I'm doing well, Just getting excited for the Fall Parade,
you know, next week to get going now. The weather
doesn't feel like fall, but I hear it's changing so
it will feel more seasonal for the event. Yeah, we're
excited to host it.

Speaker 1 (00:40):
It looks like it's yeh, I'm gonna get a little
cooler next week, although although still a little I mean
even on the warmer side for the second where we're
not complaining.

It's just a little different, No, no complain.

I love that. I love that we've got a little
bit of time, you know, seven days before the parade
kicks off, which you know, typically you and I to
touch base a couple of days forehand, and I'm always
like boy, I hope everybody because there's just so much
and it's like like you just hope that people have
time to kind of put a plan together and says
we've got We've got time. Now. You guys have just
a ton of different sites and if you head on

things you guys have up on the on the website
is a plan book. For folks that want to kind
of put together their game plan for the week or
the weekends, they can they can just pick up that
that that book online and page through and kind of
put things together and as they like say, have a plan.

Oh absolutely. I think one of the things in the past,
a lot of people wait till their first day they
come to the parade site, they grab that plan book
and then they start planning. That's a little difficult, especially
with you know, this year's Fall Parade, we have eighteen
homes that are individually separated from each other, although they
are in some clusters in different communities. But this will

get people the opportunity to just look on their figure
out what's my game plan to go and see all
the amazing builders that we have as.

We go through all those you know, those different builders
and the different different areas throughout town, and as you mentioned,
of course, is a decentralized you guys have been doing
that for for a few years now, which is a
really really cool thing. So you've got different options in
different areas and different builders with you know, different landscapes,
different speed features, different areas, as as as we kind

of kind of prepare for the for the weekend against
starting one week from today, you look at some of
those different those different builders and those different sypes. It
really does and I think it's cool is not only
are are there a lot of different locations, the houses
are all truly unique and different. And that's something I've
really loved seeing in construction is there's a there's and

in a good way, less uniformity when it comes to
what new construction looks like. Yeah.

Speaker 2 (02:52):
Absolutely, I think we're blest with the fact that if
you go to a neighborhood, there's a lot of variety,
but neighborhood to neighborhood community communities, the variety is amazing
and just the opportunity to see different sizes of homes. No,
I know, in the spring, we talked about you know,
the our real big keyword catchphrase is like variety because

you got you get to see that variety of communities
of homes. But it's really true again with you know,
it'd be great to have every home right next to
each other, but then the homes start to look alike.
And the fact that we get to see eighteen amazing
homes across several different communities, you're gonna see variety again.
And you know, with a lot of our builders, they're

(03:37):
bringing in new products, and you know, the prey brings
new builders kind of to the lamelight too. We're able
to see, like even this parade, we have five builders
who haven't really done in the parade recently or it's
their first time ever. Another interesting factory of this one
is we're we have four homes in Stoton, which is

community that generally may have won. So it's an opportunity
to kind of see different areas of Dane County and
see what different communities have to offer.

Speaker 1 (04:08):
Rural, suburban, a little bit, a little bit of everything.
Gott Any lake Front, I've got a guess it's hard.
I mean here in Dane County, it's it's hard to
hard to avoid here around Madison. I know that there's
a there's a little bit of a little bit of
every type of property. And you mentioned Stoton for example.
What a what a cool for folks that haven't had
a chance to visit Stoughton. I will I will put

a plug in check out those homes and just check
out what what their downtown looks like. It is amazing
to see that, uh, Chad Lawler. Of course, with Madisonary
Builders Association, Chad will Will, the builders be on site
for folks that see some homes and are saying, you
know what, I really like the work that you do,
I like I like your style. Is there a chance
for folks to talk with with some of the builders.

Speaker 2 (04:51):
Absolutely. I think that's one of the benefits of the parade.
Not only do you get to see new product, new technology,
but you actually get to meet with the builders and
you're able to talk to them kind of see their craftsmanship.
But yeah, questions that you have please come. It's a
great opportunity to just ask the questions. You may not
be looking to build right away, or maybe not at all,

(05:12):
and you're just looking for new you know, remodeling project
in your current house or anything. It's really a great
opportunity just to learn more, get an idea what's out there,
and who can help you do that. I always, you know,
obviously no, I was going.

Speaker 1 (05:25):
To say, I always like to tell folks you don't
know what you don't know, and I'm just as as
guilty as the next, right. So, getting to see this stuff,
you may be like, oh, I kind of know this
that until you see it, you just you really don't.

Speaker 2 (05:36):
Know so absolutely. And you might think, oh, this new color,
you know, it looks great. You know, I think the
new color of the year is like a khaki color,
and I'd be, oh, I don't know about that, But
you see it in person, You're like, Okay, yeah, that's
different than I thought. And you're able to meet the
individuals who real to help design those things for you
and then bring that design to reality.

That's such a cool thing and of course a great opportunity,
whether you're looking to build or anything like that, or
maybe you're just looking for a great way to spend

but it's like everything, it's just better to get those
purchased online and do yourself a favor just by the

As we talked this morning with Chad Lawler with the
Madison Area Builders Association, what as far as like price
points and you know those type of areas. I mean,

(06:40):
I think sometimes people think, well, this is all for
like multi million dollar homes and other things. I was
looking at through the plan book and it looks like
and you would be able to confirm this, You've really
got a variety of different price points as well when
it comes to the featured homes. Yeah.

