I'm doing fantastic. It's great to talk to you, and
we are going to take a look at some of
the recent market numbers, some of the stats, the statistics
for the month of August, the most recent numbers Availble.
We're gonna get to that in just a moment. If
you haven't been to the website Rock Wisconsin, I'm gonna
urge you to had on over there a couple of reasons. One,
it's a great place to visit check out, but also
this week's featured listing is there as well at Rockwisconsin

dot com. And Matt, you always bring beautiful, amazing home
home to the program this week, no exception, A really
really nice house in sun Prairie, right at eleven forty
two O'Keefe Avenue in Sun Prairie. And it's I know
we've used this term before, but I'm gonna use it again.
It's picturesque. It's it's just got that look of like
the quintessential American home. It's a really nice place.

home for you know, just about any buyer really. I mean,
you've got three bedroom, two and a half bath, it's
like fifteen hundred square foot and it's priced pretty decently
for some Prairie at four hundred and twenty five thousand dollars.

It's a great price. A great area too. You mentioned
in sun Prairie, right on O'Keefe av That is you
are you are close to everything, but just far enough
away from everything as well. By the way, I question
I have for you met and I should have asked
you this. I've had this popping in my head for
months and I've never never thought to ask if you

have two half baths, does that count as a full bath?

Or how does the math bath math work there?

Bath math? Yeah, No, it's uh yeah, it's a little
complex because the MLS counts it sometimes differently than websites
you might might be on. So in the MLS, it
will show us too half baths. Okay, you know, it'll
specifically let you know that those are half pass which
is good. We want to be able to make sure
buyers know exactly how many shower heads are in the home, right.

Speaker 2 (02:35):
That's the important thing.

Speaker 4 (02:36):
How many shower heads. Shower heads and toilets are two
different things. So yes, the uh, you know, it'll show
too half fast. Some of the websites, you know when
it you know, there's a feed that goes out from
the MLS two websites. Sometimes those websites will kind of
add it together and all of a sudden it'll be
one full bass, so you won't be sure. Just another
reason why it's good to have a realtor to let

you know the specific details. They can even let you
know what flora the bathrooms are on, you know, so
you know if there's a full bath in the basement
that goes along with that bedroom. Murph, it's just half bath.

Fascinating out Now, questions been answered, and I understand why
I got a little confused, as it can be a
little confusing. And you mentioned the great thing of working
with an agent as we talk about this fantastic house
in sun Prairie that is two and a half baths. Again,

Sun Prairie. That is the what's that name, Oh, Smith's

One of the great things we get to do each
each month is kind of look back at the previous months,

the most recent market stats. Kind of overall, as we
look at August twenty twenty five, it's kind of an
overall snapshot. What's kind of the big picture stuff, what
are we seeing in the in the markets when it
comes to when it comes to real estate.

Speaker 4 (04:25):
Yeah, so we we did get the August stats back.
You know, they tend to take a few weeks to
actually publish, so you know, it's it's similar to it's
what we've been seeing, right where you're getting a balancing
of the market. And by that I mean, for instance,
in August, home sales increase year over year, So they'll

(04:46):
prepare August twenty twenty four to August twenty twenty five,
and home sales increased by about one point eight percent, right,
So that's you know, the summer months, right, and it's
starting to level out of just have you know, slight
increases instead of a large four to five percent we're
seeing for so many years. The median price actually rose

(05:09):
to about you know, three hundred and thirty eight thousand statewide,
but annualized, you know, you're still looking at about a
five point three percent increasing.

stuff too, as we talk about because when you when
you're mentioning the word increase, I hear from people in
the media sometimes they make it seem like like real
estate is not happening, and the reality is it is
definitely definitely a great time to be in the market.

You mentioned too, as we're kind of coming off peak season.
It's also and we'll get back into some of these
numbers as well this time right now. And I know
we talked about this a little bit on last week's program,
but you mentioned it. I think it's important to mention
for folks that are in a position today right now
to be looking to buy or looking to list their home,
it's a really good time, isn't it.

Speaker 4 (06:05):
Yeah, Yeah, it's it's whenever there's a balanced market, you know,
it feels like things are right right. You've got you've
got buyers in a balance market topically, have you know
a handful you don't have ten or twenty of them? Right,
and then you have sellers that want to sell. And
so when you have a balanced market, people can still

(06:25):
take advantage of the actually that builds up over the years,
and buyers they have a few more options. Right, If
you're a buyer, you might be able to go out
and see a number of homes and make a decision,
you know, a little faster than within the first five
hours of seeing.

