a great conversation I had about some of the trends
when it comes to uh real estate here in Dane County.
Also some really cool features about some if it's some
living places like golf courses, for example, which is interesting
because I look at this week's featured listing. Of course,

fifteen thirty Golf View Road, Unit B. I know these
these condos, and I know that the golf View isn't
just like like a way of jazzing up the name,
it's golf View because these are right on the golf course.
Let's talk about these these condos here, and this this

one in particular that Patrick is listing.

Yeah, I mean what we're going to talk about today is,
you know, price points and benefits of living on or
near the golf course. And well, this one's near TPC Wisconsin.
Nice course, very nice, yeah, and ironically enough an extremely affordable.

That surprised me the price under one hundred and seventy
seventy seventy.

This one's listed at two sixty nine, nine hundred, and
I mean that's one of those first floor ones too.

and you know it's usually the most desirable of condos
is having that first floor. Yeah, so you're not having

I have a friend that lives in one of them,
and I've had a chance to visit a few occasions,
and they're they're very well built. One thing that I
noticed right away, and you can see it in the
pictures as well, is I don't know what the ceiling
height is exactly, but when you walk into the rooms
of these buildings is they've seem very spacious. And then
I was looking at the layout of this one in particular,

it does have plenty of space, thirteen hundred square feet,
there's two bedrooms, one and a half bath, all those
great great things, and again right on the golf course
and TPC Wisconsin obviously become becoming a huge annual event.

of living living on a golf course, I know for
a lot of folks that is a really for a
number of reasons, and I even as a non golfer,
I can see why live on a golf course is
a really really nice setup for There's a reason why
there's so these homes are so desirable, isn't it.

Absolutely, I mean obviously you can uh, you know, live
right near the golf course or you can actually have
your your backyard right on one of the holes, right,
And there's a lot of variables that go in there.
A lot of people are looking for that.

One of the things that's important to look at is
whether or not you're being hit into.

Yes, right, so typically people.

Like to be by the tea box, you know, behind
it so that they're not getting shanked into their windows
and having to replace windows. But you know, around the
green's pretty good. But yeah, having having the ability to
kind of people like the idea of being able to
just go out, go out their backyard and put some practice.

Yeah, so it reflects in the prices.

And you know, if you have a home on on
one one of the holes on a course versus just
across the street, it's a kind of a big difference.

It's and it's you think of you know, for folks
that get a chance to buy that property right on
the course. The other nice thing is sometimes you got
you have neighbors that aren't really good about upkeep. I'll
tell you this, if your neighbor's a golf course, they
are really quite often yes they do, and and it's
always a beautiful scenic view as well. I know, I
know there's communities here and we'll talk about some of

them that are really all built around golf courses where
whether you're right on the course or nearby, there seems
to be and correct me if I'm wrong, that a
slightly higher standard as well, if you are and you know,
it's it's laid out like they have their own kind
of rules guides. But if you're looking for that type
of environment, there are some great, great uh communities here
(05:46):
in town that offer obviously access to the golf court,
but also kind of have a little kind of a
step up as far as overall expectations for residents of
an area.
Speaker 4 (05:55):
Yeah, I would say that some of the you know,
covenants and restrictions or the Architectural Building Committity Committee and
those subdivisions will have certain standards that are that are required.
I know that you know, like for instance, the golf
course in Stoton, that subdivision needs to have side entry garages,
so you have to actually enter around from the side.

It can't be just front facing and they there have
to be brick or stucco on the outside.

Yes, you know, it depends on the subdivision.

You know, in Golfing TBC before you know it wasn't
kind of an older original course and you can see
that there's a lot more random, sort of different types
of houses through there. So it just all depends on,
you know, if it was it was planned from.

looking for houses near a golf course. I feel like,
again I'm a non golfer. I feel like, and I'm
wondering if I'm typical or atypical on this. I feel
like it'd be a great like to me again, even
as a non golfer, just a great area to be
part of.

As being in one of those golf communities.
Speaker 4 (07:20):
Well, you know, I think there's people that still watch
golf on TV and don't golf. That's true, yeah, but
you know I would say that, you know, they're probably
the minority. I think the majority of people looking to
be on the course to also golf, but not always
the case. But it is nice to be able to,
you know, have that view behind you know, neighbors pretty
much and be able to kind of just watch people

take some chunks and maybe throw their clubs.

But yes, what about too, And you know, you think
about different not all courses, not all areas are the same.
There's there's different levels and of course there's you know,
I know for example, like in Manona, Madson my son
will do they'll do like a cross country meet out
on the golf court courses and that golf course is
right in the middle of an old, beautiful residential neighborhood.

And then you go to some of these newer developments.
I'm thinking one in particular, quite large one on the
north side of the lake, where the houses are all
very new and very uniform and kind of a very

golf course, around different types of golf courses right here
in the area, aren't there.

