to be a huge game changer for a number of reasons.

are just kind of I'm not maybe not necessarily today,

but I've just kind of like to familiarize myself. It's
fun to like do those It's almost like the the
window looking stuff where you're like, how do they decorate

dream and think and say, hey, maybe that that might

people at lunchtime makes perfect sense, right, I say, we're
all closet, you know, home shoppers. We're always you know,

Yeah, I think that, you know, we're really concentrating on
people that wanted to do this full time, are already
doing it full time. There's a much pretty big time
commitment for real ters between the showings and building up
enough clientele base to earn a living. And so we
we uh, you know, we do a good job of
getting our agents just tons of live leads so that

they can fill their plates and have a bunch of
clients that are awesome and and work with them and
get to.

Get to a successful kind of a career level.

So that you know, it's a it's a it's a
new transition for him.

Sometimes and we talk about all the benefits of working

about real estate and the and the technology boom, and
obviously tech has effected all aspects of life, and real

estate is one of those areas I think where you
really see some of the some of the some of
the big changes. And Matt, let's talk a little bit
about before kind of break down specific areas, just kind
of an overview. And I know we've mentioned on the
show before, not only do you love real estate? Are
a tech guy yourself, aren't you?

Yeah, I tried to stay ahead of things. I mean,
my daughter calls me a boomer, but.
Speaker 5 (07:07):
Uh doing doing my best to stay stay ahead.

Of the things. Right.

So, you know, we initially, you know, made sure to
to source a good app for people to search, and
since then we've kind of been moving on and to
the next latest and greatest things, right you know, the
most recent thing, of course is your.

Your AI and integrating your AI.
Speaker 4 (07:31):
But you know there's there's other, you know, visually appealing
different technologies that we've gotten into as well, and we
can talk about those today.
Speaker 1 (07:39):
We'll get we'll get into all that stuff and we'll
start off with that AI thing as well. As AI
is not just I think for a lot of us,
you know, we hear, we hear the the horror stories,
which and that's that's reality. But if used properly and
if used professionally, AI is a really I I full disclosure,
I use AI a lot in my in my professional

like it is a great tool for everyone, and especially
with real estate as It's become a great, great option
for you, hasn't it.
Speaker 4 (08:07):
Yeah, it's been surprising how how many aspects of it
we've been able to use. A lot of it's been
in the kind of the management side, Right, We'll use
AI to help come up with.
Speaker 5 (08:18):
Ideas for this show.
Speaker 4 (08:20):
Yeah, well we'll use AI for putting together outlines and
things for when we're having meetings right where else I
we just started using AI to kind of you grade
agents calls and give them suggestions and how they could
be better in the future. Right, So we're definitely using
that a lot. And on the you know, the client
(08:40):
side of things, we've been using AI for a number
of years just to be able to chat with clients,
you know, if they have questions and such through the
website and things like that.
Speaker 1 (08:51):
One of the great things I found about AI is
it's able to bring in It used to be you know,
you have to google it all the time, like, oh
this this little aspect AI can it does all of
that in the background, gives you all that information. It's
also really good and we talk I know. One of
the things that you know, every month we break down
some of the market numbers. There's some big numbers. In
real estate, a lot of data, a lot of information.
(09:15):
AI does a really good job of compiling that information
and really helping with that. So when it comes to
things like home valuations and other things, it could be
a great tool to help you take some very large,
very complex math and really do all that heavy lifting,
can't it.
Speaker 5 (09:30):
Yeah, that's something we've.
Speaker 4 (09:31):
Just recently been integrating when we have a listing or
when we're considering having an agent consider putting an offer
in to try to get an idea of valuations. You know,
real estate agents have always been good at kind of
looking at the property and getting a feel for right,
you know, and that's something that is probably isn't doing
as well yet, right, which is the esthetics, you know,
(09:53):
the location right, things like that that kind of are
not necessarily metrics, but there's a lot to the day I
can do or you can you know, we've we've had
classes where were taught our agents how to you know,
take metrics into an Excel sheet, upload it to AI
and identify different trends that it's seeing and that's really neat.
So you can see market to market and zip code
(10:15):
to zip code different things that are happening so.

