It's good to talk to you. And we are going
to get a look at some market numbers. We'll take
a look at July the latest numbers out and see
kind of how the housing market is doing overall. Some
really good information, some great numbers contained within there. But
first off, this week's featured listening is a beautiful home
down in Janesville and located right at twenty nine nineteen Dartmouth.

(01:05):
Let's talk a little bit about this, about this listing,
Matt and I am seeing, and I know the kids
go wild for this and everybody does. I'm seeing quartz
countertops and tile backsplash, it's got it. It's gorgeous to
the entire house, but the kitchen is especially lovely.

Speaker 2 (01:23):
Yeah. Yeah, they definitely did a good job updating the house.
I really like the white cabinets. White cabins is kind
of a personal fave myself. But yeah, the course countertops
and the ceiling lighting. It's just a very attractive house.
Kind of a semi open concept main living area with

a bit of a dining room off the off the
side there. I think it's a really nice layout.

Speaker 1 (01:48):
It's a really nice layout, really nice looking home. And
you mentioned open concept and one of the things that
I like about this, and I've noticed a lot of
folks there was a brief time there were it was
like completely open concept, where like we don't want any
interior walls. This house and a lot of houses i've
been noticing maintained still so there's still some of that,

you know, you know, like where the kitchen is the
dining room and those type of areas, but it still
has that very open field, so it's not wallless, but
really minimized when it comes to some of those spaces.
The other thing that I noticed a lot of is
the flooring in this is that LVT that luxury vinyl
tile I do believe is what LVT stands for or

LVP excuse mean vinyl plank. It looks it looks really nice.
The pattern and the design that they chose for that
flooring really complements those cabinets and other spaces very well. Yeah.

Speaker 2 (02:43):
I agree, it's almost almost like a Brazilian hardwood look
to it, well, still being a luxury vinyl plank. Yeah.
It's a nice size house too. I mean you're sitting
on four bedrooms, two and a half bath and over
thirty three hundred square feet, so big place.

And did we touch on the garage size, which is
also a really nice feature.

Yeah, as far as the two car garage goes it
it looks quite big, more of a two point.

Five, yes, And people say, well, what do you do
with a point five? Well, you know what you can
do with a point five. You can put yourself a
rider in there. That's that you know what, and that's
I think I feel. I feel like for a lot
of us guys, that's literally going to be our answer
when our wife say what do we do with that?
And we're going to say, what can you do? We
can put all sorts of fun stuff in there. Yeah,

it's a really really nice property. As Matt mentioned, it
has four bedroom, two and a half bath, beautiful garage
located right in Janesville at twenty nine nineteen Dartmouth Drive
under five hundred thousand, four nine hundred. I can get

as real estate, we're seeing uh continual increase when it
comes to media and prices. That that's kind of a
that's been that's been a pretty common common thing, hasn't it. Yeah.

I think though it's a kind of leveling off, So
we're not getting those insane price increases. There's a slow
and steady increase. You know. I feel like it's it's
mirrored in a way. It's mirrored inflation, right, you know,
usually real estate stays a little bit ahead of inflation,
and that's kind of what we're seeing. And a year
over year, you know, we're still looking at a you know,

(04:51):
between a four and five percent price increase around the state.
As far as July last year versus July this year.

Speaker 1 (04:58):
It's interesting when you when you, oh, sorry about that, man,
I mean in rubble are you saying no? I was
gonna say, what's interesting?

Speaker 2 (05:06):
Yeah, yeah, it's a state wise, you know, the medium
price rose to about three hundred and thirty seven thousand dollars,
you know, this month versus last year.

Speaker 1 (05:17):
What's interesting about that too, is is one when people
sometimes they'll hear some of these numbers and they'll go, oh,
my goodness. You know, house prices keep going up and up.
They're supposed to write there. We we did see a
time there where it was it was too hot, too much,
too fast, but you should expect real estate and that's
part of what makes it such a such a great

(05:38):
opportunity and why it's today is a great day to
get started on this is you do want to see
not not extreme, not crazy, but you do want to
see which which is reflective in what we've seen recently,
which is a very gentle increase in values. Is I
don't I sometimes think people hear that stuff and they
think it's a bad thing. That's actually exactly correct me

(06:00):
if I'm wrong. How this is this in a really healthy,
strong market, That's exactly how things should work, right.

Speaker 2 (06:06):
Yeah, yeah, I agree. And you know, one way to
look at it is if the price of lumber and
drywall has gone up two percent over the last year,
it's going to cost that much more to build a
new a new home, right, and so kind of the
new supply pulls up the pre existing supply. Is kind
of how that market works. Where As as inflation continues,

(06:30):
you know, home prices or the ed inflation will steep
into real commodities, right, real real states is one of
those commodities, one of those tangible items, and uh, you
know it will naturally kind of keep up or stay
ahead of inflation because.

