Joining us this morning is Chad Lawler. Chad is the
executive director with the Madison Area Builders Association. Chad, how
you doing this week?

I'm doing well. We're preparing for the seventy fifth parade
at Homes. Everything's looking great and hopefully the weather holds
out and everybody's able to get out this weekend.

And next I was checking the forecast. Yeah, looks like
you've got pretty much perfect weather for the Parade of
Homes as mentioned, of course, kicks off this weekend, runs
to this weekend the following weekend. The website Madison Parade

And of course, as you've heard, this is the seventy
fifth Parade of Homes here in Madison. And I know

you guys do one in the spring, one in the fall.
Of course, it's being the spring one. Let's talk a
little bit about the event overall. It's really a showcase
for our area builders, isn't it, Chad?

Speaker 2 (01:01):
It is. It's an opportunity for builders to show their craftsmanship,
but also to see for consumers to kind of see
what's trending, what new technologies out there, and really for
those who are not really the market to remodel or
to build right now, it's just a great opportunity to
get out see your communities, see what's out there, and
it's an enjoyable time. It really is a fun opportunity

(01:22):
and we have families for generations, but now over the
last seventy five years that have continued to make this
a staple of their June.

Speaker 1 (01:31):
It is you mentioned kind of a staple and annual tradation.
I know a lot of folks get in for it,
and again, whether they're in the market or not, it
is always really cool to see. One the craftsmanship, but
two you mentioned the trends and the designs and some
of the things that are becoming very popular. And of
course the Parade of Homes always features that. Let's talk
about some of the areas and locations of the Parade

(01:53):
of Home. I know it's been in the Prey of Homes.
I know it's been a number of years, but it's
kind of decentralized. There are certain areas that there are
more homes, but it's no longer just a single area.
You guys kind of spread this out. Let's talk a
little bit about how that works, and for folks that
are looking to get out either this weekend or next,
let's talk about how that process works with the scattered

(02:13):
parade of homes.

Speaker 2 (02:15):
Yeah, so we still do have two sites that have
clustered homes near each other within neighborhoods. But to provide
that variety of homes, variety of price points, we opened
it up several years ago to allow individual homes that
are kind of scattered around Dane County to be open
to the Parade of homes, and that provides us the

(02:36):
opportunity to have homes that are in Bell Farms in Middleton,
which are really focused on geo thermal and the environment,
and then also have homes in Verona in Wannaquy. You know,
you get that lake house, but then you also get
that advanced starter home opportunity that we wouldn't have been
able to put out to the public if we hadn't

(02:59):
made the switch.

Speaker 1 (03:00):
Let's talk in Chad. As we talked this morning with
Chad Lawler of Madison Area Builders Association, of course, previewing
the parade of homes kicks off this Friday, runs to
the weekend and then of course runs next weekend as well.

those you mentioned. There are a couple of locations that

are there's a higher concentration of the homes, the kind
of those that traditional and folks think of what the
Parade of Homes used to be, like those very specific
geographical areas. Let's talk about those two and then we'll
kind of expand on some of those outlying ones as well.
What are the main areas this year?

Speaker 2 (03:38):
Ched Yeah, so we have Killed Kenny Farms West, which
is a new addition to the kill Kenny Farms subdivision
in Wanaque that was has been a site several years
in the past. You know, as you think about the
seventy fifth, it's kind of like bringing back some of
what we've had in the past. So Kill Kenny Farms

(03:59):
West is a great opportunity for to see six to
seven different homes. It includes actually the first Saint Jude
home in the state of Wisconsin history. So it's shake
showcase home that Victory Homes of Wisconsin is entering into
the prey homes and will be sold in the proceeds
will actually go to Saint Jude. So kill Kenny Farms

(04:21):
is a great one in Wanakee. And then we also
have Windsor Gardens and it's again a new part of
the subdivision, a subdivision that's been in the prede in
the past, but we're going to get to promote and
show off a new area of that subdivision as well.

Speaker 1 (04:36):
That's in Windsor's and that's yeah, the main Wannakee Windsor.
And then of course you mentioned the scattered site homes
as well, and I touched on this. I think that's
important to mention as well. Is one of the great
things about about this setup is taking advantage of and
one of the great things I think what attracts many
of us to this area is the diversity of areas.

(04:56):
Is there are lakes, there's rivers, there's hills, there's farmland,
there's and really taking advantage of those different those different areas,
geographic areas, you guys really are able to really showcase
a lot of really really cool homes, aren't you. We are.

Speaker 2 (05:13):
And one of the reasons why we made the change
is we listened to consumers and they kept telling us, Hey,
we're seeing the same houses in the same areas, and
that's what's going to happen. If under the same covenants
and restrictions, the same price points, how does it start
to look like each other. So when you're in different communities,
be it Stoton, wannakeuy Verona, that's giving you that opportunity

(05:36):
to see different places and different homes. Builders are able
to promote and kind of showcase their biggest invest as
well as you know, the product that they can build
for any consumer. So it was a consumer request and
it's something that we thought long and hard about and
it really does add that variety and that opportunity to

(05:58):
see everything that's it's really on the market today.

It's a great way to spend a day or two.
I know a number of folks that'll spend multiple days
out and taking a look at the homes. You can

Chad, correct, yep. At the individual homes it's cash only,
and tickets are good too all ten days of the parade.
So it is ten straight days starting this Friday straight
through next Sunday. But if one ticket gets you into
every single house, doesn't matter which day.

Speaker 1 (06:41):
Oh excellent? Why for some reason Chad and I I
must be losing my mind. Ruslick as though, and that's
even better for folks. As we talk about great opportunity,
is it's you can check out, and especially with it
with some of those scattered options, is you can do
a day here, a day there. And now those tickets
what a great price as well. And again more information

thing too, as we wrap every year, I like to
kind of ask you a little bit about what you're
seeing in some of those trends. Is there is there
a trend that you particular and personally O particularly grabbing
your attention this season.

Speaker 2 (07:19):
Well, I think we've noticed that there's a trend for
kind of renewable energy and more sustainability in some of
the homes, and I think that was really highlighted in
the Bellfarms community and Gain Building Concepts is doing two
homes there that really kind of they're unique to our area,
and I think that's what we're seeing with a lot

(07:40):
of developments now and a lot of homes is uniqueness.
So while that development specifically is going to have a
lot of renewable, sustainable components, including geothermal, you see that
in a lot of the communities. They're being very intentional
about how they can differentiate themselves and provide that opportunity. Again,

(08:02):
variety is kind of that key word that we're seeing,
but it's really what the market is providing nowadays. There's
a variety of price points, there's a variety of options
and trends, and if it's something that you're looking for,
we can help you with the parade. The parraide's going
to get you that opportunity to get just a little
bit a sneak peak of all that variety and then

(08:25):
you can kind of grow from there.

It's also an opportunity to meet with some of the builders,
isn't it.

Speaker 2 (08:30):
Oh it is, And I think that's the part that
our builders love the most. Having the opportunity to meet
with consumers and even if you're not ready today for
a project, come talk to them learn about it. You know,
if you've always had those lingering questions of like, well,
what would it take? What are the first steps? This
is a great opportunity to learn about that information, but
learn about who you potentially might be working with. I

(08:52):
know our builders are more than happy to spend time
with you and talk about what it is and how
they can help you.
