the kind of nerdy about this stuff, and I mean
that the best way, not.

We're almost like stealth nerds, real nerds. There's something a
nerd would say. Yes, so we'll talk about some of
a great technology that's available in real estate. As a
matter of fact, looking at the website on the featured listing,
and I was kind of doing some aerial stuff because
we're all so like inundata with information, and the house
that's featured this week so new that when the last

time the Google camera flew over, uh set house wasn't
there yet. Yeah, this is a beautiful house at thirty
seven to fifteen tangle Wood in Janesville. Beautiful house for sale.
Lindsay's a listing agent on it. It's very new, Yeah,
it looks very nice.

Yeah, it's it was built in twenty twenty three. And boy,
there's a lot to like, a lot of features to
chat about. And you're looking at a four bedroom, three
bath house and over three thousand, five hundred square feet,
so that's a big house with a lot of space,

You know, not only is it new, but they really

like about it are the open concept, yes, stone fireplace,

about technology and obviously every walk of life can be
improved by technology, although sometimes some technology doesn't play nice,

it can make make us all miserable. One of the
cool things about what's out there with real estate and
what you guys are able to implement it Rock Realty
really really useful tools and like things like you know,
keeping in touch and kind of ways to to really
work with with folks you're working with CRM. Let's talk
(04:09):
about what that is. That's really an important tool for
kind of keeping everything conversations. Are things nicely organized, isn't it?
Speaker 2 (04:15):
Yeah, most businesses these days have a CRM. You know,
I think when we first started working there wasn't many
CRMs out there. But now now now that the internet
and we all have cell phones. You know, that's how
old we are. But yeah, Customer Relation Management System so
CRM allows us to you know, keep track of our
clients and adjust searches for them, make sure they're getting

the right properties that they need, make sure that we're
not forgetting about our clients.

You know.

So maybe someone said, hey, I'm not going to be
ready for a year, but it, you know, it keeps
it keeps that client in front of us so that
we can touch base and say, hey, you know, as
has life changed, are you ready to get out there
and take a peek around in someone else's house.

You think about that perspective, and I think two about
like the agents at Rock Realty, I mean, showing a
lot of homes and obviously working with a lot of
fantastic people, you really want to make sure that that
every every step is taken to make sure that that
everybody's on the same page and that everybody's that that
all expectations are being met.

And I know it really as we talked this week
about technology, obviously at the core of it all is
really solid humans and really great people that really love
what they do. But tools that are able to be
used to kind of help enhance those relationships and make
sure that all boxes that are checked are covered. Is
really really important, by the way, at A is it
at our et.

T at A T T A. Yeah, it's a kind
of a custom app that we have for our clients.
So the client side, they can download a home search
app similar to you know, your realtor dot com or
your Zillow app, but kind of like ours better.

Yeah.

Yeah, you can search via map. You can draw circles
around certain pockets of subdivisions that you that you want
to be notified of. The nice about it is, you
know you can communicate directly with your Rock Realty agent
through the app. You're not getting blown up by you know,
four or five outside agents just suddenly contacting you just
because you happen to click on something wrong on Zelo.

And you know the other nice thing is that as
soon as a house that meets your criteria comes up,
you get a push notification, right, so you can be
one of the first people through the door. And let's
say you're not quite sure what you want in now house,
so you've got three or four different save searches on
there you can do.

All that and it's a really convenient, really easy to download.

of the technology and some of the great tools that
are available in real estate and really helping with the

relationships and really helping with the process before we get
into some of these mobile apps. Mat I mentioned earlier
you like technology, and I think about you know, you
mentioned like cell phones and how connected we are. Now
that has become like just being available twenty four to
seven in some way, shape or form. I don't know
if we blame Amazon for this or what, but it
is now an expectation. Isn't it that like, if I

have a question and it's two in the morning, I
should be able to send a message to something. They're
probably not going to get back to me at two
in the morning, but at least get out there and say, hey,
I've got a question. That's really really become kind of
a necessity in real estate, hasn't.
Speaker 2 (07:47):
Yeah, I mean it's an expectation at this point. I
think that you know, it's interesting that it depends on
the field because we don't expect the bank to get
back to us on the weekends, right, But no, and
it's something that you know in realestate just have had
to adjust for, right because you know, there is expectation
that the answer is going to be quick and it
doesn't necessarily matter the time of day. So yeah, we'll

get text pretty late, and you know, sometimes you have
to set a bit of a boundary there. Yeah, like
I'd like to stop working at eight pm or something.
Speaker 1 (08:18):
Yes, my kids choir concert exactly. I was gonna ask too,
as we as we talk about technology, I mentioned the
website too, Rock Wisconsin dot com. When we talked about
that that great app you guys have at Rock Realty
as well. But that's also another thing too. For a
lot of folks you talk about some of the great
benefits of the app and other things, they're just perusing

sometimes right, Like they're like people would be surprised at
how often sales and other conversations are initiated simply by
somebody saying, I saw house online, I was on the app,
I was at the website, I saw this house. Maybe
I was kind of on the fence, but now I
really want to get going on that. Those those websites
and those apps are really useful to really you know,

