Of course, the most recent numbers coming in from the
month of February. We're going to break down some of
those numbers and get some understanding of what that all

means for perspective buyers and sellers. We'll get all of

feels that feels like I'm cheaping it right there, but
it is. I mean, you do, there's a there is

you know, the minute there's warm weather and Wisconsin, things
start changing.

I'm going to guess that like when it's in the seventies,
it's really busy, and then like the next day it'll
be in at the thirties or forties and it's back
to Is that is That's interesting.

How the phone kind of blows up when it gets
warm out and then it gets a little quieter.

It is pretty amazing. We're talking about obviously, when we
think real estate day to day is probably not something
you really want to it's it's literally when you're looking
to buy, it's a great time to do it. As

very nice to see what goes on. And you mentioned

Taking a look at some of the stats sold homes
in the market, let's start off with comparing Dane County
twenty twenty fourth to this twenty twenty five for the
month of February. Quite the uptick there.

Speaker 2 (08:18):
Yeah, no, it's a good thing. You know, there was
a kind of a lack of transactions for so long.
We're actually seeing a bit of an uptick year over year.
So in February there's two hundred and forty homes in
Dane County that were sold and that's up twenty four
percent compared to February of last year. And then in
Rock County there were one hundred homes sold and that's

up fifteen percent. So good to see those numbers.

Speaker 1 (08:43):
Dom which I'm guessing days on market, and that's another
one where it's staying fairly steady, especially in Dane County.
Rock County a little bit more, but still amazing. Things
are still moving fast, aren't Yeah, they're still moving fast.

Speaker 2 (08:57):
You know, we are still kind of below the balanced
market of having six months of inventory. However, you know,
some of the days on market have increased. Right in
Dane County there wasn't a big change. I think it
went from like forty four days on market to forty five,
so you know, we are sitting now at a month
and a half versus you know, close to a month

(09:19):
previously because there's just so much lack of inventory. But
in Rock County it really increased. It went up to
fifty one days on the market, so a thirty four
percent increase. So the good news is that you know,
homes are sitting a little longer and buyers have some
options even though we don't have a balance market yet.

Speaker 1 (09:36):
It's what's interesting about that you mentioned sitting a little
longer at fifty one days and not quite that balance market.
That is. I think sometimes people say, well, what's going
on there? Realistically, it's healthy, it's moving in, it's moving
in a great direction, but it is still and this
highlights the important that we're talking earlier about the website

with a good agent because fifty one days again, that
house on the market may not it may it may
seem like a while. Comparatively, that's quick.

Speaker 2 (10:08):
It's quick, and you know, you have to understand that.
You know, you get an offer accepted and then there's
still a process after that. So you're probably looking at
a good thirty days, but I mean, we can close
as little as ten days to be honest with the
lender we use and such like that. But in general,
you've got a probably another month's time or so after
accepted offer, so you know, you usually have to move

(10:29):
within the first week or two pretty quickly.

You know, I do a show with a with a
friend of mine that does does they build homes from
time to time, and they do a lot of remodeling
as well, and they'd like to do a lot of
a lot of the upfront stuff, the stuff that's maybe
less glamorous, kind of get everything squared away before construction begins.
It seems like with real estate, and I'm going to
ask you about this, getting stuff like you mentioned, like

(10:54):
financing other things and finding that perfect agent. It may
seem at the beginning like want to get out there
and start and start doing it, doing those things. If
you're in that in that position, doing those things earlier
seems to be very advantageous. So when you do find
that home that makes your heart flutter, you've got everything
in line, you can pounce and you're ready to go

(11:15):
like a cab.

Speaker 2 (11:15):
I mean, it's a it's a complicated process and it
is things are flying at you right.

Speaker 1 (11:20):
Yeah.

Speaker 2 (11:21):
So the more you can get locked down ahead of time,
the more confident you can feel and having the right
age and the more confident you can feel and having
the right lending partner that communicates well and having that
backing going into the house that is the.

Yeah, you're much more likely to have that success and
get the one that you want.

where we're standing as we look look into spring now
towards towards spring months with real estate listing numbers and
other other areas as well. Listings are are are a
mixed bag. Yeah, up and Dane and down and yeah, yeah.

