To see you and uh and we've got got a
really great conversation about fall home maintenance. And you know,
when it comes to that type of thing, you definitely
want to keep up this time of year on your
house because little things in the fall can turn into
big things in the winter, and nobody wants to deal
with them when it's bitterly, bitterly cold. And we'll talk
about some of the things you can do. But first
and foremost featured listing this week, Matt, it is a

no bathrooms. Most of the time you'd be like, oh,
that's a horrible, horrible listing. Why would you want a
listing with no bedrooms and no bathrooms. Well, this is
not a home. This is a piece of commercial property,
mixed use building to be specific. Let's talk about this
property in Fort Atkinson, right on Main Street too.

these these months where colder temperatures arrive, which means new

pieces of equipment start to become in demand, like specifically
a furnace for example. It's also a good time to
have not just your furnace, but since you're going to
be winding down with the central air, having an HVAC
person come out and take a look at that whole system.
Right now is probably a really good time to be
doing that, isn't it.

Yeah, Yeah, definitely kind of a timely subject here now
that we're finally getting a little cooler weather. And yeah,
the h HVAC systems looked at on a yearly basis,
and specifically the furnace. So last thing you want is
that really cold front to hit in your furnace isn't
heating and you're you're paying that emergency visit versus the

little one hundred and change it would have cost to
have an HVAC earlier. So having your furnace looked at,
you know, in fall.
Speaker 2 (04:52):
Compared to winters, it's a great choice.
Speaker 1 (04:53):
And that's one of those things too. I was surprised that,
you know, when we when we first bought our house,
and my wife is very diligent about having the people
in town come in and inspect our system. I was surprised.
That's a really affordable service call that just obviously if
they find something that may cost a little more, but
to have somebody just simply check to make sure everything's
working good, it's pretty affordable and can save you a

big headaches.
Speaker 3 (05:16):
Yeah, and on top of that, it's nice that a
lot of these guys, these contractors will have the furnace
filters on them at least the most common ones, so
more likely than not you're not having to make a
run out to the hardware store and you know, saving
a gas and parts there.
Speaker 1 (05:31):
So yeah, and replacing and cleaning ills filters really really important,
not just for the for make sure that your furness
is working, while it's also good for your overall health.
And speaking of cleaning filters and other things, this is
a task that I'm not a big fan of, but
I know what has to be done for really important reasons,
which is, got that dryer. You want to make sure
that those that those vents are clean and free of

free of lint and other things, don't you.
Speaker 2 (05:56):
Yeah, I mean obviously cleaning out the a little.
Speaker 3 (06:00):
Catch or at the top of the dryer is important,
but people kind of forget about the back end, right
And if you've got if you've got a dryer vent
that's got a lot of bends and turns, if it's
too long, I mean, that can really build up in
there really quickly. I mean, just imagine how much that
the lint trap catches and just think about what's getting
(06:21):
into the vent over the years, So getting that cleaned
out and making sure that there's a clear path for
that to get out of that out of the house
is important.
Speaker 2 (06:30):
Even check the exterior.
Speaker 3 (06:31):
The exterior exit of where that dryer event leads can
sometimes get clogged up as well, or you can get
rodents in there. So just checking all those things just
to make sure that you don't have a fire hazard
on your hands.
Speaker 1 (06:43):
You know. Real. Yeah, as you mentioned the rodents, is
you want to make sure. I know most of the
most of those vents have built in protection against them.
Rodents do like very warm places, and they will go
out of their way to find ways to either exploit
holes that are there or conveniently make their own.
Speaker 2 (07:01):
So yeah, fun, fun story.
Speaker 3 (07:02):
Two weeks ago, my internet went out and nobody else
in the block hit an issue, and so he went
outside and found out a rodent got into the electrical
box for the internet and ate through one of the wires.
So yeah, I'll watch out for them.
Speaker 1 (07:15):
Yeah, and they and this time of year they're looking
for those spots as well. I was saying, I don't
like doing the the dryer vent thing. One of the
things I do enjoy is I've got one of those,
one of those leaf blowers, the electric version, so I
can bring it in the house and I'll slide the
dryer out and I'll unscrew the little thing in the
back and i'll clip it on and.

Just so you know, that's fun.
Speaker 1 (07:35):
Yeah, anytime you get to play with and I don't
know if that's there's probably somebody somewhere going you don't
want to do that, and there's probably I don't know.

Good real I think I feel like I've seen some
TX on that like something. I think it's fine, Okay.
Speaker 1 (07:48):
Just keep rolling. So you definitely want to want to
do that. And obviously it makes your dryer work more efficiently,
it's cleaner, and there is there is a reduced chance
of other issues like fire, which you definitely don't want
to deal cat. We were talking earlier about about rodents
and little critters out there that are just looking for
ways in. Also just colder temperatures in general, you really

want to do a good, good inspection around the house
this time here. Make sure there's no cracks or gaps
or other openings, don't you.
Speaker 3 (08:16):
Yeah, I think that's important. You know, it's one of
those things you don't notice even in the fall. But
the minute we hit like blow zero temperatures, you're feeling
that leak in the front door, you know, on the
on the lower edge, let's say. And you know, adjusting
the doors is a good idea to to to make
sure that it's it's plumbing square.