Speaker 2 (06:38):
Yeah.

Speaker 1 (06:39):
Yeah, it gives a little time to kind of mull
it over, think about it. And of course, as we
talk with Matt this morning, it's always that's always a
good thing to have a little opportunity to kind of
think a little bit about is that the exact exact perfecting.
Do you see though, and I want to ask you
in a minute too about about time on market, But
do you see a lot of folks where they know away,

(07:00):
like they kind of either pull in the driveway or
park outside the home and they kind of know right
away that like this this is going to be home,
this is going to be our place.

Speaker 2 (07:09):
Does that happen quite often?

Speaker 4 (07:12):
Yeah, So I would say that, you know, there's definitely
a vibe that you can you can tell from buyers
a lot of times. I mean, there are some people
that hold their cards close to the jest, right, they're
just not sure they're going through. They just have a
skeptical eye. Then all of a sudden, you know, they
want to offer larger than asking price. So there are
the exceptions, but the majority of the time you've got
people that I find that if you're running close to

(07:35):
the end of the total time allotments for the showing
and you're still in the living room or still in
the kitchen just chatting it up, usually that's the sign.
You know, when people feel very comfortable in the home,
don't necessarily want to walk out the front door even
though they're supposed to because the next byers are coming through.
That's usually the sign that they're very interested. And you know,
it's always fun having that moment, and usually I'll bring

(07:58):
it up to them and say, hey, you know, just oh,
Typically when you're when you're just feeling comfortable and chatting
that it's a good sign that this might be the
right home for you.

Speaker 1 (08:06):
Right, especially if you run out to the cardo grab
your sleeping bag, you're probably it's also probably.

Speaker 4 (08:11):
When it's hard to get the buyers off the couch and.

Speaker 2 (08:15):
Yes, and you've seen it all, that's for sure.

As we talked this morning with Matt Heiman of Rock

What are we seeing as far as days on the market? Uh,
what are we seeing for that number? And how does
that differ from a year ago?

Speaker 4 (08:39):
Yeah, so yeah, we'll go over days on the market.
Maybe maybe give some breakdown of the two counties we
normally follow. Oh yeah, yeah area, but yeah, days on
the market. So in Dane County in August, there's twenty
nine days on the market was the average, right, and
then in Rock County it was twenty seven days, so

(08:59):
very similar. And those are both about forty percent increases
year over year. So the homes are sitting a bit longer, right,
Buyers have a little more time to make decisions, And
that's kind of what we had chatted about just to
start the call here. And you know, thirty days on market,

(09:20):
you know, very typical of a normal market, right. You know,
sometimes you know, you can go up to you know,
forty five days or whatever. But having having thirty days
in the market is is kind of a more of
a balanced market, and I think that sellers do need
to understand that they may just need to wait a
little longer to find the right buyer. Now, it doesn't

(09:43):
mean they have to panic. And you know, we've had
to kind of coach some sellers through that that, you know,
it's just a matter of waiting a little bit longer
in this market and having a few more buyers through.
You know, when people are saying, hey, should we do
a price reduction, you know, we kind of step back
at this point and just just look like, all right,
how long has it been on the market, how does

(10:03):
it compare. Let's let's look at it again. Let's look
at the comparables. Let's look at the ones that recently sold.
Let's look at the ones that are still on the
market without an offer, and if if the numbers make sense,
then no, let's just hold off. There's no need to
do a price reduction when you're not priced wrong, and
let's wait a week or two and see what happens.
And typically when we've done that as recently, the right

(10:24):
buyer comes through, that's right home for them.

And the transaction happens works out really great that way.

