it seems to be in Maybe it's just very good marketing.
It seems to be a little better choice than some
of the other stuff.

It's healthier. But yeah, anytime you see.

got a lot of really important stuff to talk about.
Keeping your energy up is important. As I look at
some of these numbers, it's busy, busy, uh, in the
world of real estate. So we're going to talk about
the market update, kind of look at the numbers from
Dane and Rock County. But first and foremost, of course,

so we talk with Matt Heyman of Rock Realty each
and every week we have a featured listing. This week,
we have a beautiful home on Chickaea Drive in Cambridge.
And you and I were talking about Cambridge before it
came on the air this morning. It's it we'll get
to because this house is just immaculately beautiful. But the
community itself is Cambridge is There's a lot of really

nice communities here around Dane County and in Rock County.
Cambridge is one of those standouts, isn't. It's a really
nice area.

Speaker 2 (01:41):
Yeah, I think so.

Speaker 3 (01:41):
I think it's another kind of secret gym bedroom community,
if you will. And you know, they've got just a
cute downtown and they also have you know, some a
lake out there too.

Speaker 1 (01:53):
Yeah. Yes, been a couple of years since I've been
out that way. But everybody I know that lives in
area absolutely loves it. And speaking of this week's featured listing,
this home is uh is deluxe. Did I count the
bedroom number correctly? Six bedrooms? Is that correct? Mat Yeah?

It is.

I mean if if you did just some slate modifications,
you could be up to seven in this place.

lot of options. You've got, you know, the option of

Anything your heart desires because you have enough rooms and yeah,
even even a finished lower level.

Looking at the pictures, does the car come with th house?
Did you see that we need to have the photos taking?

I noticed that?

I was like, well, hey, you wanted to display that
you could have your toys. So yeah, corvette and the

half baths, excuse me, and six bedrooms and this is
wood floors and it's a beautiful, beautiful home. Again, you

That's actually me this time, Matt.

Heiman, the agent up and coming in the industry. I
hear it quite well for theself. If you are looking,
it's a beautiful home. It's it's a four for you.
Look at the space and the size three hundred square
three hundred three thousand square feet, six bedroom, five hundred
and forty four. Now that's a yes, that's a good

I mean again, you mentioned the flexibility and versatility. That's
a really really nice nice home. Matt's telephon number six,

off our conversation mentioning the markets market. It's are busy,

(04:00):
busy as always, a lot of houses sold in a
lot of markets. Also, new listings are i'd say steady,
although it seems like Dane County much a little more
consistent than Rock. Am I reading that correctly?

Speaker 2 (04:14):
Yeah, there's been a little bit of tightening in the market.

Speaker 3 (04:17):
I'd say, right, you know, spring comes out, you have
a bunch of new listings, and then those new listings
get sold off pretty quickly.

Speaker 2 (04:24):
I think that's what we're seeing here.

Speaker 3 (04:25):
So yeah, we like to update everybody kind of on
a monthly basis as far as what the market's doing.
And for Dane County in May there were six hundred
and fifty one new listings and that was actually a
drop of three percent year over year, so we had
fewer listings hitting the market this year in Dane County
versus last year in May. And then in Rock County

(04:47):
here at two hundred and twenty three new listings and
that's actually a drop of eleven percent, so a little
more significant as far as new listings coming on the market.

Speaker 1 (04:55):
With that, it signifies to me, if you've been looking
to sell your home, list your home, it's a good
you start seeing those numbers, it's probably good time to
get off the fence and get that get that house
in the market, isn't it. Yeah.

Speaker 3 (05:06):
What's interesting is even though we have a fewer new listings,
we actually had an increase in both counties for actual
number of homes are homes sold right So we had
four hundred eighty nine homes sold in Dane County and
that was actually up eight percent compared to twenty twenty
four and one hundred and seventy four sold in Rock County,
which was up five percent. So it's kind of telling

(05:27):
me that we had a lot of new listings probably
in March in April compared to the year before, and
a lot of those got accepted offers right away.

