when it comes to your home. We're also going to

I always, I'm always amazed by by what sometimes holds
people back. And I know sometimes you know, especially you've
been in your house while you're like I dread like
the idea of listing my own because I don't want
to pack and have a big old moving day and
those type of things. And this is a really convenient
thing to really kind of let you at your leisure

this place on Brody Drive. Yeah, in March as normal,
we have a lot of listings hitting the market. I
wanted to feature this one because it's it's a rarety
to get something affordable in Madison that's conveniently located. So
this is a condo at fifty three to nineteen Brody Drive.

It's unit one three and it's listed for only two
hundred and thirty nine thousand and nine hundred two bedroom,
one and a half bath, and uh you know it's
uh got a pool there as well that you can
partake in. So I thought it was a it was
a nice little listing to feature. And you talk about
convenience as well. The price is amazing, and then you

look at kind of where you are on the map,
like literally, you've got the convenience of just a hop,
skip and a jump from from the downtown area. I
jump in an uber, you're there, and you know, a
couple of bucks, you're you're right downtown and a heart
of everything. Prime spot. In places like this, they don't
come around all that often, do they.

Man, No, they don't. I mean a lot of people, Uh,
you know kind of stick around because it's hard, it's
hard to find affordable yeah, yeah living, Yeah, and especially
runs down that area not the cheapest, but yeah, it's
really close to Hilldale as well. You can just jump
on over to Hilldale Mall and yeah, I mean there's
a some good stuff there.

Could you do you mentioned the rent word? Could you
do an investment property with something like that?

Speaker 2 (05:00):
It all depends on the condo association. Typically those are
a little more rare. Most condo docs will specifically state
that it's not allowed to be rented. Some of them
will state that it can be rented, but it has
to be a year term, and you know, there are
the occasional ones that do allow for more short term

or longer term rentals, but that does raise some question
marks with financing, so you have to get a little
more creative with financing on condos like that.

I just see that spine, like, oh my goodness, that
that could be something really what a great place to
live as well. So of course Sadie A you are
is the listing agent on this one. We've had Sadie
a couple of months ago, really really great agent to

morning is today is Earth Day, which means a lot
of us are thinking about the environment and things we
can do when there's kind of there are benefits to
being environmentally conscious. Obviously, it's always a good thing when
you do things better for the planet and of course

help with longevity and to sustainability. There's also savings when
it comes to being energy efficient. Let's talk about some
of the some of the key points when it comes
to being more energy efficient and some of the options
out there homeowners and folks have when it comes to upgrading.
Some of these things are very affordable by the way,
they're overall energy efficiency in their home.

Speaker 2 (06:37):
Yeah, and you know, we've got some energy efficient kind
of home tips here that we can kind of go over.
You know, most people are probably familiar with a lot
of them, but you know, it doesn't hurt to kind
of reiterate some of the things, one of those being
LED lighting. Right, going ahead and replacing your bulbs with LED.
It's amazing the difference that incandescent bulb and l D bulb,

the difference in electricity usage. So they've gotten very creative
too with the LED lighting, you know. I mean, it's
pretty pretty hard to find a ball that hasn't had
the conversion to LED. You know, so maybe sometimes those
chandelier balls, maybe maybe those ones are those exotic yeah, weird,
the candle looking ones, but I'm sure they have those two,
you know.

Speaker 1 (07:21):
We It's funny when you mentioned to l ed's. I
remember when I was a kid, it was very much
like you turn off your lights, right, that was a
big thing. Incandescent bulbs literally would chew up energy. As
a father, I always thought I was going to be
like that with my son, like make sure you turn
off lights, and I do remind him the turn off lights.
But the reality is it's just habit. LEDs really do

(07:41):
make an impact on energy. It's easier on kids.

Speaker 2 (07:44):
Yes, No, I remember back when I worked at sub zero,
one of our big selling pots was this refrigerator uses
less energy than a hundred ball. So wow, it just
goes to show you how much energy I can incandescent
bulb actually uses.