Speaker 2 (12:15):
I thought that was interesting. And granted February is a
low volume, you know month. However, what we're seeing and
maybe this is correlated directly to the median price, but
you know, new listings that hit the market in Dane County,
we're actually up eight point five percent at four hundred
and seventy new listings, So that's good to see.

Dane County.

Speaker 2 (12:39):
Obviously there's a there was some tighter inventory there for
a long time, but surprisingly new listings in Rock County
edged down a bit at fourteen percent. So maybe maybe
those in Rock County are waiting for that slightly warmer weather.
But if you have if you have a house in
Rock County, I'm telling you what, Rock Realty is a
pretty good.

Speaker 1 (12:59):
Match for Rock County. So would be happy to sell it, yes, yes, yeah.
And one of the things that I find kind of
surprising too about those about some of those numbers is
when you compare and Dane County is a amazing area,
it's a great you know, Dan County. There's a reason
why people, you know, Madison and the suburbs love it.

(13:19):
Rock County is an amazing community as well, Great county.
I was a little surprised, like I know that that
obviously houses are more affordable in Rock County. I was
pretty surprised when the breakdown of where that median price
is for houses in each of those markets. There's there's
a bit of a contrast there. Yeah.

Speaker 2 (13:38):
Yeah, for seventy three seven hundred in Dane County, and
this was last month, of course, but two thirty two
zero sixty, so two hundred thirty two thousand median sale price.
I think that's maybe a little a little low. Maybe
there is a few very small properties that sold, because
in general, if you want a three bedroom, two bath house,

(14:00):
you're you're still looking at the high two hundreds really
in like the Jains area. But you know, you get
down to Beloit, you really get some affordability.

Speaker 1 (14:07):
And there are some and people say Beloit Beloit is
there are some that was. Since we've lived in Rock County,
it's become quite the eye opener. There are some just beautiful, beautiful,
great areas in the in the Beloyd area for folks too.
Numbers sold to the uh, we're seeing obviously a ton
of activity on housing sales, aren't we.

Speaker 2 (14:30):
Yeah, yeah, we're seeing a pick up there. And I
just think that that's that's good. That's much more, much
more healthy market, right, you know, when there's not as
many transactions happening, you know, it doesn't mean that the
buyers are struggling out there because they obviously don't have
the inventory. And now that now that we're seeing more
homes kind of hit the market, we're seeing more of

(14:52):
a leveling out of you know, that months of supply,
you know, just to give you an idea where we're
at like two point eight months of supply and a
balanced market, it would be six months of supply, but
that was much tighter before.

time in finding that right person, is that sometimes a
challenge to find that that perfect person that's that's ready

to make that move.

Yeah, it's a really independent sort of job that takes
self motivation, right, so to find someone that's not only
a people person but detail oriented and then also is
willing to you know, work when you don't necessarily have
to because you don't have a boss looking over your shoulder.
So no, it's a very hard thing to find and
it's amazing when we do though.

Speaker 1 (16:41):
It really is that is interesting when you talk about
some of that independences is people. I think people love
that if but you've got to have really have that
that right mindset because I think for a lot of us, oh,
I would love not to have not to have a
boss telling me what to do sounds amazing. Yeah, and
then it's like, but having a boss kind of for

a lot of us as a motivating factor.

I like to say, you can have lunch whenever you want. However, yeah,
they say that, you know, I just want to have
you freedmo schedule. Well, your clients kind of dictate that
a little bit, to be honest.

Yeah, exactly, exactly if you are that type of person though,

done I think three trips to Mexico and one to Puntakana,

and I was doing some re reconnaissance for another Puntakona trip,
possibly this next February March.

How great is that again, if you are somebody looking
looking to maybe a career change, or maybe you've got
experience in real state, or maybe folks tell you you
know you are a people person, you are really good
at what you're doing. Maybe you want to step it

is going on in the market. What are what are
you seeing in the office, what are you know, what
are the agents coming back with? We're just kind of overalls.
We kind of broke down the statistics earlier. What's kind
of the real world application of that stuff.

Speaker 2 (19:40):
Yeah, you know, seeing stats is one thing, but boots
on the ground is always an everything, right, So it's
always interesting your December, January and February in real estate,
and it's it's always the slowest time of the year.
And I will say this has been our best start ever.
For those three months.