Which is great news. It's a it's a really good

Median prices of home sold in Dane in Rock County

do we normally see that wide of a discrepancy between
the two markets. That that to me, and maybe it's
it's just dealing with numbers, but that seems to be
a pretty uh and it gives you some options for
sure if you're looking to buy, doesn't it.

Speaker 2 (06:10):
Yeah, it's interesting.

Speaker 3 (06:11):
You know, you see different monthly swings between the counties,
if you will.

Speaker 2 (06:16):
But Dan County is fairly steady.

Speaker 3 (06:19):
You know, for the most part, we've been seeing a
lot of three percent to six percent kind of increases
year over year. This last month, the median price of
a home sold was four hundred and ninety two thousand,
which was only up zero point four percent, So a
little bit of a leveling out in Dane County, which
is which is healthy, and it's good to see a
little more balance between buyers and sellers. In Rock County,

(06:42):
I think people are still out there looking for, you know,
some affordability. They had done to Rock County and that
medium price was two hundred and seventy six thousand dollars
and that was up six percent from last year, So
a little higher increase in Rock County. Still Stilleople heading
down that way, we'lling to travel the extra thirty thirty

(07:02):
five minutes, right, Yeah, maybe a little more, but just
to get that affordability.

Speaker 1 (07:07):
I always talk about that it's thirty minutes from my
front door to the and we're in Fitchburg, so we're
you know, kind of on the south side of Madison,
but not a not a bad drive, not a bad commute.
Some great options as well as you know, whether you're
looking Dane County, Rock County, some really nice stuff and
thinking about checking out home. May you're thinking of listing

buying and selling and listing homes, really great website you

your or you're buying, you have a great, great promotion
going on with totally spaced out, don't you.

Speaker 3 (07:53):
Yeah, totally spaced out as a mobile storage solution, right,
so they'll deliver either sixteen foot, twenty foot or twenty
four foot containers to your house, throw it in the
driveway or out on the road if you don't have
the room forward or they said they'd even put it
on the yard if you needed to. So I thought
that was interesting. Yeah, and take your time to fill

(08:14):
it up. On this Cambridge listing the seller took advantage
of that.

Speaker 1 (08:17):
Oh I bet they did, and probably need a couple
for that square footage.

Speaker 2 (08:20):
Yeah, I mean, and you want to keep it.

Speaker 3 (08:22):
You want to keep a house stage still, but you
don't want it to be cluttered, right, So they went
through and got rid of a few items and put
them in the trailer.

Speaker 2 (08:29):
And then they picked up the trailer.

Speaker 3 (08:30):
They store it down in Edguton during the listing period
and when they're ready to move, they're they're going to
bring it to the new house. So we've had some
great feedback, you know, we've had almost every single client
that we've we've there's taken advantage of this this free
promotion that we're doing. They've left reviews on Totally spaced
Out's website, on our website there, they've just been really happy.

(08:52):
So I think it's a great great partnership and a
great opportunity for people.

Speaker 1 (08:55):
You mentioned staging two and the importance role that it
plays and having this option is the ability to kind
of declutter spaces. I mean, we live in our houses
day to day, and you know we all accumulate stuff. Sure,
so it's a fact that having that that also that
option is not only as it is. I always think
about because I'm you know, I'm like everybody think about myself,
which is like, oh, it would be so great because

(09:16):
I can move leisurely and those kind of things. What
I often forget is it makes your house more appealing
and makes it more more likely to get you that
gets you what you're looking to get out of it.
It's a win win for you, isn't it.

Speaker 2 (09:28):
Yeah? Absolutely am.

Speaker 3 (09:29):
You know I usually tell clients that you know, don't
have this mobile storage option.

Speaker 2 (09:33):
That you know, people are a little more forgiving.

Speaker 3 (09:36):
Or you throw things in the garage, they're not expecting
that to be clean and uncluttered.

Speaker 2 (09:40):
But to have the ability to have your garage wide open,
it would be good.

Speaker 3 (09:43):
I know my family tells me I'm not allowed to
move again because.

Speaker 2 (09:46):
Of all that.