Speaker 1 (07:56):
Really it's interesting too as you think about thing about
savings and of all the type of things you think
of too, about heating, cooling, those areas, there are some
really good products out there that when it comes to
controlling the temperature, heat, humidity, uh, coolness of your home. Uh.
Smart thermostats are a good option, aren't they. Yeah? Yeah.

Speaker 2 (08:17):
The neat thing about the smart thermostat ish it can
adapt to kind of your lifestyle. Right. Let's say you
like it's cooler in the evening when you're sleeping, or
maybe cooler during the day, or maybe you want to
keep keep the heat low until you're just about to
get off work. You can you can do those things
with a smart thermostats. So having that and especially having

one that's like a you know, tied end with Wi
Fi so that you can control it, you know, on
your phone, is a It's a pretty neat option to
have and it can save some money.

Speaker 1 (08:47):
There's other you mentioned to some of the comfort stuff
is our house. We have a two zone heating, so
we can have different but the main part of the
house has has one system and the and we have
the smart system that hasstats, not not thermostats, thermometers in
all the rooms and it's smart enough to know, like
at night, which room we're in, So it's monitoring all
the room temperatures now, but it knows where you are

(09:10):
and it adjusts to that room. So let's say you know,
typically your thermostats in a living room, you say, oh,
it's always gets so hot or get so cold in
the bedroom at night. These things are smart enough to
know where you are and adust the temperature there and
could that could ultimately and does ultimately lead to lower
bills there.

Speaker 2 (09:26):
As well as a nice system here.

Speaker 1 (09:27):
That's a very nice system. I'll have to I'll have
to show you all about U. We're actually going to
talk about where I learned about it in just a moment.
Drafty windows doors, that is definitely uh. I think they
would call that low hanging fruit to address, isn't it.

Speaker 2 (09:42):
Sure? Sure? I mean some people will you kind of
do the easy solution of the the saran wrap over
the window. Sure, yeah, especially over the winter. But you know,
the the ideal thing to do there is to you know,
replace the the small little thrusholds on the doors and
or the weather stirping on the windows, just to make

sure that those drafts aren't coming through. And it's a
pretty you know, cheap fix as far as parts go,
you know, just a little bit of labor, but it's
it's probably gonna have a significant impact on your energy
bills when you're not having a cool or warm draft
coming in.

Speaker 1 (10:18):
One of the things I want to ask you about
you mentioned that that, of course you you under you
know a lot about appliances. People may be surprised to
learn that you mentioned that energy savings h newer apply
modern appliances. You kind of illustrated they actually do have
a kind of have a substantial impact on lowering your
overall energy usage. Yeah.

Speaker 2 (10:37):
Absolutely, you know, it's it's interesting how they obtain that, right,
energy Star is the big name that everybody's kind of
probably heard of. You if you can choose energy Star products,
you're generally going to be uh using less like electricity. Yeah,
but there's so many different things that go into it.
Like a refrigerator, they'll have compressors, and you know what

(10:58):
they learned. It's sim You know how a car they've
kind of turned to have it sometimes shut off automatically
at the stoplight. Well, what they learned with a lot
of these refrigerators is it it's more cost effective and
uses less energy to have it just continuously run and
just it kind of at lower amounts, right, So there's
not as big as swings in the temperature, and it's

(11:20):
better for the food and such inside too.

Speaker 1 (11:22):
Fascinated. I guess I had never heard that. That's very interesting.
We talk a lot about some of the stuff you
do inside outside as well. There are some sustainable ideas
when it comes to landscaping, and these things not only
could make your house look better, but can cut down
on costs as well, can't they.

Speaker 2 (11:36):
Yeah. I mean some of the things you can do
is add some native plants that can kind of support
the local ecosystem. Requires a little less maintenance. You know,
it's used to surviving in the Wisconsin environment. You can
do composting, right, taking kitchen scraps and turning that into
you know, fertilizer and such through a composting bin. Other

(12:01):
things would be rainwater harvesting. Just depends on how committed
you want to get getting out there and getting things done.