Yeah, the biggest pain point for buying or selling a
home is the move right, and we wanted to come
up with an easy solution for that and we partnered

based privately owned company similar to pods right that will

deliver a source container to your driveway or your side
yard wherever you want it and you can load that up.
You could even store it down at their facilities and
then you can have it delivered to the new location. Right, So,
really it makes it easier pain and hassles scheduling a

bunch of friends and family on one big moving day
and and keeping it all in the U haul at
the title company while you sign off on a new
house and then heading over to the new place. I mean,
it just it makes it a lot easier. And so
what we want to do is, you know, find a
service that we could include for our client. And that's

You can go there, you can see the promotion, you know,
and it's you know, when you sign up to be
a client, whether a buyer or a seller, there's some

And so really, and you mentioned, you know, some of
the big hurdles to moving. It's such a great, great
thing to be taken off your plate and just kind
of a box to check. It also helps that, you know,
I think a lot of times we think about the
actual act of moving, which is is you know anybody
that's done it, especially if it's for their friend, but
even for their cells it's moving is never all that
fun having something so convenient, But it also helps as

you're staging and getting your house listed and shown. It
really helps kind of declutter. Put some of those you know,
those family treasures of their looms, those things that are
very unique to you, put them in the in the
in the storage unit right conveniently located in the driveway,
and really put your best forward for your listing of
your home to really get you the most amount of
money for that sale.

How convenient that's not going to beat, isn't Matt, Well.

Speaker 4 (14:12):
That's a that's a huge deal actually, because you know,
most people have so many places to put things right.
The default the default was the garage, right, and you
throw everything in the garage to make the house look bigger,
but then the garage looks small. So yeah, this this
keeps everything clean, helps people envision, you know, parking the
cars in the garage helps them envision the house as

(14:32):
it should be, makes the pictures turn out much better.
It's just it's great overall for any sort of new listing.

Uh so we're doing, of course, our our market staff
taking a look at the month month of August, the
most recent numbers available out there, and Matt breaking down
the different counties. Let's start off with new listings. Let's
start off looking at Dane County. What did we see
as far as new home listings in Dan County?

Speaker 4 (15:00):
Yeah, so in Dane County we did see a drop
of new listings. Right, so it's down about seven point
six percent a year over year. Right now, that can
fluctuate months to month, but you know, uh, there's fewer
listings that went on the market, you know this this

(15:21):
August than than last August. And in Rock County it
was actually unchanged. So there was one hundred and ninety
five new listings in Rock County, five hundred and twelve
new listings in Dane County, and uh, I think, I
think a fairly flat all things considered. Now, as far
as home soul, we did, we did have a flight

(15:41):
increase in homes sold. We had four hundred and seventy
four sold in Dane County and then we had it
looks like one hundred and ninety five sold in Rock County,
which is an eighteen percent increased in Rock County, and
it looks like about three percent in Day County.

Speaker 1 (16:03):
Well, Matt, to me, that was when I saw that statistic.
I was a little surprise or that those those numbers,
the statistics, because you know, I would have just assumed
with fewer houses available than it would you know, fewer listings,
we would see fewer sold. But but I think it
reinforces the fact there are there are plenty of buyers
out there, aren't there.

Speaker 4 (16:23):
Exactly exactly so there's still as still a strong market.
I mean I mean leveling out. I just mean that
there's you know a good amount of buyers for the
number of sellers, right, and so it's a balanced market,
which means it's kind of good for sellers still but
also better for buyers than it was before. Right. The
more balanced we get, the more fair it'll be on

(16:45):
both sides.

Speaker 1 (16:46):
What about dollars and cents kind of And I know
it's always amazing to me as somebody who lives I
see dan and this is not an exaggeration from my
front doorstep. I can look over and I can see
Dane County. It's at the end of my literally at
the end of my street, at the at the corner
is where Dane and Rock County come. I'm always surprised

(17:06):
by the by the difference, and it really shows there's
a lot of great opportunity out there no matter who
you are and what you're looking. When it comes to
median prices, there is a lot whether you're looking Dane County,
looking Rock County, Jefferson County, there's a lot of there's
a lot of opportunity out there. And and depending on
which county you're in, the prices are are are are different,

(17:28):
quite a bit different as a matter of fact, when
it comes to the median price.

Speaker 4 (17:32):
Yeah, I mean in general, over the last you know,
ten years, really you know, we've seen uh, you know,
price appreciation, but we've seen it a larger price appreciation
in Rock County than Dane County. So it kind of
accelerated out of the bottom much quicker, right as people
were searching count affordability. The median price right now, as

(17:56):
of last month any ways, in Rock County was sitting
right at tree hundred thousand market two hundred and ninety
nine nine hundred, right, that's up nine percent year over year,
so people are still you know, searching out that that affordability.
And we can talk about affordability if you want. And
versus Dane County you're at four ninety six nine fifty,

(18:17):
So I mean there's a two hundred thousand dollars price
difference just between Dane and Rock County, and that is
you and I know, it's not that far away from
each other really, I mean you got with the with
the interstate into yeah yeah, about a half hour maybe
forty minutes away. You could you could, you know, find
a house for two hundred thousand dollars less. And a

(18:37):
lot of people are taking taking that opportunity. So that's
why in Rock County you've got the nine percent price increase.
In versus Dane County, it's a five point nine percent.