You know, they do have those little kind.
Speaker 3 (08:36):
Of filler pieces you can get to, you know, online
right a local hardware store.
Speaker 2 (08:41):
To you know, cover up some of the gaps.
Speaker 3 (08:42):
But yeah, just taking a look everywhere from windows, doors, baseboard, ceiling, attic,
even electrical outlets and sometimes have a little bit of
a breeze that comes from so taking a look at
all of that is important, and you know, filling in
some insulation where needed, and just getting ahead of it.

for your home. Things to be looking out for. Matt
was talking about, of course, looking for gaps and cracks

and filling those things away. The other thing too is
and this can be this can be big if it's
if it's something that that you don't take care of,
which is your hoses in your outsidelawsets. You don't want
to just leave those on a tenant. Do you want
to take care of those? Get the hose off and
get those sealed up good, don't you?
Speaker 2 (09:39):
Yeah, you want to stow that hose.
Speaker 3 (09:40):
Yeah, So yeah, it's important to uh not only detach
the hose from the house, but also drain it out
because you know, as obviously as water freeze as it expands,
and the more water do you have in your hosees,
the more likely you are to get some cracks in
that hose. And then you know, as it comes to
to the house, you know, even the the bibs that
(10:03):
say they're you know, kind of freezer freeze proof, you'll
want to try to get that water shut off to
that outdoor hose bib just to be safe. I know
I previously had an issue with with that and where
a valve ended up, you know, going bad because because
that wasn't shut off.
Speaker 2 (10:22):
So it's important to do that.
Speaker 1 (10:23):
And with that too is you know, sometimes it'll just
be a little a little here a little there. Other
times those pipes can just burst and you'll see I've
seen video of basements literally filling with water and flooding
because of that stuff. And I know some homes have,
like the newer homes, a lot of times that that
fauted will actually reach quite a ways in, so it's
behind that frost line. Got an older home, there's probably
(10:45):
a valve on the inside of your basement that you
want to steal that stuff.
Speaker 3 (10:48):
Well, yeah, I've actually seen people will kind of wrap
the outside hose with with something too, just to give
it some more insulation.
Speaker 1 (10:54):
But yeah, we've got a weird sock thing that I
put over there, and it's got like a little bit
of it seems to.
Speaker 2 (10:59):
My year of the people that I've seen.
Speaker 1 (11:00):
Okay, yes, my wife and I I love her to death,
and I think thankful for to think about this stuff.
This that's like one of those like you think about
like fears that people have. One of hers is that nursing.
Speaker 3 (11:12):
Yes, I wake up at night it's yeah, exactly, I
don't want that.
Speaker 1 (11:17):
So we're gonna put stole that hose to by the way,

I mean, if possible, you know, we used to have
like a little playhouse in the backyard, we'd throw the
yard furniture in there, which is really convenient, right, but yeah,
if you have a shed, or if you have somehow
some remaining room in your garage, uh, throw the throw
the furniture in there, you know, if nothing else, get
the get the the seat pads and all that inside,
just because you know it sitting sitting snow on those

it really effects it, you know, just colors it just yeah,
flands it out.

It's not good, does not do well. And the other
thing too, We're talking earlier about rodents. If you leave
some of those cushions out, rodents, well they really like that.

