Hey, I was gonna ask you before, and we've got
We've got a great conversation had We're gonna be talking
about investment proper and investments to make in your property,
to return on investment things, you know, the upgrades and
things you can do to improve the overall value of
your home. And of course got a future listing. But
I do want to ask you too about about that
online experience. I mean, for a lot of folks, that's

really where they're kind of getting on the on ramp
now for for looking at homes. Isn't it just going
to the website?

Yeah, Yeah, a lot of people are obviously searching through homes,
being a little more you know, focused on what they're
looking for before going through a house. So there's there's
you know, advantages and disadvantages of that.

The advantages is.

Uh, you know, for realtors and such, when you go
through a showing, you know that they're pretty serious, right, Yeah.
The disadvantages sometimes people buyers are limiting themselves and they
you know, they may not come across something that wasn't
on their radar if they aren't open to going and
seeing a few more homes than that are a little
outside of the criteria I think they want.

I do a show with a with a guy that
owns a remodeling business, and one of the things he
often talks about is there's obviously remodeling websites out there
about making use of those, not necessarily for a specific remodel,
but to kind of get an idea for folks tastes.
Can that help too, Like for people saying Okay, I
like this home or I like this area and kind

of almost putting together like a little portfolio of like
flagged houses that kind of give your agent an idea
of what it is you're you're looking at and what
you're looking for.

Yeah, I mean, if someone is open to the idea
of making improvements, it really opens up the you know,
the table for the different.

Different properties you can look for.

You know, it's definitely a good idea to get an
idea of what each sort of project costs. Right, And
you know when I would when we are shopping for
our own first, first and second house, you know we
bought something that didn't look pretty. Yeah, I mean our
first house head lions heads on the front door. Oh
and our second house had pink carpet and evergreen.

When you know it's only a few thousand to replace carpet,
not much to do paint, you can get some value.

at those interior pictures, it looks a lot newer.

caught it and I thought, how the heck am I
looking at the Yeah, it's really very very welming being there.

I thought today we'd chat on some you know, premium additions.

Right, you can either go searching for the needle in
the haystack, or you can just make the house that
fits you have those amenities, right, And so I thought
we'd just chat on how much those things cost, and
you know, maybe if it's worth it.
Speaker 1 (06:27):
Right, Yeah, And even ground pools a pretty that's a
pretty premium edition.
Speaker 2 (06:30):
Isn't it. Yeah, that's a big one.
Speaker 3 (06:32):
And you know, post twenty or twenty twenty, when we
had COVID, a lot of people were looking at having
a pool so that they always have something to do
if they ever get locked inside their house again.

Right.
Speaker 3 (06:47):
And it used to be that pool's kind of a
you know, a fifty to fifty at best, Whether or
not a buyer would want that or not, probably more
like forty sixty right there. There weren't a lot of
buyers that wanted pooled did one of the maintenance And now.

That lifestyle has been you know, elevated a bit.
Speaker 3 (07:04):
People are looking you know, for that more often, and
I think that they probably don't know how much.

These pools cost.

Yeah, yeah, that's and as we talk about those things,
is definitely something if you're looking to list your home,
something you want to talk with your agent about before
you start digging holes and trying to go to asthmatics.
I can't just dig a hole and dump some cement
in there, and you say it would work, but it's
probably not going to do much for your for your
property value. What about home gyms or spaces that can
be used for workout. You mentioned what we went through

with COVID and lockdowns and other things. Gosh, hope to
goodness we never have to have to do that again.
But I know for a lot of folks working out
at home just kind of it became part of their
routine then and continues to this day. That can add
quite a bit of value. And that's also a space
that can be used for a number of different things.
Speaker 2 (07:50):

Speaker 3 (07:51):
Yeah, that's that's definitely something that came up post COVID
as well. You know, whereas you know, an install of
a pool, you're looking on the extreme, very low end,
you're I look at forty thousand to fifty thousand to.