Yeah, yeah, And I think that you kind of have
to take a look at all the options and figure
out what's what's the right fit for you?

What what what's attracted to you.

Some people like the uniformity of having, you know, a
certain style of house, a certain size of house, you know,
certain expectation quality.

That also can lead to, you know, certain price points
that stay fairly stable because it's a it's a pretty
stable market since there are a lot of variations, you know.

I look at this week's featured listening, which is a condo?
Is that type of setup? And I see this is
obviously I'm not I'm not. You're a pro also not
only with real estate, but I know you're also a golfer.

Is this type not a pro?

There not a pro golfer, a semi pro rumor.

Is you were giving some of the guys a run
for their money at the big event is here. But
is that unique to have like a condo available on
a golf course or are we seeing more golf courses
provide condo living. I know, obviously we get a little
bit older, sometimes we want something that's a little more
you know, communal, a little more you know, condo is
perfect for those type of people. Do we are we

seeing more of those? Or is it still kind of
a unique thing here in Danell?
Speaker 4 (09:30):
I would say around area, don't see it a lot, Okay, right,
it'd be nice if there were more options for that.
I think there's definitely a market for Yeah, you know
these particular condos, the one that Pat listed, you know,
they're kind of off the course a touch, right, But
it would be most of the plans on you know,
newer you know additions. You know, they typically just have

the single residential lots, single residential homes. But hopefully we'll
get some more condos in the future.

That'd be great.
Speaker 1 (09:59):
Stock to morning with Matt and also Matt the other
thing too, about about living in some of these areas.

There is a little bit of prestige.

There's a little bit of a I'm gonna say it,
there's a little bit of bragging rights when you say
you live in some of these communities.

There for good reason.

And going back to when we were talking about some
of the you know, some of the guidelines and some
of the rules for for occupancy in these areas, there's
a reason why people will say, like, I live in
a particular input because it does it there is a
prestige that goes along with that.

Isn't Yeah, definitely, And it depends on the community. Some
of them are even you know, kind of gated, right yeah.
You know, for instance, you know your legs at Burg Mounts,
it's kind of portion that's gated and a portion.
Speaker 2 (10:37):
That's not right.

Yeah, And so you know, depending on what you're attracted
to and what what we prefer for a house and
the expectations, uh, you know. It also had a lot
to do with amenities, right. There's some courses that you
have a have a pool included, right when you when
you join the country club, you know, most of them
were going to have a clubhouse and have events and

you might be able to go there and play cards,
or you might be able to go play bingo. Right,
I mean there's there's there's a lifestyle that goes with
it as well, so that you have a social aspect
to it.

I think yeah, I think you think of places like
Bishop's Bay or like Hawks Landing, those like those are
very Those communities are very you know, they're very it's set.
I mean, there's a there. It is a definitive you
know when you're in that community. You know when you're
in that area, whether it's got to go through the
gates to get in or you know, hanging out at
the clubhouse for a birthday party or a get together.
It's some great great features as well. As we talked

Week about about golf course living, there's a couple of
reasons why there can be a bit of a premium
with living on or near a golf course. One of
them is there's a lot of golf courses, but there
is still a finite number of property available near these
golf courses. So it makes it quite competitive.
Speaker 2 (13:18):
Doesn't it. Yeah.
Speaker 4 (13:19):
Yeah, what you'll find is often people will will not
list their properties too often.
Speaker 3 (13:26):
Yeah, they will. Yeah, it'll be a.
Speaker 4 (13:29):
Sporadic that a listening comes on the market in a
certain area, so people tend to be waiting for that
specific golf course that they want to be on. And
if you have two or three buyers that have been waiting,
you know, it's pretty competitive. So it does keep keep
the prices pretty steady.
Speaker 1 (13:45):
Does that also with with different agents and different techniques.
I know, obviously at Rock Realty, you guys do a
lot of a lot of continuing education and training and
other things and understanding. You know, I think sometimes we
forget and I hear from people like to get into
real estate, and I'm like I don't know that you
understand like like what an agent actually like how complex
and being a real estate agent that job can be.
(14:07):
We think about like these kind of these micro neighborhoods,
I guess would be the best way to call it.
Understanding that market has got to be a specialty on
to itself. Understanding that very very specific type of property
and understanding how to get the most amount for it
when it's listed, but also finding those those opportunities for clients.
(14:28):
That's a real skill. That's that is something that that
does require a really really unique individual, doesn't it.
Speaker 3 (14:33):
Yeah, And when when you have.
Speaker 4 (14:35):
You know, an area that only has listings like let's
say every six months to a year, maybe even every
two years, before you have a new listing in that area,
it does. It does create some some difficulties that you
act have some skill for Number one, making sure that
you're aware when one gets listed on the market if
you have buyers for them, and making sure you have
(14:55):
a custom search in there so that you don't miss out. Yeah, right,
that's the right When it finally comes on the market
and then it get noticed, that's not good. And the
other is being able to value the property even though
there's not a ton of comparables, right, So if if
you've only got to one or two comparables and they're
over a two to three year span, you know, it's
(15:17):
very difficult and it's not something that Azilla is going
to be able to value for you generally.
Speaker 3 (15:21):

So you can you know, take those comparables, figure out
how the market's gone up or down since that last
one sold, and then compare it to your listing and
then come up with a price point. So yeah, it's
a it's a skill set for sure.