Speaker 2 (06:58):
Absolutely. I think with the scatter site allows that it
allows builders to build the product that they're working on,
versus everybody being the same neighborhood, same price point. We
have d R. Horton, which is a new builder to
the area. They're in Stoughton. They have a product that's
under five hundred thousand. They actually have a product that
starts under four hundred thousand real, which is almost unheard of,

and so they're going to have one of their homes
in the parade. And so you have that price point,
and we have other ones in the five six hundred
thousand range all the way up to multiple millions. So
depending on what you're looking for, the opportunities here and
to your point, you know, it's not just for really expensive,

(07:41):
multimillion dollar homes and I can't afford that. Well, there's
a lot of homes that are actually attainable, and so
I think that's that's what's kind of exciting, is it's
not just an unattainable dream. It's hey, this is something
I could actually own, and this is where my family
could be and you have opportunity to see.

Speaker 1 (08:00):
It for yourself' And that's such a cool perspective and
thought there too, Chad, is just you know, getting those
you know, actually being able to actionable things and actually
being able to do that stuff. I think the other
thing too that and and you would know this better
than anyone, but I think for a lot of folks
who may may encounter some of the stuff, maybe they're
not looking to build this year or next year, but

(08:21):
in the future if they are looking for build starting
that relationship earlier, or or maybe they're looking for you know,
maybe I'm not going to do a whole home, but
getting to know a builder and maybe somebody that that
I really like, their like their style of like the
kitchen area or something, and hey, maybe we could we
could bring them in to do some updating and remodeling
as well. There is there is obviously plenty of great
builders do those type of projects as well, isn't.

Speaker 2 (08:43):
There There is? And I think one thing is there's
there's probably you know a handful of homes that get
that get purchased and or come right after the parade.
So you usually attendees will come, they'll meet with builders
for one, two, even three years, they'll kind of create

(09:06):
that relationship, they'll follow what they've been building, and then
when they're ready to make the decision to build, then
they already have that ready. They know who they're kind
of like, who they want to work with, who they've
enjoyed talking to from the parade experience, and they have that.
But to your point, most of our builder members also
through remodeling projects. So even if it's one of the

things where you only want that powder room that you
saw with you know, this unique wallpaper. You know, they're
able to do that, or they work with the individuals
and trade partners that are able to help with that.
You know. With the Medisonary Builders Association, we have over
four hundred and fifteen members who work within the trades.
One hundred of them that are builder contractor members, but

(09:52):
the others are electricians, plumbers, title companies, and banks. So
there's there's a lot of opportunities to not only learn
about a builder, but also who are the other partners
that I'm going to be needing and working with and
need to create relationships with through a remodel project or
through a new home build.

Speaker 1 (10:11):
Such and such a vast you know, here in Dane
County we are blessed to have just a some really
just a vast array of very skilled people doing a
lot of a lot of very different projects, and you know,
the opportunity to get to meet them and get to
know them. And Chad the one final thing too, I
did want to ask about and kind of popped into
my head as we were talking. There is, you know,

(10:32):
for a lot of folks in their life, they may
build one or two homes. To me, that that always
seems like like that's the dream. Is like you get
to that point where you know you've lived in a
couple of homes that you know, just like everybody through
real estate bought, bought, sould those type of things. You
kind of got to feel ultimately for kind of what
you liked, what you didn't like, and would love to
sit down with a builder. But again, that's a new

(10:54):
experience for most people. Even folks who may have done
it before, it's probably been a while so they they've
done that, getting kind kind of reintroduced or introduced to
the new home side of things. What a great benefit
that as well for folks. I think people might be
quite surprised we talk about kind of that ultimate dream
of designing and building your home. It's much more attainable

(11:15):
than I think a lot of people realize, and they
won't know that until actually sitting down and learning about
about new homes.

Speaker 2 (11:22):
Absolutely, I think you know the way the housing prices
are currently in the Madison market, building new almost is
the same price as existing home for similar products, but
then it's brand new and it fits your style. You know,
it used to be where new home construction far was
far more expensive than you know just going down the

(11:45):
street and buying house for sale. Now those numbers have
really come closer together. And the more obviously the more
customization you put into at the more expensive the home
build can be. But the opportunity to build is right now.
The price point is not beyond what existing homes can be.
And really, when you're looking and you're frustrated about gone

(12:08):
and I've looked at sixty plus houses, I put five
offers and I still haven't got a home, and it
might not be one of your dreams, this is, you know,
building gives you the opportunity to find what you want,
build it, add your personality to it, and make it
your own, and it's going to be at a similar
potential price point depending on you know, what price point

(12:29):
you're looking at to build or buying ad So it's
a great opportunity and if you haven't considered it before,
I think it's something that everybody who is looking at
a new home should consider because even though it might
not seem attainable, it might be shockingly easier or more
attainable than you'd expect.