A high end of one hundred.
Speaker 3 (08:04):
I mean I've seen people spend one hundred and fifty
to two hundred thousand on a pool, right, Yeah, A
home gym, it's a different, different sort of value add right,
A home gym usually is going to involve maybe finishing
off a space in the basement, you know. And if
you're doing that and you're remodeling your basement and maybe
just one section of the basement, it could be anywhere
from as cheap as like seven thousand dollars to twenty

five thousand. I mean, depends on what all is done.
If you just have to add some carpet, then you know,
maybe you're on the lower end of that. If you
have to put electrical and you have to put try
wall and insulation and all that, then something else. You know,
I would recommend that you do some some internet right
to the wall for a TV so you can stream
some workout withinows. Right, So it's just you know, if
you're going to be adding a space, it's just the

little things that you need to add plus the.

Equipment, right.
Speaker 1 (08:51):
Yeah, And that seems to be like one of those
those spaces in a home that doesn't any generally probably
don't want it to take up a ton of space,
but really makes a nice impression. If you have an
area right now, maybe that in that basement or that
lower level that's maybe unfinished or maybe kind of minimally
finished for not a lot of money to finish that
off and kind of put a couple of you know,
you mentioned mounting the TV on the wall, maybe putting
(09:12):
some exercise equipment in there. It really makes a great
impression as well, just like the overall space making use
of it. Also, what about I think about different different
areas of your home to remodel, and I mentioned the
kind of basement space. I know that here in Wisconsin,
especially since we are lucky enough to almost universally have basements,

it's a good area that you can take advantage of
for really increasing square footage and a rather affordable comparatively,
a rather affordable project.
Speaker 2 (09:42):
Correct.
Speaker 3 (09:43):
Yeah, No, it's it's almost always worth it to you know,
finish space in your basement, you know, especially if it's
going to put you over one of those big round numbers, right, yeah,
two thousand square foot right Yeah, let's say you have
like sixteen hundred square foot ranch above and you finish
about five hundred below it. Really it really helps, especially
when you sell the house, because buyers sometimes will put

in that kind of minimum square footage in their search,
and if you're not meeting those those minimum searches, you.
Speaker 2 (10:09):
Won't get as many buyers at the house.
Speaker 3 (10:11):
So typically finishing off a basement is probably forty percent
of the costs of what it would have cost to
kind of.
Speaker 2 (10:20):
Put that square footage above grade because.
Speaker 3 (10:23):
The walls are there, or at least the concrete, I mean,
you don't have to put a roof on. So yeah,
there's a you know, you're probably looking at let's say
seventy to eighty dollars a square foot in the basement
versus two fifty to three hundred above.
Speaker 1 (10:37):
So with that too, is you get full credit for
that right square footage wise, if it's if it's a
finished basement, that counts. If it's finished that's livable space,
that you get credit for it.
Speaker 3 (10:46):
And it all depends what you mean by credit. Like
for instance, in the MLS, which is how most people search,
you know, the square footage counts in the basement, but
it's just going to be listed as below a grade.
You know, if you have a bedroom down there that
doesn't have an egress window, then that doesn't count as
a bedroom, but it would still count as finish square footage.

So speaking of a finished basement, and then that's kind
of kind of the baseline. Stepping it up things like
home theaters and other things. I know some folks are
like way into movies, which I'm kind of jealous. I
wish I were a little bit more into movies like that.
I'm fine with a little TV, but for folks that
are into that home theaters. You know, we're talking earlier
(11:50):
about gyms, things that can really make a space look
look very attractive. A home theater looks really nice.
Speaker 2 (11:56):
Doesn't it.
Speaker 3 (11:56):
Yeah, Yeah, I think that it's one of those things
that you can kind of imagine themselves using pretty often. Right,
it's not going to be dependent on weather. And just
like a home gym and a pool and everything else,
you know, there's a there's a big range of what
you can invest there.
Speaker 2 (12:15):
It could be as simple.
Speaker 3 (12:17):
As a room that you throw a couch in and
throw a big TV on the wall, right, and it
could be much more involved, you know, adding the candle
leaver stairstep to you know, couches and then adding surround
sound speakers and maybe some soundproofing and a drop down

projection screen and a popcorn maker.

