folks will often ask is cooling. The real estate market
is a cooling. What's kind of going on? What are
the numbers showing, Matt, What are you seeing on the ground.
Speaker 2 (05:10):
Yeah, I would say that, you know, we're definitely and
I've talked about this, but we're definitely seeing a leveling
out of the market, which is, uh, it's healthy. Yeah, right,
it's good for buyers. Right I would say that we've
had a lot more buyer interests in the past couple
of months than we've seen and we're also seeing houses
(05:31):
sit on the market a little bit longer.
Speaker 1 (05:33):
You mentioned being good for buyers, the market is good
for sellers as well right now. I mean we talk
about you know, things kind of leveling off and and
kind of stabilizing a bit. Is not only is it
great if you're looking to buy? Is is there some
great opportunities out there? But folks that have maybe been
holding back on listing their homes, they would be amazed
(05:54):
at what the type of value that they're that they're
sitting on right now.
Speaker 2 (05:57):
I mean, there's been a lot of equity that home
owners have been able to build up over the last
you know, ten to twelve years, let's call it, right,
that that homes have appreciated in price. I think that
you know, if you if you're thinking about selling, it
would be a good time to get that on the market.
I think that, you know, if rates do drop a
little bit over the month, next month or two, I
(06:19):
believe the Fed's meeting what today or tomorrow today? Yeah,
and if if you know, rates do come down to touch,
you're going to have even more buyers coming back into
the market. Right But you know, we are seeing that
homes are staying in the market a little bit longer.
But there's there's there's a nice a nice levelness right now.
There's you know, you can you're you're seeing that home
(06:43):
inspection contingencies are being accepted again, you know, and homeowners
are still getting solid prices for their for their house.
But you know, it all depends on how they price it.
Speaker 1 (06:53):
And interesting when you mentioned the interest rates, people sometimes
wonder about level the Fed. If the FED raises are
lowers rates, what does that mean for for my data?
It it that's for banks and that eventually trickles through
the entire system and can see some season pretty saving
it's pretty good savings. So a really really good thing
to be to be aware of and keep an eye
on as well. It's a great time if you're looking
to list. Also great time if you're looking to buy

So what are some of the factors that are that
are helping house prices kind of moderate and kind of
kind of level off, Matt, What are we seeing in
that area?
Speaker 2 (07:27):
Well, we're seeing some inventories kind of rise a little
bit so that there's more options out there, you know,
to where previous years we would have you know, homes
on the market for less than thirty days and now
we're now we're up pushing closer to forty days, right,
so that buyers can actually go through and see a
couple of homes before making making an offer. And you know,
(07:50):
inventory is compared to you know, last year, we're probably
up about sixteen percent as far as how much inventory
listing inventory is out there for buyers.
Speaker 1 (07:59):
One of the things to what we're seeing is kind
of it's it's people may not think as directly related,
but things like you know, as we have a very
strong economy when it comes to job opportunities, we're seeing
wage growth as well. Those type of things as well
are very encouraging for house sales, aren't they.
Speaker 2 (08:14):
Yeah. I mean, as we're you know, over the years,
we've seen between four and six percent kind of price
appreciation year over year for homes, and you know, but
we're also people are forgetting that. We're also seeing wage growth,
like you mentioned, and it's kind of averaging around four
percent annually. So people are getting paid more, right, that's
kind of one of those things that's almost demanded with
(08:36):
the inflation that we had seen over the last few years,
and to stay competitive, you know, employers are having to
increase their pay to people and so that does help,
you know, kind of put a floor under the housing
market as well, because if people are getting paid more,
they can afford more and they can buy a more
expensive home.
Speaker 1 (08:54):
What is it when we talk about that something when
it comes to pricing on these on homes, obviously there's
going to be some one of the I think one
of the very fascinating things. It's just for folks that
even just are interested in kind of watching and seeing
what goes on in real estate is kind of how
the inner workings work in pricing what exactly when it
comes to pricing. Does this data indicate for folks what
(09:16):
should what should sellers know then about pricing that?
Speaker 2 (09:19):
Yeah, I think pricing right now is more important than ever.
You know, the difference between let's say, listing your house
a three ninety nine or four hundred thousand or listing
it a little more attractively at like three seventy five
could be a big, big difference. It could be a
difference between you know, six to eight showings and no showings.
(09:39):
So it's it's super important to work with an agent
to find out exactly where to price your home. The
last thing you want to do is is price it,
price it too high, have it sit there and then
appear stale right and looking at previous sales, looking at
current pending sales, things like that are are that much
more important right now how to price it since we're
(10:01):
in such a kind of level market. If you're in
a level market, you want to have an advantage compared to,
you know, the people down the street that are selling.
Speaker 1 (10:08):
You mentioned kind of stale. Like people do pay very
cool attention today is on market, don't they?
Speaker 2 (10:12):
They seem to write, I don't you know the online
websites and portals contribute to that because the older the listing,
you know, the further number of next pages you have
to share, yes, right, so you gain less and less interest,
you know, unless you've got to a firm that's actually
pushing it via social media and throwing paid ads at
(10:33):
it like we do people to try to keep people engaged. Right,
But yeah, it it has a natural effect of a cooling.
Speaker 1 (10:43):
Period you talk about two bout kind of building that
excitement and keeping keeping things fresh. And that's an important
thing too, is you know, when you're choosing an agent
to work with, I think sometimes you know, buying working
with a buyer's agent, the importance of one that's really
actively working and understands you, but a listing agent as well,
that that's not only going to help you kind of
price things and from the beginning, but really make sure
(11:03):
that that that that effort is sustained that if you know,
you never know, this weekend there may be thirty other
houses just like yours that hit the market and that's
going to affect things. Having an agent that's going to
be that's going to be responsive during that time and
say listen and working with with like Rock Realty for example,
that's going to keep promoting and making sure that your
house is is before people's eyes to get that sale.