Speaker 1 (09:47):
We really yes, yes, that is a good thing. And
so if you are in that position, you can always,
of course work with Matt and the team at Rock

little leisurely and start to kind of get yourself out

through some of these market updates and some of these

market numbers year to date and and some of this stuff,
I do find like there were actually and this is
just an outliar, so it caught my attention, is there
are houses that sold for less than one hundred thousand
dollars and are those like, Okay, what is is that
like a foreclosure? What do we know? Like, how does
like a family transfer of property?

Speaker 3 (10:30):
Well, you know what's interesting is like there's almost price
points for everything depending on where that's true, right, and
I do believe these are these ones are statewide stats.

Speaker 2 (10:39):
Okay, so the majority of.

Speaker 3 (10:41):
Your homes are selling in the four to five hundred
thousand dollars range, which is what a lot of people
are seeing when they're searching online. You know, second highest
bracket is three hundred to four hundred. But yeah, there's
there's still some that are selling less and uh, you know,
I mean, heck, we've got to we've got to you know, a.

Speaker 2 (10:59):
Trailer for sale form thirty five thousand.

Speaker 3 (11:01):
I mean yeah, so you know everything from you know
a million or higher and you can.

Speaker 2 (11:06):
Still find some affordability. But uh, yeah, does that.

Speaker 1 (11:10):
When when we look at these numbers and just that
that it's it's interesting, it kind of makes that like
perfect Bell curve with the with the peak being that
four hundred to five hundred thousand dollars and then kind
of almost like the perfect traditional Bell curve? Is it
when you work with an agent, and I'm thinking specifically
if you're looking to buy, are there certain agents that
are maybe a little a little more experience or a

(11:32):
little bit more in the world of certain price points
like you mentioned for example, you got a got a
six thousand dollars or sixty thousand dollars trailer lot that
type of thing versus like a million dollar home. Is
it is that one of those things where you want
to really find that right agent for what you're looking for,
and in that in that realm, I.

Speaker 3 (11:50):
Think it can make a difference. You know, if you
have an agent that has worked at a certain price
level for you know, a certain amount of time. Yeah,
they'll have a through to a clientele basis that's right
for that price point. So I think I think there
is something to be said there. You know, a lot
of it has to do with just marketing as well.
You know, and whether a listings you know, a million

(12:12):
dollars or it's three hundred thousand dollars, if it's marketed well,
you'll you'll get a get a buyer client.

Speaker 1 (12:18):
And I know, and we've talked about what you guys
do at Rock Realty is the importance of marketing listings
is letting people know what's out there is Obviously you've
got a great website, you do the radio show, you've
got other other avenues. Really getting that exposure to your
home really does bring in great value, doesn't it. Yeah.

Speaker 3 (12:37):
You know, something that I've always kind of concentrated on
and building the marketing plan that we have is what
can we do above and beyond just listing it on
the MLS, right, And you know, for a number of
years now that we've we've done social media marketing where
we've putting paid ad dollars and you know, do a
geographic kind of ring around your property. What that's going

(12:57):
to do, It's going to get in front of people
that didn't know they were in the market. I don't
know how many times we bought something that we didn't
know we were actually in the market for, whether it's
a car or something else. And this puts the listing
in front of people that aren't on Zillow, aren't on
realtor dot com, right, and maybe they're telling their niece
or their nephew about this listing that they saw online.

Speaker 2 (13:16):
And you know that's important.

Speaker 3 (13:17):
I think that you know, you can get as large
of an organic and paid social media sphere to get
as many buyers as you can to a property.

Speaker 1 (13:25):
How did you hear from people? And I this is
something that goes on in the prebowl vehicles as we
drive around. My wife will say, if that house ever
goes up for sale, do you guys here people saying
we've kind of had our eye on this particular house
for a while, and yeah.

Speaker 2 (13:37):
Oh yeah, yeah.

Speaker 3 (13:38):
There are will definitely get inquiries from people that said,
you know, hey, this this is the one we've been
waiting for, We're only interested in this one, and we
finally get to go see.

Speaker 1 (13:48):
It really talk about finding the perfect agent there. You
want to want a great pairing for for sure. As

this morning for the month of May, the most at
numbers available, and we talked about the new listings number
sold medium price. We haven't talked about days on market.
That's is that that's right around what about a month
on the market right now.