Speaker 1 (20:00):
Oh, very cool. That is awesome, And that has to
do with it. Again, I feel like there's gonna be
like work with Matt, work with Matt. But that is
part of I think sometimes people don't fully appreciate until
they're brought in. Is you guys have great tools and
great leads, and we talk about the website, we talk
about the radio show, and we talk about these things
that you're doing for your agents. You're really, as folks

(20:24):
at Rock Realty do, is you're really working to bring
people in. You're really working to bring listings, You're really
working to get those sales done. Is that is a
big that's a big, big deal in the industry, getting
the word out that you've got great you know, we're
going to talk about another featured listening. That's a huge,
huge thing. Yeah.

Speaker 2 (20:43):
Early on, we figured out the best way to help
our sellers, help our listings and get them sold for
the best price is to work with the most buyer clients. Right,
So we have three to four hundred new buyers coming
in every month to multiple different sources. You know, we
try to do that from multiple sources, whether they're live,
transferred leads or just people inquiring on the internet, and

(21:05):
that helps us get our listing sold for a good price.
It helps add competition, and it helps that we're kind
of cornering the buy side of the market as well.

Speaker 1 (21:15):
What about the U and these are It's something that
that is very apparent in real estate is the art
signs is I I know that you guys got a
really well done lowgo and realize saying do you get
people that that that's kind of their first introduction as
they drove by a house, saw one of your signs
out front and say, hey, I saw I saw a sign.
I want to see this house or we're looking to buy?

Speaker 2 (21:37):
Yeah, sure, yeah, that we'll get to calls directly off
the signs. We also have a name name Writers for
our agents, but lately for those top performing agents, we've
been actually making custom signs for them as well, so
that has their their big smiling face and their contact
information so then they get direct calls.

Oh that is really really cool. And as we as
we talk about, you know, working with an agent and
we talk about finding the right agent, that website Wisconsin

know your perspective buyer's agent a huge, huge tool for

we go through all these numbers and just kind of
where we stand, I do sometimes worry that people think
of like, I see these numbers and maybe they're saying,
I don't what does that mean. The great thing is
when you start working with an agent, they will guide you.
A lot of this stuff is stuff that's going on
in the background. Ultimately, all that matters is you find
the perfect house or your house gets the asking price

(22:37):
that you're looking for. And that's really what your agents
do is they they make sure that the client you
are are there to get that to get that job done.
So regardless of markets and we'll obviously it's knowing where
things are is important, but the reality is working with
a great agent, working with a great lender, working with
you know, if you're listing your house, working with a
great agent on that side, that makes all that's really

(22:59):
the most and quite possibly the only factor that really
matters here an ultimate satisfaction and success.

Speaker 2 (23:05):
Yeah, yeah, I mean, certainly there's some value online to
seeing the metrics that these websites are pulling together for
you know how much of the house is worth, right,
but all of the things that go into that, whether
or not it's comparing the recently sold to the condition
of the house, the age of the mechanicals, you know
how much it's going to cost, your model, this kitchen.

(23:26):
All those things are input that a buyer agent can
put in there to make sure that you're getting the
house at the right price.

So it's it's awesome that this this is it's a

It's awesome that has three bedrooms and two baths and
also as the two car garage. It's just the perfect
little starter home and it's just a great location. Cottage
grows amazing.

Mentioned two baths to three bedrooms. Is that kind of
the gold standard right now? Is really what people are
I mean, I think of like that that wheelhouse, especially
starter homes, but homes in general. Really that seems to
be what a lot of people are looking for, isn't it.

Yeah, yeah, exactly, And you know the market kind of
tends to stay up where it's you know, the lower
end of the three bedroom, two bath can it can
still be the right price point for like first time
home buyers. So it's interesting over the years, how I've
seen that, you know, the first time home buyers can
still get into that, right But you know there's the
if you get to the four bedrooms and you know,

the three car garages at that point usually you know,
not always if you saved up enough money, but usually
it's a kind of a secon second home for someone.

What about with the benefits of living in a call
the Sack is and this house is and I always
wanted to say Saint John Cork because it is. It
is in a call to Sack, and that is. I
remember having friends growing up. We did not live on
a call to Sack. We lived on a very busy street,
so we weren't allowed near it. But the kids that
grew up, my friends that had lived on those little
call the Sacks, were blessed with.

The second house I grew up in was on a
call Sack, and I absolutely loved it. It's just it's
nice to be out there and not worried about the traffic.
Maybe throw one of those rolling.