I think about to the you know, we talk about relationships,
we talk about that, you know, working with an agent,
and you know the importance of the human connection, and
that is something I know at Rock Realty, you guys
really focus in on is making sure that that your
agents are really committed to the people getting that stuff
done the great thing and I think that for folks
that don't always see the understand the full benefit of AI.
(10:39):
It allows agents to spend more time with people, spend
more time with those actual human connections while it's kind
of doing the stuff that let's be honest, we're talking
about big numbers and other things. I don't really want
to be worrying about.

AI has been. I'm sorry about that.

Yeah, I do the research, ye exactly, and let folks
focus more on folks be folks. Yeah, we got a Matt,

and other things. One of the things that did come

us to start using our computers and our smartphones a

little bit differently. And I know a lot of businesses
like retail did a lot of work to make their
websites more robust, things order from home, delivery, that type
of things.

Same deal with real estate.

I know, you guys did we have done in our
continue to continuing to improve that online experience because even
though we are obviously completely open, everybody's living their day
to day life just like normal, we did get a
bit spoiled and now we kind of expect that and
things like videos and virtual walkthroughs and really high quality photos.

That stuff has now become an expectation for the for
the industry, hasn't it.
Speaker 4 (12:17):
Yeah, yeah, a lot of it has. The virtual tours
was obviously a huge thing during the pandemic. You know,
we have a photographer that also is certified for you know,
Zillo Virtual Tours as well, so that you know when
when when you have that service, it'll show up on
Zillo and just have that you know, Zillo walk through
(12:37):
icon that you can go through and actually feel like
you're walking through the property. So it's really helped, you know,
buyers and real estate agents to kind of do a
little bit more research and just when they're going into
a showing, it's it's much more likely that they're going
to place an offer because they've done things like that.

Yeah, I just thought i'd share these things in case
you wanted to use them.

Is a pretty cool service where and you've probably seen
it where you can do a virtual tour by clicking
on different areas on a map in the house so
that it'll bring you to that location. Then you have
a three sixty degree view in that location, so then
you really get a feel for the house versus a
video walk through.

It's called matter Horn, So that's a that's a service
that you can you can pay for have done and
there'll be a website link that people are brought to
and they can walk through the house that way. And
Blonde Waterfall was a recent one that I came across,
you know, got snagged on my social media and it
got me Blonde Waterfall. It can take you know, high
res images and then create a video off of those.

It literally turns it into three D that image and
lets you kind of, you know, walk through the space
a bit in each video.

So it's pretty neat.

My mind's blonde is pretty neat.

So for ninety nine dollars, I feel like I supposed
to pay for ninety nine dollars, you can take your photos,
upload them and whatever photos they are.

And they can turn them into three D images.

So I don't know if that works for nature photos
or not, but there might be some other ways to
use that site.

then yes, I mean if it's a small little, you know,

do drone shots fairly often, especially if you want to
kind of see the surrounding areas.

I'll see, like when I drive drive down to Edgerton
where I get out into those like those wooded lots
and those things, I'll see the Rock Realty sign there.
So I'm guessing those are probably the ones that that
you're using on those where they're very very cool. Before

as we talk about a little bit about about the
technology that you guys are applying at Rock Realty, let's uh,

let's bring up and just kind of rap about that
augmented reality word and that type of thing. It kind
of ties in a bit with that virtual tour tour
stuff that we were talking about earlier, doesn't it.

Yeah, aug rendered reality.

I mean sometimes like on the I guess on the uh,
the short side, it would be taking photos and virtually
staging them.

They'll virtual stage, they'll do your little twilight photos, so
little tidbits, you know. But you know, as far as
augmented reality, I think that's probably the next big step,
and it might be a few years out, but I mean,
I could see a situation where you know, you're wearing

your your ray band, meta glasses, you're walking through the
house and it's pointing out different features within the house.

That would be pretty neat.

Someday we'll get there and you know, we'll have that stuff. First,