Speaker 3 (15:12):
Yeah, I think it stayed pretty consistent year for the
past few months. I think days on market over the
winter increased a bit, right because everybody hunkers down, Yes,
all right, but currently we're looking at thirty days average
on the market in Dane County and that's actually down
six percent, and I know it jumped above thirty days
for a little bit there. So yeah, the market's pretty

(15:35):
hot there in Dane County, but even hotter in Rock County.
As we kind of mentioned earlier, you're sitting at thirty
four days in the market, which is down fifteen percent,
So I mean it looks like it's down a good
five days. So over the summer, everybody headed down I
ninety four and checked out Rock County.

Speaker 1 (15:52):
Because they did, Yes, they did. I was going to
ask you too about as we're getting into summer months
and we're into June, mid June already you mentioned, of
course we think about real estate. People do tend to
hunker down to be in the winter months. A lot
of activity going on as we speak, day in and
day out. It's a really important time think about listing
your home. It's a really important time to start that conversation.

(16:14):
And one of the ways I know at Rock Real
Teeth that we talked about staging and some of the
other things that you guys do. Photographer and pictures and
the photos that are shared on social media and other platforms.
They really do make a really big difference, don't they.

Speaker 2 (16:28):
No, they do.

Speaker 3 (16:28):
And you know, a photographer we've partnered with is very particular, right,
and that's what I love. He'll take his time going
through there, just making sure he's setting up everything right,
making sure the lighting's right, yeah, making sure he's capturing
everything everything in the yard, and like you are listing
here in the landscaping. I really love the landscaping photos
he did. So it's important to have a photographer that

(16:48):
you know, that cares and so yeah, we definitely found
the right partner there.

Speaker 1 (16:53):
And with that, and I talk about it's always fun
when you go to rock Wisconsin dot com again, even
if you're not looking, I love checking out the photos.
That's really where the where the payoff is is. You know,
you'll get people that will start scrolling through there and go,
you know what, I love this house. There's something about
this house that speaks to me. And it'll really it'll
really spur engagement and and maybe sales.

Speaker 2 (17:15):
Yeah.

Speaker 3 (17:16):
I mean, it's more important than ever to display the
property correctly.

Speaker 2 (17:20):
Right.

Speaker 3 (17:21):
So it used to be people would, you know, choose five, six,
seven properties to go see over a weekend. You know,
due to the fact that we have so many pictures
and so much information out there, people are able to
narrow it down a bit and they're seeing fewer homes
because they've already said, hey, you know, I have an
idea of what this other house looks like because of
all the photos or so to get as many people

(17:42):
through the front door, you really want to make sure
that you're putting your best product out there online.

Speaker 1 (17:46):
Our agent's pretty good at Rock. I know they're great
at Rock Realty? Are they good at at also kind
of identifying characteristics of what a potential buyer is looking for,
like as as somebody that that may be looking to
buy a home. I don't always know exactly what it
is I want, but I can I know what when
I see it is that like I think of, like
some of the great skills and that that may may

(18:06):
not be obvious or necessarily even quantifiable about a good agent.
That's got to be one of them, isn't it.

Speaker 3 (18:12):
Yeah, I think that, you know, one of the things
that's kind of missed is you know, the fact that
agents can assist in different things like you know, the neighborhood,
let's say, and and knowing you know, maybe that there's
a highway near there that that maybe, you know, maybe
suggesting a whole different town that they weren't thinking about.
I know one of my clients in the past thought

(18:34):
they were looking at Madison. They ended up on the
lake a little further south right, you know, because I suggested, Hey,
this this matches it, and uh and you.

Speaker 2 (18:42):
Also get the lake life out of it at the
same price. Right.

Speaker 3 (18:44):
So you know, a good agent will be able to
suggest things that might be outside of their box that
you know, their little their search parameters online might not
have identified.

Speaker 1 (18:53):
I know a really good agent. His name is Matt Heytman.
He's got a great featured list, sweet great house, chickenee
drw I've in Cambridge. We talked about some of the
features this house I did we didn't mention. It's got
a theater room.
