like again new maybe not the most glamorous, but the
reality is it does make a substantial difference on at home,

Yeah, It definitely makes a difference, and it actually can
affect your insurance as well. Really yeah, if you have
a much older roof, sometimes that can have an effect
on what you have to or can do with your
homeowners insurance.

I would think somebody that works in text preparation. You
would need. Like you look at those numbers. It's start
to doze off a little bit, but you gotta love it.

Don't coffee, it's all costee keeps me going.

How long have you been doing the real estate side?

Speaker 4 (04:15):
Twelve years. I've been with Rock Reality the whole time. Actually,
I was the first agent to sign on with Rock Reality.

Yeah, it's and that's it's so cool to see and
a little bit about you, Bethany, I see here you are.

Travel, love to travel when I can. Obviously winter is
a good time to travel. But I'm being a tax accountant.
I don't get much of that travel.

Love it.

We've been there several times. We were actually married on
the beach in Hawaii. So Maui, Hawaii is one of
my favorite spots.

What what set like?

What's that what obviously you've been there since since day one,
first employee, What's what's that been like for you?

Speaker 4 (05:05):
You know, it's a great team environment. Everybody's there to
help you and work together. I've I've had a great
experience with all of the agents that work there, and
and really just everybody's willing to help everybody else, and
it's it's just a great team environment.

Speaker 1 (05:19):
Let's talk then, too about you know, a little bit
of the internal is obviously a great team there. But
I've got to guess and it's certainly you know, we
talk about, you know, about working and accounting as.

Speaker 2 (05:28):
Well and that stuff. You've got to be a people person.

Speaker 1 (05:30):
I've got to guess you you probably really enjoy being
a real estate agent as well, don't you.

Speaker 4 (05:34):
Absolutely? You know, tying those two things together, knowing people's
finances and being able to help them on the real
estate side, understanding what they can really afford and doing
those things is you know, it's a good marriage between
the two careers.

Speaker 1 (05:47):
What made you decide to start doing real estate? Matt
he has that power over people, doesn't He's very influential.

Speaker 2 (05:56):
It does. That is it's it's got it.

Speaker 1 (05:59):
That's got to be so much fun though, as you
think about about having people and helping people and something
very tangible is is you know, going from whether it's
a house that maybe they've they've outgrown, kids, grow off,
grow up, go to college, start their own families, or
maybe a situation where they're ready for that move up,
or even even I'm gonna guess even more dramatic, that
first time home buyer. That's got to be amazingly rewarding.

(06:20):
Getting to know these families, getting to all these folks
and kind of working through a pretty significant life phase
with them and assisting them along the way.

Speaker 4 (06:27):
Absolutely, it's like an extension of your family, right they
become part of that group and you get to celebrate
with them after everything is said and done and see
the excitement on their face when they finally find that
right home.

Speaker 1 (06:38):
Oh how great is that? Speaking of finding that right home,
obviously you've got you've got some places listed. Is there
anythink that's standing out to you right now as far
as your listenings that you're like.

Speaker 4 (06:47):
So, I don't have any current listings myself. I'm working
with buyers right now, but Rock Reality's got some great
active listings out there that she sold all hers earlier
in the area during the tax season.

Speaker 1 (07:03):
Well, I talked about working with the buyers and what
that experience is like for you is is you know
I mentioned, you know, getting to know the families and
getting know the folks. Let's talk a little bit about
what that's like from your perspective.

Speaker 4 (07:14):
Sure, So, I mean it's a daunting thing, right looking
for a house right now and trying to find that
right spot. Interest rates are a little high, and affordability
sometimes is not quite there. So sometimes talking them off
a ledge on some of the things that they want
and having them kind of compromise on some of the
things and know that they can do other things to
finish it up.

Speaker 2 (07:35):
You know.

Speaker 1 (07:35):
One of the amazing things about this area is obviously
if you're in like the heart of Madison, there's there's
a premium that you're going to pay for that, right
if you're the convenience of the isthmus and that type
of thing. But if you step outside of Madison proper,
even if you're willing to Rock County Jefferson County, there
are some really, really amazing properties that are that are

(07:56):
very affordable for folks, and I think people sometimes and
especially if you if you know, if you're a younger
person looking for that first home, they'll see like the
stuff like in their neighborhood where their house or their
apartment is, and they're going, I don't know if I
can ever afford that. If they take the time to
talk with an agent and work with a good buyer's agent,
you can find them something. It might it might be,
you know, twenty minutes outside of town, but they're out there,

(08:16):
aren't they.