Speaker 1 (12:08):
Yeah, that is for sure. And some of this stuff
too can cain beautify and of course you think about
things like rainwater, and water can get get quite pricey
if you if you're not careful with it. So we're
gonna break down some things I mentioned earlier some of
the areas when we were talking about thermostats and other things.
There's a group called Focus on Energy. We're going to

talk a little bit about them, what they're able to
do for you. We've got some other details. Will also
readdress and talk about this fantastic property. Are featured listing

Day Today is talking about some energy efficient home tips
and there is a group that is I do believe
they work with the power companies I think is where

they're primarily funded. It's a statewide agency focus on energy,
and it's a really good place to kind of get
a start for folks to start the conversation or start
the ideas of what can I do to make my
home more efficient. It's a It's a really good organization,
isn't it. Yeah.

Speaker 2 (13:46):
Yeah, there's a few different organizations out there. Focus on
energy is one of the top ones and probably a
perfect first place to go when people are considering, you know,
how can how can they button up their older home
to make a little more energy efficient Let's say, right,
newer builds. Obviously they're a little more air tight. Yes, yeah,

but no, they can help residents analyze their energy costs
just make sure that they can get that home to
be a little more energy efficient with tools and tips.

Speaker 1 (14:16):
And they've also gone a little tip for folks if
you haven't been over to focus on energy recently, you
go to their website. You can oftentimes get very steeply
discounted energy, smart thermostats, weather stripping, all that kind of
stuff we've been talking about that's available as well. It's
a really, really really good website as well. Speaking of
ways folks are saving energy and focusing on solars, it

(14:41):
is a thing that a lot of folks consider. There's
a lot to think about. There are incentives and other
things that folks should be aware of when it comes
to thinking about going solar, about exploring there isn't there Yeah, I.

Speaker 2 (14:52):
Mean, as far as energy efficiency goes, solar tends to
come first to mind, right, and a lot of incentives
and rebates for going solar, whether or not that's state
or federal and there's even you know, financing programs to
make it pretty affordable. You know, that's that's usually what
the salespeople are telling you about, right, But yeah, there's

(15:15):
a federal solar tax credit, so Wisconsin homeowners can take
advantage of that. You know, I and obviously check to
make sure, but I believe it's a thirty percent credit
on their federal taxes when they switch to solar. So
that's that's one of the bigger, you know, bigger credits
that people are excited for and kind of push them
over the defence to choose solar. But yeah, there's also

(15:37):
Wisconsin solar tax credits. You know, there's a property tax exemption,
so like even though you know you have a large
home improvement like installing solar panels, you know it won't
increase your property taxes. It's a property tax exemption for
solar panels.

Speaker 1 (15:53):
Do we see when it comes to folks looking to
buy a home, are these things? I know a lot
of this stuff is definitely added value to the overall
overall home, but do things like solar panels do you
get clients are saying we'd really like to see IM
guessing folks that have maybe had them in the past,
probably once you're in you really want to make sure
you've got them still.

Speaker 2 (16:14):
Yeah, I mean, I think it's definitely an added benefit.
It's something that does, you know, help sell the home
maybe over a house that doesn't have solar panels, you know.
I sold one to McFarland, And you know, the two
big questions were, hey, can we see an example of
the utility bill, you know, and it shows just how
small it was or non existent, which is a big

(16:35):
selling point, right, especially considering you know, we don't really
have any control on energy prices, right, so who knows
where it could go? A fixed mortgage is a fixed mortgage,
but who knows where the.

Speaker 1 (16:47):
Costs on the monkey basis now? Right?

Speaker 2 (16:49):
So, and then the other big question was whether or
not those solar panels are paid off. So it's just
one thing to consider is if you're buying a house,
if the solar panels are paid off, you shouldn't have
an issue. If they aren't paid off, sometimes have to
be paid off at closing, or you'll have to assume
that that amount that's over.

Speaker 1 (17:04):
That's I I know that their financed. Oftentimes that way,
I guess i'd never thought about that being part of
a home sale as well. And that's one of the
great things about working with an experienced agent understanding again
great benefit solar panels, amazing to buy a house with
solar panels installed, but making sure that when you're working
with an agent that they understand all of the kind

(17:25):
of the ins and outs and those really interesting and
important nuances when it comes to that, and that's a