I always encourage people spend a little time on them.
They're really useful to entice and really get people going like, hey,
this is actually I'm amazed what's out there? This house
would be perfect, those type of things.
Speaker 2 (09:11):
Yeah, I mean the last time that you know, we
went shopping for a house ourselves, my wife and I
is you know, we were probably looking for eighteen months
to twenty four months something like that before we actually
went on any showings. So yeah, I mean it's great
for browsing. What's really interesting is seeing in our database,
you know, just the number of days people have been
on there. Yes, you know, we have people that have

registered two thousand days ago, you know, and logged in
six hours ago. You know. So it's pretty neat because
you can just see you sit on there and browse
and you know, we're not here to pressure anybody. We know,
it takes a while to find a house. It's not
like you're out there buying a used car. So yeah, with.
Speaker 1 (09:50):
That too, is it kind of replaced? I know, obviously
yard signs and other things are still very useful, but
it has the internet kind of because it used to.
It feels like previously the internet look for houses by
driving around and has the internet and and like the
app and other things and just going to to rock
Wisconsin dot com. Is that really kind of changed the
dynamic of where people are first being introduced to.
Speaker 2 (10:10):
Yeah, it's it's definitely taken turn a bit. You know,
people seem to be a little more sure of what
they want by the time they go out on showings.
They're looking at the photos and they're just a little
more critical. There's positives and negatives. I mean, obviously the
house sign sometimes it can lead to someone that actually

wasn't in the market noticing the sign in the yard
and saying you know what, I've always wanted to live there,
but you know, for the most part, it's it's the neighbors.
I wonder how much they listed for.
Speaker 1 (10:43):
Normally with technology, have have buyers got kind of a
more serious buyer When you were mentioning about you know,
people just kind of curious. And now that with the
internet other tools being a little bit more focused on
what they're looking for, has it has it kind of
changed the overall kind of drive and motivation for for
home buyers.
Speaker 2 (11:03):
Yeah. I would say that if we're getting contacted by
a buyer, usually they're a little more off the fence,
like they're they're ready to make some sort of move, right.
The detrimental side to it is that if the pictures
aren't doing the listing justice, you're missing out on opportunities.
So I know that like the second to last house
(11:25):
that we bought, we almost didn't go see it, and
I said, hey, Matt, your real estate agent, remember you're
supposed to go look inside, right, and so so we
did that, and you know, once you looked past the
forest screen carpet and then and then the pink carpet
in the master bedroom series, it was an amazing listing
like it was an amazing house. So the minute we
replaced that carpet and painted the walls, let me tell
(11:47):
you we had something special. So we got a great deal.
So that's one of the that's one of the detrimental
parts of having all this available at your fingertips is
you're not actually going through and feeling the space out.

It's it's a great value as well as trusting your
agent when they say you've got to see this place,
trust me, I know what you're looking for in this

one thing to mention, you have a really great opportunity
for somebody that may be looking for retail space. Right
on the main drag and quite possibly one of the
coolest h suburban communities, Stoughton. You have an opportunity for
somebody that may be looking for some retail space.

Yeah, we do have a commercial space that became available.
It's right across from the opera house. You know, people
going to concerts would see the space right across the street.
We've had everything from you know, office office in there,
like an insurance company too, We've had a boutique. But yeah,
it's at three seven four East Main Street and it's

for rent and available now.