I really like that stuff, so definitely want to take

Talking this week about fall maintenance. Some little things that
you can be doing right now that can really save
you headaches during those winter months. And there is Matt
as a as a as a homeowner that probably occasionally
(13:45):
gets sent out to do some work around the house
and those debta winter months, there is something extra miserable
about having to work in those cold temperatures, isn't there?
Speaker 3 (13:53):
Yeah, absolutely, yeah. I don't envy contractors that have to
work over the winter.
Speaker 1 (13:59):
It's as a tough gig. So you can save yourself
a lot of headache by taking care of some things
right now. Speak of things to take care of. Your
lawn is one of those things that as it's going
dormant for the season, there are things that that you
could be kind of touching up on to really make
sure comes springtime that that whole lawn really starts to pop,
aren't there.
Speaker 3 (14:18):
Yeah, I mean there are some fertilizers that are kind
of designed for fall winter that you can put on
there so that you know next spring when it comes back,
it comes back to life quickly. You know a lot
of people suggest, you know, putting down some seeding, you know,
to kind of overseed if they as they say. And
then you know, something we just recently did is just
(14:40):
had our lawn aerrated too, so getting it getting it
a little more spongy, a little more room for that
grass to grow, and you know, once that snow melts,
it kind of fills it in and makes it a
little more plush.
Speaker 1 (14:53):
Yeah, it's it's it's amazing for folks that have never
a rated their lawn once you I think, once you
start doing it, you're like, I don't know why we've
never done this before, because it's so many great benefits
to that and right now is a really good time
to be doing that. While you're looking down, take the
time to take a look up as well, because gutters
down spouts. You don't want to mess around with these
(15:13):
things during winter months either because a little bit of
a backup or a clog or any type of drainage
issue can cause some pretty significant problems, can't they.
Speaker 3 (15:21):
Yeah, I would say, you know, the biggest issues that
we see as realtors in real estate is during those
early spring months right where you have like a thaw
and then a freeze and a thaw and a freeze,
and so what you end up having there is frozen
ground with that's being rained on right, And if you
have any sort of backup in your gutters, frozen gutters
(15:43):
at all, that aren't allowing the water to exit away
from your house, then you can actually have some water
seepage into your basement over the foundation.
Speaker 2 (15:50):
It's never a good thing.
Speaker 1 (15:51):
We were talking earlier, yeah, about a basement flooding. And
one of the things that you learn is like what
a significant difference at getting the water away from your
house and even things like not just gutters and down spouts,
but even like landscaping and stuff. If it's if it's
draining the wrong way and.
Speaker 2 (16:08):
Slope towards the house here, you're in trouble.
Speaker 1 (16:10):
It's definitely something that you don't want to don't want
to be dealing with. And speaking of that, cleaning out
things like your window wells and other things we for
some reason, and I don't know what it is. In springtime,
our window wells and we've got the covers all from
but the toads love getting in there. So I like,
every every couple of days, I'll go out there and
free a bunch of toads. Now, part of me is like,
(16:30):
you should just leave them down there, right.
Speaker 3 (16:32):
So yeah, it's funny because my daughter will put ramps
for any animals that make it all there, right, and
so have this little ramp system. I'll look out the
window and what is going on there. It's like a
little circus. But we had issues with salamanders. Salamanders are
getting down there and apparently the oil that our screens
(16:52):
or window screen was made of was attractive to the salamonders.
They will eat through our screens. Oh no, yeah, really weird.
And it was a known ish. So we got free
metal screen replacements.
Speaker 1 (17:02):
Who would have That's amazing. It's quite the story. And
we were talking to about about gutters and those type
of things. Folks, if you're not comfortable on a ladder too,
that is a job that you want to call it.
And one of the things too, I've learned my doctor,
previous doctor had given me and I think a lot
of us have probably gotten the same lecture about obviously
(17:23):
cleaning gutters and other things is we're most injuries. I
think you may have even echoed this at one of
our programs as well. People don't think about this is
like you think, well, if you're going to get injured
on a ladder, it's cleaning a high gutter. It's oftentimes
people with like ranches or first floors where it's like, ah,
I can do this myself, and they kind of skip
some of the precautions that they should be taking and
ends up ends up hurting themselves quite badly.
Speaker 2 (17:44):
So you definitely want to be careful.
Speaker 3 (17:45):
Yah, Yeah, definitely. I mean at least twisting some ankles. Man,
you're not going not heading down two stories, but still
not gonna feel good.
Speaker 1 (17:53):
I'm not a golfer, by the way, but I'm gonna
ask you fall golf times. It's not a bad time
to be golfing.
Speaker 2 (17:56):
Is it.
Speaker 3 (17:57):
Yeah, it's nice, it's it's comfortable, but it's fair very
hard to find the ball.
Speaker 1 (18:01):
Yeah, it's going to make them leaves.

Yes, Oh, it's it's very frustrating.

For me. I always lose golf balls that's partially why Golfer.
It's not the leaves that fault there. Though, before we
wrap up this week, we started our conversation talking about
this great listing that Michael Collins has right on Main
Street and Forida Atkinson and Matt, I've got to be
completely honest with you. When I saw the listing, I
thought it was just the store the lower commerce. I
did not realize that is a huge benefit. This is

a This is a it's got a storefront business front
on the bottom and a rental unit on top, which
is long term rental. It's a really good deal for someone,
isn't it.

Yeah, it's It's definitely something that's got the cash flow potential.

Uh, you know, the lower level was remodeled, brand new bathroom,
brand new vinyl plank flooring, brand new carpet, brand new
hanging ceilings.

Uh.

You know, if you're interested in a storefront, that's fine.
If you're interested in an office space, it already has
two cubicles with electrical power wired in. It's already got
a comfort table and chairs, but you know they're obviously
those are kind of optional items. But hey, if you're
looking to have an office space, right on Main Street.
Eight thousand cars a day out in Fort Atkinson. It's

only listed at one hundred and forty nine thousand dollars.
And on top of that you got an upstairs tenant
pan probably half your mortgage.