Speaker 4 (08:17):
They are. I actually have one under contract right now
that's in Jefferson County, h three bedroom, three bath, townhouse
style home and you could never find that price point
in Madison.

But real quick too, Matt, we mentioned in that last
segment that Bethany was your first hire. A little bit

about working at Rock Realty, and a little bit about
the I know you and Mike really work to form
a really really cohesive team at Rock Realty buyers agent sellers,
agents working with clients.

Speaker 2 (09:45):
It's really a high priority for you, isn't it.

Speaker 3 (09:47):
Yeah, Yeah, I would say that. You know, what we've
learned is you have to hire the right people to
have the right culture.

Speaker 2 (09:53):
Yeah.

Speaker 3 (09:54):
Right, And we've always hired good hearted, genuine people that
want to do right by the clients and I want
to help others. And that kind of correlates to a
team atmosphere then too, So they're not just out for themselves,
they're they're out for the team, out for their clients,
and it's a it's been a great close knit group.

Speaker 1 (10:12):
We talked to about Bethany, i'mnna ask you, is you
get a chance to go out on any of these
little excursions. I know once a year Matt likes to
likes to get out of town for a while, do
you guys it's usually.

Speaker 4 (10:22):
During tax season, so.

Speaker 1 (10:24):
She usually qualifies, But that doesn't chooses not the job man,
you guys bring back something nice though.

Speaker 3 (10:31):
You know, if she would do Texas when it's cold out,
we'd be Yeah, it would.

Speaker 2 (10:34):
Be all set.

Speaker 1 (10:34):
So a lot of the cool perks as we as
we talked this morning about Rock Realty and talk a
little bit more with Bethany Alexander about about her experience
and Bethany, we start this conversation, Uh, mentioning you work
in in tax preparation and a tax accountants been one
for twenty one years. The two worlds do intersect, don't they,
And specifically something called a one twenty one exclusion, which

(10:59):
against sounds very very it probably is technical, very technical,
but it is something that can be very useful for
folks when it comes to real estate. Let's talk a
little bit about merging those two worlds and what we're
talking about with that one twenty one exclusion.

Speaker 2 (11:14):
Yes.

Speaker 4 (11:15):
Yeah, So there's a lot of confusion sometimes with real estates,
and I think people think if they sell their home,
they have to invest that money into another property right
away in order to avoid paying capital gains tax. But
in reality, if you've owned your home for two or
owned your home and lived in it for two out
of five years, you can use this one twenty one

(11:36):
exclusion as long as you make less than two hundred
fifty thousand dollars as a single individual or five hundred
thousand dollars as a married couple. So it's a nice
way to you know, get that equity out of your
home and not have to reinvest it to actually reap
the rewards.

Speaker 1 (11:51):
Oh that's fascinat because I h I think a lot
of people are like, oh, we love to sell, but
that hit could just be substantial. So with that, I've
got to guess working obviously yourself, but working with other
agents as well. At Rock Realty, we talked a little
bit about that team approach. You're able to help other
agents as well kind of navigate through some of these
great opportunities and some of these great benefits.

Speaker 4 (12:14):
Absolutely, I've had many conversations with agents within Rock Reality
and as well as their clients just to help answer
these questions and make sure that they understand that, you know,
they can really sell their home and reap the rewards
without do.

Speaker 1 (12:27):
We see people using it as a strategy as well
as kind of an overall financial strategy. You think of
like your home and the equity that you can build
in a home having. You know, obviously its primary use
is a place to live, but we can't ignore the
financial implications of this asset that we're building and growing
over your simply by sleeping in it each night.

Speaker 2 (12:49):
Right correct well.

Speaker 4 (12:50):
In with interest rates in the market the way it's been,
you know, sometimes people buyers have to buy a home
that is less than what they're looking for, and they
can utilize the equity in their home, continue to sell
that home every two years. You can take this exclusion
and they can build up to eventually their dream home
and what they've been looking for.

Speaker 1 (13:07):
Other opportunities with rental properties as well, as we talk
about some of this stuff in some areas that that
folks need to be aware of.

Speaker 4 (13:12):
Absolutely. So you have an investment property, you have a
rental property, you can actually bring in the ten thirty
one exchange and defer capital gains tax on that into
the next property and build up to a bigger property.