That opera house. By the way, I'm gonna give some
little kudos more to Stoughton. I don't know who does
their booking, but you'll see big names like I'll be
like there's a giant tour bus and you look on
the market and you're like, I know that person.
Speaker 2 (13:51):
That's like a it's been surprising. Yeah, who makes it
through there?
Speaker 1 (13:56):
Yeah? It is amazing And you could be uh, have
a little little commercial space right across if you're looking
set up a lease. Matt would love to talk with
you again right on the main drag right in Stoton
And as we talk about some of the really cool
things going on in real estate, and I think for
a lot of businesses, there's a lot of really cool
stuff in the tech technology world and things like I
(14:18):
think about a lot of contracts. You know, when you're
buying and selling home, a lot of paperwork. One of
the nice things is a lot of it's been digitized,
hasn't it. Yeah.
Speaker 2 (14:28):
Yeah, we do make it as easy as possible to
be a mobile agent because that's what you need to do.
Now you're going showing to showing and maybe switching clients
midday and going to more showing so to be able
to you know, on the move, be able to write offers,
you know, have the proper documents signed prior to going
through a showing. Those rules have changed as well. It's important.
(14:51):
So we've got signature tools, we've got the ability to
you know, schedule showings while on the go, and it's
been really helpful and uh, it makes things flow a
little more seamlessly.
Speaker 1 (15:03):
And Matt, it's twenty twenty five, so I would be
remiss if I didn't bring up two letters AI. Is
there is there a role for AI in in real estate?
Speaker 2 (15:10):
Yeah, definitely, and we you know, we use it throughout
you know, we're always discovering new ways to do that,
you know, the the late we're always we're always testing
out new technology. The latest thing I'm I'm testing at
the moment is a role playing over the phone with AI,
so our agents can actually call in and have a
conversation with AI and and try to do objection handling.
Speaker 1 (15:34):
Oh that's great.
Speaker 2 (15:35):
I mean there's even one where you're supposed to call
and speak to a seller about doing a price reduction.
So yeah, that's that's fun.
Speaker 1 (15:42):
I would love to hear those I have to call.
Speaker 2 (15:45):
Some of the numbers and it'll send you a grade

It is. Social media's a big deal. And obviously that Yeah,
there's so many platforms. Yeah, I mean, I just I
just think about all the platforms I'm on and just
in a single day. Yeah, it's kind of it's a lot.
It'd be nice if they can combine it all, but
that'd be a bit of a monopoly, I guess. But
there used to be years ago.
Speaker 1 (16:23):
There used to be like these really cool tools that
you could use that would like you do like a
social post and it would send out to all these
and I don't know if they're not out there or
maybe they're paid now, but I don't see them anymore
like it used. It's become a lot of a lot
of work.
Speaker 2 (16:36):
I do use one of those, you know, if anybody
wants to, you know, try it themselves. They you know,
run a business or something like that. It's called sendable,
So we've been using that for years. That'll send it
out to LinkedIn, Instagram, Facebook. It also send it out
to Google, your Google business page.
Speaker 1 (16:55):
Oh well that is really cool. Yeah, so social media
is a big thing. Obviously, we're we get to a
featured listing in a moment and revisit that. But that's
also a for for people that don't know what you
guys do at Rock Realty as far as getting the
word out about available properties and those type of things.
You guys really do go above and beyond. And one
of the big things that you guys do is is

radio and podcasts and get and get featured listings out
on those platforms as well.
Speaker 2 (17:21):
Yeah. Yeah, we we thought it would be neat to
do something that I don't think many, if any brokerages
are doing, and that's every new listing that we get
at Rock Realty will feature it on the radio, have
its own thirty second ad spot that gets broadcast across
multiple networks, the iHeart Network, UH radio stations like one
O four one one one five, ninety two to one,
(17:43):
what's ninety six three ninety six three Star Country? There
you go, and then also on podcasts streaming as well
as radio streaming on the iHeart.
Speaker 1 (17:52):
App, I always love all. I listened to a podcast
called Stuff You Should Know, which is a fantastic podcast,
and all of a sudden I'll be listening and go
to break and It'll be like Rock Realty has and I'm.
Speaker 2 (18:02):
Like, yeah, I know that.
Speaker 1 (18:04):
Yeah, I know exactly how those guys are. And then
one final thing on technology, and as you mentioned earlier,
you're testing new stuff you guys do at Rock Realty
work to be ahead of that, Like you're not playing
catch up, you're literally keeping ahead of this stuff. Yeah.
Speaker 2 (18:18):
Yeah, absolutely, We've been doing a lot of research just
as of late, trying some of the new things that
to incorporate AI. And it's pretty neat because you know,
it'll even take a look at your database and see,
you know, who's really getting more active and who maybe
you should reach out to and hey, it's been a
bit since you reached out to this previous client. So
it's nice to be able to stay in touch with
our clients like that.

That is awesome stuff. As we talked this morning with

you're there, you will check out a great house in

we talked about like it feels like we could have

We didn't get a chance then to talk about about
some of the other areas, like that backyard and I
know we touched on a little bit, but like that
gazebo in like that area. It's literally a very like
trying to think of like if if you were to
have somebody put together a list of like what is
your dream home, what are the things that it needs?

I'm trying to find something that would be on that
list that doesn't apply to this house. Literally, like and
I know it sounds cliche, but checks all literally checks
every single box. Yeah.

Yeah, And that back gazebos, I mean it's kind of
a in between either a gazebo and you know, pergola.
I'm not sure, but it's got the hard top so
you can literally be under there while it's drizzling er raining, right.
And then one thing we didn't mention was just steps
away in the backyard as a bike path too. You know,
you keep your bike in the back and or walk,
you know, or watch one of these physical things you

can do.

And you could also just sit there with a cocktail
and watch others.