That's an important aspect of all. This isn't a matt Yeah, I.
Speaker 2 (11:27):
Think you have to act in real time, right and
and not necessarily go off the old data. I mean
they can even go in and looking at current pending
sales to see, you know, which home's gotten accepted off
for how are they priced? Right, We're not going to
know what the sale price was until after closing. But
it's it's a data point, right, And I think that's important,
(11:48):
especially in this market, because you have to bob and
weave as you see what's happening with the market at
the moment.
Speaker 1 (11:55):
Use that word data point. By the way, for folks
that in real estate can be a very glamorous, a
very enjoyable fun. We talk a lot about, you know,
the emotion and helping people find that perfect home. There's
also a lot of numbers involved in. I know. One
of the things with with what you guys do a
Rock Realty is work really hard at collecting data, disseminating data,
(12:17):
working on those those points to make sure that that
using not just the reality of this is a great investment.
It's a great place for families, but also it's a great,
great financial choice as well.
Speaker 2 (12:27):
Yeah, you know, it's interesting. We're trying to incorporate as
many different things as we can to get to kind
of the best result for our clients. And one of
those things we've always looked at, you know, previous sales
factor in a number of bedrooms, square footage, updates, all that.
Now one of the things that we've tried to start
incorporating is actually taking the data, taking the Excel sheets
(12:48):
and maybe that's even of just a particular subdivision, throwing
it through AI and seeing if they have any trends
that they're identifying too. Oh fa. So yeah, we're we're
doing a few things like that, a little outside the
box to get an idea where we need to be.
Speaker 1 (13:02):
For people that don't know, I know this because I
get a chance to talk with you off the aquirit,
you're very For people that I love technology, you're on
a whole other level. I mean that is something though.
For people that don't know, that is something that that
you're very interested in, is using technology, using basically any
tool out there to really improve what you guys do
(13:23):

for buyers, Yeah, yeah, definitely, it's important to do your
homework and your legwork beforehand, have everything in order, right,
have gotten not only preapproved, but maybe even gone a
little bit further. You know, in the underwriting process. You
can do things like that so that when you submit
an offer, it shows that you are very prepared. You've

you're a seasoned buyer at this point because you've done
the homework on the back end. So being prepared to
go in and make an offer on the home of
your dreams right is super important. I think that you
know that also includes like going on a few showings,
even if it's not the perfect home, so you can
get an idea of what your priorities are.
Speaker 1 (16:28):
I you know, I always encourage people to go to

buy or even if they're not looking to sell. But
it does I think some of it. One. I find
it a lot of fun to just to peruse. But
I do think, as you mentioned, kind of having you know,
whether it's looking at houses that you may not even
necessarily be exactly what you're looking for, to get a
feel for it. Kind of tracking this stuff too is

fun as well to kind of because you don't know
what you don't know, and you don't know what you're
gonna like until you see it. You don't know what
you hate until you until you see it, and kind

I can really give you a good base so when
that day does come, you've got you've got a little
background information and understanding the market. What about speaking of
background information in the markets, one of the things that
is fascinating about real estate is the changing market is

it's fluid. It's never it's never sat in stone. And
that's an important as we talk about, you know, checking
in at the website, and of course working with a
good agent, really having somebody to communicate will and well
with and understanding that the markets are changing and being
being responsive and proactive to that.

Yeah, I mean, especially in Wisconsin, you know, April in May,
the market's a lot different than September October, right, you know.
And I've said on the show before that, you know,
I think every time I've ever purchased a home personally,
it's been in October. No, I think that there's an opportunity,
especially for buyers to go in and have a little
(17:50):
bit of negotiation room. Right right now, we're seeing a
lot of offers that are getting submitted below listing price,
right you know. A lot of times they're not way below.
It's not like it's this huge discount, but it's an
opportunity right now. And I think buyer, the savvy buyers
are realizing, Hey, if I can get in now and
I get the right house, the refinance can happen in
(18:11):
the future.

What about And I want to ask you too about
that real quick, as we're kind of looking towards October
and fall, and it is and you mentioned every you know,
the houses you bought typically in October It is really
just a little tip if if somebody's been kind of
on the sidelines, are kind of looking for that right moment.
It is a really great time right now, isn't it.
Speaker 2 (18:30):
Yeah. No, we have a number of available listings right now,
and they're awesome homes. We talk about them here on
the radio, and it's just it's surprising that some of
them are still still available, to be honest. So I
think a lot of people rushed in in before September
so to try to get in the home before the
kids go back to school. And then I think that
(18:51):
right now that buyers are going to come back out
soon if the rates drop and so over the next
month month and a half, we're going to see an
increase in the buyer pool. However, if you act now
before those buyers hit the market, then you have an
opportunity as a buyer.

great time. But thinking about looking at a new home,

it one or two agents and see which one do

you jive with? Right because being in this market, this
market's different than the other markets. Yeah, sometimes similar, but
you know, always different. So even if you've been through
this a number of times, this is your fourth transaction
in real estate, it's really important to you know, find
the right person that's got the the boots on the ground,
that knows exactly what's happening.
