact that, Tay, maybe I should have everything shoveld because
I can't tell you the number of showings we've gone
on where you know, if I hadn't wore boots, yeah,
just to get to the front door. So yeah, it's
it's important that's sellers are kind of aware of that
and have pre arrangements made just so that the showing

experience is something that's not a nightmare.
Speaker 1 (14:45):
You mentioned some of the that that listings that there's
quite a few houses out there are we seeing people?
I know that obviously. Ever since the advent of fuel
injection and other things, people seem to get like winter months.
And maybe it's just I'm getting old now, so I'm
a little more comfortable with things. It seems like people
are more active year round, Like I remember when I
(15:06):
was younger, like the idea of like going out and
doing like you would only go and do something on
a winter's day, is if you absolutely had to, is
you warm up that car, reathe in the car, because
you have to actually physically walk out and turn a
key and remember and do that stuff. It seems now
and I don't know if I'm conflating this or kind
of putting two and two together that don't actually get
(15:28):
us to four, but like it feels like people are
more active year round and whereas it used to be.
And maybe we're better with plowing and just better with
all wheel drive, but people just seem to be much
more willing to engage in things like looking at homes
and those type of things these days. And maybe maybe
in generation's previous.
Speaker 5 (15:45):
Yeah, I mean there are a lot more SUVs now, Yeah, incorrect, right,
So maybe that's part of it. Yeah, the majority of
the cars out there SUVs or some sort of modification
of an suv or a truck.
Speaker 4 (15:56):
So yeah, I would agree.
Speaker 5 (15:57):
And gosh, I see a lot of people that still
go on walk in the winter and I'm like, what
are you thinking?
Speaker 1 (16:03):
And with that are kids? A big factor in this
determination for some folks too, is saying you know what,
as much as as you know they're listening to us
talk this morning and going gosh, that is all great,
but the kiddos. Kiddos are definitely a consideration mid school year.
It could be something you're definitely gonna want to think
about here.
Speaker 5 (16:18):
Yeah, I would agree. And you know, bringing them on showings,
I mean that can be a little difficult, right, you know,
make sure they take off their shoes and their boots
in the front foyer so they're not trapener and everywhere.
That's important.

One of the nice things though is if kiddos are
in school, guess what, you can leave them at school
while you go look there you go. Then you got
to win, win, and all of that. So it's important,
as we talk with Matt Heiman of Rock Realty, have

in Madison on the west side. You had mentioned just like, oh,
it's a it's a ranch, so it's got it's got
a little extra room in the basement. So I'm looking
like looking at the pictures and the like, the idea

in my head was spacious. Until I saw the pictures.
I didn't realize this house has a huge unfinished like
it's massive.

Yeah, it definitely looks like, you know, a fun way
to kind of get creative. On the other hand, if
you know, let's say you have kids, then you know
you can put them down there with their little tricycles.
They can have races. I mean, you know that's I mean,
that's what I did when I was young.

But it's funny you say, because I guess adults were
always like, gosh, I can't wait to finish basements and
you know, get the basement. I remember as a kid,
the best houses you would go to your buddy with
the unfinished base you could you could get your roller blades.
Speaker 5 (18:09):
We used to pilot boxes so you could just ram
into it if you lost control.
Speaker 1 (18:13):
Oh, how perfect is And this home on Stargrass is
absolutely phenomenal. Again, the basement's got a lot of a
lot of opportunity. There three bedrooms, two baths, great price
point and it's uh and you look at the home overall,
it's it looks like they really did a nice job
by keeping it updated and really took good, good care
of it. I know that that area obviously a lot

of employees from EPIC and others. I mean, that's really
like a great part of town and Epic's been a
great factor here for Dane County and western side of Madison,
Verona and all those areas as well. Do we see
a lot of folks coming in from from that saying
you know what, Matt, I'd love to love to work
with you guys and take a look at whether it's
this house here on Stargrass or other homes.

I've got to guess, Yeah, I would I would say
there's I would say there's a radius, and there's definitely.
I mean, this one's going to be close to uh,
you know, the West Town Mall. It's gonna be yeah,
like you said, close to Epic.

Well, while we're talking about it's gonna be close to Costco.
Oh yeah, no, I mean every pretty looks Costco. But yeah,

the things we didn't mention is I believe there's a
bike path right there, you know.