Is this something too for for potential buyers patients?
Speaker 4 (15:36):

It sounds like it is probably an important ad? I mean,
the reality is, I mean, I know your team at
Rock Realty do amazing things, but the reality is, you
don't build houses, you don't build new I mean, you're
you're at the mercy of the market out there, and
so I've got to guess if you're somebody, especially if
you are very specific about which course or which neighborhood,

patience is probably part of that game as well, isn't it.

You know, let's say something comes on the market that
isn't exactly your ideal home, but nothing has been getting
listed in that area.
Speaker 3 (16:06):
You know, as a buyer, you.
Speaker 4 (16:06):
Have to you have to make a decision if you're
going to sacrifice maybe the layout that you wanted just
to be in the location you wanted, or if you're
going to be like wait and see, maybe you'll get
lucky and something gets listed right after.
Speaker 3 (16:18):
But you know, it's a tough game two agents.
Speaker 1 (16:21):
I mean, are you guys able to kind of get
in a little bit with with some of these I know,
obviously we talk about some of the community organizations other things.
Are you able to kind of get in with some
of those folks kind of get like a heads up
of like, hey, so and so maybe listing or looking
for I mean, does that stuff go on?
Speaker 3 (16:35):
That's typically how in.
Speaker 4 (16:37):
In situations like this, whether it be on a lake
or on a golf course, that's typically how you hear
about it.
Speaker 3 (16:42):
The word on the mouth spread.
Speaker 4 (16:44):
Word of mouth spreads quickly because because there are so
few listings, if there's any whisper of something coming on
the market, it it doesn't tend to get around.
Speaker 1 (16:54):
Yeah, and you mentioned you know Lakefront two is is
that is it kind of a similar type market to
you know, I think for a lot of us, another
dream is to simply have that that house on the
lake and again a limited inventory on that. Is it like,
is it a similar type approach? Is similar type technique
where you really want to make sure you're working with
a quality agent and understand that that you know you're

gonna you're gonna want to be ready to act when
the opportunity comes comes available.
Speaker 4 (17:21):
Well, I think some you know, a misconception here is
that agents can only you know, go and show you
houses that are listed on the MLS. But if you
sign a buyer agency agreement so that you're hiring an
agent to work in you know, for you, they're actually
able to go and door knock, you know, they're able
to get down into the thick of it and find
something off market for you, which is is something that
(17:43):
people kind of skip over and don't really realize.
Speaker 2 (17:45):
Didn't even think about that.
Speaker 1 (17:46):
What about investigator this stuff too, I think of like
like an investment property. And again I don't know, obviously
you've got to understand the rules for all these different organizations.
But I think with you know, we've got places like
Epic and other big employers here that maybe bringing in
talent and management from around the country. If you're looking
to for some type of executive residents near on or

near a golf course, is probably pretty high on that.
Do we see folks saying, you know what, maybe this
might be something that that I'm looking at as an
investment opportunity.

It definitely could be.
Speaker 4 (18:18):
It all depends on what the condo rules are. Nohether
or not they're going to allow short term rentals and
things like that. You know, for instance, like this particular condo,
you're allowed to have pets, right and it's rarity. Yeah,
So you know, if you're if you're looking for kind
of that you know, allows pets, this would be the one.
If you're looking for a condo that allows short term rentals,
maybe it could be used as an executive rental.

Sure, that's that's really fascinating stuff.

on this is not this is a very very great
opportunity for somebody get a beautiful condo right near the
golf course. Uh for under two seventy That's a that's
a pretty great opportunity, pretty rare opportunity.

I think it's Yeah, I think it's very rare, and
you know it's it's a it's something that I mean,
who knows, maybe someone that's out of state couldn't even
own it and use it when they come up to
go golfing.

Yeah, that is for sure.

As we got kind of just kind of wrap up
this conversation on this particular condo as well, I was
looking at the mention. I looked the looks like they
put flooring in, and then I'm noticing over twenty thousand
dollars in improvements put in over the last last few
years as well. So it's definitely moving. Ready, good on that.

That's nice, totally spaced out.

They've got mobile storage units that they can drop off
in your driveway, you can load it up, they'll get
it out of there so you can take some nice
front pictures and then they'll bring it to your new