Right, so you got it all.
Speaker 3 (12:41):
Yeah, you know, in general, they say, you know, you're
probably looking between two thousand and forty thousands on the
upper end, but that's obviously really high end. So I
would say, you know, in general, you can make a
pretty good home theater down there between five and ten
thousand dollars and that definitely adds value and I think
you get a much bigger reach and on your investment
and something like that.

of the things I've loved seeing with the start of
the NFL and college football season is people that I
know that may not admit to knowing me, will post
pictures of like their their kind of their man cave,
and a lot of them have like these great theaters
with these great you know, nice bars, nice comfortable seating
and that stuff, and I just thank goodness if you
ever list that home, you better be highlighting that because

I think every person just can see themselves on a
Saturday or Sunday just relaxing with friends, watching watching a
game or two. And yeah, really really good, really good
option there if if that's something looking to add, and
of course if you are looking to have a home

stuff and we talk about return on investment, the reality
is some of these bigger projects are more I don't
know how to describe add more flash than return. Does
that make sense? I think of like I know we've
talked in the past. I think you've mentioned things like
entry ways and those type of things where you're really
seeing like a tangible like if you've got if your door,

your front door to your house is ugly, a couple
hundred bucks, putting a new front door on the house
can actually show improvement not just in action or interest
in your home, but ultimately kind of translate to more money.
Where some of these things are awesome to have and
they definitely make your house more attractive, but they may
not be like a certainly not a dollar for dollar
return on investment on some of the stuff. Or am
I am I off on that?

Oh, you're totally right.
Speaker 3 (15:31):
I think that you know, in general, some of the
higher ROI things are similar to what you said. Door paint, carpet, landscaping,
all those things can get pretty pretty darn close for
a one for one or even higher return. You know,
when you're when you start throwing in these these specialty items,
it you know, depending on the item, it could make

some buyers just go nuts and want it right but
you have to remember that you want to appeal to
a broad base of buyers usually to get the most competition.
Speaker 2 (16:00):
So you know, put it in if you enjoy it
in your lifestyle, right.
Speaker 3 (16:05):
You know, if you're dealing with a workout room, Jim,
or you're dealing with a home theater room, those are
easy to convert back the other way. Sure, throwing a
big in ground pool in your backyard or you know
a spa.
Speaker 2 (16:18):
Like we might be talking about.
Speaker 3 (16:19):
Yes, you know that's a little harder to reverse, and
you're and you're limiting yourself. So you know, if you
want to do that for your own lifestyle and enjoyment,
then then go ahead. But you know, don't don't think
that if you if you list your house, you're going
to get an extra one hundred and fifty thousand dollars
extra because you have a pool and your neighbor doesn't.

It doesn't always work that way. O.

Good. It's important too. We talk about working with your
agent and building that that relationship and that trust word
is important too. With that you were mentioning earlier about
maybe a new code of paint, new entryway, new carpet.
I know, if you talk if you've got, you know,
I think about like houses with like shake carpet or
like cabinets that could use like a fresh quota paint.
Your agent isn't just telling you to freshen that stuff

up for fun. I mean that really you see day
in and day out that those type of things really
do attract more potential buyers and ultimately attract more money.
And developing that trust in that relationship with your agent
is a pretty important thing to do, isn't it.
Speaker 3 (17:12):
Yeah, definitely, if you know, give our give us a
call here and have one of our agents out there,
we can kind of walk through the house and and
you know, give you an honest opinion of Hey, if
I was a buyer, these are the things that are
jumping out to me right and these are these are
things that if you were able to change that, you know,
if you were able to take these things off your wall,
you know, and maybe remove all the cuckoo clocks around

the house.

You know, there's little.

Little things like that, the room full of yeah exactly.

You know, you know that it would show better for
a buyer, and yeah know it's it's an important thing.
So if you can, you know, make a great first impression.

Then you know not every buyer has the same vision
and ability to look past things.

hundred dollars. Obviously, you can get kind of one of
those just kits that they cheaper, and you can also
spend a lot more if you're if you're you know,
putting an entire room enveloped in sauna inside your house
because there's other factors there obviously, something that is a

lifestyle choice.

Not everybody likes them, right where are those people?

Yeah, I don't know, but you know it's something that
you know, with wellness becoming more important, it's something that is,
you know, being looked at a little more in a
positive light.

You know, people people.

Hearing all about you know, having sauna and different between
cold baths and hot soft Yeah, that it's good for your.

Body to feel those changes. So really really cool stuff too,
is as you talk about a cool bath and hot
sana and all that good stuff. You're looking for a
great home and look maybe looking for one with a
sauna or a perfect place to put it. Team at