Speaker 1 (13:26):
By the way, you just lit up when I said that,
I could see it like I knew I hit something there.

Speaker 2 (13:31):
A true accountant.

Speaker 3 (13:32):
Yeah, you got excited about ten thirty one.

Learning a little bit about Bethany, a little bit about
what it's like working at Rock Realty and working with
buyers and again, it's a great day. Been looking to
buy a home and looking to list your home and
looking to a combination of too. If you're looking for

bit earlier about some of your experiences. Are there like
a is there like a particular sale or a particular
situation that kind of stands out to you, like a
memorable experience you've had with clients who are just like, oh,
my goodness, this is just just the bee's knees has
worked out perfectly.

You know.

Speaker 4 (14:20):
I mean I've had experiences where we didn't actually get
an accepted offer and something fell through and then they
were able to actually come in and get the property
that they were kind of looking at and really wanting.
So you know, certain things like that, But every experience
is a memorable experience when I get to go through
it with these clients and celebrate with them at the
end of the day.

Speaker 1 (14:40):
You know, I have a couple of relatives that work
in home building, and like you drive around with them,
they're always like I worked on that.

Speaker 2 (14:45):
Is that the same thing for real estate agent?

Speaker 1 (14:46):
Like when you drive around you go, hey, I listed
that or I know the smiths that live there, and like,
is it like that for you as well?

Speaker 4 (14:54):
It is. It's it's surreal right when you drive by
and you know that you had a part in them
getting into that home or selling that home and moving
on to their next ideal place.

Speaker 1 (15:03):
What would you say to younger people that are that
are looking to get into get into real estate? Any
advice for them as far as what they should be
doing right now?

Speaker 4 (15:11):
You know it's scary, but also if you get the
right mentor and you work with the white group of people,
it can be such a rewarding experience. So I mean,
if it's something that you have interest in, I would
absolutely explore it.

Speaker 2 (15:23):
I met.

Speaker 1 (15:23):
Do you get folks that will call the call the
office and say we liked maybe not today, but we're
looking to in the future becoming homeowners. What can we do?
Like do you does that really? Can that relate? Like
I think a lot of times I have this impression
of like, well, it's people calling and they're like, I
want to buy I've seen this house or this tyf
of thing. Do you get folks that are like very
proactive saying, you know what, maybe we don't have a

(15:45):
specific house or a specific date in mind, but it's
definitely something we want to start exploring early.

Speaker 2 (15:50):
Yeah.

Speaker 3 (15:51):
I just I just actually got an email like that
this week, and yeah, it was essentially, Hey, just wanted
to start looking into what it's going to take to
buy a house and just wanted to advice, and we
got one of our agents in touch of in touch
with them and also had that inquire. I get a
lot of inquiries actually from students or people just just
about looking to graduate that are thinking about getting into
real estate themselves. And we have a we have a

you know, people go on and take a look at
different interviews with our agents and just get an idea
what it's gonna take.

Oh, that's very very cool stuff. Mentioned that website, my

And one final thing toobouthony, but before we before we
get to this week's featured listening with working with folks,
you know, whether they're first time home buyers. But also
as we're talking a little bit about some of the
opportunities for move up buyers and folks building equity, that's
got to present some some unique There's obviously some great advantages,
but there's got to be some unique challenges in kind

of doing that listening to buy and and kind of
getting all the ducks in a row and obviously having
a place to put your stuff like with rocks listings
and Tso it's got to be great, but also like
the like the process itself, working with a professional and
working with somebody that's that does that day in and
day out. You think about the benefits to the to
the seller slash buyer. That's a great benefit too.

Isn't it.

Absolutely it is. And you know, just getting people in
with the right team and working with the right group
of people, you know, you can generally make things, make
things work pretty seamlessly.

you like start to notice like how beautifully detailed, like

the businesses are very charming, and you're like nothing, it
makes a perfect movie set. And I look at this
house and everything's very charming, very picturesque. Like there's no
detail that's overlooked. There's not just like a there's a
bland side to this home. Like every side and every
every service has a unique feature to it. It's an
absolutely beautiful home. The other thing that I as we

talk about the X exterior, the interior as well, what
a great thit open kitchen, open dining, and you mentioned.

The square footage. There's a little place for everybody in
here is.

Yeah, exactly, and I mean even has a three car garage,
you know, four bedrooms, so you have that ability to
have the office. I don't think I mentioned the list