Speaker 1 (06:44):
Of that, Matt, what are we seeing as we talked
this morning with Matt Heytman of Rock Realty Online Rock
Wisconsin dot com, that's ro O c k Wisconsin dot com.
When we get into inventory, what are we seeing there?
Are we seeing more inventory less inventory remaining steady? What's
what's kind of the the take away there?

Speaker 2 (07:02):
Yeah, we've similar to last month, we had a bit
of a mixed results when it comes to both Dane
and Rock County, and I think I think this last
month it kind of reverse the other way. So in
Dane County the new listings year over year was almost
dead even right, didn't have a huge increase in new listings,

(07:23):
But in Rock County it was actually six percent more
new listings sitting the market. So inventory has definitely been
helping for months and months and years. Really we saw
inventory falling and now we've seen it actually rising and growing,
which is a which is a good thing.

Speaker 1 (07:40):
Matt. As we look at those numbers too, and you mentioned,
of course, kind of reflecting on what we saw last
month year over year compared with this month, do we
kind of see that we're you know, market's kind of
not a lot but it kind of like an ebb
and flow as far as like you know, you may
see one month where Jefferson County is is a little
hotter than Dane County, or one month where Dane County

(08:01):
is a little hotter than Rock County, but they all
kind of kind of balance themselves out. Like you just
kind of look at the trends overall, and it's like
the Dane County and the surrounding areas all seem to
and I could be off on this, but it seems
like they all kind of work in conjunction with one another,
where one will one will see significant growth, one may

(08:21):
be slower, and it just kind of kind of like
they're all almost working in tandem that way.

Speaker 2 (08:26):
Yeah, And you know, if you've average it out over
multi months, kind of as you mentioned, whether it's three months,
six months, or the full year, you'll see more consistency
between the numbers. But yeah, you know, for instance, I
believe last month, you know, we had a much larger
increase in days on the market down in Rock County

(08:49):
and percentage wise, and then this month it's actually a
larger increase in Dane County and in Dane County. If
you look at like last July or versus this July.
Most listings are staying on the market thirty three days
in Dane County, and you know that's up twenty seven percent, right,
twenty seven days in Rockcounty, which is only up six percent,

(09:12):
but because last month they had increased so much, it's
you know it averages out into there. They're staying pretty consistent.

Speaker 1 (09:18):
That's pretty it's pretty amazing and interesting to see. As well.

let's talk about the numbers of homes sold in both
Dane and Rock County year over year. What are we
seeing and when it break down and kind of break

(11:23):
down some of those numbers, Matt.

Speaker 2 (11:25):
Yeah, So in Dane County it is actually a drop
of about two percent. It's not a huge drop at all,
but four hundred and eighty six homes sold in Dane
County and in Rock County this last month it was
an increase of six percent, up to one hundred and
ninety three sold in Rock County. And again I think

(11:46):
those are kind of opposite from what they were last month.
So in general, I think home sales are increasing a touch, right.
We're getting some more affordability, good and more you know
listings in the market. Buyers were able to do a
bit more shopping before pulling the trigger, and as a result,

(12:07):
I think we're getting more sales out of it because
the inventory has been improving.

Speaker 1 (12:10):
What about when we look at the median price and
this is one of those areas too, which you know,
one of the things I like about chatting with you
each and every week, is whether we're talking about our
featured listing or listings in general. There's really something out
there for everybody, and I think when we look at
the median prices between Rock and Dane County, it really
highlights that that there are really great opportunities out there,

(12:32):
whether you're looking for somebody maybe a first time home
buy or kind of making that first step as a
move up, or if you're on the other end of
the spectrum, someone's saying, you know what, we've worked, we've saved,
We're ready to buy that dream home. There's really something
in any price range for anybody out there, isn't there?

Speaker 2 (12:49):
Yeah, definitely. You know, Dane County's average last month, it's
five hundred and five thousand dollars for a median price.
So yeah, I mean ten years ago we ever thought
the average right in county with been half a million dollars.
It's unreal. And Rock County was at just about two
hundred and seventy nine thousand dollars as a median price.

(13:10):
You know, people are you know, realizing that they have
to kind of you know, go to the surrounding areas
if they they want to get below let's say at
three hundred thousand dollars price point. You know, so we're
seeing we're seeing a lot of people going out to
Dodge or Columbia or Walworth or Jefferson or Rock Counties
and locating those houses that that fits their needs. And

(13:33):
you know a lot of people when they're when they're
working from home, they only have to go in the
office a few times and then drive is not it's
a little more bearable if it's only two to three
times a week versus five.