Speaker 1 (18:45):
It is literally thirty minutes from my front door to
the front door of this radio station as I sit
here in Fitchburg, which is which isn't too bad. And
I always I always look at exiting I ninety to
get on the belt line as a halfway point for
me of my morning commute. So it's and that's and
as you're as you're seeing and as as h as
we see as people are taking that opportunity. Let's talk
about affordability, and you know that reinforces the importance of

(19:08):
working with a really good agent. Is I know that
at Rock Realty, whether it's Dane County or the surround counties,
you guys know these markets inside and out. And for
somebody that's looking to get a lot of home and
save some money, boy, working with a great agent that
can that can find those places in Rock or maybe
some of the outlying parts of Dane or some of
those other counties. That's it's a great that's a great

(19:29):
benefit to working with Rock Realty, isn't it?

Speaker 4 (19:32):
Yeah? Absolutely, And you know, finding those pockets of affordability
and you know, getting you know the most for the
dollar is important right now, right the affordability index that
kind of tracked you know, how much the mortgage is,
how much you know, taxes are and maintenance kind of

(19:52):
tracks you know, how affordable the housing market is compared
to previous times. It was hitting all time eyes and
I mean everybody everybody kind of knows that, right. We
know how expensive you know, the mortgage payments got with
these you know, interest rates kind of skyrocket for a
short period of time, right, So it's nice to see

(20:15):
that in this particular case, in August, affordability index was
essentially unchanged, right, So it's it's decelerated and it's starting
to level off. My expectation is that we're going to
to see maybe a few notches down over the coming months,
you know, as maybe mortgage rates come down, hopefully a
little bit, you know, after the Fed's decisions here at

(20:37):
the end of October as well, they're gonna have another
rate decision. But keep in mind that if I'm a buyer,
the thing that it's kind of missed is buyers that
are sitting on the fence are waiting for rates to drop.
And when you wait, you're waiting with every other buyer
out there. Right. So the fact that we have a

(20:58):
nice leveling out is the time to advantage, right, because
you know, the minute you don't and you wait for
those rates to drop and maybe ten other buyers jump
in the market at the same time, and then you're
competing again, and then that can push price up a bit.
So you know, if you can buy now at a
certain prices as you refinance later, So it's it's a
great time to get out there into the market right now,

(21:20):
and if the prices dropped the future, you're going to
be happy because you can refinance. As far as the
mortgage rates. Now, the mortgage rates go up, guess what,
You're still going to be happy you locked it now
because yours is lower.

Speaker 1 (21:32):
That's great perspective. And the other thing too, to think
about is is it puts you in the driver's seat.
It puts you in control. Is if you know, and
historically I mean big picture stuff, rates today are are
you know, we look back twenty thirty years and you go,
oh my goodness, we love where rates are. And the
great thing is, as you point out, you're not for
those you know, those people that are waiting on the sidelines.

(21:53):
They're going to jump in. When you jump in, it's
going to drive a price is going to cost more.
You can jump in now, get a great, great deal
on a house, get de and rates. And if in
the future you say, you know what rates are down,
let's look into refinancing. As you point out, what a
great tool that can be. And as we talk about too,
really really good timing and a really good opportunity this house.

(22:13):
This week's featured listing on O'Keeffe Avenue in Sun Prairie
is just that it's got a main floor launder room.
How cool is that wood vinyl luxury vinyl plank throughout
the house? Also islands, I'm as I'm like going through
all the stuff. I'm like, island stainless steal of appliances.
These are like all the things that people are just going,

oh my gosh, give me, give me, give me, aren't they?

Yeah exactly. I mean one of the big things is
your primary suite on the master veget right, so you know,
get up in the morning, you don't have to walk
across the hall in front of the giddo straight to
the bathroom, right, But it's also got a walking closet
in the primary suite. The whole basement has actually got
a basement home gym down there, and the seller is

willing to leave that gym for you too, So you
get to know gym membership for free with this purchase.