Speaker 1 (13:44):
And the other thing too, Matt is as you talk
about some of those some of those surrounding suburbs and
those areas not Madison has great schools, but also a
lot of these communities that surround Madison and Dane County
have phenomenal schools as well. So you think of folks
with with kiddos and other things saying, you know what,
and I know there's been a lot of research about

(14:05):
some of the intangible or things that people don't always
think about when it comes to home ownership. One of
the things is, you know, people people who own their
own homes with children, kids do better in schools. It's
weird to think about, but there's actually there's actually research
into that. And when you talk about some of those
surrounding areas, not only are they are they priced right,

(14:26):
but they've got great schools and great opportunities for folks
there as well.

Speaker 2 (14:31):
Yeah, no, I agree, and people are kind of searching
out those suburb communities with the good schools. I know,
Milton is one of the ones that comes to mind.
That's a pretty hot commodity here just outside of Jamesville
in Rock County. A lot of people are looking out
in that direction. And you know, as you mentioned, just
having a stable home, whether whether it's a rental or

(14:53):
or a home that you own, and having your kids
stay there and be accustomed to that one kind of
foundation supports and important so that they can concentrate on
other areas of their life.

Speaker 1 (15:04):
So yeah, and Matt, I was going to ask you
too about as we talk about finding those as are
breaking down some of the market numbers Dane and Rock County.
Looking at the month of July. We talked to about
some of the some of the variants and prices even
in market to market, county to county. It reinforces the
importance of working with it with a great agent. Somebody
that that you can connect with somebody that understands what

(15:26):
you're looking for, obviously wanting to know your budget, but
also you know, bringing things like kids, or are you
going to be working from home? Is this a job
where you commute each and every day or maybe once
a month or never at all. Those types of conversations,
those type of relationships, those are important to establish with
your agent, aren't they.

Speaker 2 (15:45):
Yeah? Yeah, And sitting down and actually having a long
conversation kind of describing your living situation, describing like what's
the true kind of wants and needs? Aren't helping to
prioritize you know, which which of those are important? Which
aren't right? You know that you know you're okay with remodeling,

(16:06):
so maybe it's better that we find something it needs
a little work, but it has that forced bedroom so
that you can work from home, right, versus you know,
finding that three bedroom that's all been redone and paying
a different price for that. So, you know, sitting down
and really discussing and getting getting down into the stick
of you know what's important. And sometimes sometimes people don't

(16:26):
even know truly what that is until they have that conversation.
They have an idea in their mind, but until they
sit down with an agent and actually walk through it
helps clarify things.

wrap up our market report and the market update for
the month of July. The newest number is available and
kind of breaking down all of this stuff. What I
find interesting too is they're talking about kind of breaking
down some of the numbers. You know, you provide with

(18:00):
folks that you work with kind of a broad overview
of markets. I've also seen some of your internal notes
and you guys really kind of kind of dig down
on this stuff. It is important as we talk about
real estate. One of the one of the very fascinating
aspects of it is just how really you've got to
be very specialized in your understanding of markets. There's you're

(18:22):
dealing with things like emotion, You're dealing with things like
varied inventory, different types of homes, different care taken for
the whole. You know, you can have two houses side
by side built the same year, they've experienced different families,
different lifestyles over the years. That that affects the cost.
But you're also dealing with markets that that can you know,
that can change, that do change. And we talk about

(18:44):
the importance of working with a good real estate agent.
It's a real specialty. And I know one of the
great things you guys provide at Rock Realty for your
agents is really well refined data and information and that
translate for buyers and sellers into getting the best price
and of course need you will leg up on the
competition when it comes to buying a home.

Speaker 2 (19:04):
Yeah, I mean, you know when we're talking about the
different counties and how that varies, well it also varies
depending on just kind of location within a county. I
thought it was interesting in the stats in July that
you know, the rural counties now have around six months
of inventory, which is considered a balanced market. Right, So

(19:28):
you know, if you want to take your time shopping
and be able to see multiple homes and you know,
maybe take a day or two to consider putting in
an offer, Well, if you look in in the more
rural areas, you'll have more of an opportunity to do
something like that versus something that's a little more urban.
They're they're sitting closer to about four months of inventory,
which is much better than what we are seeing, but

(19:50):
it will be a little more rushed atmosphere.

And as somebody who lives in a smaller city, I
see the micropolitan, which would be folks like like myself.
You got for four point three months, and that's not
a bad number to see either. And as we talked
